Historically, the appreciation rate for real estate is very strong. Even when the housing market declines, long-term investors in real estate can rest easy knowing that property values tend to rebound rather quickly, rewarding patient investors in the process.
Looking at real estate as a longterm investment is just one way approach a potential investment property. The following are a few additional considerations prospective investors should contemplate before buying an investment property.
LOCATION

You will likely define a great location for an investment property differently than you would a property you intend to live in, so don’t let your own desires in a home cloud your judgment when choosing an investment property. Properties in safe neighborhoods that boast good schools and offer easy access to public transportation tend to make great investment properties.
DÉCOR
Décor is another thing to consider when looking for an investment property. If you don’t plan to reside in the property, your opinion of the décor should not carry much weight. When viewing a property, try to imagine how much it might appeal to prospective tenants. Quirky properties typically do not appeal to as many prospective tenants as properties whose décor are similar to other homes in the area. Though you might find a tenant who prefers properties with unique
interiors, a property that appeals to as many prospective tenants as possible often makes for a better investment and a lot less stress when the time comes to find tenants.
CONDITION
The condition of the property also must be considered before buying an investment property. Some investors want a fixer-upper, while others prefer turnkey properties that won’t require any elbow grease. The former type of
property likely won’t cost as much as a fully renovated property, but those cost savings might be lost when it’s time to renovate. Find a property that’s in the type of condition you’re comfortable with. If you decide to go with a fixer-upper, learn the cost of your potential projects before submitting an offer.

Actor Mark Wahlberg’s Los Angeles mansion has a putting green. Tech billionaire Bill Gates’ Medina, Washington, abode includes rooms where guests can customize the music, lighting and climate. Actress Shirley MacLaine’s on-the-market New Mexico ranch includes a stone labyrinth. Celebrity homes are a bright slice of the high-end real-estate market well beyond Hollywood. And for stars with money and imagination to spare, unique or quirky add-ons are routine. Neverland Ranch, the late Michael Jackson’s former Southern California ode to childhood — amusement park, bumper cars and all — is not alone as an example of personalized architectural opulence. Many celebrities “are recessionproof” when it comes to conceptualizing and paying for a niftily outfitted dream home, says Santa Monica, California-based architectural designer Kevin J. Cozen, who has
designed for high-profile clients for more than three decades. For 89-year-old Hugh O’Brian, star of the 1950s and early ‘60s Western TV series “The Life and Legend of Wyatt Earp,” Cozen reduced the scale of the actor’s house in the hilly Los Angeles neighborhood of Benedict Canyon to resemble a low-slung Prairie home, with lots of wood and glass to showcase nature-filled views. “He wanted a Western influence, so it looked like you could tie your horse outside,” says Cozen. According to real estate expert and author Michael Corbett, who hosts “Mansions and Millionaires” on NBC’s “Extra,” quirky add-ons don’t necessarily make homes more valuable to potential buyers, especially if those quirks — say, a boxing ring, or a $70,000 wall of candy — limit the field of those interested. A celebrity name attached, though, does help. “The rule of thumb is that celebrity
homes don’t necessarily sell because they’re celebrity homes,” Corbett says. “Yet celebrities definitely increase marketability of a property. That increases the speed of the sale and sometimes the value of the property because of the marketability.” Real-estate agent Joshua Altman, who has represented famous faces such as Kim Kardashian and stars on the Bravo TV show “Million Dollar Listing,” is more blunt. “The property is attractive simply because of who lives there, not because of the addons,” he says. Besides a putting green, Wahlberg’s 30,000-square-foot mansion, designed by celebrity architect Richard Landry and located in the gated neighborhood of Beverly Park, also features a full outdoor basketball court, a wine cellar, gym, library, and a rock-landscaped swimming pool with a waterfall and diving rock, according to The Hollywood Reporter.
Landry’s other clients include model Gisele Bundchen and her husband, New England Patriots quarterback Tom Brady, and the creator of the “Full House” TV show, Jeff Franklin. Now on the market, Franklin’s home on a Los Angeles hillside has a master bedroom raised 40 feet in the air, with an indoor-outdoor shower. Bundchen and Brady’s French chateau-style “eco-mansion,” custom-made with sustainable elements such as a graywater irrigation system, solar paneling and reclaimed cobblestones, was bought in June by rapper and producer Dr. Dre, the Los Angeles Times reported. MacLaine’s New Age beliefs are embedded in every inch of her retreat near Sante Fe, Plaza Blanca Ranch, which she listed for sale earlier this year. The home includes a horse barn, chicken coop, yurt and a stone labyrinth path for meditation. There’s also an underground apartment modeled after Native American kivas, built for spiritual
ceremonies, she told the Wall Street Journal in April. Gates’ estate near Seattle is estimated by the real-estate website Zillow to be more than 50,000 square feet and worth roughly $145 million. The joint project between Bohlin Cywinski Jackson and Cutler Anderson Architects includes a 2,100-square-foot domed library with oculus, a trampoline room, a 1,500-square-foot Art Deco theater, heated floors and a 20-vehicle garage, all detailed in a 1997 overview by U.S. News & World Report. Visitors wear electronic pins that let a computer system track them, adjusting music, climate and lighting to each person. The ultimate quirky celebrity home add-on could be Barbra Streisand’s. An architecture buff and collector, Streisand converted the basement of her Malibu estate into her own faux shopping mall, with a street of shops, from a doll boutique to an antique clothing store, holding her possessions.

Dear Ken: We had a basement flood from a broken washing machine hose a while back. What do you recommend to prevent this in the future? – Judy

In theory, you’re supposed to turn off the washing machine control faucets when you are done. But I don’t know of anyone who does that, including yours truly. First, make sure to use hoses that are braided with metal protective wrap. They are available for your icemaker line, too, although I prefer pure copper back there because of the excessive heat. You can buy an alarm-plus-valve
system for the ultimate protection. This gizmo connects in-line with the hoses, and, if its sensor detects water on the floor, the valves snap shut. You can also find versions to monitor water heater leaks, and sump pump problems. Some also contain circuitry to send a warning to you or the alarm company. Prices vary a lot — but they start at about $120 or so (not a lot, considering how much damage can occur if you’re not at home at the time). For starters, check out www.thewateralarm.com or give your favorite plumber a call. Dear Ken: I have tree roots in a five year old sewer. Does the chemical treatment work? – Anonymous
“typical” root problem. That is, older sewer lines — like tile or cast iron pipe — have joints for the roots to work their way into. But you undoubtedly, have PVC (plastic) pipe with glued joints. So, I’m guessing that it may be cracked or broken — not good news, but it needs to be repaired before it plugs up completely. Have a contractor run a fiber optic TV camera inside so you can see what’s going on. It’ll cost around $200. By the way, the chemical you ask about is copper sulfate crystals that are poured down the toilet. We don’t use this stuff much anymore because it doesn’t treat the whole pipe — that is, the chemical just sits in the bottom. There is a new foam root treatment that fills the entire diameter of the pipe and so is quite effective.

the house door. It wears out and needs replacing form time to time. There are several types: split metal, vinyl, and rubberized foam (like a refrigerator). Folks at the hardware store will know the best type for you. Lowering the indoor humidity to an appropriate level is also a good idea. Don’t forget that cold air holds less moisture than warm. So, when it get below 20 degrees outside, turn down your whole house humidifier control to around 25%. Otherwise, 40 to 45 is OK.
