The number of home sellers using security cameras and microphones to snoop on potential buyers touring their home is continually increasing. Some may even try to use what they hear or see to their advantage during price negotiations. “This is becoming more and more common. I feel like I see more cameras and/or security equipment, and I’m sure there are plenty of situations where some might be there that I don’t see,” says Nate Banet with The Platinum Group, Realtors. In the last several years, Wi-Fienabled cameras and mics have become more affordable and readily available. Motion sensors will notify the homeowner by text or email when a visitor is in their house, and the

homeowner can then keep a watchful eye on prospective buyers or view a recording of them later. Says Banet, “I’m trying to be more aware of the conversations my buyers and I are having inside homes for sale. In this competitive market, it could be conversations caught on camera or audio that could lose the deal for the buyer.” Video monitoring is generally prohibited in places where someone has ‘a reasonable expectation of privacy.’ Surprisingly, it is legal to use ‘nanny cams’ in all 50 states, but state laws vary in their definition of where people may have reasonable expectations of privacy. While many states prohibit the use of hidden cameras in bathrooms, whether or not audio can be recorded is a different matter. Many states require

at least one party being recorded to give consent to the recording by a third party, and other states require that all parties give consent. The National Association of Realtors recommends that listing brokers ask home sellers if they’re using surveillance equipment. If they are, they should disclose that to the buyer’s agent or include a notice in the listing. Some regional Realtors’ groups require home sellers to inform brokers of any surveillance equipment as part of a standard broker contract. But, home sellers and brokers often have different opinions. Many sellers feel that if a potential buyer is not comfortable with surveillance, that it’s their problem and not the seller’s. It’s safest for buyers to always assume

they’re being recorded, and not to do or say anything they don’t want the sellers to see or hear. A survey conducted by Harris Poll for NerdWallet showed that 15 percent of Americans who have sold a home said they’ve used surveillance cameras to monitor potential home buyers. In the same survey, 67 percent said they would use such cameras if they were selling a home already equipped with them. According to Parks Associates, a consumer technology research firm, about 9.4 million U.S. homes are currently equipped with Wi-Fi-enabled cameras and mics. Nearly 11 million have similar, but more limited gear set up on their doorsteps or outside their homes. It’s estimated that by 2022, as

many as 50 million homes will have at least one Wi-Fi camera. “Are they always listening? Are they recording our activity? They clearly have the potential to do so,” said Michael Pachter, an analyst who covers Amazon for Wedbush Securities. “But

But Lennar’s Burrill said the homebuilder trusts Amazon to handle and ensure the security of the systems. Customers still have the final say about whether or not to use all of the Amazonenabled options in their homes. “In reality, it’s just like anything else and people can turn it all off,” Burrill said. Including Alexa and other Amazon technologies — Echo speakers, Prime video, home security service — in someone’s home from the moment they move in may also lock a consumer into the Amazon tech universe. People typically like to stay with the systems they know rather than go through the rigmarole of switching and learning how to operate something new, so whatever company is providing the in-home technology will get an automatic leg up on its competitors. “The concept is viable, but my concern is that this locks you into a single digital assistant and ecosystem. And not everyone buying a home from Lennar will want to have their home connected to just Amazon base assistants,” said Tim Bajarin, president of Creative Strategies, a San Jose-based tech research firm. Amazon also monetizes customers’ information through targeted ads. Although it brings in a much smaller

share of digital advertising dollars than Google or Facebook, some experts say its data-gathering technologies — including Alexa, inside millions of Echo devices already sold into U.S. homes — could help it gain on them over time. “As you ask Alexa for things, you’re kind of telling Amazon what your habits are, how many people you have in your household, what your interests are,” Forrester Research analyst Samantha Merlivat told this news organization in December. Amazon acknowledges on its website how it uses customers’ information. “Amazon displays interest-based advertising using information you make available to us when you interact with our sites, content, or services,” the company says. “Interest-based ads, also sometimes referred to as personalized or targeted ads, are displayed to you based on information from activities such as purchasing on our sites, visiting sites that contain Amazon content or ads, interacting with Amazon tools, or using our payment services, like Checkout by Amazon.” But the combination of tech products installed in the home — and the ease they offer — may be too much for many Amazon customers to pass up. “The do-it-yourself approach that we’ve largely been using up until now puts too much of a burden on the user who must install, support, and then learn how to use what is often an unmanageable mess,” said Rob Enderle, director of tech consultancy the Enderle Group. “By approaching this through the builder, and as an option, the homeowner gets a functioning interface, Alexa, they likely know and aren’t afraid of. The result is not only a happier user, but a system that will likely be used rather than randomly cursed at.” 

Some questions about mortgage interest rates TRIBUNE NEWS SERVICE

Q: A:

Why have mortgage interest rates been creeping up over the last few months? Recent declines in unemployment to rock bottom levels and the accompanying increase in the inflation rate have induced the Federal Reserve to tighten credit in order to dampen further price increases. The process will continue until the emergence of the next recession, which is overdue.

Q: A:

What interest rates predict the direction future mortgage interest rates will take? Before the development of secondary mortgage markets, there was an answer to this question. Changes in mortgage rates lagged changes in corporate bond yields by anywhere from two to eight months. Today, however, the mortgage market is so thoroughly integrated into the broader capital market that there are no leading indicators of mortgage rates. Mortgage rates and bond yields change together. A large proportion of all mortgages are placed in pools against which mortgage-backed securities (MBSs) are issued. MBSs trade actively in the market and are considered close substitutes for bonds. Any change in bond yields, therefore, is transmitted

instantly to the MBS market. Mortgage loan originators, in turn, base their rates primarily on yields in the MBS market. Originators usually post their rates at about 11 a.m. EST, after they see the opening yields on MBSs that morning.

Q: A:

What are the legitimate and illegitimate reasons why Jones gets a lower mortgage rate than Smith? The legitimate reasons are embedded in the rate sheets lenders produce daily for their loan officers. Assuming Jones and Smith deal with the same lender, these reasons include the following: • Jones paid points — an upfront charge — to reduce his rate where Smith did not. • Jones had a significantly lower credit score. • Jones’ loan is secured by his primary residence whereas Smith is borrowing to finance an investment property. • Jones’ property is a single-family unit whereas Smith’s is a duplex. • Smith is taking “cash out” of a refinance, whereas Jones isn’t. • Jones is willing to set up an escrow account with which the lender will pay taxes and insurance whereas Smith is not. • The rate on Jones’ loan was set on

Monday whereas Smith didn’t lock his rate until Tuesday after market rates had risen. • Smith needs a 60-day rate lock whereas Jones needs only 30 days. If Jones and Smith deal with different lenders, they may be quoted different rates on the same deal just because one of the lenders is pricing more aggressively that day. I would not call that rate difference “illegitimate”; it is the way the system works. In today’s market, those rate differences are small. Prior to the financial crisis, illegitimate rate differences arose out of the efforts of some loan officers to induce vulnerable borrowers to pay a rate above the rate set by the lender in its price sheet. Revisions to Truth in Lending have since eliminated that practice.

Q:

Since my mortgage interest charges are more than covered by the return on my common stock, is there a good reason for me sell the stock to pay off the mortgage? Over long periods, you will probably earn considerably more on a diversified portfolio of common stock than you will pay on a mortgage, which is the argument for retaining your stocks. There is a risk, however, that you could earn less.

A:

To add some precision to this generalization, I recently used the Ibbotson database of stock returns published by Morningstar to calculate rates of return over every 10, 15, 20 and 25-year period during the 87 years ending in 2012. The average return during the 924 10-year periods was 10.52 percent, with a high of 21.43 percent and a low of minus 4.95 percent. The rate of return was negative during 52 of the 10-year periods. In contrast, over the 744 25-year periods, the average return was 11.34

percent, with a high of 17.26 percent and a low of 5.62 percent. The return was positive in every single 25-year period. The moral is clear. Accumulating stock in your early working years while you are paying off a mortgage is a good idea because time is your ally. As you approach retirement, the risk grows that your stock portfolio will take a nose dive that leaves insufficient time for a recovery. To avoid that, you want your mortgage to be retired first, preferably from additional savings but from sale of the stock if necessary. 
