Buying a home? Do a landscape inspection BY DEAN FOSDICK THE ASSOCIATED PRESS
Prudent house hunters usually await the results of a professional inspection before buying their dream home. All too often, though, one of the biggest contributors to a home's value is neglected: the landscape. And that can prove costly. “I feel bad telling people who've already put their life's savings into a new house that their sprinkler system is outdated or was installed wrong,” said Jeff Wolfe of Sun Wolfe Irrigation Inc. in Phoenix, Arizona. The company’s services include irrigation and outdoor lighting inspection. “Now they're facing big expenditures,” he said. "Depending on the size of the property, costs for
a new irrigation system can vary from $2,000 to $20,000. The same goes for lighting systems.” Landscape problems are more costly to correct when deferred, said Bruce Avery, an arborist with AAA Tree Experts Inc. in Tallahassee, Florida. "And the longer you wait, the more expensive it gets." And inspections are increasingly important now that families are making more use of their outdoor living areas, he said. Pre-purchase landscape inspections should include such things as retaining walls, patios and decks, outdoor kitchens, water features, fireplaces and fire pits, irrigation systems, fencing,
pools and spas, lighting, playgrounds, lawns and trees, Avery said. Regional considerations vary. “If you live in California, you'd probably want to know about wildfire hazards,” Avery said. “In Florida, hurricane prevention.” “Up North, ice and snow and their maintenance activities can cause landscape and hardscape damages,” he said. "Gulf Coast areas from Alabama to Texas are fighting invasive termites that attack healthy trees, and a similar pest in the Northeast coastal areas is expanding inland at a fast pace.” Large trees can be beautiful but also problematic, Avery said.
“Mature trees can add significant value to a property," he said. “Unfortunately, with age, stresses from a number of factors can lead to dangerous and unhealthy trees (and the risks) are not evident to the average consumer.” Don’t ignore the ground. Get the soil tested before you buy, said Richard Koenig, a professor, associate dean and director of Washington State University Extension. “It is difficult if not impossible to address a soil problem after perennial plants, irrigation systems and hardscape (sidewalks and such) are installed," Koenig said. “Poor drainage, high or low pH
and salinity are the most common problems. In rare situations, soils can be contaminated with heavy metals or pesticides from previous industrial activity or an accidental spill,” he said. If landscape problems are discovered during an inspection, then those issues can be passed along to the homeowners for a suggested fix, be included in the price negotiations or become total deal-busters. “There are so many elements of the landscape that consumers have no idea what is hidden,” Avery said. “A wise homeowner or prospective buyer should always involve a qualified arborist or landscape professional to help answer their questions.”
Will low mortgage rate lock you into home? BY MARCIE GEFFNER BANKRATE.COM
Suppose your mortgage has a low interest rate — lower than you expect to see again. Would you stay put, no matter what, just to keep that low rate? Or would you be willing to sell your home and buy another with a new mortgage at a higher rate? MORTGAGE LOCK-IN Mortgage lock-in is the state of having a home loan with such a low interest rate that the homeowner is reluctant to sell the home because buying another home would require getting a mortgage at a higher rate. The question might seem highly personal. But in fact, what’s known as mortgage lock-in is on a lot of people’s minds because it could have important implications for home sellers and buyers, as well as owners. 3 THINGS ABOUT MORTGAGE LOCK-IN • A rise in mortgage rates tends to be followed by a drop in home sales. • Some homeowners stay put so they can keep their low mortgage rates. • Most home purchases are driven by personal factors that eclipse interest rates. ‘DEEP REDUCTION’ IN SALES
What will happen as interest rates and home prices rise at the same time? Researchers at the Institute for Housing Studies at DePaul University in Chicago tackled that question for a February 2014 research brief. The result of their simulation model wasn’t favorable for housing markets. “The growing number of locked-in households will in turn cause a deep reduction in housing turnover, or sales activity, and this reduction will be particularly steep in the strongest housing markets,” the researchers wrote. IMPACT LESS SIGNIFICANT The DePaul researchers’ conclusion might sound dire. But in fact, the effect of mortgage lock-in alone is likely to be small, says Sam Khater, deputy chief economist for CoreLogic, a residential property information, analytics and services company in Irvine, Calif. That’s because, Khater says: • One-third of homeowners don’t have a mortgage, so lock-in doesn’t apply to them. • Most people move in response to changes in their employment, family situation or lifestyle, not housing costs or interest rates.
• Mobility has declined during the past 30 to 40 years across all demographic groups for economic reasons that aren’t limited to housing or interest rates. • Mortgage rates affect housing affordability, so some buyers might downgrade their expectations. But they still will buy. “The impact of rising rates will be bigger if it’s over a shorter time horizon, but that impact is not due to a lock-in effect. It’s due more to the shock of higher rates,” Khater says. “Households still want to buy. They’ve made a decision. The higher rate simply reallocates where they move to.” IT’S HAPPENED BEFORE The last outbreak of mortgage lockin happened from the early 1970s to the early 1980s, Khater says. Even as interest rates remained elevated after the 1982 recession, home sales remained strong. The supply of homes for sale is increased by newly built homes sold by builders, who aren’t affected by rate lock-in. Brand-new dwellings represent a small portion of overall home sales, though.
DESIRE TO TRADE UP Ken Fears, manager of regional economics and housing finance for the National Association of Realtors, says rate lock-in “will certainly have an effect,” but the effect is likely to be marginal and not significant in the near term. That’s because interest rates have remained relatively low and homeowners typically sell their home only every nine years, on average. “A lot of people who bought their home that long ago have a large amount of equity,” Fears says. “When they trade up, they’ll have a smaller balance and lower rate, unless they refinanced.” For move-up buyers who end up with higher monthly payments, the increased costs are offset by the new homes’ greater desirability. “People will look at their new monthly payment relative to their current payment,” Fears continues. “But they’ll juxtapose that next to what they’ll get: more bedrooms, a better school system, shorter commute or new job. The alternative is to buy another car, add on to their house or pay for private schools. At the end of the day, it’s not just about the rate.”
for a real estate brokerage in Seattle, says mortgage rate lock-in is “a bit of a misnomer” because it suggests homeowners are trapped in a bad situation. Instead, she says, a low rate “is nothing but good news for homeowners” because it could allow them to keep their home as a rental property rather than sell it when they move. Or they can tap their equity to remodel rather than move. Those options might mean fewer for-sale homes for buyers, an effect that might be more pronounced in geographic areas and at price points that already have shrunken supplies of for-sale homes, Richardson adds. Still, Richardson also says the effect might be muted because not everyone will stay put. “If you live in a one-bedroom condo and you’re pregnant with triplets, no rate is going to keep you in place,” she says. “People get married or get a great job opportunity. Life happens. Housing is a reflection of our lifestyle. A rate is just one factor in a complicated decision.”

Self-employed find it’s not easy to get a mortgage BY TIM LOGAN LOS ANGELES TIMES
Despite often earning higher incomes, self-employed borrowers have a harder time getting a mortgage than their salaried peers, according to a new study out Thursday. And as the ranks of the self-employed grow, that’s hindering the housing recovery. People whose primary income comes from self-employment receive 40 percent fewer loan quotes than the average would-be borrower, according to data crunched by real estate website Zillow. “It’s still pretty difficult to get a loan,” said Erin Lantz, vice president of mortgages at the online real estate giant. “We think it’s even harder for the self-employed.” The biggest reasons why, she said: lower credit scores and more complex paperwork to verify income. Although many of the self-employed who sought loans through Zillow’s mortgage marketplace reported higher income — an average of $145,000 for self-employed home buyers versus $80,000 for others —
they were twice as likely to have a credit score below 680. Many business owners mingle their personal and business balance sheets, Lantz notes, which can dampen credit scores and lead to bigger swings up and down in annual income. “That can come back and impact your ability to buy a house,” she said. Verifying and tracking that income can mean more work for a mortgage lender too, she said, and many riskaverse banks these days are deciding it’s not worth the trouble. “It’s so much more paperwork intensive,” Lantz said. “Lenders are wary of going through the extra work it takes to underwrite the selfemployed.” But they are a growing slice of the housing market. Nearly 18 million Americans worked 15 or more hours a week as a freelance or independent worker this year, according to a recent study by MBO Partners, which provides services to independent workers. That is up 12.5 percent since 2011.

Employee productivity will be low in the holidays, here’s why it doesn’t matter BY JACOB SHRIAR BUSINESS2COMMUNITY
Everyone deserves a break, especially during the holidays. The holidays are a beautiful time, meant to be spent with family and friends. Vacation around this time is ingrained in our society, so most employees (and managers) are pretty focused on taking some time off. Plus, especially where I live in Montreal, Canada, it gets dark very early, so it’s hard to stay productive later in the day. Everyone should do as much as they possibly can to ensure maximum productivity. Managers should be prepared and forewarned, don’t be upset if employee productivity is low. If employees see executives going to the Caribbean islands during the holidays, it’s not fair to expect them to work overtime. There should be some level of equity in the workplace. The main issue is that our society views the holidays a “write-off”, where since everyone is going on vacation soon, not much work needs to be done. Everyone is slacking. So it creates this network effect of other slackers.
ARE WE MORE PRODUCTIVE IN WINTER?
Did you know that we’re actually more productive in winter? Most companies don’t seem to take advantage of this. Like I mentioned earlier, it’s more of a societal tradition that we slack off in the
winter. Researchers at Harvard found that we are our most productive during the winter. How the researchers discovered this, was they tracked employees working at a bank in Tokyo, and found that their most productive days were bad weather days, and they were least productive on nice days. When it’s cold and dark outside, you don’t mind staying in an office, so I understand how this would lead to higher productivity. I do think taking time off in the winter is important though, since most people take time off, it’s a great time to unwind, and spend time with family. It’s very important to have a good work-life balance.
WORK-LIFE BALANCE
Work-life balance is such an important, but such an underappreciated issue. So many companies don’t actively encourage a work-life balance and are trying to maximize productivity out of their employees. Overworking employees is a dangerous game to play, because shortterm, it might work, but longer term, it could have serious negative effects. Employee burnout is a very serious issue and can lead to employees getting sick and taking months off of work. There was a major Canadian study by Carleton University’s Linda Duxbury
about work-life balance, and they found was: • 57% of those surveyed reported high levels of stress • Employees in the survey were twice as likely to let work interfere with family as the reverse What do you think it does to children when you bring that stress from work home? Work-life balance isn’t only for employee’s health; it’s also a very important part of success. In a study done by Accenture, they found that having a good work-life balance is the key to a successful career. I’d recommend running frequent employee surveys to find out if employees have a good work-life balance.
TIPS TO BE MORE PRODUCTIVE
There are plenty of simple productivity tips that I could give you, but the truth is, being productive is about taking care of yourself, and making sure your energy levels are high. There are three things that ultimately affect productivity. 1. SLEEP You need to be well rested to be very productive, no matter how many coffees you pump into you. The two best pieces of advice I have for trying to get a good night of sleep are
meditate before bed, and avoid any screens before bed. The meditation calms you down before bed, and the screens on any device (phone, computer, TV) release a chemical in your body that keeps you awake. 2. EATING WELL In order to keep your energy levels up, you need to be eating properly. If you eat foods with lots of bread and carbohydrates, you’ll feel very sluggish, think about the last time you had a big
pasta for lunch. If you eat high protein foods like chicken or eggs, you’ll have more energy and will be more productive. 3. EXERCISE Exercise is important, but like I was mentioning at the beginning of the post, in the winter time, it gets darker earlier, so you’ll get tired earlier. If you can, I’d recommend exercising during the day, around 2pm, to get that extra burst of energy for the rest of the day.
