Buying your first home can be nervewracking. As a first-time homebuyer, you will navigate a process that might include uncertainty, excitement, confusion and frustration. But preparation and knowledge can help you stay on the right track. Here are six steps that can improve your chances of having a good homebuying experience.

Some lenders will tell you that you prequalify for the loan based on the income and credit information you have provided. That’s not good enough for most sellers today. With a real preapproval, the lender will verify your income documentation and not just check your credit. “Have your finances really ready,” Da Silva says.

KNOW YOUR CREDIT If you think you may want to buy a home in the near future, your first step — and perhaps the most important one — is to watch your credit. Familiarize yourself with your credit history and make sure all the information in your credit reports is accurate. “The very first thing you need to do is to find out what your credit is and what’s being reported about your credit,” says Pava Leyrer, director of training for Northern Mortgage Services in Grandville, Mich. This will give you enough time to deal with any reporting errors on your report or improve your credit before you are ready to buy, Leyrer explains. If all looks good, keep it up and don’t max out your credit cards at the furniture store after you sign a contract for the home.

DETERMINE A BUDGET AND STICK TO IT Don’t wait until you are shopping for a house to find out how much home you can afford. Determine your budget and the monthly payments you can afford and qualify for early in the process. Most importantly, stick to the plan. “When you fall in love with a house, all common sense goes out the window,” Leyrer says. “Make sure you know what’s going to fit your budget and stay in control.” Remember that it’s not just about the mortgage payments. Also consider the costs of your property taxes and homeowners insurance.

HIRE A GOOD TEAM Buying a home for the first time is supposed to be fun, but it’s actually hard work, and at some point during this process you will feel overwhelmed. You’ll need to be surrounded by professionals who know what they are doing so they can guide you and provide answers to your questions. “Formulate a good team to help you,” says Rafael Castellanos, an attorney and managing director at Expert Title Insurance in New York. “You don’t want someone who is going to pressure you to buy the one or two exclusive listings that they have.” Find an experienced real estate agent, a reputable mortgage professional and a real estate attorney if you can. “You cannot have an inexperienced buyer and an inexperienced agent,” says Patty Da Silva, owner of Green Realty Properties in Davie, Fla. “Who you hire is truly one of the most important things.” GET PREAPPROVED FOR A MORTGAGE Homebuying does not begin with home searching — unless you are sitting on a pile of cash and won’t need a mortgage. Otherwise, make sure you get a preapproval from a lender before you even begin hunting for a home. And make sure it’s a true preapproval and not just a prequalification, Da Silva says.

TIME THE END OF YOUR LEASE How long will it take to find the home I love? When will I close? When will I move in? Until you actually sign a contract to buy your first home, these questions will remain unanswered. Still, you have to do your best to time your closing and moving with the end of your lease. As you begin your search for a home, revisit your lease agreement. See when the lease expires, learn about penalties for breaking the lease in case it comes to that and find out the options that are available, in case you need a lease extension. “Moving is one of the most stressful things you are going to do in your life,” Da Silva says. “Be prepared. Talk to your landlord and ask, ‘Would you be willing to give me a two-month extension if I need it?’” CONSIDER DOWN PAYMENT ASSISTANCE Many first-time homebuyers overlook down-payment assistance programs that may be available to them through state and local housing authorities. They often assume that these programs are for low-income buyers only, says Rob Chrane, president of Down Payment Resource. But there are numerous programs available for midincome buyers. Some of the programs offer no-interest loans or grants as down-payment assistance and have few strings attached. Be sure to check with your local housing authority and ask for a list of lenders that participate in these programs when you begin shopping for a home. 

Consumers expect fully automated homes in the next decade NATIONAL ASSOCIATION OF HOME BUILDERS

Living like the Jetsons is not quite so far off anymore. In fact, fully automated homes may soon become the norm in home construction, especially if consumers have anything to say about it. And they do. According to recent surveys on home automation, home buyers expect smart-home technology like voice-controlled lights and appliances, heating and cooling systems that adjust based on who’s home, and refrigerators that can track and make grocery purchases, to be standard features within a decade or so. In fact, more than half of respondents to the 2014 State of the Smart Home survey estimated that within the next 10 years home owners will be able to use a single remote to control their entire house. (This survey was commissioned by Icontrol Networks, a smart-home technology software and services company.) Although a little more than 70% of home owners currently have at least one smart-home feature, many would like to see more in their next home purchase, according to NAHB’s most recent What Home Buyers Really Want survey. Consumers overwhelmingly agree

that security is the most important feature of a smart home. In fact, a wireless home security system tops the list of most desired technology features for 50% of home buyers. Right now, only 15% of home owners currently have this feature in their home. Home buyers also want smarthome technology to help them save money and be more environmentallyconscious. Seventy-eight percent of respondents to the 2014 State of the Smart Home survey ranked energy management, such as programmable and remotely-controlled HVAC, outdoor water and lighting systems, as a top smart home feature. Nearly a third of home buyers surveyed by NAHB also want remotecontrolled and/or automated home audio and entertainment systems. Home owners who already have these types of systems rank in the single digits, so there is potential for growth in this market. A majority (51%) of those surveyed by Icontrol Networks indicated that they would pay up to $500 for a fullyequipped smart home; a third would be willing to pay between $500 and $3,000. 

Introducing the Kosher HECM reverse mortgage BY JACK GUTTENTAG THE MORTGAGE PROFESSOR

The kosher stamp on a food means that it has been certified as fit for human consumption. We need a comparable certification process for financial instruments sold to consumers, with the need most pronounced for the more complex instruments. When scaled by the need for certification, HECM reverse mortgages are at the top. They are extremely complex, and markedly different from the standard mortgages that many seniors learned about when they took one earlier in their lives to purchase homes. This article describes the major features of a kosher HECM reverse mortgage. It does not yet exist, but it will soon. Meanwhile, knowing what a kosher HECM would look like may help some seniors navigate the existing non-kosher market. While a kosher stamp on a food certifies only the food, there is often a carryover to the food provider and the food preparation methods employed. A “kosher butcher,” for example, is one who only sells kosher meat prepared using kosher processes. Similarly, a kosher HECM is one offered by a kosher HECM loan advisor using kosher HECM systems. KOSHER HECM LOAN ADVISORS All loan advisors take borrower loan applications and guide them through the lending process. A Kosher HECM LA, in addition: • Counters the common senior bias toward excessive cash withdrawals by stressing the importance of long-range planning. • Develops a plan based on the best combination of cash withdrawal, monthly payment, credit line, and the senior’s other resources and obligations. • Offers multiple combinations of upfront charges and interest rates. (This option has long been available on forward mortgages but is uncommon on HECMs.) • Advises the senior on the combination of interest rate and settlement costs that has the greatest likelihood of minimizing costs over the period the senior has the HECM. • Uses the kosher HECM system to: • Develop and demonstrate a unique plan for each applicant. • Provide price transparency, so that seniors can shop and monitor the prices on their transaction at any time. • Provide lock-price integrity, which means that the lock price is identical to the price that would be quoted to the senior’s identical twin pricing the same transaction on the lock day.

KOSHER HECM SYSTEMS A kosher HECM system has the following major features: • It simplifies comparisons of available options. A senior’s borrowing power under a HECM can be employed to draw any combination of cash upfront, monthly payment for a specified period, and unused credit line for future use. The senior can select one option or a combination of two or three. The kosher system makes it easy to compare one combination of options against another. • It discloses projected future values of alternative option combinations. A senior selecting among different option combinations might want to know how each is likely to affect their HECM status in the future: loan balance, equity remaining, unused credit line, and potential conversion options. A kosher HECM system provides such information. • It offers seniors choices between upfront charges and interest rates. Seniors who don’t expect to have their HECM very long can opt for low settlement costs in exchange for paying a higher interest rate. • It generates competitive prices. The system includes an online network where kosher loan advisors representing different lenders post their prices using a uniform format, which makes it easy for seniors to find the best deal. KOSHER HECM REVERSE MORTGAGES It follows that a kosher HECM reverse mortgage has the following features: • There are no unanticipated surprises down the road that would make the senior regret taking a HECM. • The set of options for drawing funds is the best of those available to the senior. • The combination of interest rate and upfront settlement costs is also the best available, given the senior’s expected future tenure. • Price quotes are competitive, reflecting offerings of multiple loan providers. • The final price set on the lock date is immune to manipulation. Apartments pushed up US homebuilding in September BY JOSH BOAK THE ASSOCIATED PRESS

WASHINGTON — Construction firms broke ground on more apartment complexes in September, pushing up the pace of U.S. homebuilding. Housing starts rose 6.3 percent to a seasonally adjusted annual rate of 1.017 million homes, the Commerce Department said Friday. Almost all of the gains came from apartment construction — a volatile category — which increased 18.5 percent after plunging in August. The sluggish recovery and meager wage growth has left more Americans renting instead of owning homes. Apartment construction has surged 30.3 percent over the past 12 months. Starts for single-family houses rose just 1.1 percent in September, contributing to an 11 percent gain during the past 12 months. Applications for building permits, a good sign of future activity, increased 1.5 percent to an annual rate of 1.018 million. That also reflected the strength in apartment building. Permits for multifamily buildings rose 7 percent in September, compared to a 0.5 percent drop in permits for singlefamily houses.

Other indicators reflect the continued to shift to rentals. The residential component of the American Institute of Architects billing index stood at 58.1 in August. That index is more heavily-weighted to multi-family housing and any reading above 50 signals growth. Meanwhile, real estate sales have failed to get much traction in recent months. Price growth is slowing, yet the surge in home values through the middle of last year has made affordability a challenge for many would-be buyers. Homebuilders are also feeling slightly less optimistic. Prices rose 6.4 percent in August compared with a year ago, according to real estate data provider CoreLogic. This marks a substantial slowdown. Home values had chalked up annual gains of as much as 12 percent toward the end of last year. Those increases are substantially larger than wage growth, which has barely exceeded inflation by increasing at roughly 2 percent a year. Without wages rising more strongly, it becomes difficult to save for a down payment and qualify for a mortgage. This has boosted the share of Americans

who rent, which has sparked construction of apartment complexes and simultaneously caused monthly rental costs to rise. Online real estate firm Zillow estimates that it takes 29 percent of people’s household income to pay for rent, compared to 24 percent in 2000. The share of adults doubling-up with a roommate to cover rent has also increased to 32 percent from 25 percent in 2000. And fewer buyers are searching for homes, causing homebuilders to become less confident in September. A sentiment index sponsored by the National Association of Homebuilders and Wells Fargo slipped to 54 in September compared to 59 in the prior month. Any reading above 50 represents growth. But the portion of the index dedicated to traffic from would-be buyers fell to 41 last month from 47. Though new homes represent only a fraction of the housing market, they have an outsized impact on the economy. Each home built creates an average of three jobs for a year and generates about $90,000 in tax revenue, according to data from the Home Builders. 

How builders make new homes more spacious, inside and out BY MARCIE GEFFNER NEW HOME SOURCE

Homebuyers who want a new house that feels spacious, open, connected and welcoming need look no further than today’s newly built homes. That’s because today’s homes are larger, on average, than homes built in yesteryears and builders’ newer floor plans and architectural designs create both the reality and illusion of more space. Builders completed 569,000 new detached houses in 2013, according to a U.S. Census Bureau report. Based on a statistical sampling, 305,000, or nearly 54 percent, of those houses had two or more stories; 251,000, or 44 percent, had at least four bedrooms; 188,000, or 33 percent, had three or more bathrooms and 166,000, or 29 percent, had a full or partial basement. The average home size was just two feet shy of 2,600 square feet. Spaciousness isn’t all about square footage, however. HIGH CEILINGS Perhaps the best way to make a house feel much larger is to raise the ceilings to 9, 10 or even 12 or 15 feet, says Trey Bitteker, general sales manager at Pulte Homes in Arizona. “High ceiling heights will certainly open up a house. When someone

walks through it, every room feels a little bit larger,” he says. New homes today commonly have double-height or one-and-a half height ceilings in one or more rooms such as an entry hall, family room or formal living room, says Michael Malone, principal at Michael Malone Architects in Dallas. “No matter how small a room is,” Malone says, “that extra vertical height makes a lot of difference.” TWO STORIES Higher ceilings can be paired with a two-story home and grand staircase that add a feeling of even more space. Two stories adds square footage in a home that’s still affordable, says Julie Hauge, sales manager at Drees Homes in the Dallas-Fort Worth area. “Buyers want a three-car garage,” Hauge says. “They want four bedrooms. They want a good-sized kitchen, family and dining areas. They want a game room and media room. To get all that, you almost have to go to a two-story.” But not always. Builders also offer larger single-story homes, though they typically cost more since a larger lot (i.e., more land) is necessary to accommodate plenty of space on one level.

CONNECTEDNESS Interior spaces such as a family room, kitchen and dining area that flow into one another without the interruption of walls can make a new home feel bigger, too. “One big, open space does lend itself to making the home feel a lot larger,” Hauge says. An interior that’s connected to the exterior extends the dramatic feeling of spaciousness, says Erik Koss, president of Koss Design + Build in Phoenix, Ariz. Using the same materials for walls, ceilings and floors inside and outside makes the space feel bigger and inspires homeowners to develop more secondary space outside as well, Koss says. Or as Malone puts it: “That connection of the interior space with the exterior is a big part of the effect of making a small footprint feel bigger and a big footprint feel luxurious.” BONUS ROOMS Instead of such rarely used rooms as a traditional formal dining or living room, and hallways, which are typically dark and narrow, builders today add bonus rooms that make a home’s space more useful for the homeowners. Examples Bitteker cites include an

“owner’s retreat” off the main bedroom that could be a sitting area, workout facility, office space or TV room; a “planning center” off the kitchen that could be used to drop keys and other belongings, pay bills and organize family meals and an “everyday entry” off the garage with space for shoes, coats, backpacks, hats and the like. DOUBLE-DUTY ROOMS Flexible, or “flex,” rooms create space by giving buyers options to use one room in multiple ways. Koss says these spaces, which he calls “double-duty rooms,” can combine a home office with a guest bedroom, a TV room with a kids’ playroom or a laundry room with a crafts room. Properly outfitted, one room could even function as a workspace, playroom and overflow sleeping area, he suggests. BIGGER, BETTER WINDOWS Properly placed, windows also create spaciousness, again because they extend the indoors to the outdoors and add light to a room. “We strategically place windows for optimal views so you can look out and see that pool or beautiful landscaping you put in your backyard,” Bitteker says. “The windows are larger than

some you may have seen in the past, which will also make the rooms feel bigger.” Bitteker also points to the threepanel sliding glass door as a step toward greater spaciousness. This door doubles the opening’s size and allows people to move freely out to a patio. The strategy isn’t just more windows or bigger windows, but smartly placed windows, Koss says. “Years ago, (the thinking was) put in as many windows as you want and add on as many air-conditioners as you need to make it work,” he says. “Today, we have better glass and builders and architects are paying more attention to how to maximize where each window goes so it adds light, but not a lot of heat. It’s about being sensitive to placement.” LIGHTER FINISHES Once the house is completed, lighter paint colors and finishes are used today to reflect light and further enhance the effect of large, open and spacious rooms, Malone explains. “You can never put enough light on a dark finish to make a room feel bright,” he says. “You can put a very small amount of light on a white finish or blond wood and it makes the whole space seem much bigger and brighter.” 
