How much does it cost to sell a house? BY BRIDGET SIELICKI ■ TRIBUNE NEWS SERVICE
While most people save for and anticipate the costs associated with buying a home, not everyone realizes that selling a house also comes with its share of fees. In some cases, these fees can as much as 10 percent of the home’s sale price. While many of these charges are negotiable and dependent on the state of the real estate market, sellers should plan on paying at least some of them.
REALTOR’S COMMISSION The real estate agent commission is often the largest fee a seller has to pay. In many cases, the commissions paid by the seller and buyer wind up equaling about five percent to six percent of the sale cost. That means a house that sells for $250,000 could end up costing an additional $15,000 in commission fees. The commission fee is split between the seller’s agent and the buyer’s agent. Many homeowners are attempting to skip these high fees altogether by going the sell-it-yourself route. But taking this approach means you should be prepared to assume the agent’s responsibilities. These can include negotiations, hiring a contract lawyer and taking care of the transfer of title.
HOME REPAIRS If you’re thinking about selling your home, chances are there are a few repairs you could make to boost the
appeal of your home and even raise its value. If you’ve been putting off painting a bedroom, repairing a staircase or fixing a leaky faucet, now’s the time to make those changes.
INSPECTION REPAIRS You may spend several hundred dollars on cosmetic fixes on your home, but if the buyer’s home inspection reveals any major problems, you might be responsible for paying to fix them as well. Major repairs could be a financial setback, so it’s important to be prepared for them before you choose to sell, especially if you anticipate a problem with your home passing inspection.
STAGING Buyers like to have a clear picture of what the home will look like with their items in it. If your home is currently vacant or your possessions are outdated, you may want to hire a professional stager who can arrange furniture and accessories. A 2015 National Association of Realtors study revealed that the median cost for staging was $675.
UTILITIES If you plan to move out before you sell your home, you’ll want to continue to pay for your heat and electricity. A home without heat and lighting can be very difficult to show to buyers. Your
current utility bills can give you an idea how much this will cost.
MORTGAGE PAYOFF The proceeds from your home sale will be used to pay off your mortgage, but it’s likely that the number on your mortgage statement might be a little less than what you owe. You’ll likely have to add prorated interest you’ve accrued to the total balance. Additionally, your lender may penalize you for paying early if you have a prepayment penalty associated with your mortgage.
CLOSING COSTS AND ADDITIONAL FEES While the closing cost to sell a house is typically the responsibility of the buyer, don’t be surprised if you are asked to foot the bill, especially if you are trying to sell your home in a buyer’s market (one which has an surplus of homes for sale). Some of these costs may include homeowners association fees, property taxes, attorney fees, transfer taxes and title insurance. You also may be asked to pay an escrow fee, a brokerage fee and a courier fee. Altogether, closing costs can range from two percent to four percent of the selling price. Many of the above fees are negotiable, and it is unlikely that a seller will be responsible for all of these. Still, it helps to be prepared. Knowing how much it will cost to sell a house can help you avoid. ■

We are trying to sell our townhouse, which is in a small condominium association. Because our association does not carry flood insurance, the potential buyers are having trouble getting financing. Several neighbors have had to sell at lower prices to cash buyers, but we need to maximize the money we get from our sale. What can we do? — Betty
A:
Fannie Mae is the quasigovernmental entity that controls the mortgage market in the United States. If a loan doesn’t meet Fannie’s guidelines, it’s almost impossible for the lender to sell it on the secondary market. Because of this, Fannie’s guidelines are the standard for the mortgage industry, and those guidelines require
eligible properties to have flood insurance, among other requirements. So if your home is in a certain classification of flood zone and you don’t carry the insurance, it will be very difficult for anyone to get a mortgage on the property. But very difficult does not mean impossible. A few lenders will write mortgages for properties that don’t fit within the guidelines, but the trade-off usually is a higher interest rate. You should try to find a local lender or credit union willing to write a mortgage for your townhouse and share this information with prospective buyers. Unfortunately, you are in a Catch-22 because even a lender that will write a “non-conforming” loan will not write one for more than the market value of your property. Because your home is in an
unapproved community, it’s just not worth as much as a similar home that’s in a community approved for Fannie Mae mortgage loans. This
leaves you with just two realistic options: Either sell your home to a cash buyer for market value, or petition your condo association to buy
flood insurance, thereby making your community eligible for conforming mortgages and raising all the home values in the development. ■

This social media mistake turns off recruiters even more than drunk pics
Plus four other surprising social media blunders that could destroy your chances of getting hired, according to a new survey. BY LILY MARTIS MONSTER.COM
If you’re in the middle of a job search, you likely already know that your social media pages need to be free of any incriminating activity, otherwise you risk waving red flags in the face of hiring managers, bullfighter-style. In fact, nearly one in five employers have turned down a candidate because of social media, according to a report by YouGov, a UK-based market research company, which surveyed more than 2,000 business decision makers. Of course, you know you probably shouldn’t publicly post those pics from last night’s rager — and yes, 47 percent of recruiters do indeed frown on party photos, and 71 percent just say no to drug references, in
case you were wondering — but the survey revealed some more surprising mistakes we all might be making with our social profiles, even when we’re stone cold sober. Here are some surprising finds: What could be worse for your professional reputation than posting a picture of yourself ripping shots while wearing a rhinestone tiara? Answer: Spelling mistakes and grammar errors. That’s right: The survey found that 56 percent of employers would put the brakes on hiring someone whose social media posts regularly confuse there, their and they’re. That’s a whopping nine percentage points higher than drunk pics. If you’re not already, get used to
checking your spelling and grammar each and every time you have something to post. Cursing is bad. Really bad. As in, really, really #@*&!@# bad. The survey found that a recruiter’s number one social media turn-off is swearing, with 75 percent saying profane language would discourage them from hiring someone whose mouth could use a good washing out. That’s right: Foul language is a heck of a lot more likely to wreck your chances of a job than ample visual evidence of keg stands. Better get your @&*# together and watch what you say, otherwise you risk losing the job offer — and then you’ll really have something to @#&% about. It turns out there is such a thing
as posting too many selfies — and it could be the reason you’re having a hard time finding a job. The survey found that 26 percent of respondents think it’s bad form to post too many photos of yourself, as this might signal that you’re too self-centered or not a team player. Regardless of how good you look today (and tomorrow and the next day), curb your selfie shots. You might think retweeting influencers, news or even your dream company will earn you brownie points in your job search by showing employers just how plugged in you are, but recruiters see right through that when you start to over-share links and photos. In the survey, 29 percent of employers said they don’t like it when you share too many links and
photos on social media. Try coming up with original posts, instead. Expressing your politics on social media can be a risky undertaking — and we’re not just talking about potential clashes with your relatives. While it’s great that you feel strongly about certain issues, you could be putting your job offers in jeopardy if hiring managers have equally strong opposing views. While your politics may not impact your on-the-job performance capabilities, 29 percent of employers said they still don’t want to hear about your political views on social media. There’s no right or wrong answer to this question. Some job seekers have told me they want to quit because they’re just sick of their company, their commute, or their job. Simply stated, they needed a change of scenery. That’s a valid reason. Other people want to quit because they’re underpaid, work for a toxic boss, have been passed over for a promotion, or don’t feel surrounded by smart, ethical people. These are all valid reasons to quit a job.
Overall, when you’re being treated poorly, start searching for a new job. Also, be on the lookout for signs that your company is not performing too well in the marketplace. Are budgets are on hold? Are there cutbacks? Are they nickel-and-diming everything, right down to not filling the printer with paper? Those are other signs that you should look for the nearest exit door. Overall though, don’t wait until you become miserable before you look for a new job. Otherwise, you’ll likely get so fed up that you’ll want to quit, and you’ll take any job that comes along, whether or not it’s the right one for you.
