Without an LLC, both your real estate and personal assets are at risk. If a tenant were to slip

on some ice at your property, for example, they would be able to lay claim not only to the building, but your personal property and home as well, without the protection of an LLC. A correctly formed and maintained LLC places a barrier between business and personal assets, should the business get sued. • Benefits of equity stripping: Another great way to protect assets in conjunction with an LLC is equity stripping. This is where you take out a line of credit on your property and/ or a mortgage or loan so that the equity in the property is very low. The point of doing this is so that if the business is sued, even if the claimant succeeds the companies or other businesses that the real estate is indebted to (which you may own yourself) will have the first lien position, making it extremely difficult for the claimant to collect. This strategy may even prevent a suit from being brought in the first place since the real estate is no longer a lucrative target. • Easy to operate: There is very little work that needs to be done to keep an LLC in good standing. Also, there are no additional tax returns required since an LLC is reported on your personal return.

• Limited liability for your other ventures: An LLC has the power to separate your various businesses or real estate assets from one another, protecting other LLCs in case one is involved in litigation. • Real estate as a tax shelter: Real estate has long been known as one of the greatest legal tax shelters. With the passing of the Tax Cuts and Jobs Act of 2017, they are even better. As with most things, the economic benefits of investment properties come back to supply and demand. Admit it; you’re secretly expecting a bidding war. So trivial things like curb appeal and repairs don’t matter — because buyers are happy with just about anything, right? Not exactly. Although we are currently in a seller’s market, there are still homes lingering on the market for weeks … or even months. “In my 27 years in the industry, this is the best seller’s market

I’ve ever experienced,” says Mike MacGuire, broker/owner with The Platinum Group, Realtors. “I recently saw an article about how everything is selling fast, and for above asking price, but that’s not necessarily true.” In fact, MacGuire went over some current market statistics that might offer a better perspective on the Colorado Springs housing market. “I want to make sure people understand that they still cannot cut corners, which we see a lot of right now.” Some of the details MacGuire

shared include: • There are currently 1,047 existing homes on the market, 53 percent of which are listed at over $400,000 • 71 percent of the homes over $400,000 have been on the market for more than 30 days • 84 percent of homes over $400,000 have been on the market for more than 60 days • In the seven days prior to this writing, there were 282 price reductions, which translates to 26 percent of our market (and that’s up over the week prior)

“It’s still important for sellers not to leave out key ingredients when listing their home,” MacGuire says. “You have to be strategic about pricing, use professional photography — as well as drones and video — and have professional staging done. All of this increases your likelihood of selling.” Hiring the wrong real estate agent is also a common reason why homes fail to sell. There’s a reason why the majority of real estate transactions are done by 6 percent of all licensed agents,

Colorado Housing and Finance Authority Announcement of Public Hearings For the 2019 Low Income Housing Tax Credit Qualified Allocation Plan The Colorado Housing and Finance Authority (CHFA) will hold four public hearings in Colorado regarding the Low Income Housing Tax Credit Qualified Allocation Plan (the Plan) for the year 2019. The purpose of the hearing is to receive input on the Plan and to discuss proposed changes to the Plan for the upcoming year. The first hearing will be held on Thursday, September 27, 2018 from 10 a.m. to 12 noon at the Glenwood Springs Community Center, 100 Wulfsohn Road, Glenwood Springs, CO 81601. The second hearing will be on Thursday, October 11, 2018, from 10 a.m. to 12 noon at the Colorado Springs Housing Authority, 831 S. Nevada Avenue, Colorado Springs, CO 80901.
