rom the time I started my resort real estate career in 1983, I have heard clients say many interesting things. Until recently, the most common statement was “We should have bought several years ago.” So true was that statement during the run-up years of the 1990s, as well as mid-2000’s. Now, however, there is an opportunity for buyers to exercise that right by going back to the future in Steamboat’s real estate market. Now that prices have gone back in time, I thought it would be interesting to see just how far they have gone. The Process To conduct this study, data samples were taken from residential properties and broken down into three subcategories: condominiums, townhomes, and single-family homes. Properties had to exist throughout the study period. Condominium or townhome projects considered in this study needed to have relatively similar unit types. Consideration was given to single-family homes that were in a subdivision that had architectural guidelines to maintain a consistent quality. Furthermore, to eliminate the potential of skewed results that could be found from a small sample, a reasonable number of sales had to occur on a yearly basis within each project or subdivision. Based upon these criteria, condominium projects accepted in this study include The Lodge, Villas at Walton Creek and The Ranch. Cornerstone at the Moraine, Mountain Vista and Whistler Village are the townhome projects studied, and singlefamily homes in Anglers Retreat, Dakota Ridge, The Sanctuary, Silver Spur and Tree Haus are included. Annual sales data retrieved from the Steamboat Springs Multiple Listing Service related to these projects or subdivisions included the purchase price and square footage. This information was then converted to a dollar-per-square-foot amount to establish real estate values. This dollarper-square-foot basis is commonly used for real estate valuation. As an example, a 1,000-square-foot condominium that is valued at $500,000 has a value of $500/ 42 | steamboat homefinder • Winter 2010-11

Market Trends with Doug Labor per square foot. This is seen by appraisers and investors as a means to use a common denominator to then compare a 1,000-square-foot property to one of similar quality that is only 850 square feet. Because the Steamboat Springs real estate market set records for both dollar volume and number of transactions in 2007, we went as far back as 2004. This study encompasses nearly 1 million square feet of real estate, $45 million of transaction volume and more than 400 sales. Overall Findings The first noteworthy find in this study is that although 2007 is considered by most as the market peak, the highest “values” for real estate actually occurred in 2008! In that year, the average residential property purchased in this sample was $404/per square foot ­— $62/per square foot less than what was paid in 2007. Of the three property types studied, condominiums were the only properties that decreased in value (12 percent) from 2009 to 2010. The 5 percent increase of townhome value in 2010 from 2009 of $234 to $246

shows potential signs of a bottoming, as does the 3 percent increase in singlefamily home values over the same period (from $285 to $293). From an inventory standpoint, since the first quarter of 2009, listings have been about 5 percent of the 2,200 quarterly listing averages. For the first 10 months of 2010, the Steamboat Springs MLS posted 435 transactions with a median price of $330,000. That is a 28 percent increase in activity with an 8 percent decrease in median price, which was $358,750 in 2009. However, the market will determine whether sellers are willing to wait 147 days for a buyer to come along to buy their properties at current values or reduce their prices even more to entice buyers and wait only 100 days like they did in 2007. More important, however, is that those 147 days on market were properties that sold. At the current absorption rate — 500 sales per year there is more than a four year supply of properties that are actually listed for sale. Unless more buyers begin to come into the market, it is hard to tell how many sellers are going to be that patient. If clients were in my car today and they were making that same, “We should have bought several years ago” comment, they might still correct. This study reveals that 2010 real estate values in Steamboat Springs are comparable to where they stood at the beginning of 2006, which is not that far back. However, they could buy nearly 40 percent more house now than they could in 2008! SH

omes priced at $300,000 to $500,000 ruled the transaction volume at the end of the third quarter in the Routt County real estate market, but homes priced at $1 million to $1.5 million could lay claim to the biggest slice of the money pie. The local market saw 78 home sales valued at more than $1 million at of the end of September, according to a statistical analysis done by Bruce Carta, of Land Title Guarantee Co. He based his research on information from the Routt County Assessor’s office. That’s about 23 percent of the 339 total home sales. Of the 78, 42 were in that sweet spot between $1 million and $1.5 million. Nine homes sold for more than $3 million and another 8 sold for prices between $2.5 million and $3 million.

At the other end of the spectrum, Carta noted that Septem­ber saw 12 sales of bankowned properties totaling $6.16 million for an average price of $551,392 per unit. Year to date, Carta said, 48 bank sales totaling $26.55 million represent 6.82 percent of the overall gross dollar volume in sales of $389.2 million. Working from a different set of statistics, Doug Labor, of Buyer’s Resource Real Estate, said that compared to national figures on bank-owned sales, Steamboat’s market looks stable and secure. He pointed out that of 1,350 homes listed as of Oct. 8, 48, or 3.6 percent, were in foreclosure. Nationally, 25 percent of homes listed for sale are in foreclosure, Labor said. “It means property owners here are better heeled,” Labor said. People here, as a whole, “are in a much better financial state,” than most Americans.

fter languishing all summer, land deals are coming to the fore in the Yampa Valley during the fourth quarter of 2010. Realtor Chris Wittemyer said the developers of Barn Village closed the sale of four singlefamily lots during the week of October 24 — all four to a longtime Steamboat resident. Stephan Baden, Wittemyer’s colleague at Prudential Steam­boat Realty, confirmed Thurs­day that all 72 unsold lots at the Lake Village subdivision in Hayden are under contract to a buyer who tentatively plans to re-market them individually. Vonnie Frentress, of Colorado Group Realty, has a co-listing on the property. The asking price for the lots owned by Vectra Bank is $2 million.

Developer Jon Peddie also has a new contract on an exclusive building lot in Boulder Ridge, high above The Sanctuary. The Boulder Ridge lots are co-listed by Pam Vanatta, of Prudential, and David Baldinger Jr., of Steamboat Village Brokers. However, one of the best land stories of the fall goes back to Sept. 9, when Bo Stempel, of Colorado Group, brought the buyer to a pair of large home sites on the Yampa River for a combined $2.99 million. Stempel didn’t sell the bottomland to his client — he sold it to a friend of his client’s. Stempel said he had been working with a prospective buyer of the properties for two years and even had them under contract once. When the economy headed south, the buyer understandably became nervous and walked away from the deal, but not so far away that

Stempel didn’t get in touch every three months or so. “Follow up, follow up, follow up. Selling means helping people make tough decisions,” Stempel said. “Selling is not a negative term, it means keeping people on task and helping them make a difficult decision. It’s the difference between succeeding and failing right now.” When the client terminated the contract, he told Stempel he still had an interest. “I didn’t push him, but I kept in touch,” Stempel said. “I called him once a quarter. his buddy thought that was the best quality of the real estate and fell in love with it. He called Stempel two weeks later and said he had the permission of the first buyer to pursue it. The deal closed 30 days later for cash. The selling prices on the two lots were less than the asking prices, Wittemyer said, but higher than what the previous owner paid for them in 2007. The asking price on the larger of the two, at 40.75 acres, was $1.95 million, and it sold for $1.4 million. The asking price on the smaller lot, at 38 acres, was $2.5 million, and it sold for $1.59 million. Barn Village breakthrough The purchaser of the four lots at Barn Village is Rick Erb, who paid $1.1 million for the four single-family lots. Erb said he started out looking for a single lot, but after looking at his first choice for a while, he realized it www.steamboathomefinder.com

might be wise to buy the lot next door. “When they announced a 50 percent price reduction in June, it caught my eye,” Erb said. “I thought it was a good location and a good concept. I thought, ‘Why not get the lot next door, enjoy it for a while and control when it gets built on?’” Erb has had a real estate license here for more than 35 years, but he keeps it active primarily for his own benefit. He said his interest in Barn Village grew to four lots when he recalled passing on an opportunity to buy building lots in the Country Green subdivision for an attractive price in the early 1970s. “I sort of told myself I wouldn’t let that happen again,” Erb said. He also figured correctly that by negotiating for four lots, he could get a lower price per lot. Wittemyer acknowledged that Erb was

able to get an additional 10 percent discount from the asking price, on top of the 50 percent June reductions. Pursuant to the sale, Witte­myer said, the developer cleared up outstanding construction liens on the amenity building at Barn Village filed by sub-contractors. “That was an important part of it,” Wittemyer said. “The liens have been satisfied, and the (property) taxes have been paid. I have a couple of people looking right now for whom that was also important.” Erb said he had no immediate plans to build on his pick of the four lots, but he looks forward someday to the convenience of bicycling almost anywhere in Steamboat without needing to climb a steep hill to get home. ome noteworthy real estate activity has taken place in Old Town Steam­boat Springs in October, but there is still only a relative trickle of buyers looking for values. A custom-designed home at the far east end of Spruce Street was just beginning framing, close to where Butcherknife Creek flows against the hill. Three blocks away from Spruce, a historic little home on a triangular lot at 228 Logan St. sold Oct. 6 for $520,000. Marci Valicenti, of High Mountain Sotheby’s Interna­tion­al Realty, brought the buyers, Charles R. Crooks and Katie Lorentzen. Kathy and Erik Steinberg represented the seller, Patricia Peterson. Although the home has only 1,158 square feet of livable space in its overall 1,782 square feet, it is among the most thoroughly restored older homes in Steamboat, and perhaps more important, has the quality buyers are universally looking for right now, Kathy Steinberg said: upside. “Buyers are uncertain right now,” Steinberg said. “They want to have equity down the road, but no one knows what might happen next. I worked with one buyer who saw the value of a home drop between contract and closing.” That uncertainty is causing buyers to focus on price and price alone, Steinberg said. But the renovations to the home on Logan Street, coupled with the room to expand, made it a value. “It’s zoned as a duplex lot, and there’s ample room to add on,” she said. “There’s enough land to subdivide and create a second lot, but because of its shape, it might be hard. But you could legally build a caretaker’s unit.” Back on Spruce Street, several doors away from the new construction that is under way, Steinberg has listed the 3,796-square-foot Steinke home at $1.15 million, or $303 per square foot, and with the high-end craftsman-style construction in 78 | steamboat homefinder • Winter 2010-11

walking distance of the downtown commercial district, Steinberg said she thinks it too is a value. The home was first listed at $1.5 million and made an intermediate drop to $1.29 million, she said. Steinberg has two more million-dollarplus homes listed in Old Town, including Towny and Jodee Anderson’s Victorian reproduction at 304 Ninth St., listed for $1.3 million, and a dramatically renovated pink home at 475 Seventh St., listed for $1.5 million. The Anderson home was built on the site of the old Steam­boat Lumber location about a decade ago. It has great light and an upstairs master close to the other bedrooms, which appeals to the current generation of people with children who are looking in downtown. “It was shown to a couple that really liked it, but they knew that house next door sold for $850,000,” Steinberg said.

Steinberg said the Aspen-based owner of the Seventh Street home is firm on his price and can afford to be patient. Patience is a virtue, and it may be a necessary quality for sellers in the million-plus market. There just aren’t as many people who can qualify for jumbo loans in the post-recessionary economy when bank underwriters’ standards have been tightened, Steinberg said. “You get to that million-dollar marker, and you’re going to have to have so many liquid assets to give the bank confidence,” she said. “And even if people have cash right now, they don’t want to part with it.” A lot of sellers this year think they just need that one buyer who is destined to fall in love with their home, Steinberg said. And although a well-priced home definitely will sell, it’s about price and nothing else in the fourth quarter of 2010. “Price. That is it.
