Many parts of selling a home can cause anxiety for sellers. Besides the dozens of questions that come up when selling a home, such as interviewing agents, how to price the home, and the total cost of selling a home, there’s another completely different aspect that can cause stress — ensuring the privacy and safety of the a home during showings. In addition to working with an experienced Realtor and discussing home showing procedures, homeowners can take the following steps to protect their home and themselves during a home sale.
1. GET A LOCKBOX The best and safest model is an electronic lock box that can only be accessed by real estate professionals. Most electronic lock boxes record the date and time the key was accessed, and the agent who accessed it. In the Colorado Springs real estate industry these are known as Supra Keys. If any problems occur, you’ll know who entered the home and when.
2. SHOWINGS BY APPOINTMENT ONLY Never let strangers into your home, even if they stopped because they noticed the for-sale sign in the yard. Although it’s likely that they are
interested in your home, it’s better to err on the side of caution. Instead, ask them to call your Realtor (or their own) to schedule an appointment. “Never let people into your home, unless you have been notified of the showing by your Realtor,” says Bill Hourigan, with The Platinum Group, Realtors. “Even if another agent shows up. Realtors should know to make an appointment.”
3. LOCK AWAY VALUABLE ITEMS Real estate agents have often noticed valuable items left out in the open while showing homes. Items such as jewelry, money, keys, and credit cards are just a few examples of things that should be locked away while selling a home. Locking them up in a secure safe is ideal, but if you don’t have a safe, then it might be best to store these items elsewhere while the home is being shown. “If you have your router password attached to your router, remove it,” says Hourigan. “Put your laptop, iPad and other electronics in a secure locked place as well — or take them with you!”
4. REMOVE PRESCRIPTION MEDICATIONS In recent years there have been numerous news stories reporting
prescription medications being stolen from homes listed for sale. To be cautious, clear such medications from medicine cabinets and other places where drugs and medications may be stored, such as kitchen drawers/ cabinets or nightstands.
5. SECURE BILLS, CALENDARS, INVITATIONS AND OTHER MAIL One of the most common crimes today is identity theft. Criminals are able to steal someone’s identity fairly easily and with very little personal information. Safely storing personal bills, calendars, invitations, and other mail pieces can help insure that sensitive information doesn’t end up in the wrong hands. Anything that could give a stranger personal information about your family, your daily schedules, or any financial information shouldn’t be left accessible.
6. DEPERSONALIZE YOUR HOME A well-known rule for preparing your home for sale is to depersonalize it. While this is true in part because personal items can distract buyers from seeing themselves living there, it’s also a great safety tip to follow. Photos of homes for sale are available to everyone
online, and personal pictures of family or children should not be visible.
7. CONSIDER HOME SECURITY CAMERAS For an even higher level of security, cameras stationed around your property can be added fairly inexpensively. Also keep in mind that you can also take these with you to your next home. That way, if any issues do occur, you have peace of mind knowing that the perpetrators will be caught on camera. Many accidents around the home, even those that are relatively minor, can be prevented. Such is often the case with electrical accidents, which may be more common than many people think. According to the Electrical Safety Foundation International, home electrical fires account for an estimated 51,000 fires each year, resulting in roughly 500 deaths and more than $1 billion in property damage. Homeowners who want to do all they can to reduce the likelihood of electrical mishaps at home can employ various strategies.
BE MINDFUL OF CORDS AND PLUGS
PERIODICALLY TAKE INVENTORY OF ELECTRICAL APPLIANCES AND COMPONENTS
Cords and plugs can be found throughout the typical home. While few people may perceive cords and plugs as threats, they can serve as catalysts for accident and/or injury. Cords and plugs should always be kept clear of heat and water sources, and cords should not be placed in areas where they can pose any tripping hazards. Even if residents grow accustomed to cord locations and know to maneuver around them, guests won’t be as familiar. When pulling plugs from outlets, always pull the plug, and not the cord, to reduce injury risk.
Some electrical appliances age well, while others may not. Periodic inspections of appliances and their components, such as their cords, can reveal wear and tear that can lead to fires or injuries. If you’ve ever wanted to own your own Princely kingdom, now is your last chance. The last property in Prince’s real estate portfolio is up for auction, and the executors of the late singer’s estate have saved the best for last. A New York auction house is taking sealed bids on an exotic island villa Prince owned in the Turks and Caicos Islands in the Atlantic Ocean. The 5.74-acre property is surrounded by water on three sides and includes several buildings with more than 10,000 square feet, two private beaches, a marina, and a long, winding driveway that Prince painted purple right after he bought the property in 2011. “It was a little gift to himself,” said Todd Wohl of Premiere Estates Auction Company, which is
handling the auction. “It’s quite a property, the water around it is about as blue and crystal clear as you can ever imagine.” The property had been built by as a retreat by an English family in the early 2000s. Prince bought it in about 2011 for an estimated $10.5 million, and then quickly bought two adjacent lots for an additional $2.5 million to ensure his privacy. After moving into the property, Prince didn’t radically transform it, but he did make some modifications, including the purple driveway. The property is going to be sold via sealed bid auction on July 12 to give prospective bidders time to visit the property. Bidders are required to include $100,000 in earnest money when they submit the offer, and while there’s no minimum bid, guessing

how much it will fetch isn’t going to be easy. “There really isn’t another one like it,” said Bernadette Hunt, a local real estate agent who is working with the New York auction house to sell the property, which has “breathtaking views” because the property is perched about 40 feet above the beach and ocean. Hunt also said that determining value is difficult because so few of the houses that have been built on the island have been sold. The property next door, for example, is still owned by the original owners. And the property two doors down was on the market for $25 million, and is on a smaller and less private parcel of land. That property is available for a weekly rental rate of $150,000. While the expectation, Hunt said, is that the Prince property is expected to fetch at least $15 million, the last two big sales in the area were no slouches. A house on a 4.5-acre parcel sold for $7.625 million, and a house on 5.38 acres on Parrot Cay sold for $17 million, $2.5 million less than the asking price. The property is apparently the last in the late singer’s portfolio. In late 2016 the megastar’s
estate started selling off those holdings, including the site of the former purple house on Lake Riley in Chanhassen where Prince once lived, and a 160-acre undeveloped parcel near Lake Ann, also in Chanhassen. The properties — four listings — were valued at more than $15 million. As for his island retreat, it’s likely no accident that the famously reclusive entertainer picked the Turks and Caicos. The islands, which are a ninehour or so flight from the Twin Cities, are known for their discretion when it comes to celebrities and big money. Hunt said that Bruce Willis and his family have owned property there for decades, but with the exception of the Kardashian sisters, who papered the internet with photos of their recent visit to the Turks and Caicos, rarely will you see a celebrity photo in the tabloids. “You never see a photo in the media taken by a member of the public,” Hunt said. Still, Prince’s part-time presence in the area didn’t go unnoticed by the locals, especially after he painted the driveway purple. “People here love it,” Hunt said. “It’s just one of those things that people are going to remember.”
