Margi Barrutia, Broker Associate with ERA Shields Real Estate, feels strongly about the advantages of Peak Producers. “What we are able to do as a group is very fulfilling and the camaraderie is the best.” For Barrutia, one specific consequence (a result of being a Peak Producer) stands out. “I got a call one day from a lady who had seen my photo in the paper along with other Peak Producers,” Barrutia said, “and she said she wanted me to list her house.” Somewhat taken aback that she would be chosen as an agent based on a photo, Barrutia questioned the selection. “She said she has always had a lot of respect for my company, ERA Shields,” Barrutia said. The seller was homebound and was ready to sell the home of her daughter, who had passed away 10 years ago. After a meeting at the seller’s home, Barrutia subsequently formed a sincere friendship that still continues today. “We had a lot of legal issues to get through, and we spent a lot of time together during the sale of the house,” she said. “It has ended up being one of the most rewarding relationships I have ever experienced and it wouldn’t have

happened without Peak Producers.” In fact, each member feels similarly privileged to be part of the Peak Producer family. Derek and Mariana Wagner, with the Wagner iTeam at Keller Williams Partners Realty, consider the Peak Producers group as a win-win for the Realtors as well as for the buyers and sellers. “We have been part of the Peak Producers since 2010 for many reasons,” said Mariana Wagner. “Only the top 10-percent of local agents are invited to join. Because of this, we have found that the members do a lot of deals with one another and, as peers within this organization, it enables these transactions to run smoother.” Peak Producers collaboratively provide buyers and sellers the benefit of working side-by-side with other top brokers who are most likely to be on the other side of the transaction. When both agents (buyer and seller agents) have an existing rapport, it typically leads to a more positive experience for the buyers and sellers. Along with being at the top of their industry, they have a shared desire to give back to their community. Benefitting consumers while also enriching and improving the community they live in, is

foremost in their philosophy. “The Peak Producers do a lot of outreach and charity events,” Wagner said. “It is so important to give back to the community that supports us and our businesses. I thoroughly believe that an agent who works hard to give back to their community is, by nature, an agent who will work hard in the best interests of their clients.” It is a collective sentiment among the Peak Producers. “Each member of Peak Producers considers it part of their responsibility to help those that are less fortunate and to contribute to the common good,” said Chris Watson, with Re/Max Real Estate Group. “Partnering with Marian House/Catholic Charities has proven to be a blessing for both parties.” Jade Baker, Realtor with the Bobbi Price Team at The Platinum Group agrees. “Peak Producers is a special group because it has a variety of great, successful real estate agents from different companies, who come together for a common cause.” Peak Producers is the brainchild of Bill McAfee, President of Empire Title of Colorado Springs, who founded the group in 2009. “Empire Title makes this group special,” Baker said. “The owners of the

company, and all the people that work for them, are so supportive and amazing. WASHINGTON – Average U.S. long-term mortgage rates fell this week, with the benchmark 30-year loan rate reaching a new low for the year. The rates’ historically low levels could be a boon to potential homebuyers. Mortgage company Freddie Mac says the nationwide average for a 30-year mortgage dropped to 3.80 percent this week from 3.93 percent last week. It is now at its lowest level since May 2013. At the beginning of the year, the 30-year rate stood at 4.53 percent.

The average for a 15-year mortgage, a popular choice for people who are refinancing, declined to 3.09 percent from 3.20 percent last week. Mortgage rates often follow the yield on the 10-year Treasury note, which also has fallen to its lowest levels since May 2013. It traded at 2.14 percent Wednesday, down from 2.17 percent a week earlier. The 10-year note traded at 2.21 percent Thursday morning. Bond yields rise as prices fall. The recent decline in mortgage rates has come despite the October end of the Federal

Reserve’s monthly bond purchases, which were intended to keep long-term interest rates low. The central bank is edging closer to raising interest rates from record lows given a strengthening U.S. economy, but the Fed said Wednesday that it will be “patient” in deciding when to do so. Chair Janet Yellen said she foresaw no rate hike in the first quarter of next year. To calculate average mortgage rates, Freddie Mac surveys lenders across the country between Monday and Wednesday each week. The average doesn't include

extra fees, known as points, which most borrowers must pay to get the lowest rates. One point equals 1 percent of the loan amount. The average fee for a 30-year mortgage rose to 0.6 point from 0.5 point last week. The fee for a 15-year mortgage also increased to 0.6 point from 0.5 point. The average rate on a five-year adjustable-rate mortgage fell to 2.95 percent from 2.98 percent. The fee was unchanged at 0.5 point. For a one-year ARM, the average rate declined to 2.38 percent from 2.40 percent. The fee held at 0.4 point. 

Kitchens go outdoors with fire pits, rings, tables BY DEAN FOSDICK  THE ASSOCIATED PRESS

Gas-operated fire pits, fire rings and fire-pit tables are emerging as modernday substitutes for campfires. Flipping a switch to ignite the flames is a whole lot easier than kindling a stack of firewood. Safer, too. “The outdoor living trend is continuing to gain momentum,” said Ross Johnson, sales and marketing manager for The Outdoor Great Room Co. in Eagan, Minnesota. “It started with grills and then people began spending money for outdoor furniture. Fire pits have evolved, with consumers moving toward gas for less expense and a multitude of issues.” Fire pits, fire rings, and fire-ring or fire-pit tables come in all sizes and shapes, in-ground or portable. Fire pits are holes dug into the ground to keep flames from spreading. They vary from intimate cooking fires for two to elaborate, gas-fueled burners that become conversation centers for large gatherings. Fire rings are cleared flat surfaces with protective metal, stone or concrete built around them to contain

the burn. They often include cooking grills fueled by wood or gas — either natural gas or propane. Fire-ring or fire-pit tables have holes in the middle for open flames to provide ambiance and warmth. The tables can be used for place settings when the burner center is capped. “Round tables are still the No. 1-selling burner, but we’re seeing more popularity with linear, even L-shaped, table-type seating,” Johnson said. “It depends upon how much room you have on the patio or deck.” Johnson advises against using fire tables for cooking. “I recommend they get a grill,” he said. “They’re easier to clean up.” Some considerations on wood vs. gas before you buy or build: • Wood-burning fixtures are cheaper to make and use. Wood gives off more heat. You can cook using wood. Wood is portable. • Gas is easier to light and control. Firewood is expensive and harder to find for urban dwellers. In many areas of the country, gas fires are

allowed but wood fires are banned for reasons of safety, air quality and convenience. Many homeowners have moved beyond the stand-alone BBQ grill, said Travis Stark, manager of Capital Patio & The Flame Shop in Lincoln, Nebraska. “You can get outdoor dishwashers and refrigerators now — a whole outdoor kitchen,” Stark said. “Fire pits can be integrated into that.” Some homes have multiple outdoor entertainment areas, said Leisa Rogers McCollister, a spokeswoman for OW Lee Co. Inc. in Ontario, California. “Larger houses have lots of little areas, like off master bedrooms,” she said. “People furnish them with comfortable seating and fire rings.” Why outdoor kitchens? Many reasons. Their mood-setting atmosphere can be enhanced with LED lights, freestanding walls, benches and water fixtures. They can be used as gathering sites for cooking and conversing, to provide supplemental

outdoor heating, to expand a home’s usable living space or to boost its resale value. “I wouldn’t use one (a fire ring or table) in a January blizzard here in

Minnesota, but it can extend the outdoor season six weeks earlier in spring and six weeks later in the fall,” Johnson said. “That’s an extra three months that people can enjoy outdoors.” 

Dear Ken: When we got a new furnace, they installed two big ducts through the outside wall. I’m thinking of blocking them up because they let in so much cold air. Brrrrrr. Is this really required? Can I cover them up for now?

– Art I wouldn’t do it without first consulting a heating contractor. I’m surprised you weren’t given some other options. First, the background. This air supply is needed to make up for the oxygen consumed by the furnace and water heater when natural gas is combusted. Without it, these appliances will operate much less effectively and may in fact pull fumes — including carbon

monoxide — into the house. But the mechanical code allows other sources than direct outside air. For example, you could install a louvered door to the furnace room and pull the air from the inside volume of the house. It turns out that most homes leak enough air through cracks, doors and windows to replace the amount consumed by the furnace and water heater. The rules are quite complicated, however, so an HVAC contractor needs to get involved to design the alternative. For instance, if your basement is on the smallish side, you may need a grille at the top of the stairs. Another great source for combustion air is through a crawl space. There are outside vents in there anyway, and they can be used to draw air through the space and into the furnace area. That will pre-condition the air — that is, warm it up a little — so you won’t get those great gobs of direct cold air coming in, as you do now.

Dear Ken: We have a toilet that almost always clogs. A plumber came and augured it out. No change. Now what can we do? – Amy I’m surprised that he didn’t unbolt it from the floor and turn it over. Many times, a solid object like a kid’s toy, popsicle stick or comb will get dropped in there and make it almost out and down the drain — but instead gets lodged in the toilet’s outlet hole. Liquids go down OK, but toilet paper gets hung up and can produce the stop-ups that are bugging you. Also, after the plumber pulls the toilet, the hole in the floor will make a much better locale for him to employ another auger treatment or use even a bigger blade to scour out the pipe farther down the line. Dear Ken: I have a cantilever under my tub and shower, and the drain freezes up

occasionally, but not every winter. I have been adding some windshield washer fluid during really cold spells. But I need another idea. – Donn I’ll say. Your approach is unique, but what if you’re on vacation, or perhaps forget to pour in the juice before you go to bed? Let’s try a permanent fix. The first step is to do some eyeballing of that space underneath. Cut a small hole or two so you can see if the insulation is on the outside of the pipes—that is the drain is entirely on the warm side of the space. If the batts are indeed properly placed, you could install a small piece of heating cable and leave it plugged in year round. This stuff doesn’t warm up until it gets really cold in there--which may not happen more than once or twice each winter. Heat cable in confined spaces is a little tricky, so follow the manufacturer’s recommendations assiduously.

Here’s another and better idea. If the cantilever is in the ceiling of a finished room, you can simply cut a rectangular hole in the sheet rock under the drain and then install a decorative, slotted metal grille cover to hide the cut. That will allow just enough warm room air to waft up into that cantilevered space to prevent freeze-ups. This also works great in finished basements. The pipes feeding the exterior hose faucets get trapped in the joist spaces above the ceiling. They, too, can freeze—especially with a northerly exposure. When they do, they seldom leak right away; that happens in the spring when they are first used. Anyway, this same hole/grille cover scheme is invaluable here, too.  Ken Moon is a home inspector in the Pikes Peak region.
