Homeownership demographics are changing COURTESY OF THE PLATINUM GROUP, REALTORS While we generally think of homeowners as the stereotypical married couple with a dog and 2.2 kids, at a 56 percent majority, that demographic just narrowly makes up most of today’s first-time home buyers. In fact, home ownership rates among Americans between the ages of 35 and 50 have fallen more than any other age group since the Great Recession. Today’s home buyers span a range of social and gender categories, among them being: single women, unmarried couples, foreign-born, and multigenerational households. Data published in the 2015 Home Buyers and Sellers Profile compiled by the National Association of Realtors (NAR), along with research conducted by Fannie Mae on mortgage

patterns among different ethnic groups, indicates evolving trends in homeowner demographics. Single women now account for nearly one out of every six home buyers, and one out of every seven repeat home buyers. In 1985, single women accounted for only 10 percent of buyers, increasing to 21 percent by 2005. It’s anticipated that by 2024 there will be as many single-person households in the U.S. as there are family households. Economic trends have also led to a surge in multigenerational living. Thirteen percent of buyers are shopping for houses that can accommodate grandparents, parents and grandchildren all inhabiting the same property — in some cases to help finance the purchase. Among

all households that own their home with a mortgage, 14 percent are multigenerational. Partly because of student debt and lower credit scores, the generation of roughly 75 million Americans between ages of 18 and 34 (known as Millennials), have been buying homes later in life. But trends show that they are increasingly getting their finances in order and entering the market in greater numbers. “Millennials seem to understand the value of homeownership as an investment. Although they are waiting longer, they are skipping starter homes and going straight to larger ‘Dream Home’ purchases,” says Dean Weissman, Managing Broker/Owner at The Platinum Group, Realtors. One out of every 14 home purchases

is now made by an unmarried couple, and among first-time buyers, that figure nearly doubles. Meanwhile, the percentage of homebuyers aged 55 and overgrew to 27.8 percent in 2017, up from just 16.1 percent in 1981. Each of these growing groups of buyers comes with their own unique challenges. As the needs of buyers continue to change, the types of homes being built and sold will continue to evolve. “Age demographics change the platform and amenities needed, and builders should be looking at solutions for different age groups to maximize their product and match the changing demand,” says Weissman. More than ever, when dealing with buying or selling a property it’s critical to have relevant information before

making a decision. Realtors have access to a lot of hard-to-obtain information, as well as the most powerful tools available to them for home buying and selling. They ditched pricey home ownership for a small house on wheels … and they love it TRIBUNE NEWS SERVICE For Heidi Hansing, the last three years felt as if she were moving backward. “Nothing in my life was what it seemed,” Hansing says of her divorce after 22 years of marriage. “Everything had changed.” For 30 years, Hansing had served others, beginning in the Army when she was 17. Later, she raised a family and served as a city council member in League City, Texas. She was on the verge of becoming an empty nester. “I didn’t want to rattle around my house like the half of a former whole,” Hansing says. “I thought, ‘What does Heidi want out of life?’ ” Traveling was at the top of her list. She looked at where she wanted to be — traveling to the Blue Ridge Parkway, Crater Lake and Key West — and “backwards planned” from there: She sold her four-bedroom dream home, made a commitment to living small, put her memorabilia in storage and bought a Living Vehicle from Santa Barbara-based architect Matthew Hofmann. Hofmann was a popular vendor at the annual Dwell on Design trade show held in April in downtown Los Angeles. Visitors were transfixed by the idea of sidestepping crippling real estate and rents in Los Angeles and elsewhere in California, others dreamed of opting for a simpler life, or satisfying their wanderlust. After updating more than 400 vintage Airstreams for clients and living in mobile spaces himself for a decade, Hofmann, 34, knew a lot about smallspace living. And in an age of housing shortages and skyrocketing home prices, Hofmann saw an opportunity to design a 21st century mobile home that was less about recreation and more about function. “Every time people use an RV for a living space it’s a compromise,” Hofmann says. “I wanted to create something that resembles a home. The Living Vehicle is built from the ground up for fulltime living.” Starting around $149,995, the Living Vehicle is made of steel and aluminum and can be towed with a full-size pickup truck. (The LV travel series, starting at $90,000, will debut in the fall). The custom vehicle can sleep six and comes equipped with modern amenities such as solar panels, Wi-Fi antenna, lithium batteries, an IOS operating system so it works with your iPhone, a spa-style shower and self-supporting deck. The interiors are intentionally light and bright with white walls, skylights and windows to avoid what Hofmann calls “a tin can vibe.” Looking

ahead, he hopes to create a net-zero vehicle that requires no fuel or utilities to function. One big consideration for all three buyers, or anyone else interested in hitching up a home: Where to stash it, especially when you’re on the move? Such vehicles are typically parked in an RV park or on personal property, but some municipalities may not be so welcoming. Such considerations need to be thought out in advance — and doublechecked with local authorities. Hofmann advises customers to consult with the Bureau of Land Management’s website, which lists free campsites that can be used for up to 14 days. Hofmann has sold 15 vehicles in three months and thinks the interest demonstrates a shift in how people want to live. “People used to value a big house with two cars and two kids and those statistics required people to work all the time,” says Hofmann, who splits his time between a boat in the Santa Barbara harbor and traveling in the Living Vehicle with wife Joanna, 30. “There is a major shift now, especially among millennials — people are valuing experience and connection with other people over tangible things. Millennials tell us, ‘I can be a homeowner.’” For Lafayette, Calif.-based Jacquelyn and Stewart Sweet, both 29, the Living Vehicle offers them the opportunity to work remotely while traveling throughout the country. The couple are currently packing up their home to rent, and are preparing to drive their Living Vehicle to Washington State, where they have purchased a home. “Our plans are to use Spokane as a jumping-off point,” says Jacquelyn, a yoga instructor. “We like road trips and have always wanted to travel. In recognizing how easy it is to work remotely, we realized that downsizing may give us more opportunity.” The movable lifestyle clearly speaks to people, regardless of age. “It’s about living simply with those you love,” Hofmann says. Petaluma residents Nicole and Yon Perullo, both 48, purchased their Living Vehicle while in the process of selling their home. They had hoped to purchase another home, and use the Living Vehicle as an accessory dwelling unit, but couldn’t find housing after the Sonoma County fires in October 2017. The couple did an about-face and are now renting a 200-acre property in Oregon with plenty of room for their Living Vehicle, pets and daughter Eily, 8, and twins Wyatt and Nathaniel, 10. “We don’t know yet if we are staying,” says

Nicole, 48. “I love Sonoma. My heart is there. My friends and community are there. But the cost of living there is so high.” Nicole says they hope to use the Living Vehicle as an Airbnb in Oregon, and for family travel. “I really want to travel with my children. I might take a year off and home school them,” says Perullo. “We would like to go to Boulder. Or San Diego. Or to some of the state parks. I’m a stay-at-home mom. My husband is in finance. He can telecommute.” This kind of versatility in homeownership, however, is not without a learning curve. “It’s not easy being this free,” says Hansing, who runs a skin care line from her phone and

has lived in her Living Vehicle full time since December. “It’s been humbling. I have to be knowledgeable about my trailer, which is super high tech. It is hard manual work. I joined a Cross Fit gym to prepare for traveling on the road. My body is bruised and sore, my hands hurt from setting up camp, loading, hitching. It’s not glamorous. But when it’s done, I’ll pop a beer and think, ‘I deserve this.’” Her new life on the road — Hansing also spends a lot of time on her Harley-Davidson motorcycle — has also taught her how to be flexible. “I’ve been a planner all my life,” Hansing says. “My plan now is to have no plan.” 

How real estate photographers makes homes look listing-ready TRIBUNE NEWS SERVICE PHILADELPHIA — Photographer Kate Devlin takes the time to consider all four corners of a room. Bare or cluttered, tight or spacious, the next corner always offers a different view. Is the best photograph of a living room the one that reveals a glimpse of a stairway and not the open kitchen that lies directly ahead? Or should she shoot both angles? An online real estate listing typically has 25 photographs these days, another reason to consider multiple perspectives. Devlin recently moved about the living room in a Fitler Square rowhouse calmly and quietly. She settled her tripod in a spot where the staircase sat out of range, then found a shot that captured the width of the living room, but also the stairs in a mirror’s reflection. Devlin, who lives in Fairmount, estimates that she shoots some 525 homes a year. Real estate photography isn’t a new field, but it carries new clout in the internet age as searching for homes online has become a near-universal experience. According to a 2017 National Association of Realtors survey, 95 percent of home buyers used the internet to look for property; 68 percent are doing so on their phones. The new imperative? Entice potential buyers to keep swiping. Sixty percent of Realtors, according to another 2017 NAR survey, recommend leaving photos to the pros, in part, because the pictures won’t be viewed solely by potential buyers. Photographer Drew Callaghan, based in Queen Village, noted that many photos survive in online databases after sales close and serve appraisers, insurance firms and developers in their research. Callaghan, who worked as an real estate agent before shifting to photography, remembers simpler times. To prep a house for market, he recalls hiring a cleaner and setting up an open house. If a home was photographed, he said, the focus was primarily the exterior. Realtor Mike McCann remembers this era, too, in the 1990s, with the old, printed blackand-white listings that included only thumbnails. Back then, he said, the going rate for a color brochure was $1,800. Today, while some photographers may charge hundreds, others can be commissioned for under two Benjamins. Now McCann has every livable home on his roster shot professionally. When he sits down with clients, he primes them on Devlin’s work as part of package of services they can expect. Professional photography, along with home staging, are both trends reflective of larger industry shifts to try to make homes competitive for buyers with limitless listings at their fingertips, said Jessica Lautz, director of demographics and behavioral insights at NAR. When prospective homeowners show a listing they like to a loved one, Lautz said, it isn’t too different from friends opening Tinder to discuss their matches. Photoled listings can be quickly devoured, but they’re also easy to share. “It makes it easier to visualize yourself in the

property, but also makes (buyers) more willing to be visit the house as well,” Lautz said. Devlin, 39, earned a bachelor’s degree in painting at Moore College of Art & Design in Philadelphia but had been working in restaurants before she found real estate photography about eight years ago. “A friend of mine needed somebody and said, ‘Do you have a wide-angle lens?’” Devlin said, thinking back. “I’ve been doing it ever since.” Wide-angle lenses can help make a room look spacious, but shooters must be careful not to take things too far. Realtors don’t want to face angry home buyers who feel tricked when they see the space in person. With a wide-angle lens, a piece

of furniture toward the back of a shot can appear distant, while a telephone near the front can look like a Buick. Even without staging, Devlin moves things around. At a townhome in Fairmount, Devlin removed items that could appear clutter-ish, such as kids’ toys and outerwear. She’ll position a colorful bowl of produce to catch the camera’s eye but also nix items that could be too bright, such as a bottle of blue Listerine or orange liquid soap. Trash cans, shoes, weight scales — she’ll hide those. The homeowners’ job is to hide themselves. Weather has a strong effect on Devlin’s output. Sometimes, Realtors want to reschedule if the light isn’t right. Others tell her to go for it, but

even in these cases, Devlin said, she’ll often return to shoot the exterior. The sweet spot for both inside and out is a day with blue skies and light cloud cover, something she articulated while waiting for a cloud to mosey toward the sun on a recent bright afternoon. “You’d be surprised how much time I stand watching clouds.” Devlin has a quietly pleasant temperament, an attribute on a job that, in theory, is supposed to be in and out, but often calls for interactions with residents experiencing major life changes. Although Devlin shoots many empty spaces, she also enters occupied homes where homeowners are going through a divorce or a tenant has just learned the landlord is selling. And she sees “a big assortment of care,” Devlin said. “I’ve seen bongs being left out on the table, and it’s like really?” Homeowners Sumi Maeshima and Atsushi Moriyashu in Fitler Square seemed at peace when they explained that they were returning to their home country, Japan. So did Kathie Daley in Laverock when she described how she hopes to downsize to a modest farmhouse in Bucks County. Currently, Daley and her spouse, Richard Sand, live in an 8,645-square-foot historic mansion. Realtor Rob Lamb, who works with Devlin often, asked her to capture the estate. “Anybody can have the tools,” Lamb said. “But she has this slight artistic, creative touch that folds itself into the photos and becomes a part of the story.” When Devlin submits photos after a shoot, Lamb and his team develop the sequence for the listing with the seller’s approval. The goal is that each photo will draw the viewer to the next, Lamb said. “You want to get them deeper and deeper into a stream of photos,” he said. “If you don’t catch them there, onto the next house.” Devlin’s bread and butter continues to be wide room-length shots, but she has begun taking more details for social media. That intense closeup of carvings, tiles, or the azalea bush through the window might not work in an online listing, but it could kill on Instagram. To shoot the dining room of the historic mansion, Devlin carried in a vase of flowers to provide a centerpiece and turned off the lights. She tries to avoid the glow light fixtures can create, relying on a combination of flash and long exposure times. She set her camera for a 1.6-second exposure time, so the details of the panoramic mural wallpaper — from a series also brought to the White House — would come into view. Devlin is careful to note that the work she does for listings isn’t the work she’d do for Architectural Digest. Even if there’s careful staging, sometimes she has to pull back and make sure that each closet is included. “Sometimes I take photos that aren’t terribly pretty,” she said, “but I need to show the room works.” 

Even in an age of email and streaming video, nearly every home in the nation maintains some kind of mailbox, a reminder that some things can only be delivered by the reliable old U.S. Postal Service. You may not give much thought to your mailbox, but it’s an essential tool for your home, and it’s often one of the first things a visitor sees — the most literal form of curb appeal! Keep this in mind when installing or replacing a mailbox.

FOLLOW THE RULES The U.S. Postal Service regulates mailbox design specifications — for instance, door slots must be at least

30 inches above the floor, and roadside mailboxes are generally required to be placed at a height of 41 to 45 inches. You should contact the local post office and consult any applicable homeowner association rules before installing a custom mailbox. All mailboxes bought off-the-shelf should bear the Postmaster General’s seal of approval.

WASHINGTON — Long-term U.S. mortgage rates fell this week, breaking a steady climb that pushed them to their highest levels in seven years. It was the first decline in four weeks in long-term loan rates amid the peak home buying season. Mortgage buyer Freddie Mac said Thursday the average rate on 30-year, fixed-rate mortgages was 4.56 percent, down from 4.66 percent last week. The average benchmark rate has been running at its highest levels since May 2011. By contrast, the 30-year rate averaged 3.94 percent a year ago. The average rate on 15-year, fixed-rate loans dipped to 4.06 percent from 4.15 percent last week.

We bought our home a year ago with a fenced in yard. Recently, our neighbor demanded that we remove the fence from his property stating it is two feet over the line. I looked at our closing papers and saw that our survey does show our fence is on his property. The fence company, the seller, and our title company are telling us they will not help. We bought the house this way, and it does not feel right for us to have to pay to have the fence moved. Do we? –Stan

A:

Yes, you will have to pay to have the fence moved because you became responsible for it when you became the owner. When you entered into the contract to purchase the property, you and the seller agreed to a bundle of rights and responsibilities. The very situation you are now dealing with now was addressed in your contract and is part of the reason that you had the home surveyed during the closing process. The typical contract lets you notify the seller if there is an issue, such as yours, and would require the seller to fix the problem before closing. However, if you failed to notify the seller and went to closing, you waive this requirement. It becomes your problem, not the seller’s. The fence company installed the fence with the approval of the seller, so they are not responsible, and this would be excluded from your title insurance policy because it is plainly showing on the survey. While I don’t think you did it intentionally, you accepted this problem and will now need to move the fence. While the typical real estate contract seems like a simple fillin-the-blank form, it has been crafted over the years to address almost every issue that arises during the process. There are numerous rights and responsibilities in those pages, and they should be carefully read. If, after reading them, you still don’t fully understand what the contract requires, you should find a professional to help you through the process to make sure that a seemingly unimportant issue, such as this one, doesn’t cause significant problems later. 

As tensions mounted over U.S. trade policy and political turmoil in Italy and Spain, prices jumped for long-term U.S. government bonds as investors moved money into lower-risk assets. That depressed the bonds’ yields, and mortgage rates followed suit. The yield on the 10-year Treasury bond dropped Wednesday to 2.78 percent, its lowest level since early April and the biggest single-day decline since June 24, 2016, the day after Britain’s vote to leave the European Union. The key bond’s yield recovered to 2.84 percent Thursday morning. Consumers have appeared to shrug off the recent spikes in mortgage rates, as applications for home loans continued to

The purpose of the hearing is to consider the adoption of Ordinance No. 2018-11: An ordinance repealing and readopting Chapter 14.04 of the Palmer Lake Municipal Code concerning building codes and adopting by reference the Pikes Peak Regional Building Code, 2017 edition (“PPRBC”), and setting the penalties for violations thereof. The subject matter and purpose of the PPRBC is to provide minimum standards to protect the public health and safety by regulating and controlling buildings, structures, and equipment including but not limited to heating, ventilating, comfort cooling, refrigeration systems; signs and sign structures; elevators, dumbwaiters, escalators; boilers and pressure vessels; plumbing and drainage systems; electric conductors and equipment; and the storage and handling of hazardous materials; and adopting uniform codes, consistent with and generally conforming to similar ordinances and regulations throughout the Pikes Peak region, and to effect this purpose by acting with other governmental bodies in the Pikes Peak region in the promulgation of measures and procedures, and the establishment of committees and boards as provided in the PPRBC, and establishing procedures for licensing contractors.
