For many young people, a first apartment might be a cramped studio or just a bedroom in a shared living arrangement. Juggling that room’s living, dining and sleeping spaces requires creativity. Take Meg Volk, a New York-based producer and photographer who at 22 is a seasoned veteran of the tiny-home trenches: She’s on her third, under-300square-foot studio apartment. Find vertical space; think small and light; and when in doubt, do without, she advises. “In my first solo studio apartment, I had about 200 square feet and the option of a twin-size bed or a futon,” she says. But she was lucky enough to have 10-foot ceilings. She built a sleeping loft with a porthole entrance and storage in the stairs. Was it claustrophobic? A little, but worth it, she says. “While it’s nice to be able to sit up in bed, it’s even nicer to have room for a couch, media center and side table.” IKEA has embraced this mobile-renter demographic with its P.S. collections. Now eight years running, the collections feature pieces that are portable and inexpensive but well-designed. The Havet sofas have wheels; a stool has an embedded LED lamp. Peter Klinkert heads the retailer’s Special Collections. He says this year’s 50 pieces came out of collaborations between young international designers and the IKEA in-house team. “Small space doesn’t always mean no space,” Klinkert says. Buy furniture that’s multifunctional, he
advises: storage cubes that also work as coffee tables, or a dining table that offers storage, so it can be used as a workspace. (www.ikea.com) Bookcases can be clunky and cumbersome. Consider floating bookshelves that take advantage of wall space without taking up floor space. IKEA’s Lack wall shelves come in a variety of colors, and there’s also a corner shelving unit in the P.S. 2014 collection that would maximize a dead space. Check out Umbra’s clever Conceal wall shelves that give you a steel bar on which to anchor a hardcover book; stack a few more, or add a small accessory, for a neat combination of wall storage and art. (www.umbra.com) Consider mirrored or clear acrylic pieces to give the illusion of more space. Overstock’s got side tables and chairs priced a lot lower than high-end designer pieces. (www.overstock.com) A great coffee table can serve a lot of functions. Entertaining, dining and crafting can all happen at a decent table in front of the sofa and television. Dania’s got the cool Harwich oakveneered table: four stacked slabs, and the top two swivel. Two sturdy levels of elm veneer and steel create a workhorse piece in the Matson coffee table. (www.daniafurniture.com) Volk says her spaces seem bigger when she uses furniture with legs rather than pieces that squat solidly on the ground. Choosing light-colored woods and fabrics also contribute a sense of airiness. If you’re strapped for cash, consider
TV trays for side tables, and park a bin or basket underneath for storage. Target sells them individually for around $10, or buy a set of four and use them in both the living room and bedroom. (www. target.com) For good deals, hit the sale sections at your favorite retailers; dents, torn wrapping and scratches often warrant heavier discounts, so keep checking in. (www.westelm.com ; www.cb2.com ; www.homegoods.com ) One good thing about a small living space is that it doesn’t take much to add a lot of punch. A peaceful palette may be just right, but if you love color and pattern, inexpensive textiles are easy to add. Buy a couple of yards of interesting cotton, or use neat towels or cute baby blankets to cover seat cushions or throw pillows. You don’t need sewing skills — staple guns handle the job on furniture, while iron-on tack, Velcro, diaper pins or knots work on pillows. (www.joann.com) A block-printed shower curtain can work in the bathroom or at the window, and be cheaper than drapes. (www. worldmarket.com ) Check out www.apt2b.com for contemporary wall-art designs at good prices. Finally, exercise self-control when it comes to tchotchke displays and tempting but unnecessary gear. “Piling stacks of books on the floor, covering your desk with collectibles or using your coffee table to show off the trinkets you picked up in Paris sounds lovely, but generally comes off feeling as though you had nowhere else to put them,” says Volk. ■

32 states trail US as a whole in job recovery BY PAUL WISEMAN ■ THE ASSOCIATED PRESS
WASHINGTON – Five years after the Great Recession officially ended, most states still haven’t regained all the jobs they lost, even though the nation as a whole has. In May, the overall economy finally recovered all 9 million jobs that vanished in the worst downturn since the 1930s. Another month of solid hiring is expected in the U.S. jobs report for June that will be released Thursday. Yet 32 states still have fewer jobs than when the recession began in December 2007 — evidence of the unevenness and persistently slow pace of the recovery. Even though economists declared the recession over in June 2009, Illinois is still down 184,000 jobs from pre-recession levels. New Jersey is down 147,000. Both states were hurt by layoffs at factories. Florida is down
170,000 in the aftermath of its real estate market collapse. The sluggish job market could weigh on voters in some key states when they go to the polls this fall. A Quinnipiac University poll out Wednesday found that voters named the economy by far the biggest problem facing the United States. The states where hiring lags the most tend to be those that were hit most painfully by the recession: They lost so many jobs that they’ve struggled to replace them all. Nevada, which suffered a spectacular real estate bust and four years of double-digit unemployment — has fared worst. It has 6 percent fewer jobs than it did in December 2007. Arizona, also slammed by the housing collapse, is 5 percent short. By contrast, an energy boom has
lifted several states to the top of job creation rankings. “North Dakota is the No. 1 example,” says Dan White, senior economist at Moody’s Analytics. “It’s like its own little gold rush.” North Dakota has added 100,000 jobs since December 2007 — a stunning 28 percent increase, by far the nation’s highest. The state has benefited from technology that allows energy companies to extract oil from shale, sedimentary rock formed by the compression of clay and silt. Not surprisingly, the capital of North Dakota, Bismarck, has the lowest unemployment rate of any American city: 2.2 percent as of May. Also benefiting from the energy boom is Texas, which has added more than 1 million jobs since December
2007, an increase of nearly 10 percent. For comparison, the nation as a whole has added only a net 113,000 jobs over that period. Jobs in Washington D.C., where lobbying is an all but recession-proof occupation, are up 49,000, or 7 percent. The gain was led by a 10 percent increase in hiring by private employers. Wall Street’s recovery from the financial crisis has helped New York gain 237,000 jobs since the recession ended, an increase of nearly 3 percent. Moody’s White says many states are struggling because the recession wiped out solid middle-class jobs — in manufacturing and construction — that haven’t returned. He says it will take a stronger housing recovery to put significantly more people back to work building houses, installing wiring
and plumbing and selling furniture and appliances to new owners of homes. Housing has rebounded somewhat since bottoming a couple of years ago. But the industry’s recovery has slowed. Home construction is running at barely half the pace of the early and mid-2000s. And the United States has lost nearly 1.5 million construction workers since the end of 2007 — a 20 percent plunge. Nevada has lost half its construction workforce. Factories have added 105,000 jobs over the past year, but manufacturing payrolls remain down 1.6 million, or 12 percent, since the start of the recession. Manufacturing jobs in Michigan hit bottom in June 2009. But the state still has 45,000, or 7 percent, fewer factory workers than it did in December 2007. ■

Gardener: Five keys to urban gardening success BY JOE LAMP’L ■ GROWINGAGREENERWORLD.cOM
Growing plants, especially edibles in an urban environment such as an apartment deck or small patio can be a challenge. As much as we might like to have huge juicy homegrown tomatoes fresh from our balcony, that’s a tall order with less than six hours each day of direct sunlight. Having said that, it’s not impossible. But picking the right plants for your growing environment will have a lot to do with your gardening success and happiness level. Beyond that, there are other important considerations. These five tips to a productive urban garden should help add to the pleasure and success no matter where your garden grows. 1. Choose the best Container While it is true that you can use just about anything as a container, it is important to give it some thought. No matter what container you choose, it absolutely must have drainage holes. If it doesn’t, drill some. Having a place for
the water to drain out is very important. Some of the most readily available and practical container options are the following: Clay: Inexpensive but can dry out quickly. Also prone to cracking. Plastic: Holds moisture very well. There are some higher end plastic pots that come in really cool designs and colors. A very good value and will last for years. styrofoam: Mimics the look of concrete or stone without the weight Wire baskets lined with coconut fiber: These are great, inexpensive and reusable. They do tend to dry out in windy conditions, so place them where you can water them easily. 2. PiCk the right soil Not all soil is suitable for container or urban gardening. Here are considerations for the most common options you’ll face: top soil: While better than backyard
dirt, top soil is not engineered for container and urban gardens. It’s great for filling areas like raised beds or low spots in a yard, but that’s about it. Don’t fall for the cheap price. You’ll pay for it in short order when your plants drown from saturated soil. Topsoil is great in the right place but an urban garden or container is not the place. garden soil: Typically labeled as such, “garden soil” is made for filling outdoor beds and areas where added bulk is needed. It’s got a few more ingredients than straight topsoil including slow release nutrients, but it’s still too heavy for containers. This is what you want. It’s specifically made for containers. This soil is very lightweight, drains well and has slow release nutrients that keep plants fed throughout the season. 3. Plant seleCtion Picking the right plant varieties is just as important as anything else in
the equation. There are many choices today bred specifically for small space gardening. Read the plant tag, snap the QR code, and look for key words in the plant name, such as “patio,” “container,” “dwarf” or “urban.” 4. irrigation Irrigation is hugely important but it doesn’t mean you need to put your busy life on hold just to keep your thirsty plants alive. Plants growing in containers need extra attention when it comes to watering as they dry out much faster. It’s not uncommon during the summer to water every day. Fortunately there are simple solutions to put your watering duties on autopilot. If you have access to an outdoor spigot or water supply, you can set up a simple drip irrigation kit connected to battery-operated timer. For about $70, you can have everything you need to keep up to five containers well watered no matter where you are.
Other options are available from soda bottle feeders you can make yourself, to self-watering container feeders for under $20. 5. Feeding Although most store bought soils today include slow release nutrients, it’s likely that you may eventually need to add supplemental fertilization periodically. Every time you water, you’re leaching some of those nutrients out of the container. Depending on the soil, the supplied nutrients will eventually become depleted. A couple in their 40s — a truck driver married to a convenience store manager — were in the throes of a nasty breakup when they rang Sid Davis to say they wanted to liquidate their property promptly. Davis, an experienced real estate broker, knew from their address that the couple lived in a strong starterhome community with coveted one-level houses. Thus he assumed their robin’s egg-blue property, with 1,450 square feet of living space and a popular floor plan, would be an easy sell. But what Davis found upon visiting the home was disappointing. Through the turmoil of their unhappy marriage, the couple had let their property deteriorate badly. Davis, the author of “A Survival Guide for Home Sellers,” failed to convince the couple to restore the good looks of
the house with fresh paint, new carpet and a replacement kitchen floor. The only thing they agree to do was to clean and clear clutter. “Because of their resistance, we had to chop 15 percent off what the house would have sold for in good condition. Also, the sellers had to give the buyers — a couple in their 20s looking for a bargain — an $8,000 allowance for carpet, paint and flooring,” Davis says. Homes are allowed to deteriorate for many reasons. Elderly sellers and those confronting serious health issues are understandably more focused on their ailments than on keeping up their property. Also, cash-strapped owners of all ages who have to sell for financial reasons often lack the available funds to make a property show-worthy. Ashley Richardson, a real estate agent affiliated with the council of Residential Specialists (crs.com), says
people facing foreclosure sometimes become so disheartened that they can’t muster the will to improve their home. “When their finances fall apart, some people just give up hope and their coping skills decline. They default on an emotional level,” Richardson says. “You should limit your spending to high-visibility projects that give you the best return on investment.” Richardson says. Here are a few more pointers for sellers: seek out a seasoned agent For unvarnished adviCe You’d be wise to seek a listing agent willing to serve as a project manager, says Eric Tyson, a personal finance expert and co-author of “House Selling for Dummies.” “Not all agents will tell you the truth about all the work needed to make your place look good. Yet that’s information
you really need in order to make the right decisions,” Tyson says. As Richardson says, a reputable agent shouldn’t only give you a list of tasks worth doing, but should also tell you which upgrades wouldn’t warrant the expense. Richardson recommends you interview three candidates. Ask each to analyze your property and tell you which cost-effective steps would make it more saleable. Go with the one who gives the most realistic assessment. If they don’t like what they see on the Internet, they’ll never go see your place in person,” she says.
