HGTV (Home & Garden Television), one of the most-viewed cable television networks, airs various shows based on everything from buying and selling homes to staging and renovations. Millions of viewers tune in to keep up with the latest decorating trends and learn about how to proceed with those projects. Audiences love it — but how do professional Realtors feel about HGTV and the effects it has on the housing market?
EFFECT ON THE BUYERS’ EXPECTATIONS Buyer expectations have been greatly influenced by these real estate “reality” shows. After seeing the dazzling perfection of HGTV homes with spectacular, fully updated spaces and features, many home buyers are expecting these latest trends to be commonly available. Some buyers are even under the impression that their Realtor will only show them three properties to choose from, and then are disappointed when none of the
first three properties they look at turn out to be their dream home. “It’s a common statement we hear — ‘I watch this (HGTV) show, therefore I know what I’m doing.’ But those shows couldn’t be further from reality,” says Mike MacGuire, broker/owner with The Platinum Group, Realtors. In addition, taking a highly stressful six- to nine-month remodeling or renovation project and squeezing it into a 30-minute television show (including commercials), tends to give consumers a distorted picture of what’s involved with such an undertaking.
EFFECT ON THE SELLERS’ EXPERIENCE As a result of watching HGTV, buyers in today’s market are often house hunting with high expectations, putting more stress on the sellers. Sellers can be confronted with a buyer’s unrealistic expectations when the homes they’re offering are not immaculately decorated. “Before HGTV, Extreme Makeover
and other shows like that, a 40-year-old house was considered dated. Now people think of a 10-year-old house as dated,” says MacGuire. Notions like that can be exacerbated by the fact that, following the housing crisis several years ago, buyers now have more protection than ever when entering into a contract to purchase a home. “Around 2010, the Real Estate Commission changed the wording in purchase contracts to provide more protection to buyers,” MacGuire says. He continues, “The new language, ‘in the buyers sole subjective discretion,’ gives buyers a lot of leeway to back out of contracts without losing their earnest money, for a variety of reasons regarding inspections, insurance, loan objections, and more. This is another reason why it’s critical to select a Realtor carefully.”
EFFECT ON THE QUANTITY AND QUALITY OF AGENTS HGTV shows portray real estate
as a glamorous and rewarding business, and in many ways don’t accurately depict the daily obstacles and complexities Realtors face, like demanding clients, complicated transactions, and a myriad of other challenges that routinely pop up. Real estate reality shows often make the occupation look flexible, prestigious and easy — persuading swaths of people to rush and get licensed in real estate without understanding the costs, commitment and other challenges that come along with the job. “These reality shows have fueled unrealistic expectations in new Realtors as well,” says MacGuire. He continues, “Statistics from the National Association of Realtors show that 50 percent of new Realtors are out of the business within their first year. In Colorado Springs right now we have 4,600 Realtors, but most of the work is done by 400-500 of them.” Before you jump into buying or selling a home based on what you’ve seen on

This is an action to obtain Decree of: Dissolution of Marriage, as more fully described in the attached Petition, and if you have children, for orders regarding the children of the marriage.
