Begin the new year in a new home METRO SERVICES
After flatlining during the economic downturn that began around 2008, housing markets in many regions of the United States and Canada have shown signs of recovery. Those in the market to buy and sell may find this year presents an ideal opportunity to do just that. According to the real estate listing Web site Zillow, home values rose 5.1 percent across the United States between February 2012 and February 2013. The latest forecasts from Canada Mortage and Housing Corporation indicate a strong housing demand into 2014, at which time a strengthened economy will energize both resale and new housing markets. Buyers will need to be prepared to purchase inventory right away, while sellers will need to price their homes right for the best chance of sale. The following are some guidelines. Buyers Having a plan is essential when buying a home, as such a purchase is not something buyers should take lightly. Establishing a budget is the first step. This means taking inventory of savings, expenses and borrowing power. It is adviseable to sit down with a lender and do a run-through of what you can afford. By providing key financial information, including earning statements, existing debt and credit history, buyers can quickly learn how much they’re qualified to borrow and how much they are comfortable borrowing. This helps buyers zero in on homes in their price range. Being preapproved for a mortgage is advantageous when it comes time to make offers on properties. It shows sellers that buyers are serious and that they have been vetted by the bank. Many buyers conduct a lot of research online prior to stepping into a home. This research lasts an average of six to eight weeks, according to the National Association of Realtors. Homework includes investigating neighborhoods and school systems, comparing the going rates of homes in the area, as well as figuring out which features are desired in a home. It also is important to hire a buyer’s agent. Such professionals send buyers listings that fit their home-search parameters, which saves buyers a lot of time and effort. Some agents preview homes for their buyers, even going so far as to identify overpriced listings that can be avoided or finding sellers who are willing to negotiate. A buyer’s agent works for the buyer, meaning there will be
no conflict of interest. Agents assist buyers in the negotiating process, using their knowledge of the real estate market to help buyers make realistic offers that are likely to be accepted while providing a wealth of information about housing trends, area services and home improvement vendors. When sellers accept buyers’ offers, buyers must then arrange home inspections. An inspection is oftentimes included as a contract contingency, and buyers have a right to cancel contracts if inspections find that a home is unsatisfactory structurally. Sellers Sellers competing for business in a thriving housing market also have to do their share of work. It is unlikely sellers will be able to list their homes for sale one day and have dozens of offers the next. Today’s buyers are much more conservative, and homes will have to be presented in the best light and listed at reasonable prices. Sellers can start the process of selling their homes by researching recently sold homes in their neighborhoods, paying particular attention to final sales prices. This information may be available through tax records, and some real estate sites publish the data online. Sellers can then compare this information to what they still owe on their mortgages if their homes are not paid off, and this should give sellers an idea of their potential profits. Sellers also can benefit from working with real estate agents, as it can be quite difficult and stressful for homeowners to sell their homes on their own. Agents have access to multiple listing databases and industry contacts, information that is quite valuable when selling a home. Agent will do their own assessments of a home to help sellers price the home accordingly based on market conditions. In addition, real estate agents can inform sellers about which, if any, repairs or changes may need to be made to make a home more attractive to prospective buyers. Real estate agents also help sellers through the negotiating process, finding a balance between what the buyer wants to pay and how much the seller wants for the home. Housing markets are once again looking up. As the new year arrives, many people may find now is the time find their next homes. Understanding the process and getting guidance from real estate professionals makes the process of buying and selling a home that much easier.
You should care about the skilled trade shortage BY ANGIE HICKS ANGIE’S LIST
Statistics show, and anecdotal evidence from service companies confirms, that we’re experiencing a shortage of skilled trade workers. And with fewer workers entering the workforce than are leaving, due to Baby Boomer-era retirements and other factors, the problem is likely to worsen. This is especially true as the shortage corresponds with a significant number of unskilled homeowners. A Harris Poll we commissioned this year found that almost 40 percent of younger homeowners admitted they’ve delayed home maintenance because they lack DIY ability. My team recently researched a report that reveals what the shortage of skilled electricians means for consumers. Last year we examined the issue involving skilled trades as a whole, and found that service companies were having trouble hiring qualified workers. The end result for consumers? Longer waits and higher prices for quality work by qualified plumbers, electricians, carpenters and other skilled tradesfolk. This may seem like a problem none of us can solve. But I believe we can do more than we might
initially assume. First of all, let’s agree not to take the trades for granted. Some observers and service company owners believe a general devaluing of skilled labor is one reason for the shortage. Look around where you live. Do vocational education opportunities exist? Is that an issue you might get involved in? Do you have a skill set you could pass on to the next generation? Perhaps you can encourage a young person, or someone making a career change, to consider the trades. Don’t assume that working with one’s hands pays less, or is less satisfying, than other work. According to the U.S. Bureau of Labor Statistics, electricians can expect a median pay of $49,840 per year — 43 percent higher than the national median across all jobs — with only a high school diploma required to become an apprentice. A homeowner told us that she’s willing to spend more for quality work by a provider who pays extra to keep good employees. “It’s worth paying to have someone who knows what they’re doing, and can do it right the first time. That saves you time, saves you money,” she said. “It saves your sanity.”

Use a reverse mortgage to buy a home? BY JANNA HERRON BANKRATE.COM
Over the years, celebrities such as Robert Wagner, Alex Trebek and Fred Thompson have touted reverse mortgages as a way to supplement a senior’s fixed income by tapping equity that has accrued in their home. But here’s another, less common use of reverse mortgages that these celebrities may not have mentioned in their commercials: buying a new home. And in some cases, seniors can still hold on to their old homes, too. In 2009, the Federal Housing Administration introduced a new product called the Home Equity Conversion Mortgage for Purchase, or HECM, that allows older Americans to buy a new home by putting a reverse mortgage on it. So far, the product has been little used. From October 2013 through June 2014, 40,512 reverse mortgages were originated, according to the FHA. But only 3.3 percent of those were used to buy another home. “It’s new and just catching on,” says Peter Bell, president and CEO of the National Reverse Mortgage Lenders Association. “I recommend to all seniors that if they are age-eligible and considering purchasing a home, they should at least look at the option.” WHO CAN USE A REVERSE MORTGAGE? A reverse mortgage is a type of mortgage in which a homeowner can borrow money against the value of his or her home. No repayment of the mortgage (principal or interest) is required until the borrower dies or the home is sold. But reverse mortgages aren’t for everyone. In fact, they were specifically designed for older Americans whose net worth was tied up in the homes they already owned. Seniors can use a reverse mortgage to purchase a new home, too, while keeping their existing one. “Some seniors may want to live closer to family but don’t want to give up their original home,” says Maggie O’Connell, reverse mortgage specialist at ReverseMortgageStore.com. “It could work well for snowbirds or those who want to live in a state with no taxes on income or retirement funds.” Below are some key points you’ll want to know about reverse mortgages before signing up for one. Borrower requirements under HECM for Purchase to get a reverse mortgage are: • The minimum age is 62 years old. • Borrowers must own the property outright or have a considerable amount of equity in it. • The home must be the borrower’s primary residence. • The borrower must be able to pay the home’s property taxes, insurance premiums, homeowner association dues and any other ongoing property costs. • The borrower must have no delinquent federal debt. • The property must pass certain requirements, such as meeting all FHA standards and flood requirements. TYPES OF ELIGIBLE DWELLINGS UNDER HECM FOR PURCHASE: • Single-family homes. • Two- to four-unit homes with one unit occupied by the borrower.
• Condominiums approved by the U.S. Department of Housing and Urban Development. • FHA-approved manufactured homes. Any new construction requires a certificate of occupancy, the reverse mortgage association’s Bell says. Right now, you cannot get reverse mortgages on homes that are to be built by a developer, he says. HOW THIS REVERSE MORTGAGE WORKS The reverse mortgage can cover 47-52 percent of the home’s purchase price, says Julie Didyoung, a HECM for Purchase specialist at Reverse Mortgage Funding. The buyer has to come up with the rest from retirement accounts, gift money or savings. The amount you can borrow under HECM for Purchase in a reverse mortgage depends on: • The age of the youngest borrower or nonborrowing spouse. • The current interest rate. • The home’s appraised value. • The initial mortgage insurance premium. Many of the costs can be wrapped up into the loan, Didyoung says. The new house is titled in the senior’s home, but the reverse mortgage lender still retains a security interest in it. There are no monthly payments as with a typical mortgage. Instead, the loan has to be repaid when the home is sold or the borrower moves out or dies. The repayment to the lender includes the amount borrowed, plus accumulated interest. Any remaining equity belongs to the borrower, heirs or estate. “There’s also guaranteed no personal liability at (the) end,” Didyoung says. If the loan balance on the reverse mortgage exceeds the home’s value, the lender is insured against that loss. WHY IT CAN BE GOOD A reverse mortgage for purchase allows older Americans to buy a house that better suits their needs without dumping all their retirement assets into it, which would be the case in an all-cash transaction. It also lets them avoid dipping into their monthly fixed income, which would occur if they took out a traditional mortgage. “This is not just a mortgage product. It’s a financial, cash-flow tool for retirees,” says Rob Cooper, national director of strategic partners for Reverse Mortgage Funding. “It gives them more purchasing power if they don’t want to drain all their assets. It also gives them the luxury to get a better lot, to add all the upgrades they want and to still have no mortgage payment.” POSSIBLE PITFALLS One drawback is that the senior loses equity in the second home, rather than building it, ReverseMortgageStore.com’s O’Connell says. The owner or the heirs get whatever is left in equity after paying off the reverse mortgage. In some cases, depending on the housing market, that may be nothing. “The pitfalls are the result of the benefit of having no payments,” O’Connell says, “As a result, you have a higher loan balance. You have accruing compound interest. It’s a trade-off.”

You may find the vertical walls of the bulkheads are exposed and opened to the cold attic air. 10. Change furnace filters every two to three months depending on the quality of the filter and the amount of dust in the environment where you live. A dirty filter can damage the furnace fan and increase your utility costs. Attach a “filter change” card to the furnace to record the date when the filter is changed.
