Q: We are buying a home and had a “fourpoint” inspection done for the homeowner’s insurance. The insurer declined to cover the house due to the brand of the electrical panel fuse box. What gives? — Dan

Five ways to get acquainted with a new neighborhood

A: Most insurance companies require a “four-point” home inspection before insuring a property. The inspection focuses on the four main causes of most insurance claims: HVAC (heating, ventilation and air conditioning);

electrical wiring and panels; the roof; and plumbing. This inspection doesn’t concern itself with cosmetic or other issues outside of the four listed systems. Certain brands of electrical panels, particularly those installed before 2000, have been found to cause problems and not perform as they should. A fuse is supposed to trip when there is a problem in order to prevent a much larger problem. Many home fires are caused when fuses or panels malfunction. If the insurer is denying coverage due to a suspect panel, the worst solution, in my opinion, would be to try a different insurer. Just because another company will give you the coverage doesn’t make the panel any safer. If you are faced with this situation, speak to the seller about replacing the panel before the deal goes any further. If the seller won’t budge, your best bet is to find a different, and safer, home. ■ ABOUT THE WRITER Gary M. Across the country, people are packing boxes, hiring trucks and moving short and long distances. The U.S. Census Bureau says that around 12 percent of the population moves each year. According to a survey by DuProprio, a Quebecbased real estate advice site, 28 percent of Canadians feel the need to move every five years. Surprisingly, DuProprio also found that 14 percent of owners wish they could move every year. The main reasons people move are expansion of the family, a career change, retirement, empty nest situations, or when moving is more practical than large-scale home renovations. While some people stick close to previous home locations, a 2015 American Community Survey found approximately 16.9 million people moved to a different county in 2015. Whether a move is across county lines or overseas, it can take some time to acclimate to a new neighborhood. These tips can help anyone get acquainted with their new surroundings and make friends in the process. 1. Host a housewarming party. Get to know immediate neighbors by hosting a party. After some unpacking is done, host a simple get-together for people who live nearby. Ask if neighbors can help out by bringing chairs. Offer light refreshments and some type of activities for children. The event doesn’t have to be extensive, just long enough to engage in some conversation and introduce yourself. 2. Walk and drive around. Scout out the area by driving around and making note of shopping centers, parks and places of interest. Schedule times when you will get out of the car and walk around on foot, which makes it easier to take everything in. Use a website like Walkscore.com to find places within walking distance of your new home. Bring the dog along. Dogs can be great ice breakers with new neighbors. 3. Check out community blotters. Community events may be posted in print and distributed

through a local newspaper and also on municipal websites. Find out where the locals go on weekends or during the week. Communities may take pride in certain activities. It’s easier to get a feel for the neighborhood by spending time with the locals. 4. Become active in the community. Find a volunteer organization or join a local house of worship. Check with the local chamber of commerce for ways to get involved or clubs to join. Like-minded people can make living in a new locale more enjoyable. 5. Dine out once a week. If budget allows, try a new neighborhood eating establishment each week to get a lay of the land. You’ll identify hot spots and hidden gems and will also be able to mingle with the community. An app such as Open Table can help you find places to eat nearby. ■

How to stop perfectionism from driving you and your co-workers crazy ELANA LYN GROSS  MONSTER CONTRIBUTOR

You are always the first person in the office and the last one to leave. You don’t just double-check your work. You double-check your teammates’ too — because you want everything you touch to be perfect. But here’s the thing: It will never be perfect. There will always be room for improvement. One typo in an email, a misspelled tweet from your company’s account, or a slightly awkward presentation won’t be the end of the world (or your career). Striving for perfection can have negative effects on your job performance, so your career and state of mind might improve if you cut yourself some slack. “Perfectionism at work can cause you to have time management issues, difficulty completing tasks and an inability to start things,” said Kimberly Hershenson, a New York-based clinical social worker. “This can lead to resentment from co-workers and

increased anxiety and stress in your work environment.” Luckily, there are ways that you can maintain a balance between caring about your quality of work and taking care of yourself so you avoid burnout, increase productivity and leave before midnight. Set realistic expectations You’ll constantly be disappointed in yourself, and likely other people, if the expectation you set is perfection, so stop now. Start by taking inventory of your perfectionism, suggested Meredith Cook Riddick, Texas-based therapist. Identify where your need to succeed is helpful to you, and where it stands in your way. Some pros might be that you catch mistakes, are organized and have a strong work ethic. Some cons might be that you are exhausted, annoying to colleagues and always stressed out.

Riddick said you can change your behavior by adjusting your expectations for one project. You may determine that it’s not realistic to finish a month’s worth of work in two days, send fifty “perfect” sales pitches a week, or whatever is applicable to your industry. Focus on one task that you can comfortably scale back. “If you go into a project with more realistic expectations, the results may surprise you,” said Cook. Side effects may include decreased stress, clearer thinking, more focus and, as a result, higher quality work and a happier workday. “It may just be the reward you need to continue reducing debilitating perfectionism in the workplace,” she added. Appreciate failure “A perfectionistic mindset assumes that I need to avoid failure at all costs,” said Nate Page, a Minnesotabased psychologist at Carleton

College. Instead of viewing something as “failure” or a “mistake,” try to see it as a learning opportunity. “A growth mindset assumes that not only are failures a necessary part of growth, they’re a desirable part of growth.” The next time something doesn’t work — be it a business pitch that wasn’t accepted, a sales target you didn’t reach, or a performance review you didn’t ace — ask for feedback, take stock of what you could have done better, and use those stumbles as learning opportunities to do better next time. “The more you embrace failure, the more you can grow and develop and have the type of success you want,” said Page. Create “good enough” deadlines for yourself It might be uncomfortable for you, but don’t allow yourself to check something “one last time.” Set

deadlines that let you move on so you don’t get stuck trying to perfect one project at the expense of another. “Perfectionism can cause you to waste valuable time and can cause you to tread water at work while your peers move in the right direction,” said Dr. Laurel Steinberg, a New Yorkbased psychotherapist and professor of psychology at Columbia University. Steinberg recommended that you determine how long a project will take to complete. “Aim for efficiency and to finish in five percent less time than you initially allocated for the task, and don’t let yourself go over by more than 10 percent,” she said. You might not be able to remove all distractions (especially in an open office) but limit the ones you have control over (like taking a quick break to scroll through your Instagram feed). And if you fail to meet those deadlines the first time, no worries. Practice makes perfect. ■

No. 3 Gas Tariff, to become effective on October 1, 2017. The revised tariff will affect active residential customers, who are incomeeligible for energy assistance, if the Commission allows the tariff to become effective. The BHEAP Funding Fee will continue to remain at $0.00, across all applicable customer classes, because the Company has an over-collected position that will remain sufficient to fund BHEAP for the 2017-2018 program year. Thus, there will be no change in the average 1 residential, average small commercial, or large commercial and industrial monthly bill. The rates, rules, and regulations ultimately authorized by the Commission may or may not be the same as those proposed and may include rates higher or lower than those proposed or currently in effect. The Commission may suspend the proposed tariffs, rates, rules, or regulations. The Commission may hold a hearing to determine which rates, rules, and regulations will be authorized. If a hearing is held, any member of the public may attend the hearing and may make a statement under oath about the proposed tariffs, whether or not he or she has filed an objection or intervention. If the filing is uncontested or unopposed, the Commission may determine the matter without a hearing and without further notice.
