Suppose you’re buying a home. And suppose, too, that you have an elderly parent or adult child who’d like to live in your home with you. Why not buy a home together as a family? If that sounds smart to you, you’re not alone. Multigenerational living is “in.” In fact, a recent study by the National Association of Realtors found that 14 percent of U.S. home purchases last year involved a multigenerational household of adult children, plus parents, grandparents or both. The multigenerational housing trend isn’t new, but it’s on the rise. According to a Pew Research analysis of U.S. Census Bureau data, the proportion of 25- to 34-year-olds who live in such households has increased significantly since the Great Recession, to the highest level since the 1950s.

Winterize to safeguard your home from harsh weather Autumn is a beautiful time of year marked by welcoming cooler temperatures and the natural beauty of leaves changing colors. Autumn also has a tendency to fly by, as if the powerful weather of winter simply cannot wait to make its presence felt. With such a seemingly short time between the end of summer and the dawn of winter, homeowners know they don’t have too many weekends in between to prepare their homes for the potentially harsh months ahead. But such preparation, often referred to as “winterizing,” can make a home more comfortable when the mercury dips below freezing, while saving homeowners substantial amounts of money along the way. CLEAN THE GUTTERS. Leaves falling in fall can be a beautiful sight to behold, but many of those leaves are likely finding their way into your gutters, where they can lodge and cause a host of problems down the road. If the leaves and additional debris, such as twigs and dirt, that pile up in your gutters are not cleared out before the first winter storm, the results can be costly and even catastrophic. Winter rain and snowfall needs a place to go upon hitting your roof, and gutters facilitate the travel of such precipitation from your roof into street-level drainage systems. If gutters are backed up with leaves and other debris, then ice dams may form, forcing water to seep in through the roof. That damage can be costly and can even cause the roof to collapse inward in areas with heavy snowfall. Clean gutters throughout the fall, especially if your property has many trees, and be sure to check gutters one last time before the arrival of winter. TEND TO YOUR ATTIC. Homeowners who have attics in their homes might want to add some extra insulation up there, especially those who recall feeling cold inside their homes last winter, which is often a telltale sign of improper insulation in a home. A good rule of
thumb when determining if your attic needs more insulation is to look for the ceiling joists. If you can see the joists, then you need more insulation. ADDRESS LEAKY WINDOWS AND DOORS. Sometimes attic insulation is not the culprit when it comes to a cold home. Oftentimes, leaky windows and doors are the real bad guys in a drafty home. Fall is a great time to inspect for leaky windows and doors, as the wind outside can serve as your partner. When the wind outside is blowing, take a tour of your home’s windows and doorways, standing next to them to determine if there any holes or leaks that are letting outdoor air inside. If you notice any leaks beneath exterior doors, install some door sweeps to keep outdoor air where it belongs. Leaks around windows can be snuffed out with caulk or weather stripping. TEST THE FURNACE. Homeowners typically do not devote much thought to their furnaces in spring, summer and fall. But with winter on the horizon, fall is the time to test the furnace to make sure it’s ready for the months ahead. Expect a somewhat foul yet brief odor to appear when starting the furnace. That odor should dissipate shortly, but if it does not go away, then your furnace is likely in need of repair. But even if the smell does not stick around, you might want to have the furnace cleaned by a professional anyway. Such cleanings ensure the furnace works efficiently throughout the winter. CLEAN THE GARAGE. You might not mind parking in the driveway during the warmer months of the year, but why subject your vehicles to harsh winter weather if you don’t have to? Clean the garage in the fall so you have an indoor parking spot throughout the winter season. Protecting your car from the elements can add years to its life and also saves you the trouble of digging your car out of the snow. Fall is a time of year for homeowners to spend a weekend or two preparing their homes for the often harsh weather that awaits when winter arrives.
John Graham, emeritus professor of marketing and international business at the University of California, Irvine, and co-author of “All in the Family: A Practical Guide to Successful Multigenerational Living,” says he isn’t surprised. “A lot of people say financial problems are causing this (trend), but what’s really happening is the realization that the best way to get along in life is interdependence with the extended family. We’ve had a 50year experiment with the notion of the nuclear family and it’s sort of a stupid way to live,” Graham says.
EVERYONE WANTS SPACE, SEPARATION
Multigenerational homebuyers on the
hunt for a suitable home need to focus on what their needs are, a list that’s likely to involve space and privacy, says Bradley Marshall, a Realtor at Coldwell Banker Residential Brokerage in Irving/Las Colinas, Texas. Marshall says one of his recent deals involved a multigenerational family who bought a 3,400-square-foot house with two master bedrooms. “We found a house with a master downstairs and upstairs and both with an en suite bathroom. It was five bedrooms with a study, so plenty of room,” he says. Rather than amenities, the home’s layout trumps in such situations, Marshall suggests.
EMPLOYING CREATIVITY TO CREATE SPACE
Karen Straughan, a Realtor with Coldwell Banker Residential Brokerage in Rockwall, Texas, also says multiple bedrooms and bathrooms are crucial, and families will “get real creative” if they can’t find a home with the layout they need. “People are buying a one-story home and putting in a breezeway, giving mom her separate space, and converting the garage or an outbuilding into her private living quarters,” Straughan says. “If there aren’t that many bedrooms, they say, ‘Can we take this second living area and make it into a bedroom?’ It’s very important that everyone has their own space.”
PLACE AS VITAL AS SPACE
Location is important, too, especially if the older generation is still more active than elderly. “The younger the parent is, the closer to town it seems they want to be,” Straughan says. “Dad can get in the car and go to the post office or run to the grocery store. He still has his freedom and feels like he’s independent.” Regardless of the home’s location or configuration, multigenerational living arrangements don’t always work out. Straughan recalled one multigenerational family that sold a five-bedroom home to another multigenerational family. “They were moving, and mom was
getting her own home,” she says. “They were only there a year. I think it was little too close for comfort.”
SOME HOUSEHUNTING TIPS
If you’re in the market for a home to share with your adult relatives, here are some tips to make the arrangement work for you — and them. ■ Open the discussion somewhere other than your home. “A neutral location helps level the hierarchy of the family. The (arrangement) ends up being an exchange of services and assets among adults. It’s not a parent-kid thing,” Graham says. ■ Include nonresident adults in the discussion. “Siblings get uptight when it looks like one is getting some advantage in a current living or potential inheritance situation. Once you start mixing assets and families, you’d better get everybody involved or there will be a lot of calls to attorneys,” Graham says. ■ Treat your parents or children like adults. “Try to get away from the paternalism,” Graham suggests. ■ Consider a new home. Some homebuilders have accommodated the multigenerational housing trend by including a so-called accessory apartment with a new house, Graham says. The apartment is intended to house a relative with a separate entrance and separate kitchen and living space. Older homes are less likely to have this layout. ■ Get everyone’s ideas on the table. “You might have conflicts while you’re discussing and deciding things, but as long as it’s a family decision, you won’t have as many family explosions or meltdowns later on,” Graham says. Find out everyone’s must-haves and won’t-accepts. “What helps is getting everyone on the same page upfront,” Marshall says. “What can you not have? Are you OK with that? What do you really want? Finding the right mortgage takes time BY JACK GUTTENTAG THE MORTGAGE PROFESSOR
Most home buyers who need a mortgage place themselves in the hands of a loan officer or mortgage broker referred to them by their real estate agent, or by a friend, relative or business associate. This is the easy way, and I understand its appeal. It is the approach I often use to purchase anything complicated that a friend or colleague understands better than me. It saves me from having to invest time acquiring knowledge for which I will have no further use. The easy way works best when the quality of referrals is high, and the cost of making a mistake is low. In the case of mortgages, however, these conditions don’t hold. Mortgage referrals are generally poor and the consequences of a mistake can bedevil a borrower for years. The hard way to get a mortgage, in contrast, can be viewed as an investment that will pay dividends for years to come.
MAKE SURE YOU QUALIFY
If your credit is good, you have enough cash for a significant down payment, and you can document adequate income for at least two years, this step can be skipped. If you are not sure, you should check it out so that in the event you don’t qualify, you will know why and can start to fix it. Time will be wasted if you can’t qualify. Any loan officer or mortgage broker you consult will qualify you, but they will also expect you to get your loan through them, which is the easy way you want to avoid.
FIND YOUR PRICE RELATIVE TO THE BEST PRICE AVAILABLE
That you qualify for a mortgage does not necessarily mean that you qualify for the best price available in the market at that time. For example, if your credit score is below 740, or you withdraw cash on a refinance, or you plan to rent your house instead of occupying it, or you put less than 20 percent down, your price will be higher than the best price. This is information you want before going further, because there may be some simple things you can do that will lower your price. The financial interest of a loan officer or mortgage broker is getting the deal done as quickly as possible, not in finding a
way to lower your price because that could delay the process. Some will do it but many will not.
SELECT THE MORTGAGE TYPE THAT BEST MEETS YOUR NEEDS
You will need to choose between a fixed and adjustablerate mortgage. If fixed, you select the term. If adjustable, you select the initial rate period. You should select the mortgage that minimizes your total cost over the period you expect to be in your house, provided that the payment is affordable, and the risk of future rate and payment increases is acceptable. Loan officers and mortgage brokers have no financial stake in whether the type of mortgage selected by the borrower turns out well in the future or not. Some do a decent job in advising borrowers looking for advice because they are professionals who take pride in their work, but there is no easy way to learn who they are.
SELECT THE COMBINATION OF INTEREST RATE AND UPFRONT LENDER FEES THAT BEST MEETS YOUR NEEDS
Once you know your preferred mortgage type, you can select from among a variety of combinations of interest rate and fees paid to the lender upfront. As with the mortgage type, you should select the combination that minimizes your total cost over the period that is your best guess of how long you might be in your house. Borrowers who expect to have the mortgage a long time find that low-rate/high-fee combinations have the lowest cost, while borrowers with short horizons find that low-fee/high rate combinations have the lowest cost. Mortgage shoppers will find schedules of interest rate and fees on many websites. Shoppers who complete this step will have identified one combination of interest rate and upfront fees as best for them. This interest rate can be viewed as their “shopping rate,” which they will use to find the lender charging the lowest fees at that rate.
