The event, held at The Broadmoor on Tuesday, October 3, was a chance for RE/MAX Properties, Inc. to congratulate its agents for a job well done during the peak season, while helping

them plan ahead and gear up for the new year with a series of outstanding lectures. The day was enriched by three expert speakers and two panels. The first speaker, David Knox, has lectured all over the world and was ranked as a top presenter at the last 27 National Association of Realtors conventions. He was the Keynote

Speaker at the event. The second speaker — Venus Morris Griffin — has been a Realtor since 2008 and has since closed on more than $50 million in sales. A premiere real estate professional, her workshop focused on “Balance and Motivation in your Business.” Finally, Mike Parker concluded the day with with “Power Up your Life! Learn how to Fund the Life you Want,” where he drew upon his 27+ years of industry experience in Kentucky. Parker is recognized as one of the top Realtors in the United States and is an inductee into both the RE/ MAX and HUFF Realty Hall of Fame. In addition to the motivating and informative lectures, the 200+ agents in attendance enjoyed a delectable buffet lunch, fabulous door prizes and handcrafted cocktails. “This event helps agents learn to do business better, be more efficient, develop time management skills, network, have fun and plan for 2018,” said Joe Clement, Broker Owner of RE/MAX Properties, Inc. “The ultimate goal is to catch agents after a busy summer, develop an education calendar for the fall semester, and start some serious planning for a strong and productive year.” 52 exhibitors were present, which is a testament to RE/MAX Properties, Inc. strong network of partners in the community. From mortgage companies, to builders, to home inspectors, to carpet installers — RE/MAX Properties, Inc. has been building these community relationships for more than 30 years; all of which are crucial resources for agents,

buyers and sellers alike when handling any real estate transaction. RE/MAX Properties, Inc. also supports several local nonprofits, including Children’s Hospital Colorado, Partners in Housing, Children’s Miracle Network, Olympic Museum and more. Each year, they comp three exhibitor tables at the event, this year Partners in Housing, Children’s Miracle Network and Children’s Hospital Colorado had a chance to raise awareness for their cause. RE/ MAX LLC was also present to talk to agents, and was accepting donations for RE/MAX offices in Florida and Texas who were impacted by the hurricanes. “We value ongoing education,” said Martha Marzolf, Broker Manager with RE/MAX Properties, Inc. “We’re held to a high standard and have some of the top agents in town, so we’re continuously providing excellent education tools and resources that will allow agents to do bigger and better things.” After each Power Up Symposium, agents are given surveys where they can express what they liked and what they’d love to see added the following year. The event is also followed up with a series of beneficial continuing education classes. Common (and often costly) home repairs BY ERICA LAMBERG, TRIBUNE NEWS SERVICE Unexpected repairs can cause financial stress for homeowners. When crises occur, homeowners can find themselves in a financial pinch, needing to rely on professionals like a general contractor to get the issue fixed quickly. Emergency repairs typically come with hefty price tags, but with proper planning, you can avoid draining your bank account. UNEXPECTED ROOF REPAIRS One of the most important things to maintain is a solid roof over your head, so when that starts to deteriorate, it can quickly descend into a nightmare. Although many roofs are guaranteed for around 30 years, it’s better to take preventive action than wait until a crisis occurs to start thinking about how your house can weather the next storm.

A new roof for an average-sized house — using medium-priced asphalt shingles — can cost at least $5,000 in most parts of the country, assuming that the sheathing is still sound, said Timothy G. Wiedman, a retired professor of management from Doane University in Nebraska. Wiedman — who has bought, maintained, upgraded and sold several homes — said homeowners would be wise to start putting $600 to $700 per year into a roof replacement fund. AN UNPLANNED HVAC BREAKDOWN When it comes to maintaining your heating system, don’t find yourself left out in the cold. “This equipment will last 12 to 15 years before it should be replaced,” said Gene Amick, with Climate Control Heating near Kansas City, Mo.

Depending on size and efficiency, he said replacement costs range from $5,000 to $14,000. Your best bet would be to find a local heating and cooling contractor who offers a maintenance program. “This will prolong the life of your existing equipment,” he added. “The proactive approach of being ready for the eventual changing of your equipment will save you money.” OLD WINDOW EMERGENCIES Old, drafty windows are a significant source of heat loss in a home. “You’re literally throwing money right out the window,” cautioned Phil Eby, owner of Eby Exteriors, Inc. in Lancaster, Pa. “Replacement windows are a home improvement necessity you should be saving for.”

In addition, he pointed out energyefficient windows can be tax deductible, and to save more money, homeowners should look for window manufacturer rebates. In his area, replacement windows can range anywhere from $4,500 to nearly $9,000. “It really depends on how many windows need replacing and sizes,” he said. CRUMBLING DRIVEWAYS A compromised driveway can be dangerous. Not only can someone fall, but vehicles can be damaged. A quick fix can cost only a few hundred dollars, but depending on the length, some repairs can easily cost over $1,000, according to Teris Pantazes, CEO of home improvement platform EFynch. For a complete repaving project, a good

place to start is to ask a trusted neighbor for a recommendation. A smooth driveway not only has aesthetic appeal but could also increase your home’s curb appeal and value should you choose to sell. CHIMNEY MAINTENANCE Blocked chimneys are a serious fire hazard, so proper cleaning is a must. “With each chimney sweep, the professional should also inspect the chimney for cracks, nests or damage,” said Pantezes. “Gas should be every two years; wood every year.” Typical costs are about $100 per sweep, and a maintenance contract with a reputable chimney sweep company might reduce some of these costs. BY CAITLIN MCCABE, TRIBUNE NEWS SERVICE Even after a seller accepts an offer, the sale is not a done deal until certain “contingencies” are met. Some are straightforward: Some buyers stipulate, for example, that a sale cannot proceed until they sell their current home. Other contingencies are more complicated. Either way, all are in place to protect buyers and sellers, allowing either to walk away from a deal if their conditions are not met. Navigating these contract conditions can be confusing. And in today’s hot real estate market, in which some buyers are waiving contingencies in order to win bidding wars, it can be difficult to determine which are important. These days, real estate agents say they have seen buyers waive inspection contingencies to make their offers more attractive. In doing so, buyers are forgoing their rights to an independent inspection, meaning they cannot ask the seller for repairs or walk away from a property if it turns out to be unsatisfactory. In short, buyers are accepting a house as is — and potentially, all of its hidden problems.

To help buyers decide how important independent inspections are, we spoke to real estate agents and inspectors about what goes into a home inspection, and whether waiving that condition is a good idea. WHAT EXACTLY IS A HOME INSPECTION? In most typical real estate transactions, a home inspection is the next step that occurs after a bid is accepted. Buyers are responsible for hiring the inspector before the deal closes, and the process is in place to protect them. The inspector’s job is to examine a home, determining whether there are problems with its exterior or interiors, from the foundation to the roof. The inspector provides a report to a buyer, who can then bring that information to a seller and use it back at the bargaining table. HOW QUICKLY DO I HAVE TO SCHEDULE ONE? “It depends on the contract and the state you’re in,” said Frank Lesh, executive director of the American Society of Home Inspectors. But typically, he added, buyers have five to 10 days after a home goes under contract. Lesh’s advice: Once a home is under contract, contact an inspector immediately. “Inspectors are busy, especially in hot markets,” he said. “Some people tend to forget and wait until the last minute. You really only have a few days.” HOW CAN I FIND A WELL-RESPECTED HOME INSPECTOR? Regulations for home inspectors differ across the United States. In New Jersey, for instance, inspectors are licensed and regulated by the state’s Home Inspection Advisory Committee. To become certified, inspectors must, by law, complete 180 hours of study courses, including 40 hours of unpaid field work in the presence of a licensed inspector. Each inspector must pass a national exam, and complete continuing education every other year. In Pennsylvania, by contrast, home inspectors are not regulated by the state, and instead are required to be a “member in good standing of a national home inspection association,” such as the American Society of Home Inspectors (ASHI) or the International Association of Certified Home Inspectors (interNACHI). Each association has its own requirements on certification and continuing education; for example, ASHI requires inspectors to pass the national exam and to complete 250 inspections to become certified. Continuing education is also required. WHAT DOES MY HOME INSPECTION COVER? A general home inspection is a noninvasive exam of a seller’s home. “The standards of practice are pretty uniform,” said Pete Ciliberto, owner and chief inspector of Real Estate Inspections, an inspection group. “We are covering all the major components and systems of a house — all of the structural elements, the foundation, exposed framing,” and more. What that means: A general inspector will inspect the

general structure of the roof, and the gutters and downspouts around it. He or she will make sure the home’s “flashing” — the thin layer of waterproof material that prevents water from getting into where it does not belong — is correct. The heating and air conditioning systems are also inspected to ensure they are up to snuff. So are ceilings and floors, chimneys and vents. The ventilation of attics is inspected, and a generalized overview of electrical systems is completed. “There are probably over 200 things that we inspect,” Lesh said. WHAT DOES IT NOT INCLUDE? Many things are not included, inspectors say. An inspection is not technically exhaustive, they pointed out, nor does it determine a property’s suitability. Inspectors are not required to determine whether a building is up to code, and they are not required to move furniture, enter crawlspaces, or offer any services besides the inspection. Most important, the experts said, inspectors are not required to determine the presence of rodents or pests. They are not required to assess air quality or test for mold, mildew or fungus. Airborne and environmental hazards are also excluded, meaning radon, lead paint and asbestos tests are not conducted in a general inspection. However, buyers can bring in specialists if they have particular concerns — or hire a general inspector who may be trained in a specialized area. “There are guys who do mold testing, air sampling, and other ancillary services,” Lesh said. “If you want one person to take care of the whole thing, you can (find someone) to do that.” WHY SHOULD I GET ONE — AND SHOULD I WAIVE THAT CONTINGENCY? When making a financial decision as significant as purchasing a home, you want to confirm that you are making a wise investment. While inspections are not holistic, they offer a snapshot of a home’s condition, and can give you fair warning of what repairs may be needed now or in the near future. Plus, agents point out, after an inspection report is issued, a buyer can use the report to ask a seller for repairs — or can walk away entirely. “They can ask for anything they want or can terminate for any reason — they do not have to say why,” said Mike McCann, a real estate agent with Berkshire Hathaway HomeServices Fox & Roach, which has offices in the Mid-Atlantic region. “The fallthrough rate is only about 10 to 15 percent of the time, but I will tell you now, over 90 percent of the time, concessions are made after the inspections.” McCann said he advises clients to never waive the inspection. “If they don’t own the home, there are many things about it that they don’t know yet. You can’t check the roof. You can’t see every joist. the home-buying process beside you, including finding the best property, writing a winning offer, negotiating inspection repairs and cruising through to closing. 2. EVALUATE MORTGAGE OPTIONS It’s necessary to get pre-approved for a home loan before you begin earnestly searching for a house You can’t know that you are getting the best deal unless you can compare offers. However, applying with too many lenders can lower your credit score and can generate unwanted calls and solicitations. Contact two or three lenders and compare rates and closing cost to determine the best one

for you. 3. DON’T HOLD OUT FOR YOUR “DREAM HOME” Frankly, the perfect home, (perfect location, size, condition, features and price), may not exist. Create a list of “musts” and “wants” to identify criteria for your Realtor, but don’t insist on checking everything on the list. Limited inventory means some compromises might be necessary in order for buyers to find their home. 4. DON’T MAKE LOWBALL OFFERS Of course, you want the best deal, but don’t miss out on the right home with a foolishly low offer. A survey

from Inman found that 15 percent of real estate agents say the thirdlargest mistake people make when buying a home is offering too little for a property (behind not talking to a lender first and taking too long to make an offer). If your offer offends the seller, they may not even consider making a counteroffer. 5. DON’T MAKE ANY BIG PURCHASES BEFORE YOU CLOSE You found a great house, the seller accepted your offer, but until the loan is closed it still must go through underwriting. Underwriters will look at your credit to make certain nothing has changed since the pre-approval. If

you’ve established any new debt since then, such as a new car or you’ve maxed out your credit cards, your credit score will be impacted which could raise your interest rate or, possibly result in a rejection of your mortgage application.
