Studies indicate that 91 percent of Americans believe that owning a home is either important or essential to achieving the American dream, yet the significance of homeownership is about more than money.

In today’s market, some people are unsure about the benefits of buying a home, but it is important to recognize that some of the biggest benefits are not monetary. Homeowners are more likely to stay in the same community for longer periods of time than renters, which boosts their engagement and participation in their local communities. Some economists have found that there’s a link between neighborhoods with higher numbers of homeowners and lower reports of crime.

“It’s interesting to note the trends regarding how long the average homeowner stays in one place,” Danielle Frisbie with The Platinum Group, Realtors

said. “According to the National Association of Realtors, in 2016 a homeowner’s length of ownership increased to ten years, which is one year longer than in 2015.”

Before the housing downturn began, people were only staying in their homes about six to seven years, but that average increased to nine years after the 2008 crash.

With the intention to better understand buyer expectations and plans for housing and homeownership in 2018, a survey was conducted

by Harris Poll and commissioned by Trulia. It showed that 31 percent of participants expect 2018 to be a better year for selling a home than 2017 — yet, only six percent of homeowners surveyed planned to sell their home in 2018.

While interest rates are not at their lowest point, by historical standards today’s 30-year mortgage rates are still impressively low. Homeowners who are on the fence about selling would be smart to list their home earlier in the year, before interest rates increase. That way, they could still get buyers who are ready to close and also benefit from lower interest rates.

SEATTLE — Zillow is getting into the home-flipping business.

The company on Thursday announced it will test a pilot program in which, in select markets, it will directly buy and sell homes for the first time.

Most people simply list their home on the open market and wait for the best offer. But Zillow is hoping people who don’t want to go through the expensive and time-consuming process will instead accept an “instant offer” from the company to purchase the home.

Zillow would then fix up the home and get it ready to sell on the open market for a profit. It usually wouldn’t do drastic renovations to the home like you might see on an HGTV home-flipping show.

The program will start in Las Vegas and Phoenix within the next two months, and it’s unclear if it will ultimately expand to other markets. Zillow has deals in place to partner with two local brokerages in each region to help it buy and sell the homes.

“This is expected to be a vibrant line of business for us and for our partners in the real estate industry, while providing homeowners with more choices and information,” Zillow Chief Marketing Officer Jeremy Wacksman said in a statement.

Zillow isn’t the first company to try this. Seattle-based Redfin disclosed last year that it had begun an “experimental” service called Redfin Now to try and flip homes, as well.

For Zillow, the new service is an extension of its Instant Offers program it launched last May, where people can list their homes through Zillow’s website for investors to buy with cash (that service has been available in Las Vegas and Orlando and is now expanding to Phoenix). The difference now is Zillow itself will also be able to buy homes.

The question for home sellers is whether they want to give up potential extra profits from selling their home on the open market in exchange for the convenience of getting a lump sum quickly and with little hassle.

Although most people know Zillow for its website, which is the most-clicked real estate information site on the internet, 71 percent of the company’s $1.1 billion in annual revenue comes from its “premier agent” program that helps local brokerages advertise and generate leads.

In the first hour following the announcement, Zillow stock fell about 3 percent in after-hours trading. 

Real estate agents promote themselves with yard signs, online ads, direct-mail postcards and even sponsored public benches. So, cutting through the advertising hype and finding the right agent can be tough.

“We don’t have the information (about real estate agents) that we have about other service professionals,” says Stephen Brobeck, executive director of the Consumer Federation of America.

Still, there are ways to size up an agent’s record — and potential. Check out these seven ways to find a great real estate agent, whether you’re buying or selling a home.

TALK WITH AGENTS’ RECENT CLIENTS Ask agents to provide a list of what they’ve listed and sold in the past year, with contact information.

With past clients, “I’d like to know what the asking price was and then what the sales price was,” says William Poorvu, adjunct professor emeritus at Harvard Business School and coauthor of “The Real Estate Game: The Intelligent Guide to Decision-Making

and Investment.”

If you’re selling, ask whether the previous properties were similar to yours in price, location and other key features, Poorvu says. You want someone who specializes in what you’re selling.

Another good question for sellers to ask: How long were the homes on the market?

CHECK FOR LICENSE AND DISCIPLINARY ACTIONS The states license and discipline real estate agents. Check with your state’s regulatory body to find out whether an agent you’re considering is licensed and or has any disciplinary actions or complaints. That information may be posted online.

ASK ABOUT PROFESSIONAL AWARDS Peer-given awards count, says Ron Phipps, a past president of the National Association of Realtors. One that really means something is “Realtor of the Year,” which is awarded by the state or local branch of the NAR. “These agents are the best as judged

by their peers,” Phipps says. “That’s a huge endorsement.”

SELECT AN AGENT WITH THE RIGHT CREDENTIALS Doctors have specialties, and so do real estate agents, many of whom get additional training in particular areas.

The alphabet soup after an agent’s name can indicate that the agent has taken classes in a certain area of real estate sales. Some of the designations include: • CRS (Certified Residential Specialist): Completed additional training in handling residential real estate.

• ABR (Accredited Buyer’s Representative): Completed additional education in representing buyers in transactions.

• SRES (Seniors Real Estate Specialist): Completed training aimed at helping buyers and sellers in the 50-plus age range.

If the agent calls herself a Realtor with a capital R, that means she’s a member of the NAR. “The most important thing you get (by hiring a Realtor) is an agent who

“If they haven’t been in business five years, they’re learning on you and that’s not good,” says Robert Irwin, author of “Tips & Traps for Negotiating Real Estate.”

Ultimately, what you want is someone who is actively engaged in a particular area and price range. You’ll want an agent to demonstrate knowledge of the area and homes in your price range.

LOOK AT THE AGENT’S CURRENT LISTINGS Check out an agent’s listings online, says Brobeck of the Consumer Federation of America. Places to look include the real estate agency’s website and sites such as Realtor.com, which offer a searchable online database of properties in the multiple listing service.

Most buyers start their search online, and you want an agent who uses that tool effectively. “A key thing is an attractive presentation on the web,” Brobeck says.

Look at how closely the agent’s listings mirror the property you want to buy or sell. Are they in the same area?

Is the price range similar? Does the agent have enough listings to indicate a healthy business, but not so many that you’d be waiting days for him or her to return your call?

GAUGE THE AGENT’S KNOWLEDGE OF THE AREA A good agent should know about other properties that are available in the area, Irwin says. Mention a house in your area that recently sold or is for sale.

According to the U.S. Census Bureau, the average person in the United States changes residences more than 11 times in his or her lifetime. With each move, the process of moving may become more familiar. But even the most practiced nomad can find moving to be an overwhelming experience.

Those on the cusp of moving and nervous about packing up and leaving can employ a few tricks to make moving much easier.

RESEARCH AREAS CAREFULLY Buyers are advised to do their research when seeking new towns or cities to call home. There are many factors to consider, including school district ratings, proximity to shopping, distance from work/commute times, availability of transportation, climate, and crime ratings.

Before falling in love with a particular home, potential buyers can visit the area in which the home is located during a typical weekday to get a feel for the atmosphere. Check out shopping centers, observe the residents and drive by the schools and businesses. This can help paint an accurate picture that may or may not differ from that depicted in the real estate listing.

STACK THE DECK Working with qualified professionals who have gone through the moving process before can make for easier work for buyers and sellers. Ask for recommendations regarding real estate companies, real estate attorneys, home

inspectors, insurance agents, and all of the other people who will assist with buying, selling and moving. Carefully vet these professionals, relying on third-party reviews as well as any information provided by the Better Business Bureau.

SECURE TEMPORARY STORAGE It can help to put some belongings into a storage center prior to moving, and then gradually take items from the storage unit to your new home. This will free up space to make repairs to your new home and give you time to figure out decorating schemes while ensuring clutter won’t get in the way of renovation projects. New homeowners also can take their time sorting through boxes and getting rid of items they may not need in their new homes.

GET ESTIMATES AND VERIFY LICENSING The BBB advises consumers to verify all licensing for movers. Solicit at least three inhome estimates and get those figures in writing.

Confirm insurance coverage for the company chosen, and be sure to have all agreed-upon information spelled out explicitly in a written contract. Red flags to consider include movers who don’t make on-site inspections for estimates, and those who demand payment in advance before the move.

HAVE A FIRST-WEEK SURVIVAL KIT New homeowners can pick up takeout restaurant menus and premade grocery store meals. In addition, stock up on staples such as paper plates, toilet tissue, light bulbs, and cleaning supplies in advance of the move so you won’t have to unpack everything at mealtime or when you want to clean after arriving at your new home. 

After 91 days from the date of service or publication, the Court may enter a Decree affecting your marital status, distribution of property and debts, issues involving children such as child support, allocation of parental responsibilities, (decision-making and parenting time), maintenance, attorney fees, and costs to the extent the Court has jurisdiction. This is an action to obtain Decree of: Dissolution of Marriage, as more fully described in the attached Petition, and if you have children, for orders regarding the children of the marriage.

NOTICE: §14-10-107, C.R.S. provides that upon the filing of a Petition for Dissolution of Marriage or Legal Separation by the Petitioner and Co-Petitioner, or upon personal service of the Petition and Summons on the Respondent, or upon waiver and acceptance of service by the Respondent, an automatic temporary injunction shall be in effect against both parties until the Final Decree is entered, or the Petition is dismissed, or until further Order of the Court. Either party may apply to the Court for further temporary orders, an expanded temporary injunction, or modification or revocation under §14-10-108, C.R.S. or any other appropriate statute.

A request for genetic tests shall not prejudice the requesting party in matters concerning allocation of parental responsibilities pursuant to §14-10-124(1.5), C.R.S. If genetic tests are not obtained prior to a legal establishment of paternity and submitted into evidence prior to the entry of the final decree of dissolution or legal separation, the genetic tests may not be allowed into evidence at a later date.

Automatic Temporary Injunction - By Order of the Court, You and Your Spouse are: (A) Restrained from transferring, encumbering, concealing or in any way disposing of, without the consent of the other party or an Order of the Court, any marital property, except in the usual course of business or for the necessities of life. Each party is required to notify the other party of any proposed extraordinary expenditures and to account to the Court for all extraordinary expenditures made after the injunction is in effect; (B) Enjoined from molesting or disturbing the peace of the other party; (C) Restrained from removing the minor children of the parties, if any, from the State without the consent of the other party or an Order of the Court; and (D) Restrained without at least fourteen days’ advance notification and the written consent of the other party or an Order of the Court, from canceling, modifying, terminating, or allowing to lapse for nonpayment of premiums, any policy of health insurance, homeowner’s or renter’s insurance, or automobile insurance that provides coverage to either of the parties or the minor children or any policy of life insurance that names either of the parties or the minor children as a beneficiary.
