Whether you desire a home, townhouse, or condo, some of these communities have age restrictions and provide amenities like clubhouses, gyms, yard maintenance, and security. Choosing the right home and the right location takes a little time and consideration. Most communities offer a schedule of different activities, programs, clubs and committees to participate in. These opportunities are intended to give residents opportunities to find fulfillment and enjoy their retirement years. Research shows that older adults who report the highest levels of well-being and happiness are those who socialize, work or volunteer and exercise. When contemplating retirement living opportunities, Colorado Springs seniors should carefully consider some important factors. While most active adult communities are outfitted with swimming pools, community centers, transportation services and other amenities, they are not necessarily free. Homeowner’s Association, (HOA), or membership fees can range anywhere from a few hundred to a couple thousand dollars per month. With some communities all fees are mandatory, while others will offer membership selections. Dean Weissman, broker/owner with The Platinum Group, Realtors says “There is also opportunity to own in these communities which will further build equity as opposed to renting or leasing which generally is more expensive” While checking into the cost of these association fees, it’s important to look closely at what they cover. For example, the community may include tennis courts, but community fees may not necessarily cover use of those tennis courts. Along with the scores of perks found in the community, there are often many restrictions as well. Several communities take time to go over all of the things residents can look forward to in the community, but often fail to cover what the residents cannot do. Before buying in a retirement community, make sure to read the fine print of what they are not permitted to do – even as homeowners. Restrictions on resale and rental of the home are common. Allowing pets, permitting any type of smoking, and even tolerating outdoor grilling can be limited or restricted. Some communities limit flags, leaving cars parked in the driveway, having security signs in the yard, or being on a balcony or patio after dark. There may be “quiet hours” and limitations on parking and guests. Planning for the future is always a good idea with any senior housing decision. “We can decipher what options you have with a confidential analysis of what works best for you as you look to transition into this easier way of life” Weissman said. You will want to find out if the community can offer housekeeping or meal services in the event they may be needed in the future. Some communities offer different levels of care and services, and seniors can adjust their living situation as different needs arise. Retirement communities are extremely popular living options for many seniors, and the option to buy one of these properties can often be a great investment.
