Many homeowners feel that autumn is not an advantageous time to sell their home and that they should wait for the spring or summer. Although it’s true that there tends to be a market rush each spring, autumn stands as the second best time to sell. There are many reasons for this. For one, buyers get a “back-to-business” mindset in the fall, as family vacations come to a close, kids go back to school and inclement weather nears. Finding the perfect new home as quickly as possible becomes the main priority. There is significantly less competition in autumn, matched with no shortage of serious buyers. Serious buyers are looking for new homes 365 days a year, and with fewer options the demand for your home can rise considerably. The best real estate agents out there are always willing to offer advice for fall remodeling, fixing and staging and will work hard to market and sell your home; even if it is not peak season. Because buyers typically seek to close a deal before the holidays kick in, transactions can go quicker in the fall. Ultimately, if you’re ready, you do not need to wait half a year to sell your home. Fall is a beautiful time to show-off a house. The leaves are changing colors, the neighbors are putting out their fall décor and there is a crisp breeze in the air. Buyers can comfortably walk around and get a real feel for a neighborhood and more easily discern if it’s an area they want to call home. For this same reason, is it important for sellers to keep the exterior of their home groomed and orderly. Make sure fallen leaves are removed from the grass, walkways and gutters. Lawns should be mowed, trees should be pruned, and dead summer flowers and plants should be replaced with

fall plants, such as yellow and orange marigolds and mums. Outdoor décor should be festive but not overwhelming. Small touches like pumpkins lining the walkway or a fall wreath on the front door are sufficient. Fall provides the perfect opportunity to give the interior of a house a cozy, “homey” feel. As always, it is essential to declutter the space, so as to not detract from the home itself. Make every decoration count. Accents can include bowls of seasonal fruit, a vase of fresh fall flowers, scented cinnamon candles or even a freshly baked apple pie to leave a lasting impression on all the senses, including taste. Since the weather is cooling down, make sure the house is kept at an appropriate temperature, with seasonal throw pillows and blankets draped on the couch for a welcoming effect. Walls should have a fresh coat of paint, and drapes should be open to let in as much natural light as possible. Cleanliness is of utmost importance. You don’t want your visitors to feel stuffy or closed in, they should feel clean circulation throughout the home. It is important get your heating, ventilation and air conditioning systems checked, clean out the fireplace and wash down all windows. If you have carpets, they can benefit from a deep cleaning as well. The whole home should feel and smell fresh. If you do in fact have a fireplace, lighting it for the showing is a great idea. Fall is an exciting time to sell a home to an enthusiastic buyer. Do not let the end of summer discourage you from putting your house out there, instead take advantage of the ample opportunities to display your home in a way you can be proud of this September. ■

This is how you explain gaps on your resume

“Resume gap.” Even the phrase is scary, calling to mind yawning chasms void of all light and sound — and any hope for a new job. But it doesn’t have to be that way. Whether you took six months off to go BASE jumping in the Himalayas, stopped working when a kid was born or needed to leave the workforce to care for an ailing relative, there’s always a way to spin things positively, says Nicole Williams, a career expert and author of Girl on Top: Your Guide to Turning Dating Rules into Career Success. “You may have taken time off to take courses, freelance or travel — all of which can make you a better candidate for the job,” Williams told Monster in a previous article. Even if you had to exit the workforce for personal reasons, even if you were laid off or fired, if you go into your interview with the right mindset (and a few carefully prepared answers), you’ll still have every chance to come off as the great candidate that you are. Monster’s got the advice you need to bridge the gaps with your interviewers.

BE PREPARED

You might have been hoping that the folks interviewing you would take a quick look at your resume and completely miss the fact that you didn’t work for two years — but, we’re sorry to report, that’s not going to happen. “Interviewers will want to know why there is a gap in your job history and what, if anything, you did during that time,” says Williams. “When applying for a job, acknowledge the gap in your job history in your cover letter and briefly explain the reasons for the period of unemployment.” Even if you feel awkward about your resume gap, trust us — shedding light on the situation will be better than simply leaving it to an employer’s imagination.

BE HONEST

This is a big one. Lying about your resume gap is a really, really bad idea. Employers can easily verify your career history, and lying about it can be grounds for dismissal if you do manage to get the job. You don’t want that hanging over your head. Don’t try to fake the dates on your resume to fill the time you weren’t working. Even if you were fired from your last job, you need to say as much. “Unemployment happens,” says Williams. “Being honest about your situation gives the employer a sense of your integrity and confidence — two characteristics every employer is looking for.”

BE POSITIVE

No matter the reason for your resume gap — whether it’s getting fired, laid off or even the aforementioned BASE jumping scenario — you can almost always find some value in it. Whether it’s a stretch of freelancing experience, a handful of new skills you picked up during your time off or a realization of what you’re really passionate about, there’s often a way to frame resume gaps as a period of personal and professional growth rather than just downtime. Before you go to the interview, try to identify a few things you gained from your time away. “Share your travels with your prospective employer,” says Williams. “At the very least, they may find comfort in knowing you’ve ‘been there, done that’ and won’t be taking off any time soon to travel the world again!” ■
