n a summer that has been like none other, one thing remains unchanged… the renewing energy of our Madison lakes and neighborhoods. There is no denying that our world has drastically changed since last fall, but the stress is diminished as you take in a Lake Mendota sunset. On a positive note, it’s been a summer of more outdoor activities, socially-distanced creative get-togethers, and a very busy real estate scene. As we’ve all been sticking close to home, it’s making us all take a good look at our relationship with our home and for some, it’s been a time to decide to move.

That’s where our team really shines. The countless details of getting your home ready to sell, finding the perfect buyer, and moving your home gracefully to close is what we do best. When we say “we’ve got this,” we mean it. From expert staging that helps make the perfect first impression, to professional photography that captures the unique features of your home, to bringing the ideal buyers for a look – we handle the details. We invite you to take a closer look at some of these finer points of selling homes in this issue of Unwind including a deeper dive into staging and adding touches of natural elements (page 9). Our Lake Market Update is outlined (page 3) as is the progress of our partner Clean Lakes Alliance (page 7). Enjoy!

the Mileskos What is your favorite lake activity in the Summer? Our favorite things to do include watching the sunrise while drinking coffee on the dock, building a campfire and eating s’mores, fishing off the dock, taking a boat ride, or just watching the kids swim for hours.

...in the Fall/Winter? We love all of the activity on the lake during the winter when the lake becomes an extension of our backyard when the ice freezes. There are always activities going on, whether it be ice skating or ice fishing! In the fall, 5-10 bald eagles use the trees in our backyard as their hunting post. It is amazing to watch them in action!

Which room in the house has the best lake view? Our living room has an amazing view!

In August 2019, leaders from government, business, and nonprofit organizations came together with a shared vision — a future in which Greater Madison’s five Yahara lakes are clean, safe, and accessible for everyone. Together, the 19 partners and collaborators formed the Yahara CLEAN Compact and committed to sharing resources and working together to curb pollution and chart the best path forward to cleaner, healthier lakes. The 19 partners and collaborators include UW-Madison Chancellor Rebecca Blank, Wisconsin Department of Agriculture, Trade, and Consumer Protection Secretary Randy Romanski, Wisconsin Department of Natural Resources (DNR) Secretary Preston D. Cole, Dane County Executive Joe Parisi, and City of Madison Mayor Satya Rhodes-Conway. Past investments and recent progress laid the foundation for future improvements, yet all five lakes—Mendota, Monona,

Wingra, Waubesa, and Kegonsa—remain federally impaired for failing to meet water quality and usability standards. In the face of a changing climate, the Compact aims to build on current progress by updating timelines, budgets, and strategies to achieve a better future for our lakes. “Anyone who visits our lakes knows that we deserve better and can do better. Unwavering community support and advocacy to clean up our lakes will continue to be the key ingredient to our success, “ said Clean Lakes Alliance Community Board Chair and former Wisconsin DNR Secretary Matt Frank. “As we work together to develop and implement the Compact, we must all stay engaged and give voice to the community’s expectation for bold action. There is no better time than now.” The project officially kicked off in August of 2019, which was marked by the first meeting of the Steering Team, with Clean Lakes Alliance serving as convener. We are currently aiming for a completed plan update by December of 2021. “The Yahara CLEAN Compact is driven by a philosophy that everyone should be able to regularly enjoy the lakes and play a role in their protection,” said Clean Lakes Alliance Founder and Executive Director James Tye. “We envision a cultural shift in which lakes are revered, intertwined with daily life, and motivate all of us to take action on their behalf.” Looking ahead, Clean Lakes Alliance expects the updated roadmap will be a game changer. The Compact will lay out what is needed to reach our water quality goals within the shortest time possible, and how that work will be completed and funded. “Our community is tired of waiting,” said Tye. “We’re prepared to do what it takes to make our shared vision a reality – not just for future generations, but for our generation.”

Biophilic staging appeals to the senses and enhances well-being Successful staging is an art form that draws on the fundamentals of interior design. It embraces decorating techniques that create an environment to which buyers can aspire to live and create lasting impressions to get buyers to fall in love with your home. My services deliver optimum results by making the most out of your current belongings to transform each room. Recommendations serve as investments and will more than pay for themselves in the speed and dollar amount of sale. Staging creates a universal appeal so buyers can imagine themselves in the home. It highlights architectural features and guides the buyer’s eyes to notice highvalue assets.

Excellent staging does more than just enhance the home—it helps differentiate the property from competitors. To do so, when staging, I create emotional connection points throughout a home so that when a buyer steps into the house, they “feel home.”

Aesthetically, enhancing your home is the best form of marketing—and the best way to sell a home in the most efficient and profitable manner. When staging 4158 Veith, the location was an obvious focal point and selling feature of the home. I was instantly inspired by the sizable view of Lake Mendota and its adjacency to Cherokee Marsh - a 2,000-acre low prairie and wetlands preserve with trails and boardwalk access. I saw this as an excellent opportunity to highlight my design ethos, inspired by biophilic design—bringing nature indoors by using natural materials, plants, and flowers - and to create a vision and lifestyle for potential buyers. I partnered with Red Square Flowers —a store that’s inspired me ever since it opened on Mifflin Street five years ago, with its European approach to design and beautiful living, featuring moss walls, plants, flowers, and a unique selection of pottery and decor.

Together we enhanced the house with natural materials and decor, textures, plants, and flowers - simple additions that, together, created an amazing space transformation. Growing scientific evidence indicates that our homes and workplaces significantly influence our physical health and emotional state of mind. Our homes, especially now, must serve multiple purposes, from an office and classroom to a gym and a place to provide calm. More than ever, we need a home environment that is a retreat that reduces stress, nurtures, and supports our health and wellbeing. There is no better way to create this atmosphere than to beautify our spaces with a touch of nature that transforms them into sanctuaries. Our homes should be a retreat, a balancing function, and aesthetics to help us live well for years to come - whether you plan to stay in place, have just moved, or considering selling.
