How to build the home of your dreams

Throughout my years in building I have noticed that husbands and wives often are on different pages when it comes to homebuilding desires and preferences. (Amazing, I know … who would have thought?)

Attempting to decipher lifestyles and preferences for how a home should live, especially when more than one person is involved, can be challenging. However, with a little thought and self-reflection, everyone

can discover what each needs to make a house a home.

As a fully custom homebuilder, I find it helpful for buyers to begin formulating their desires by thinking in terms of “wants” and “don’t wants” in a new home. It’s probably easiest to think in these terms because by the time we’re ready to build, we’ve most likely lived in enough houses to already have accumulated a good working list of likes and dislikes regarding our home preferences.

And while the term “lifestyle” may be too nebulous and vague for some, by making a list of what we have liked and disliked about the homes

in which we’ve lived, we’re actually defining our lifestyle — how we like to live and what best works for us.

For instance, some things are annoying and we never want to repeat them; laundry rooms so small we can’t fully open the door without hitting the dryer, too many steps from the garage up into the house, not enough kitchen cabinets, a wasted formal living room rarely (if ever) used, a garage large enough to park in — you just can’t get out of the car once you do … and the list goes on.

For others it’s easiest to think in terms of what we “do” want in a home; an open concept design

where living spaces merge with cooking and eating areas, thus creating great entertainment spaces; home offices equipped with the latest wiring and technology, energy efficient homes that conserve our carbon footprint, a home designed with our pet(s) in mind providing easy access to the outdoors, cleaning stations off the mud room, and so on.

Regardless of whether our thinking process is “toward” or “away from” based, making lists of both is very revealing in discovering what our own unique lifestyle really looks like. And these lists are also helpful in assisting husbands and wives to

better understand the preferences of the other, and hopefully therefore, finding common ground in both home function and design.

By teaming with a fully custom homebuilder and a gifted architect, buyers can begin with a blank slate and allow the design to be driven by desire, rather than choosing an already designed set of plans that need to be adapted. By following this process buyers will discover that compromise is the exception rather than the rule. And in the end, even the most divergent of couples can find agreement in a home born of their most cherished dreams and desires. 

Buying a car? A home? Fed rate hike shouldn’t matter much

WASHINGTON — For anyone considering whether to buy a home or car, the Federal Reserve’s interest rate increase Wednesday shouldn’t make much difference.

The rates that most people pay for mortgages, auto loans or college tuition aren’t expected to jump anytime soon. The Fed’s benchmark interest rate has limited influence on those things.

Still, the Fed’s move to lift its key rate by a quarter-percentage point will raise short-term borrowing costs for banks. And that, in turn, is intended to prod banks to boost certain other rates. Rates on credit cards and home equity loans and credit lines, for example, will most likely rise, though probably only slightly.

The rate the Fed controls is only one factor among many that can influence longer-term borrowing costs. And the Fed made clear it will assess the economy’s health before raising rates further.

“Loans that are linked to longerterm interest rates are unlikely to move very much,” Fed Chair Janet Yellen said at a news conference.

“Credit card rates ... might move up slightly. But remember, we have very low rates, and we’ve made a very small move.”

Mortgage rates tend to move in sync with the yield on 10-year Treasury notes. When inflation remains as low as it is now, Treasury notes, with their modest returns, are considered a safe and decent investment. And heavy purchases of Treasurys by U.S. and foreign investors — and by many foreign governments, such as China — help keep those yields low.

“The demand for Treasurys has mushroomed,” said Carl Tannenbaum, chief economist at Northern Trust.

“What that means is that for any given monetary policy, interest rates are still going to be lower than they would have been 10 or 15 years ago.”

The Fed’s decision to raise rates is in many ways a healthy sign: It’s a vote of confidence that the economy, 6½ years after the Great Recession officially ended, can finally withstand higher borrowing costs and keep growing at an acceptable pace.

Even with a rate increase, most economists expect consumer spending to stay healthy and solid hiring to continue, perhaps even driving unemployment even further below its current low level of 5 percent. Should the economy stumble, the Fed could postpone further rate increases.

Other trends are also working in consumers’ favor: Gas prices are still falling, and there are signs that paychecks are finally starting to rise after years of sluggish growth.

“These things are good for the consumer and will easily outweigh the impact of a rate increase,” said Chris Christopher, an economist at forecasting firm IHS Global Insight.

The most visible effects of the Fed increases will probably be in shortterm borrowing. Rates for credit cards and home equity lines of credit should rise, typically by the same amount as the Fed’s increase. The increases could appear as soon as one or two months after the Fed’s action. Those rates are tied to banks’ prime rate, which responds quickly to the Fed’s changes.

Easy-does-it winter cleanup tips for lawn and garden

If you get a break during the December rush, it’s not too late for end-of-season garden cleanup.

“It’s a good idea to rake the last of the leaves off the lawn,” said Doris Taylor, Plant Clinic manager at The Morton Arboretum in Lisle, Ill. You don’t have to remove every last leaf, but a matted layer of leaves under winter snow can give rise to fungal diseases in spring.

Don’t worry about how you’ll get rid of the leaves. The best thing to do with them is to rake them around the trunks of trees, under shrubs or over perennial beds as mulch. You may want to shred them by raking them in a pile and running the lawn mower over them: “Shredded leaves don’t pack down as much as whole leaves,” Taylor said, and they won’t blow around as much.

By spring, many of the leaves will have vanished, consumed by fungi, and you can rake up and compost the rest.

In the meantime, they will insulate the soil against sudden warm spells in winter, which can lure plants to come out of their winter dormancy too soon. It’s actually better to replenish mulch once the ground has gotten frosty, because the goal of winter mulch is to keep the ground frozen and prevent frost heaving, not to keep the soil from freezing.

What if you don’t like the look of brown leaves in the garden? “Add them to the compost pile,” Taylor said.

Wait to prune trees and shrubs until after the holidays to be sure they’re dormant, she said. But you can cut back the dead foliage of perennials now. “Good housekeeping is essential,” Taylor said, and the more tidying up you do at the end of the season, the less you will have to do in spring.

Make sure to cut back any plant that had disease problems and clean up any leaves that have fallen from it.

Dispose of the entire plant outside your garden, not in your compost. Bacteria or fungal spores that caused disease problems can often survive in home compost piles.

Do the same with leaves fallen from diseased trees, such as crabapple trees with apple scab.

Ornamental grasses are usually left standing for interest over the winter and cut back in February. When it comes to cutting back other perennials, it’s a matter of taste. Some gardeners cut back every brown stalk at the same time; others like the look of dried seed heads and flowers on plants such as echinacea and astilbe.

“You can always cut back the unattractive ones now and leave more interesting ones standing until they start to show wear and tear,” Taylor says. 

Also, Americans with adjustablerate mortgages will probably face a higher rate at the date of their next adjustment. Auto-loan costs may rise as well, economists said, though not as fast as the short-term rate the Fed controls. Auto-loan rates typically follow the yield on two-year Treasurys.

Greg McBride, chief financial analyst at Bankrate.com, calculates that for a $25,000, five-year car loan, a one-quarter percentage point increase would boost monthly payments by precisely $3.

“The interest rate impact on the typical household from a quarter percentage point move is almost inconsequential,” he said. “Most people won’t even notice.”

And most people buy homes for

reasons that have little to do with a slight rise or fall in mortgage rates, McBride said. They tend to buy when they feel financially secure or experience a major life change, such as having children.

“All those reasons people buy houses remain the same, whether mortgage rates are 4 percent or 4.25 percent,” McBride said.

Last month, Doug Lewandowski moved up the closing date on his purchase of a two-bedroom Chicago condo so that he could lock in his rate. He has seen mortgage rates rise by a quarter-point since he started looking in August. Still, the timing of the Fed’s move wasn’t a big factor in his decision.

“I didn’t want rates to jump up

significantly,” he said, “but I wasn’t willing to settle on a place just to get a lower interest rate.”

Lewandowski’s outlook, if typical of prospective homeowners, is one reason many economists think home sales may rise next year even if mortgage rates tick up.

Many analysts expect the Fed to gradually raise its short-term rate by a total of 1 percentage point by the end of 2016. If so, Frank Nothaft, chief economist at CoreLogic, forecasts that the average 30-year fixed mortgage would rise from roughly 4 percent to about 4.5 percent.

To put that in perspective, before the Great Recession the 30-year fixed mortgage rate never fell below even 5 percent. 
