SPOTLIGHT:

Building the Home That’s Right for You COURTESY OF SOLID ROCK CUSTOM HOMES

The Colorado Springs housing market is booming. Existing homes stay on the market, in many cases, for only a matter of hours; while it seems that new builds are in demand before the land can be developed. If you and your family are looking to build a home, it is important to understand the difference between the three types of home builds.

slightly to meet the home buyer’s needs. Depending on the builder, semi-custom homes typically offer a better-quality finish and building materials, with a little more flexibility in design and selection options when compared to production homes. However, the increase in quality and choices directly correlates with an increase in cost, becoming a home in the mid-range price point.

PRODUCTION HOMES

CUSTOM HOMES

A production home is typically built utilizing a common selection of floor plans in neighborhoods that are built by largevolume homebuilders. In most cases the buyer will get to choose from a package or range of selections, based on budget and selected floor plan. The land which accommodates these builds is often near densely populated areas so tracts of land can be subdivided to support this type of construction. In some cases, all the homes in the community are built by one or a select few homebuilders that own the lots. Production homes provide value and cost-saving options for its buyers as they are built to cater to a variety of lower price points. The stock floor plans provide a hassle-free benefit to the buyer. The move-in time is generally quicker than a semi-custom or fullycustom build. However, there is much less flexibility in options, especially once the build is in progress.

SEMI-CUSTOM HOMES

A semi-custom home builder creates a home based on an existing set of floorplans which have been altered

A fully-custom home is truly unique and one-of-a-kind which is designed and built from scratch. The process of building a fully-custom home involves collaboration among the homeowner, custom builder, architect, design team, and financial party; with the buyer’s dreams serving as a driving factor in the design and construction. Custom homes are a great choice for buyer’s who have a taste for the extraordinary, value their personal style, and have more specific wants and needs for their family. A fullycustom home can offer three enormous benefits: quality, choice, and flexibility at an upper price point. A common question in regard to the types of new home builds is “what does it cost?” Typically, a production home builder (and some semi-custom builders) can estimate a cost per square foot early on in the sales process. This is due to the fact that these homes are built off a set of plans that have been built numerous times before. Fully-custom homes, however, are more difficult to estimate cost per square foot due to the fact that each set of plans are unique to each particular client.

In every case, the best way to estimate the cost of building your home is to speak directly with your desired builder. Your builder will discuss your needs and wants and the particular options that they offer.

Not sure which type of build is right for you? Here are a few tips that will help you in your home building decision process: Get your financial plan in place first, that way you know your budget and can accurately determine which type of build is right for you. Finance your home with a lender who has construction-loan experience. Look for a builder who has experience in the neighborhood where you want to live. Make sure they are knowledgeable about all permitting and zoning restrictions. Interview your home builder, the highest recommended builders are those who promote collaborative relationships with clients; particularly based on excellent communication and setting realistic expectations. Know your timeline. If you desire a fully-custom home, be prepared to participate in the decision making process as well as a longer build time. When building a fully custom home, select your builder as early in the process as possible. They will work with your architect to help avoid designing a home that won’t work on your lot or is out of your budget. If you don’t already own a lot for your custom home build, work with your builder or real estate agent/broker to

Storm Season 2018: Most common weather-related claims are wind, hail & water NEWSWIRE

As the weather turns warmer, the chance for severe weather also heats up. In fact, big storms trigger more wind, hail and water damage claims than all other property claims combined. “Severe weather often generates a significant amount of property damage across large swaths of the country,” said Ken Enscoe, senior claims director for Nationwide’s Catastrophe Operations. “As we move into the spring and summer months, it’s important for people to be prepared so they can prevent damage.” Wind, hail and weather-related water

damage accounted for over half of all property claims filed in 2017, according to Nationwide claims data. An example of weather-related water damage is rain falling through a hole in your roof caused by a downed tree. Homeowners can take preventative measures to help reduce damage. Clear limbs and trim trees: During a storm, dead tree limbs can get loose and cause damage to a home’s exterior or even break a window. Heavy rains or high winds can also cause trees with shallow root systems to pull out of the ground.

Secure fences: Ensure that your fences are properly secured to help prevent them from being lifted up and thrown against the house by heavy winds. Secure furniture: Heavy winds can cause items like patio furniture and large toys to damage the exterior of your home. It’s a good idea to anchor outdoor furniture or bring it indoors before a storm hits. You should also move anything in your yard inside your house or garage to prevent it from becoming flying debris. Protect the critical areas: Wind is a

Know your policy: It’s critical to read and understand your insurance policy. Then, examine your property to ensure there are no physical or liability hazards. Do your homework on repair contractors: Ensure the contractor is licensed, insured and well-qualified. Consider taking advantage of a vetted network of qualified professionals. 

DESIGN RECIPES:

How to lighten, brighten your home this spring BY CATHY HOBBS, TRIBUNE NEWS SERVICE

Spring can be a time of transition in more way than one. Yes, the days are longer and brighter, but your home can be transformed as well. If you are looking for some ways to brighten and lighten your home this spring, here are some of our top tips.

DO

1. Use lots of mirrors. Mirrors are a wonderful way to both bounce light as well as bring it in, especially in areas that may not receive a lot of natural sunlight. 2. Use bright colors that can mimic sunshine. In the warmer months, think

of using warmer colors as well. This is the perfect time to infuse colors such as yellow, red and orange. 3. Incorporate lighter tones as accents or even primary colors. Bright and bold too overwhelming for your space? Then think of using soft, soothing colors such as soft gray, white and powder blue. 4. Consider citrus colors such as green and chartreuse. When paired with softer, lighter colors, the effect can be one that is fresh, crisp and clean. 5. Bring the outdoors in. Now is a

wonderful time to bring in some outdoor elements inside the home. Whether it is greenery such as orchids and trees or branches and river stones, consider incorporating a bit of the outdoors to help to invigorate your home in an interesting way.

DON’T

1. Forget white is a color. So often white is ignored. It’s not only a great foundation color, but also a great accent color as well. 2. Forget your outdoor space is an extension of your home. Don’t make your outdoor patio, terrace, deck or

balcony a discarded space. Instead, now that the temperatures are warmer, be sure to use the space, while also making it feel cozy and inviting. Some ideas include incorporating lighting such as lanterns or torches as well as elements such as bright, festive outdoor area rugs and toss pillows. 3. Forget about curb appeal. Spring and fall are typically the busiest seasons for those in the landscape business and there is a reason why! Now that spring has arrived, now is the time to help ensure your landscape shows at its very best. Consider new plantings and other elements such as

fresh mulch. 4. Use colors that are overly dark and drab. If you are looking for ways to have your home feel light and bright, overloading your space with dark or muddy colors will hurt rather than enhance. While darker colors and tones can be used as accents, in this case, less is more. 5. Be afraid to use metallic accents and décor elements. Silver and brass remain two of the hot finishes right now and are the perfect way to bring elements that are bright and light into your home. 

How to job hunt when you’re unemployed BY KATE ASHFORD, MONSTER.COM

For a lot of people, it feels easier to find a new job when you’ve still got your old one. The research bears this out: In one study, employed people who are actively hunting for a job get more than half of the job offers on the table, versus unemployed workers who receive only 16 percent of job offers. What’s more, the offers were better for employed people. When you’re unemployed it seems so unfair that more jobs are going to people who already have a job, and you wonder how you can achieve the same magic that employed workers experience. When you’re out of work and feeling out of luck, try these strategies to buoy your job quest.

says. Take advantage of having more free time. “That mindset shift of, ‘Right now my job is to find a job, but I’m also improving my skills and keeping myself current and relevant,’” Warriner says. “It helps with that mindset of being unemployed.”

GET SOME HELP

KEEP IT POSITIVE

When you’re dealing with rejection — or simply non-response — for an extended period, it can be hard to keep your chin up. But drooping like the only person who hasn’t been asked to dance won’t do you any favors in interviews. Changing your mindset can help. View this process not as an endless job hunt but as an opportunity to find the best fit for yourself. “Knowing your individual selling points is huge,” says Jessica Hernandez, president and CEO of Great Resumes Fast. “It’s going to help you present yourself in the best light to each employer and to know what’s not a good fit for you.” Not only does that lend you some selfassurance in interviews, but it gives you the confidence to say ‘No thanks’ when it’s not the greatest offer. “You don’t have to just take whatever comes by,” Hernandez says. “You can be selective, and those rejections don’t deal quite as bad of a blow.”

VOLUNTEER

Keep your skills sharp by putting them to good use for a local nonprofit. “For me, as a recruiter, I’ve reached out to places like Catholic Charities

When job seeking is your only job, it can feel like a tough road. Here’s how to rally. or places that do resume reviews,” says Mary Warriner, a career coach in Niagara Falls, New York. “Find something in your niche.” It may also be possible to pick up temp work or consulting gigs in your field. “A lot of times these lead to permanent positions,” says Karen Tucker, owner of online interview coaching firm InterviewOne. Either way, your activities give you something to discuss in the same way you’d talk about a job you’re doing. It makes you seem

active and involved. “And it’s great networking, too,” Warriner says.

WORK ON YOUR WEAKNESS

Interviewers love to ask questions about your flaws: “What’s your biggest weakness?” or “What skill could you most improve upon?” Whatever your answer, here’s your chance to solve the issue. “Maybe there’s a technical skill that you feel you need to improve on,” Warriner

If you’ve been at it for a while and you’re not seeing results, it may be time to call in a professional. Sending out resumes and getting radio silence? Consider getting a resume review. Getting interviews but no offers? Get some interview coaching. “I think it helps to have an objective outside viewpoint,” Tucker says. This is especially important if the position you left was one you held for years. The way you communicate may be a habit that doesn’t play as well outside your old company. “Often you just don’t know what you’re actually saying or how it’s being taken … or you don’t have the right skills anymore.” Tucker says.

KEEP NETWORKING

It’s more important than ever that you stay in touch with people in your field — but it’s not about sniffing out job openings. It’s about building relationships. Have lunches. Go to industry events. Ask for advice. The more you’re around, the more you might spring to mind when people hear of a job opening. And as much as you can, stick to those who encourage you. “People get so down on themselves when they’ve been unemployed,” Hernandez says. “Find some positive career experts, positive people that you know. Run from the naysayers. It’ll help keep you positive, and you won’t feel desperate or like you need to jump at the first thing that presents itself.” 

The hostile work environment checklist: How toxic is yours? BY DANIEL BORTZ, MONSTER.COM

Workplace stress is hardly a phenomenon. But there’s a big difference between aggravating incidents and a full-blown toxic work environment. What is a toxic work environment? A toxic work environment is one wherein dysfunction and drama reign, whether it’s the result of a narcissistic boss, vindictive co-workers, absence of order, et cetera.

SIGNS OF A TOXIC WORK ENVIRONMENT

SIGN #1: YOU’RE CHRONICALLY STRESSED OUT Waking up every day and dreading going to work? You’re not alone. An international poll by Monster found that 42 percent of U.S. workers have left a job

due to an overly stressful environment. Furthermore, stress levels are often amplified when someone’s job eats into their personal time with friends and family, according to a 2017 Paycheck survey. SIGN #2: YOU’RE BEING OVERWORKED In a hostile workplace, employees are often overloaded with job responsibilities. Unfortunately, being overworked can lead to burnout and cause resentment: A survey from the Families and Work Institute found that 43 percent of employees experiencing high levels of feeling overworked say they feel angry toward their employers often or very often.

This is how to recognize a poisonous job situation and the steps to take in response. SIGN #3: YOU’RE BEING BULLIED The Workplace Bullying Institute defines bullying as “repeated mistreatment of an employee by one or more employees; abusive conduct that is threatening, humiliating, or intimidating; work sabotage; or verbal abuse.” While 61 percent of bullies are bosses, 33 percent of bullies are peers with the same rank as their targets, and a surprising six percent of bullies are subordinates, a 2017 survey by the Workplace Bullying Institute found.

problems without intervention. Rather than focusing on how someone’s behavior makes you feel, focus on the negative consequences of the person’s actions. For example, if a co-worker is consistently belittling your ideas during team meetings, you’d approach by saying, “I understand you want to offer feedback, but when you interrupt me, it makes it difficult for me get my ideas across to the team.”

SIGN #4: YOU’RE A VICTIM OF — OR CONTRIBUTOR TO — OFFICE GOSSIP “You didn’t hear this from me, but…” Stop right there — office gossip benefits nobody. Still, many employees spread rumors about co-workers, whether it’s done intentionally or unintentionally. Regardless of what side of the gossip fence you’re on, it can create a toxic workplace, which contributes to the poison circulating.

OPTION #2: CONFRONT WITH A TEAM If the direct approach is futile, you may have to get help from your superiors (assuming they’re not the problem) to resolve serious issues with coworkers. Before you request a meeting, there are a couple measures you should take. First, figure out if any of your peers are having similar problems — the more fellow victims you have, the more power you have. One or two representatives in addition to yourself should suffice. Second, gather hard evidence to prove your case. Compile emails that show times when this has happened and present what you have in the meeting.

SIGN #5: YOUR BOSS IS A HOTHEAD A toxic manager is someone who consistently hurts your self-esteem and routinely undermines your ability to put out good work. The concept of leadership clearly went directly over his or her head.

Public Notice Request for Public Document Review for Peterson Air Force Base The United States Air Force, in cooperation with the United States Army Corps of Engineers and the Colorado Department of Public Health and the Environment, announces the public comment period for the revised Munitions Response Site Prioritization Protocol (referred to as “the Protocol”) tables for Munitions Response Sites (MRSs) SR501, SR501a, SR501c, and SR501d located at Peterson Air Force Base, Colorado Springs, Colorado. These MRSs are part of the Rapier Site Munitions Response Area (MRA) 141 (Rapier Site). In 2011, a CSE Phase II was completed at MRSs SR501, SR501a, SR501c, and SR501d to determine the presence of munitions and explosives of concern (MEC) and munitions constituents (MC). The results of the CSE Phase II yielded further investigation was necessary; therefore, MRSs SR501, SR501a, SR501c, and SR501d were carried forward to the Remedial Investigation (RI) phase. In 2012, an RI was completed at MRSs SR501, SR501a, SR501c, and SR501d. The RI was conducted to characterize the nature and extent of MEC and MC and to determine the subsequent risk or hazards posed to human health and the environment. Based on the results from the RI, a Removal Action (RA) was performed in 2017 to remove contaminated soil at MRSs SR501, SR501a, SR501c, and SR501d; as well as MEC hazards that were identified at SR501c and SR501d. No MEC-related activities were performed in the MRS SR501 and MRS SR501a areas. The Rapier Site MRA that includes the four MRSs is located within the Colorado Springs Airport (COS) facilities operated by the City of Colorado Springs and no longer serves a military function. The anticipated future land use for the Rapier Site MRA is continued use to support the COS.

Peterson AFB Colorado Springs, CO April 2018 Peterson AFB is one of many military installations throughout the United States that will be reviewed under the Department of Defense’s Protocol. The Protocol is used to assess sites that may have unexploded ordnance, discarded military munitions or MC, and to assign priorities for any additional investigation or munitions removal that may be required. It assigns a relative priority to each historical training area based on an assessment of the overall conditions at the site. The Protocol is not a risk assessment tool nor is it the sole mechanism used for making response decisions at sites. Generally, a site with a higher priority will be addressed before one with a lower priority; however, other factors, such as missiondriven requirements or community input may influence the Air Force sequencing decisions. The evaluation criteria, including types of munitions that may be present, ease of access to the site and number of people living near the site, are available for public review. Copies of the Protocol tables for the MRSs SR501, SR501a, SR501c, and SR501d are located in Appendix G of the RA Site-Specific Final Report, dated March 2018, which are located in their entirety at: Pikes Peak Library District East Library 5550 N.
