Adult children moving back with their parents is so common a phenomenon that it’s inspired Hollywood movies (witness “Failure to Launch” with Matthew McConaughey). Credit the financial crisis and the slow economic recovery that has followed. One in nine parents surveyed by Fidelity and Stanford University’s Center on Longevity said their offspring had returned “to the nest” in the last year. Sixty-eight percent of those parents reported they were more stressed, and more than half said they were less happy (53 percent), less satisfied (54 percent) and had less leisure time (53 percent). Nor did parents report those housemates coming cheap: Seventy-six percent of respondents said they faced higher expenses. Health impacts were significant for women, with 46 percent reporting sleeping worse and 40 percent reporting gaining weight. Fidelity and the Stanford Center surveyed more than 9,000 retirementplan participants still employed full time to understand how major life events affected a person’s health and wealth and overall happiness. The results were released in May. “This research reinforces that a key component of living long and living well is about navigating life events that can impact a person’s finances, health, career, overall happiness and ultimately their overall well-being, conclusions supported by the Stanford Center on Longevity’s own Sightlines Project,” said Tamara Sims, director of the Sightlines Project. that more 18- to 34-year-olds live with a parent than with a spouse, according to an April report from the U.S. Census Bureau. That report, “The Changing Economics and Demographics of Young Adulthood: 1975–2016,” found that boomeranging adult children represented a major shift from the 1970s, when young people were more than twice as likely to live with spouses. Most of those who live at home today, but neither work nor study, have high school diplomas or less, and about one-
fifth have children. Half are white, and the majority are male. About a quarter have disabilities, the data show. “Almost nine in 10 young people who were living in their parents’ home a year ago are still living there today, making it the most stable living arrangement for young adults,” the report said. “In 2005, the majority of young people lived independently in their own household (either alone, with a spouse or an unmarried partner), which was the predominant living arrangement in
35 states. By 2015 — just a decade later — only six states had a majority of young people living independently.” Brooke Willmes, a lawyer and real estate agent with Space & Co, observed: “There’s growing pains, especially when you have two generations of adults with their own ways of doing things.” “When kids move into the parents’ house, the parents still rule. That can be really challenging when you have children,” said Willmes, who helped a couple relocate to the suburbs in May to
live with the mother of one of them. To prevent their adult children from moving home, some boomers are buying them real estate outright. Brokers and agents in the Philadelphia region say they’re seeing parents with significant financial assets purchasing properties — often paying cash — as an alternative to the stock market. Elizabeth Convery, of Very Real Estate in Philadelphia, recently completed a deal in which parents bought a large house near a college campus for their son, who is in medical school. “The parents are able to collect rent from his roommate friends, pay off the mortgage, and use it as a place to have their money work for them that’s different than the stock market,” Convery said. She’s seeing similar transactions in a variety of neighborhoods, she added, with the price point tending to stay below $400,000. “But they can control the rent, make sure their adult children are safe.” Another couple bought a condo for their daughter who had just graduated — and the parents had only seen the property online, Convery said. (They were retired and living in Hawaii.) “We did a lot of touring on FaceTime, but the daughter and her friend picked it. The parents flew in for the home inspection and wrote the check.” Ultimately, boomer parent-buyers might move into the properties they buy for their kids. “When they’re ready,” she said, “the plan is they’ll sell their big suburban home when the adult child is more financial stable and can buy on their own, then move into the city and use the property as their own.” ■

Although the heydays of the real estate boom of the early 2000s have not quite returned, things look positive. In the United States, 1,226,000 new homes were built in 2016, according to data from Consumer Reports. That was the most since 2007. Resales also have been more promising. The National Association of Realtors says the median number of days a home was on the market in April 2017 reached a new low of 29 days. However, low supply levels did stanch existing home sales somewhat. By mid-2017, the market was a seller’s market, with more people in the market for homes than properties available. But sales during that time were still outpacing sales figures from a year prior. In fact, in May 2017, home sales in Canada increased to their highest level in more than five years, according to the Canadian MLS Systems. Low interest rates on mortgages and more confidence in the economy has driven many people to make improvements to their existing homes. As is typical, the things homeowners are looking for in 2017 have evolved from years past. The following are some trends that are helping to steer the real estate market further.

SMALLER HOMES Home sizes in the United States steadily increased for decades, eventually leading to an average of 2,453 square feet in 2014, according to U.S. Census figures. However, Realtor.com reported in 2015 that new construction homes have already
begun to shrink by 40 square feet. There seems to be a slight trend toward more modest homes as people consider affordability and maintenance on larger properties. The National Association of Home Builders states buyers are now looking for smaller, more livable homes with flexible floor plans, energy-efficient appliances and plenty of storage space. MATTE FINISHES Stainless steel and luster have been popular for years. However, the next big thing is matte finishes on faucets, appliances and even in countertops. These less flashy finishes are prized for their warmth and elegance. While some high-end models with matte finishes have been available for several years, even less expensive models are now available. SMARTER TECHNOLOGY Many homeowners are embracing smart technology throughout their homes, but it’s not just lights that turn on with voice command or more efficient thermostats. Innovative technology includes toilets that can autonomously stay clean and sanitized, refrigerators equipped with cameras so homeowners can see the contents inside and indoor food recyclers that can turn food waste into fertilizer. Colorado Springs remained one of the nation’s hottest housing markets last month, a new report from Realtor.com shows. The Springs ranked No. 8 in June among the country’s top 20 medium- to large-sized metro areas, according to Realtor.com. Colorado Springs has been in the top 10 for several months; it ranked No. 6 in May. Realtor.com, an arm of the National Association of Realtors, analyzes the demand for homes in a given market as measured by the number of views of online listings. The report also looks at the supply of homes for sale in an area, based on the median number of days they spend on the market before selling. In Colorado Springs, homes stayed on the market for 33 days before selling in June, up
by one day in May, according to Realtor.com. Denver-Aurora-Lakewood, which ranked No. 18, was the only other Colorado market that cracked the study’s top 20. Its homes sold in 30 days during June, up from 27 days the month before. The nation’s top market in June was VallejoFairfield, Calif., northeast of San Francisco. It also ranked No. 1 in May. Other local and national reports have pointed to Colorado Springs as a red-hot housing market. The latest Pikes Peak Association of Realtors report for May showed that area homes spent an average of 30 days on the market before selling. Median and average sale prices for the months also hit record highs of $280,000 and $319,969, respectively. ■

BE A ‘STRONG BORROWER’ Although many factors — among them the loan-tovalue ratio and the policies of the lender you’re dealing with — can influence the terms of a loan on an investment property, you’ll want to check your credit score before attempting a deal. “Below (a score of) 740, it can start to cost you additional money for the same interest rate,” Huettner says. “Below 740, you will have to pay a fee to have the interest rate stay the same. That can range from onequarter of a point to two points to keep the same rate.” The alternative to paying points if your score is below 740 is to accept a higher interest rate. In addition, having reserves in the bank to pay all your expenses — personal and investment-related — for at least six months has become part of the lending equation. “If you have multiple rental properties, (lenders) now want reserves for each property,” Huettner says. “That way, if you have vacancies, you’re not dead.” SHY AWAY FROM BIG BANKS If your down payment isn’t quite as big as it should be or if you have other extenuating circumstances, consider going to a neighborhood bank for financing rather than a large national financial institution. “They’re going to have a little more flexibility,” Huettner says. They also may know the local market better and have more interest in investing locally. Mortgage brokers are another good option because they have access to a wide range of loan products — but do some research before settling on one. “What is their background?” Huettner asks. “Do they have a college degree? Do they belong to any professional organizations? You have to do a little bit of due diligence.”

But while interest rates remain low, the days of quick, easy financing are over, and the tightened credit market can make it tough to secure loans for investment properties. Still, a little creativity and preparation can bring financing within reach of many real estate investors. If you’re ready to borrow for a residential investment property, these five tips can improve your chances of success.
