Six cautions about overimproving your home

Call it the curse of overimproving: sinking so much into upgrades, renovations or additions that you’ve burned off nearly all the equity of your home.

When you sell, you “never get 100 cents on the dollar, no matter what the improvement,” says Erik H. Reisner, managing partner of Mad River Valley Real Estate in Vermont.

“It may increase the value of the property, but not dollar for dollar.”

That means homeowners need to be careful when they plan home improvements, renovations or additions.

THE BOTTOM LINE

If it’s for your own use or helps you get more time in the house (like adding a first-floor bedroom), that’s smart. But if your sole purpose is to increase your home price or even “get it back at resale,” forget it.

Want to be wise with your renovation dollars? Here are six points to consider.

Kohler introduces odor-eating toilet seat

MILWAUKEE — Blow out the candle and ditch the aerosol can.

Kohler Co. has introduced a deodorizing toilet seat that it says eliminates embarrassing bathroom odors and the need for candles and sprays to cover them up.

A fan hidden in the battery-operated seat sucks in air and pushes it through an odor-eating carbon filter, followed by an optional scent pack. Product manager Jerry Bougher said the idea is to attack smells “where the action is.”

The $90 seat is one of many high-tech gadgets that Wisconsin-based Kohler and its competitors have introduced in recent years to make time spent in the bathroom more pleasant. When it comes to toilets, consumers can get seats with features such as slow-closing lids, heat and nightlights that typically add $20 to $100 to the cost.

Kohler sees deodorizing technology as something that most consumers can connect with, Bougher said. “In terms of odor, everyone’s experienced it.”

The seat turns on automatically when someone sits down. The fan emits a slight hum as it filters the offending odor. The air flows over a scent pack similar to air fresheners used in cars, and the masking smell builds gradually. Bougher’s wife, Angela, said her husband installed a Purefresh seat in their home without telling her, and she noticed the scent “just before you would normally reach for a can of spray.”

Josh Pantel, 27, has a Purefresh seat in the Middleton home he bought about three months ago with his girlfriend, who works for Kohler. He too likes it.

“If you have a visitor or someone at your place, it makes them feel more comfortable using the restroom,” Pantel said.

Kohler began selling the seats Nov. 10, in time for the Christmas season. They require two D batteries to operate, and Kohler says the batteries and carbon filters, which cost $6.99, should last six months. Scent packs, which must be replaced monthly, are sold three for $7.99.

It is not the first company to make a no-smell seat. San Francisco-based Brondell introduced one in 2006 but pulled it from the market about three years ago because the manufacturing costs were high and demand “wasn’t where we had hoped it would be,” said the company’s president, Steve Scheer. His company now includes deodorizing technology similar to Kohler’s on its $600 Swash 1000 bidet seats.

“Personally, I kind of view (deodorizing) more as an extra than as a core reason to buy the product,” Scheer said. However, he said the market for specialty toilet seats is growing.

“People are becoming aware of these kind of unique products," Scheer said.

“And once they’ve used something like a bidet seat or a heated seat, there’s no going back.” 

1. OVERIMPROVE FOR YOURSELF Are you overimproving to suit your own needs? That’s fine, says Pat Vredevoogd Combs, past president of the National Association of Realtors and vice president of Coldwell Banker AJS Schmidt in Grand Rapids, Mich.

But a smart homeowner thinks in terms of getting value through enjoyment of the project, not an increase in home value, she says.

So if you’re planning to overimprove the home for yourself and your family, do it while (or because) you’re planning for many years in this home, she says.

SHORT-TIMERS SHOULD KEEP IT AS IS

“If you just bought the house of your dreams and you’re planning to stay there for the next 20 years, do it and enjoy the heck out of it,” Combs says. “If you’re planning to move in the next three to five years, bite your tongue and bide your time.”

Overimproving can be OK, she says, if you plan on staying there, or “you don’t care if you get it back when you sell.”

2. BIG IMPROVEMENTS DON’T YIELD BIG BUCKS There’s one in every neighborhood: the guy who’s convinced if he adds enough granite, hardwood and molding to his modest house, he can get palace prices when he sells.

“Just because a house has new countertops and a brandnew master bath doesn’t mean you’ve made more square footage in your house,” Combs says. “Compared to houses down the street with the same amount of square footage,” the prices will be basically the same, she says.

OVERIMPROVED FOR THE LOCATION Reisner recalls one homeowner who owned a $400,000 house in a $400,000 neighborhood. The owner “did a ton of renovations and additions” and then listed it for $700,000.

“We do run into this all the time,” Combs says. And while overimproved houses can sometimes sell faster, they still don’t return the money their owners put into them, she says.

Even in the rooms that are renovated most often — kitchens and bathrooms — it’s possible to overimprove, says Katie Severance, co-author of “The Complete Idiot’s Guide to Selling Your Home” and Realtor with Re/Max Village Square in Montclair, N.J. 3. OVERIMPROVING SCARES BUYERS You’ve done it all: turned that master bedroom into a sweet suite, attached a luxury bathroom and added a deck. Or maybe you transformed a plain-Jane kitchen and never-used dining room into an uber-cool great room cum gathering spot.

But if your house is the most expensive in the neighborhood,

that scares buyers, Severance says.

“Buyers are apprehensive about buying the most expensive house on the street.”

Adding a room swells the price if you’ve increased the square footage, Combs says. If your addition puts you at or over the highest prices in the neighborhood, “you’ll have a hard time” at resale, she says.

4. ‘TOO-LITTLE YARD’ SYNDROME While more square footage often equals higher home value, pay attention to how an addition affects the yard, Severance says.

“Stand on the sidewalk and look at the other houses,” Severance advises. “Is what you’re planning consistent with the scale of the other houses?

“The size of the yard is a major factor for buyers,” she says. And if the house crowds the yard, it doesn’t matter how upgraded the inside is.

One of the most financially dangerous overimprovements is outsized additions that are either too big for the neighborhood or too large for the lot, she says.

5. Play ‘count the bedrooms’ It’s not always the major renovations that cause problems at resale, Severance says.

One thing to watch: the number of bedrooms, relative to the rest of the neighborhood.

If you have four or fewer bedrooms, then converting one into a walk-in closet or taking that space to add on to an adjoining room could make your house worth less when you sell, Severance says.

KEEP ENOUGH BEDROOMS

“Demographically, Americans are having fewer children,” she says. For the most part, buyers “don’t need these six- and seven-bedroom houses anymore.”

But, depending on the neighborhood, a smart buyer keeps at least four bedrooms, she says. If you want to style any of them as hobby rooms or man caves, that’s fine, Severance says. Just avoid changes that require actual renovations — like knocking out or moving walls.

6. RENOVATION = PERSONALIZATION You want a swimming pool. The next buyer? Not so much.

With every renovation you make, you personalize your house and customize it for your own use.

And that’s one more reason to improve — and overimprove — for yourself alone. Special amenities that you consider an upgrade may not have any value for the next buyer, Severance says.

US home price gains slow for 10th straight month

WASHINGTON — U.S. home prices rose in September at the slowest pace in more than two years, reflecting modest sales gains and a rising number of available homes.

The Standard & Poor’s/Case-Shiller 20city home price index, released Tuesday, increased 4.9 percent in September from 12 months earlier. But that's down from 5.6 percent in August and the smallest gain since October 2012.

On a monthly basis, the 20-city index was unchanged, the first flat reading in seven months. The monthly changes aren't adjusted for seasonal factors such as colder weather, which can impact sales. Prices dropped in nine of 20 cities from August.

Home price gains have slowed this year after rapid, double-digit increases in the previous two years. Investors

helped drive the strong gains by bidding up prices but have started to cut back on their purchases. Smaller price gains and low mortgage rates could make housing more affordable.

More Americans are also listing their homes for sale, helping keep prices in check. Nationwide, 2.22 million homes were on the market in October, up 5.2 percent from a year earlier.

After the roller-coaster of collapsing home prices during the housing bust, followed by big increases in 2012 and 2013, many economists have welcomed the modest gains this year.

“This slowdown is a critical step on the road back to a normal,” said Stan Humphries, chief economist at real estate data provider Zillow. “The market is becoming more balanced between buyers and sellers.”

The Case-Shiller index covers roughly half of U.S. homes. The index measures prices compared with those in January 2000 and creates a three-month moving average. The September figures are the latest available.

Eighteen of the 20 cities reported slower price increases over the past 12 months. Only Charlotte, North Carolina, and Dallas reported larger annual gains than in August.

Miami posted the strongest 12-month gain at 10.3 percent, followed by Las Vegas at 9.1 percent. September was the first time that Las Vegas reported a price increase below 10 percent in more than two years. Investors have bid up prices in that city, which saw a large housing bust and many home foreclosures.

Healthy sales in Miami likely

contributed to the big price gain. Home sales jumped 21.2 percent in Miami last month, according to Redfin, a real estate brokerage, the strongest increase among the 39 markets it tracks.

The smallest price gains in the CaseShiller report were in Cleveland, where they rose 0.8 percent in September from a year earlier, and Washington, D.C., where prices increased just 2.1 percent.

Mortgage rates have also slipped in recent weeks, providing another boost to potential homebuyers. The average rate on a 30-year fixed mortgage declined to 3.99 percent last week from 4.01 percent the previous week.

Rates have hovered around 4 percent for the past month, down about a halfpoint from the beginning of the year, even as the Federal Reserve has wound down a bond-buying stimulus campaign.

The Fed’s bond purchases were intended to keep interest rates low, leading many economists to forecast that mortgage rates would rise once the purchases ended. But so far, that hasn't happened.

Nationwide, sales of existing homes rose in October to their fastest pace this year, evidence that the housing market is rebounding from a slowdown last spring.

Still, household incomes after adjusting for inflation have been flat for the past several years, making it harder for many Americans, particularly firsttime buyers, to afford a home. Many younger Americans are also saddled with student loan debt and are renting rather than buying. Last month, firsttime buyers made up just 29 percent of home sales, below the 40 percent they have historically represented. 

tips to help you stay safe this holiday: • Carefully inspect light strings each year. Discard any with frayed cords, cracked lamp holders or loose connections. Inspect for storage damage from moisture or rodents.

• Turn off the electricity to the supply outlet before working with outdoor wiring. Unplug light strings before replacing bulbs and check to ensure replacement bulbs match the

Builder confidence up in November NAHB NOW

“Growing confidence among consumers is what’s fueling this optimism among builders,” said NAHB Chairman Kevin Kelly. “Members in many areas of the country continue to see increasing buyer traffic and signed contracts.”

“Low interest rates, affordable home prices and solid job creation are contributing to a steady housing recovery,” said NAHB Chief Economist David Crowe. “After a slow start to the year, the HMI has remained above the 50-point benchmark for five consecutive months, and we expect the momentum to continue into 2015.”

Derived from a monthly survey that NAHB has been conducting for 30 years, the NAHB/Wells Fargo Housing Market Index gauges builder perceptions of current singlefamily home sales and sales expectations for the next six months as “good,” “fair” or “poor.” The survey also asks builders to rate traffic of prospective buyers as “high to very high,” “average” or “low to very low.” Scores from each component are then used to calculate a seasonally adjusted index where any number over 50 indicates that more builders view conditions as good than poor.

All three HMI components increased in November. The index gauging current sales conditions rose five points to 62, while the index measuring expectations for future sales moved up two points to 66 and the index gauging traffic of prospective buyers increased four points to 45.

Looking at the three-month moving averages for regional HMI scores, the Northeast rose three points to 44, the South posted a four-point gain to 62, and the West edged up one point to 58. The Midwest registered a two-point loss to 57.

To avoid a shock from damaged wires, use insulated fasteners rather than metal nails or tacks to hold light strings in place.

• Make decorating a family activity by planning this year’s theme with the kids, but don’t let children or pets play with light strings.

• Keep electrical connectors for outdoor lights above ground, out of water and away from metal

gutters. Connect outdoor lighting into receptacles protected by weatherproof ground fault circuit interrupters (GFCI). These can provide protection from electric shock by sensing ground leakage and cutting electrical power.

• Use heavy duty extension cords for high wattage decorations and large electronically-animated displays, and don’t overload extension cords.

If you need to purchase new lights, look for a certification mark to ensure they are certified by an organization such as CSA Group.

And remember: outdoor holiday lights are made for seasonal use only; extended exposure to the elements can lead to damage. So when the holidays are over, take down the festive decorations and place them back in their original packaging for next year. 
