Around the country, areas with the strongest job markets increasingly have some of the costliest homes. And areas with the most affordable homes lack a solid base of middle class jobs that attract workers. College graduates and younger families have been clustering in coastal cities such as New York, San Francisco and Seattle, where

incomes are generally ample and solid middle-class jobs plentiful. Yet studies and government data show that homes in these areas have become prohibitively expensive. The result is that the dream of home ownership for many is proving frustrating, being deferred or abandoned, even for people with comfortable incomes.

“This great mismatch is hurting middle class people who would like to be homeowners,” said Nela Richardson, chief economist at the real estate brokerage Redfin. Roughly 40 percent of households in New York, San Francisco, Seattle, parts of Connecticut and Colorado, and Washington, D.C., earn more than CONTINUED ON PAGE 2

$100,000 annually, compared with just 22 percent nationwide, according to the Census Bureau. Areas that do offer inexpensive housing across the Midwest’s industrial corridor — Akron, Ohio, say, or Fort Wayne, Indiana — lack the same breadth of career possibilities. This trend has likely helped hold back U.S. economic growth. Cities with the strongest job markets would grow even faster if more people could afford to live there, noted Jed Kolko, chief economist at the online real estate firm Trulia. The additional population would help spur further job growth, which, in turn, would strengthen the local economy and foster more middle-class jobs. Two factors are getting in the way. Tighter credit has made it harder to buy a home in the costliest areas with a down payment of under 10 percent. Leading up to the recession,

mortgages with no or low down payments reached destructive excesses. Yet first-time buyers who have stable incomes are struggling to afford homes without these options, noted Nela Richardson, chief economist at the real estate brokerage Redfin. Second, construction is running well below its pace from a decade ago. The government reports that builders are on pace to construct 1.02 million homes this year — about half the pace that prevailed in the early 1970s, when the oldest baby boomers were beginning careers. Young adults continue to stream into many of the top job-generating areas despite the daunting housing costs. Nearly 52 percent of people who moved to the Bay Area over the past 12 months were millennials, according to Zillow. Similarly high percentages exist in New York City, Seattle, Denver and Washington.

Nationally, home prices are generally three times the size of annual incomes. Yet that ratio ranges from 3.5-to1 in Washington to 7.1-to-1 in San Francisco. The challenge of shifting from rentals to ownership has become more problematic, particularly as younger workers look to marry and raise children. Affordable housing still exists, of course, in many areas. Millennials have the money to buy nearly 80 percent of homes available in Akron, Ohio, and Rochester, New York, according to Trulia. Several Texas cities, buoyed by the energy boom, offer both decent salaries and home ownership. But most affordable areas lack substantial job opportunities. Based on income, a typical family buying in Fort Wayne, Indiana, can spend less than 10 percent of their income on monthly mortgage payments.

But at the same time, government figures show that Fort Wayne has roughly the same number of jobs now as before the recession began in 2007, meaning that bargain-priced homes haven’t fueled a surge of job-seekers. In the hottest job markets, buyers typically brace for bidding wars and settle for less than they hoped. When Jen Ewing left New York City two years ago, she figured housing would be reasonable in Seattle, where her husband had taken a job as a manager with Expedia. “We thought we could get a beautiful four-bedroom house with a view,” said Ewing, 38. “Then we got here, and that wasn’t realistic at all.” They found a cute house on a quiet street and offered 10 percent above the asking price, only to learn that theirs was the lowest of six bids. For just under $500,000, they recently closed

on a three-bedroom house a couple of blocks from a school for their two sons. Unaffordable cities could relieve the price pressures by building more homes. A greater supply would cause prices to fall. But there are restrictions on construction. Some are geographic: Manhattan is a slender island. Seattle borders Puget Sound. Others are regulatory: Boulder adopted a slow-growth policy in the 1970s. San Francisco has refrained from building upward in ways that could block views of the bay. Seattle real estate broker Tyler McKenzie expects the squeeze to tighten as companies in high-priced markets add jobs, saying Amazon’s expansion is adding thousands of jobs to the city. “We have as little (home) inventory as I’ve seen in my lifetime — and I’m over 50,” McKenzie said. 

THE MACGUIRE TEAM Spring is the best time to sell... Not Necessarily A national study of 1.1 million home listings between 2011 and 2013 in 19 major markets found that homes listed for sale in the winter (defined as Dec. 21 through March 21) had a nine-percentagepoint greater probability of selling within 180 daysand at a smaller discount to the initial list price than houses put on the market during the spring months (March 22 to June 21). When compared to summer listings (June 22 to Sept. 20), the advantage jumped to 10 percentage points. “There is less competition during the winter months,” said Mike MacGuire, one of five Broker/ Owners with The Platinum Group, Realtors. “And the people looking for a home during this time period are more serious buyers.” While there is less competition, as well as less “lookie-loo’s”, there is also less activity in terms of showings. “As long as the seller is prepared to mentally deal with less activity, winter is a great time to list your home,” said MacGuire. Despite national news claiming that the real estate market is thriving, in Colorado Springs the market is still patchy. While some sellers have had the good fortune to receive offers soon after listing their home, other sellers have struggled to find a buyer within a moderate time frame. “In today’s market, Realtors have to be willing to do everything they can to market a home.” MacGuire said. For instance, paying for professional stagers, providing storage space, hiring cleaning services,

handyman services and paying for professional photographers are essential services now. Buyers are using technology and pictures to eliminate homes so they don’t have to go walk through so many. Years ago I would walk buyers through 35-50 homes, now they look at over 100 on the internet and narrow it down to 18-20 based on the pictures and how it is presented online.” You cannot cut corners, you only have their attention for a few minutes and if your home is not presented in its best light they will simply move on to the next one. “It’s like match.com for real estate,” said MacGuire. “If the buyers like the pictures, they will look at the description and if it doesn’t match what price the seller is asking, they won’t see it in person, and the seller doesn’t even get an opportunity to sell it.” The in-person showing is essentially a verification of the buyer’s expectations. Before walking through your front door buyers have viewed your home online between seven and 12 times. Then they went to Zillow, Trulia, county assessor and Google satellite. They know what you paid, how long you’ve been there and what the recent sales in your area are. This is why it is so important to have massive exposure and be strategic in your pricing. MacGuire believes it’s the Realtors job to be

direct and honest with sellers about price and condition, along with any changes or modifications that should be made before putting a home on the market. “We’re in this together. It’s time to break out the garland and dress up your living room for Christmas! Whether your main room is front and center or tucked away for just your family to enjoy, the holiday are the perfect time to gather your family and celebrate the space you share. “For some of us, it is more of a challenge on how to make that impact, but the fireplace mantel is already the focal point in the room,” said Caprice King, owner of owner of Real Deals Home Décor, 3490 Carefree Circle W.

If you don’t have a fireplace, King suggested decorating a buffet, ledge, or sofa table pushed against a wall. “You can also put a shelf on the wall to decorate around,” she said. To make your design look purposeful, choose a theme or use items that coordinate well based on color or shape and size. Start by draping garland over the edges for a dramatic look. Then, secure it to the mantel, buffet or ledge so it’s not tempted to roll off. “You can run lights through it to make

it pop,” King said. Drape coordinating ribbon on loosely on top of the garland and add larger pieces like wreaths and Christmas figurines. Smaller accessories with varying heights help create a focal point and visual interest that will draw your family and friends to the epicenter of your home. “If you still need a little pop, you can hang round ornaments from the garland or put round ornaments in an apothecary jar or a similar container,” King said.

For a bright feel, mix some mercury glass into your decor. “It’s such an easy way to liven up a room, it’s so fresh. It works well with any style, from classic to contemporary,” said Jessica Brown, director of design for La-Z-Boy Furniture Galleries, 7087 N. Academy Blvd. Grays, metallics, and deep taupes continue to be the on-trend neutrals to work with, especially in the living space. “We’re also seeing, in furniture, a smaller scale and cleaner lines, more

transitional pieces,” Brown said. When it comes to your furniture, don’t be afraid to rearrange and even relocate some pieces into a bedroom or basement for the holiday season. “Because the Christmas tree usually goes in the family room, people often try to fit it and accommodate all their existing furniture, but this crowds the space and locks people out of the room,” Brown said. “If you’re worried about seating, try replacing large chairs with an ottoman a comfy, floor pillows.”

Dear Ken: I bought a carbon monoxide alarm. The directions say to place it not less than 4 inches from the ceiling. That seems too high to me. Where do you think it should go? – Fred

I like it lower. Who cares what the carbon monoxide (CO) is near the ceiling? It’s more important to know what it is near the floor — your head level, so to speak — while you’re sleeping. Besides, the hot air from your heat vents scoots across the floor as it goes back into the cold air return, so any CO present from your furnace is also apt to be in the lower portions of your bedroom. Bottom line? Install a plug-in CO detector, which automatically gets it down closer to the floor. The

Nighthawk Company makes a version I have at my house. It not only sniffs the air looking for contamination, but it also keeps a historical record of any exposure, which can be helpful to emergency personnel. Many builders install a combination CO and smoke detector on the ceiling near the bedrooms. Although this technically meets the legal requirement, it still is a good idea to supplement this arrangement with a plug in detector. How many do you need? Most code jurisdictions require at least one CO detector on each story of your home that has at least one bedroom (some state laws have requirements which are even more stringent than this). Thankfully, the statistics show that the majority of carbon monoxide poisoning incidents originate in the garage (it’s a very bad idea to idle your car anywhere but outdoors in the morning, and it is vital to block up any heat vents you may have in there!) Even

so, any furnace or gas fireplace can fail at any time, so it is imperative to have them checked and serviced at the beginning of each heating season. Dear Ken: You said that it is cheaper to dry clothes with natural gas than electricity. Does that apply to propane as well? – Will Yes it does. Your can dry several loads of clothes with either natural gas or propane for the cost of a single load powered by electricity. Why the gap? Electricity — even that generated by gas — has to be “shipped” to your house over expensive transmission systems. And this gap may widen even more as fracking becomes more ubiquitous. Admittedly gas powered dryers are more expensive initially, but that extra cost is amortized very quickly. All dryers — regardless of their

energy source — exhaust huge quantities of air outdoors. If you restrict the flow into the laundry room, not only will your clothes will take longer to dry, but a gas dryer will be deprived of sufficient oxygen and therefore will burn less efficiently. So it is important to leave the laundry room door ajar when drying clothes. A more convenient approach is to add a little metal transfer grille above the door to make up what gets exhausted. Dear Ken: There is water inside my refrigerator all of a sudden. What do you think is going on? – Joe The freezer drain may be plugged up. Frost-free refrigerators defrost themselves automatically several times a day. When the frost in the back of the freezer cabinet melts, the resulting water is collected at the bottom and

channeled into a little drain hole. It ends up in a tray at floor level under the refrigerator where it quickly evaporates. In your case, chunks of food or ice crystals may be blocking this hole, which allows the water to accumulate as you describe. To check this out, you may have to remove the back panel on the freezer side. You’ll see several retention screws along the edges which are easily removed. Find the drain hole and squirt some warm, slightly soapy water down and through it with a turkey baster. This is also a good time to clean that evaporator tray underneath. Pop off the grille and carefully slide it out. I guarantee it will be filthy with accumulated dirt and food.  Ken Moon is a home inspector in the Pikes Peak region. The holiday season is about more than just rushing to stores to stock up on presents. Socializing and hosting friends and family members to catch up on a year's worth of news also makes this time of year so special. Before friends and family arrive, holiday hosts must take steps to prepare their homes for their guests. The following home prep plan can make relatively easy work of tidying up the house and ensuring it is inviting to guests. START WITH THE ENTRANCE Hosting can motivate homeowners to finish certain home improvement projects that enhance the appearance of their homes. Tidy up your home's entryway to make it more welcoming.

Be sure the front door and walkways are well lit. Remove obstructions and trim back bushes and other plant life. Festive decorations can brighten up the space. Don't forget a welcome mat to reinforce to guests that they truly are welcome at your home. QUICK CLEANING Sometimes the joy of hosting can be overshadowed by the task of preparing for your guests. Although a thorough cleaning of the home is great if you have the time, it may not be necessary. Go from room to room identifying spaces that are in need of a thorough cleaning. Spend time in the kitchen clearing clutter from the counters and make sure the dining space is clean and the

Thanksgiving is over, Black Friday and Cyber Monday shopping sprees are behind us now, but some of us still do not know what gift to get for that special someone in our life. I’ve been looking for new products and new ideas for months, so here are a few specials I have for you to consider. I always loved the shade from the trees at our previous home, but I often found it difficult to find the time and energy to clean the leaves each fall. I tried self-opening, spring loaded leaf bags, giant rakes and lawn mower mulching bags but all of those required my having to stop and restart every few minutes to clean the limited sized containers. Then I came across a leaf collection system by WORX, which consists of a corded TRIVAC blower/vacuum with an optional LEAFPRO leaf collection system. By means of a long flexible hose, the LEAFPRO connects the TRIVAC vacuum to a standard 50-gallon trash container for easy filling. For less than $140, my time spent on leaf collection will be shortened. Most home tool kits contain the typical corded or cordless drills, screwdriver sets, maybe a router and other woodworking tools for rough construction

and repairs, but for the final detail work required before painting or staining, most workers do not have a detailing sander. A detail sander is one that can reach the smaller sections of woodwork such as in between handrail balusters or inside corners of cabinets. Black and Decker’s MOUSE detail sander is designed for the rough sanding, fine sanding and detail sanding that is required on numerous projects. The Mouse also comes with a built-in dust collector for ease of clean up. The Mouse is available at major retail home stores and online stores for less than $35. When the painting is finished for the day, you will need a place to store your brushes and rollers for the next project. We have tried rinsing our rollers with laundry softener or wrapping the brushes with plastic sheathing and placing them in a freezer, but an easier solution to try is the “Paint Brush Cover” or the “Roller Cover” from Likwid Concepts. Both items are simple rigid plastic covers that offer an air tight fit for storing your supplies between painting projects. You no longer have to throw away an expensive brush after one use. These products can be found at Ace Hardware, Home Depot and Lowe’s for less than $10. 

Provide access to a nearby bathroom so guests can enjoy some privacy. Hosting children is easier than hosting adults because they won't require the same level of privacy and space. An extra mattress tucked under the bed in your child's room can be an impromptu place for kids to retire. STOCK UP ON SUPPLIES Purchase extra travel-sized toiletries at the drug store so your guests' needs are covered in case they forget something. Store them in a zip-top bag

and let guests know where these items are kept. Purchase a guest set of towels, sheets and pillowcases. Keep these in an airtight storage bag or bin, so when guests arrive, they will have their own set of linens. Launder these linens after use. STOCK UP ON FOOD Ask guests which foods and beverages they prefer and try to have some on hand. Use your spare time to prepare some meals and freeze them. This way if someone drops by unexpectedly, you can simply defrost a meal and have it ready in no time. Keep a tin of cookies and tea bags ready for those who pop in for a snack and conversation. 
