Making a family move easier METRO SERVICES
Whether or not to relocate can be a difficult decision. Sometimes such decisions are borne out of necessity when a parent is relocated by his or her company. Other times it is a personal reason to try out a new neighborhood or upgrade to a larger home. Data from the U.S. Census Bureau indicates a stable annual rate of moving hovering at around 12 percent of the population since 2008. Whatever reason is behind a move, it can take some time to adjust to both the idea of moving and the new living space — especially for children who may seem disconnected from the decision. The following tips can make the transition a little easier for families. TALK ABOUT IT Do not blindside children with a move. Begin having conversations as a family as soon as the possibility of moving arises. Involve the children in some of the decisions. Ask about the features they want to see in their new home. Explain that people, be it prospective buyers, real estate agents or movers, will be visiting your current home and that this may be a little disruptive. Talk about the reasons for the move, such as a new job or that the family has outgrown the space. Kids can process much more than many adults give them credit for. DISCUSS ANY CONCERNS Children may have concerns about the move that differ from adults’. Many of these may pertain to fears about making new friends or coursework at a new school. Let them voice their opinions. Removing some of the mysteries by visiting schools or local hangouts before the move is made can assuage some fears. CREATE SOME FAMILIARITY Set aside boxes or bins that will house kids’ toys or things that the family recognizes. These may include
photographs, games, throw blankets or the creature comforts of home. Make these the first items that are unpacked upon moving into the new house. USE THE AGENT AS A RESOURCE Many real estate agents live in the towns where they make their living. Find out if the agent can set up a meet-and-greet or if he or she knows of any clubs or leagues that suit your family’s interests. Making a few introductions ahead of time will give children and adults some familiar faces on their first days in their new home. Families shouldn’t shy away from making their own introductions as well. Knocking on a few neighbors’ doors and letting them know a new family is coming to the street can pave the way for familiarity and friendships. STAY IN TOUCH Encourage children to stay in touch with their current friends. Video chat enables kids to see and speak with peers. When things settle after the move, arrange for a surprise play date where children can introduce their old friends to newer ones. STICK TO A ROUTINE One of the ways to breed familiarity is to stick to the same routine. If a big Sunday family dinner was the norm, continue the tradition in your new home. Wake in the morning and go to bed at the same time. According to Vanessa Lapointe, a registered psychologist in Surrey, British Columbia, structure and routine are key for children. Try to focus on one new thing at a time to minimize stress. Moving can be exciting and scary at the same time. Children may be anxious about the process, but families can work together to iron out the kinks and settle into their news homes successfully. ■

What it takes to borrow from home equity BY JANNA HERRON TRIBUNE CONTENT AGENCY
Breaking into the home-equity nest egg is becoming a very real possibility for more Americans as home prices rise. But raiding the house bank is not as easy as it was before the recession, and not everyone meets the requirements to borrow from home equity. Consumers must have a trifecta of enough equity, a high credit score and a healthy relationship between their debt and income to take money out of their house via a cash-out refinance, home equity loan or home equity line of credit, also called a HELOC. “The standards were already fairly tight, but now with a lower volume of refis being done, you have more people looking at every file,” says Paul Anastos, president of Mortgage Master Inc. “There’s more scrutiny from banks and the agencies.” Some banks remain hesitant to offer equity lines of credit to homeowners. Lenders also must follow stricter mortgage rules that went into effect in 2014 on a consumer’s ability to repay the debt. Some lenders offer HELOCs, home equity loans and cash-out refinances. “I have only one lender, U.S. Bank, that does HELOCs, but they must have the first mortgage,” says John Stearns, a senior mortgage banker with American Fidelity Mortgage in Milwaukee. “As for cash-out refis, I do those every once in a while.” Using one of his cash-out refinances as an example, Stearns says the borrower took out $50,000 in home equity. After the loan closed, the borrower still had a 40 percent stake in the property. That translates to a healthy 60 percent loan-to-value ratio,
or LTV — a figure that reflects how much debt remains on the property. The lower the ratio, the better. Home prices rose year over year for the 22nd straight month in March 2014, according to the S&P/Case-Shiller index of home prices. That run helped 4 million mortgaged properties regain equity in 2013 and boosted Americans’ overall stakes in their homes to over 50 percent for the first time in 6 years. Still, lenders require a hefty amount of equity before homeowners can borrow against their home. In general, a homeowner cashing out into a fixedrate mortgage must have at least 15 percent equity left over, or a loan-tovalue ratio of 85 percent, according to rules spelled out by Fannie Mae and Freddie Mac, which guarantee the majority of U.S. home loans. If the homeowner chooses an adjustable-rate mortgage when cashing out, then the maximum LTV is 75 percent. The LTV requirements for cash-out refis differ even more if the home is a second house, an investment property, a mobile home or a multipleunit dwelling. For HELOCs, lenders generally want the LTV to be 80 percent or less, says Pava Leyrer, director of training and implementation for Northern Mortgage Services in Grand Rapids, Mich. “The reason why most want to keep that 20 percent stake is because it will cover the cost to take back the property in foreclosure and turn around and sell it,” Leyrer says. LTV is not the only key percentage to tap home equity. The ratio between a consumer’s total debt and income is also part of the qualification equation. And again, the lower the percentage,
the better. The magic number, according to Fannie Mae and Freddie Mac, is 45 percent. Lenders will add up the total monthly payment for the house, which includes principal, interest, taxes, homeowners insurance, direct liens and home association dues, along with any other outstanding debt that is a legal liability. That can include child support, installment loans, credit card bills, IRS payments and even student loans that are not yet being repaid, Leyrer says. That total debt is divided by a borrower’s gross monthly income, which comprises base salary, commissions, bonuses and any other income such as rental income or ontime, up-to-date spousal support. “Lenders want to see if after making your monthly debt payments, is there any money left over at the end of the month,” says Dave Norris, president and chief operating officer of LoanDepot.com. Even if a borrower’s income shows ability to repay the loan, that doesn’t mean the borrower will, Norris says. That’s where a borrower’s credit score comes in. For a cash-out refi on a home the borrower lives in, generally, the lowest credit score is 640, according to Fannie Mae’s standards. But such a loan comes with caveats. The borrower can’t have an LTV ratio higher than 75 percent, must have 6 months of reserves in the bank and a debt-toincome ratio of 36 percent or lower. Those stipulations disappear as the credit score, LTV or debt to income improves. “They all play off one another,” says Norris. “You would also get a better interest rate as each factor improves.” ■

Apartment rents hit another record high in Colorado Springs

Colorado Springs apartment rents hit another record high late last year, but the overall multi-family market — while still strong — could be slowing a bit, according to a pair of new reports. A Colorado Division of Housing survey of Springs-area landlords showed average rents in the fourth quarter of 2016 rose to nearly $1,033 a month — the seventh consecutive quarter in which rents set a record. Fourth-quarter monthly rents also were up nearly $91 from a year earlier and increased a little more than $7 from the third quarter of 2016.
The Housing Division report also showed: • Rents averaged $1,130.60 in northwest Colorado Springs, which was the highest for any area. Cheapest average rents of $888.17 a month were found on the southeast side. • Average rents were nearly $1,360 a month at amenity-filled apartment complexes built since 2010. Not surprisingly, older, pre-1959 properties had the lowest rents of almost $815. • The area’s fourth quarter vacancy rate of 6.8 percent was up from 5 percent a year earlier and 4 percent in the
third quarter. Vacancies typically rise in the fourth quarter because fewer people are moving into apartments at that time of year. But while the Housing Division’s report showed continued growth in rents, a separate report by online research company Apartment Insights showed rents could be moderating. In the first quarter of this year, rents averaged $947 a month; that’s up $62 from a year earlier, but down $7 a month from the fourth quarter of 2016, Apartment Insights said. The first-quarter vacancy rate of 5.25 percent rose three-quarters of a percentage point on a year-over-year
basis and was up 1 percentage point from the fourth quarter of last year, according to Apartment Insights. A deployment of more than 4,000 Fort Carson troops to Eastern Europe in January might be one factor slowing the market, since many soldiers live in apartments, said Doug Carter, a local commercial broker and Apartment Insights partner. At the same time, some renters might be leaving apartments and buying homes, he said. Also some apartment dwellers might have simply moved out of the area. “This is still a very strong, healthy rental market,” Carter said. “We’ve
seen some slight changes in rents and vacancies. Nothing big. We’ll find out over time if the direction of the rental market is changing or we’re just bouncing around with a strong, healthy rental market.” Multi-family experts have said mobileminded millennials, empty nesters and others have driven the apartment demand in recent years. Laura Nelson, executive director of the Apartment Association of Southern Colorado, which co-sponsors the Housing Division report, said she expects that trend to continue. “The demand for apartments is not going away anytime soon,” she said. ■
