When it comes to the biggest obligations of our adult lives, buying a house and the 30-year mortgage it comes with and the contract of marriage or divorce, are among the foremost. And frankly, your relationship status can have a direct impact on your ability to get a mortgage, whether single, in a long-term relationship, married, divorced, or even widowed. While lenders can’t deny a loan based on marital status, that doesn’t mean relationship status doesn’t influence your odds of qualifying for a mortgage. For example, your spouse’s credit score or debts could hurt your chance to qualify. If you’re divorced, child support and/or alimony payments could reduce the amount money a lender will give you. Yet spouses applying for a mortgage loan together can use both of their incomes and may

get approved for a larger loan. “Interest rates and favorable terms of a loan are based on credit risk,” Shannon Scott, Mortgage Banker with Peoples Bank said, “so things like FICO score, DTI (Debt to Income) and job stability will affect a couple. To take advantage of this sometimes a married couple may apply for a loan in only one person’s name.” For instance, one spouse may have a lot of student loan or credit card debt that reduces their ability to qualify, but the other spouse can qualify for the loan based on their personal income and debt. “Often we will remove a spouse from the loan based on a low FICO so the remaining spouse can take advantage of a better interest rate.” Scott said. Even though a spouse is not on the loan, they can still have title on a property. A single person gets sole discretion for where,

when and what kind of home to buy, but typically a single income can result in a smaller mortgage loan. One option for single borrowers is a co-signer, possibly increasing the loan amount and making you less of a risk to the lender, but it can also have downsides. If the borrower has trouble making mortgage payments, the co-signer is on the hook, and nonpayment can damage everyone’s credit. Lenders depend profoundly on credit scores when determining mortgage applications and interest rates, and will only consider the lowest middle score between a married couple. For instance, if you’re FICO credit scores are 760, 750 and 765, but your spouse’s scores are 620, 580 and 640, only your spouse’s 620 score will be considered when determining whether you qualify and at what interest rate. You don’t have to be married to borrow money for a home loan, but it is a serious commitment for any relationship. It can be difficult to split up jointly owned property if you break up, and no one is required to go through a legal property division to just walk away. When applying jointly, incomes can be combined but the lenders will still look at the lowest credit score on the application. When applying for a mortgage with another person while unmarried, one will be named “Borrower,” (typically the one with the higher income), and the other will be the “CoBorrower.” Going through or finalizing divorce proceedings can impact credit scores significantly in a number of circumstances. Jointly held property can affect both ex-spouses’ credit scores and it may be necessary to sell your old marital home before moving on with a single borrower on a new mortgage loan. For widowed borrowers, lenders want to know future income looks like, including actual Social Security payments or death benefits - not what you’re qualified to receive. In general, lenders want to know that such benefits will continue for at least three years. “Also, don’t forget about down payment assistance or community Bond programs, “Scott said. “Most of them look at household income and prior home ownership, even if both spouses may not be
