Several miles of simple, low-impact trails cut across the land which allow for hiking, horseback riding, biking and, in the winter, skiing. “You could take up a whole day just trying to get around it,” Metzler said of the ranch. Trending reveals opportunities in the Steamboat market
Market Trends with Doug Labor
S
ince the turn of the century, market value in the Steamboat Springs real estate market has certainly had its ups and downs. For the first half of 2014 the market has seen an increase in the Median Purchase Price (red line in Graph 1 below) to $320,000, up from the year before at $284,000 and tied for the fourth highest Median Price the market has ever experienced.
Townhome Median Price enjoyed a significant bump in 2006, 2007 and 2008. However, the 2014 Median Price, at $444,000, is 7% below the 13 year historic trend and could also prove to be a good investment.
Adding a Trend Line (black) to the Median Price reveals just how aggressive the market was in the mid ‘2000’s and how it overcorrected in the early ‘2010’s. However, should the second half of 2014 remain consistent with the first, prices as a whole may be normalizing. Trend lines are used in graphic displays to interpolate non-linear data into a linear progression or regression. Taking a closer look at the different product types (next four graphs) sheds an interesting perspective as to which market segments have reacted individually and also where opportunities and cautions exist. Single Family Homes, for instance, have seen the greatest activity and appreciation, and have realized a higher-than-average appreciation since 2000. They are also selling at the second highest Median Price in history, at $522,500.
Over the past seven years, the Great Recession has taken its greatest toll on Routt County land values, where sellers have had to realize over a 50% depreciation in value since 2008. Slowly recovering from its post crash low in 2011 of $143,750, 2014 is posting a $175,000 Median Price, and nearing the $190,000 Trend Line value.
The second most popular residential product type are Condominiums, which, at least for the time being, have appeared to have leveled off at $250,000. This number is far below the Trend Line path, which indicates Median Price should be closer to $300,000. This product type could prove a good investment because it is 20% below the trend. Furthermore, no new condominium projects are on the horizon: The only product to meet future condo demand will be existing inventory, and this may soon begin to impact the median price, bringing it closer in line to the trend.

Real estate market has strong May performance Michael Schrantz | Steamboat Homefinder
M
ay was a big month for Routt County real estate. At more than $56 million, it was the largest dollar volume in more than a year and the best May total since 2008, according to a report from Land Title Guarantee Co. That dollar volume came from 122 transactions within the month, which is 17 percent above the previous May and only just down from this April’s total of 129 transactions. May’s dollar volume was helped by a number of $1 million-plus transactions and three sales of more than $3 million. The sales of higher-end homes have pulled up the average and median residential prices for 2014 thus far. The running average single-family home price is $768,074 compared to $681,783 for the full year 2013. The median single-family home price jumped 26 percent compared to last year at $579,000. The average price for residential land is the only market indicator to underperform 2013 so far this year at 26 percent down. For the year to date, 2014 still is 4 percent down in dollar volume compared to 2013, which had stronger months in March and April. However, the number of transactions so far in 2014 is outpacing 2013, 511 to 477. Fewer of those transactions are bank steamboathomefinder.com
sales, as well. In 2013, Routt County had 69 bank sales by May while 2014 has seen only 17 so far. There were two bank sales in May. And while the number of transactions was the second highest of this year, the percent of buyers closing with traditional financing increased to 58 percent after months of cash sales making up the majority of the market. The largest sale of May was a $3.45 million Strawberry Park home listed by Pam Vanatta, broker and co-owner of Steamboat Sotheby’s International. The 6,715-square-foot home sits on more than 15 acres with views of Steamboat Ski Area. “It was a very nice home,” Vanatta said. “Strawberry Park has the allure of being so close to town with good views.” “People definitely seem to be looking for land,” she said. The number of high-end sales and large dollar volume for May is a testament to how hard real estate agents were working through the winter, Vanatta said. “Everybody was very busy in January, February and March,” she said. “It culminated in sales in May. “It just didn’t happen. W
hen Jerry Throgmartin bought Vista Verde Guest Ranch, he had no intention of ever parting with it. “He was passionate about the West,” Christy Belton said. “He just ate it up.” Throgmartin threw resources and himself into Vista Verde, renovating existing buildings, building new ones, developing a top horse breeding program, adding land and making the experience the best possible for guests. “They were living here and building their dream,” Belton said about Throgmartin, his wife, Peggy, and the rest of the family. It was only his sudden passing in 2012 that separated Throgmartin from the ranch. “It was a shock to me and my family and everybody at the ranch,” Belton said. “It was a shock to a lot of people in the community.” This corner of Northwest Colorado is a long way from Indiana, where the rest of the family lives, so Belton, with Ranch Marketing Associates, has listed Vista Verde for $19.9 million. The ranch consists of 587 acres with Routt National Forest on three sides for access to nearly boundless wilderness. Improvements on the property include a timber frame lodge, 10 guest cabins (each with a hot tub), staff and manager housing and a 8,000-square-foot owners home overlooking the ranch. Vista Verde also has a 26,000-square-foot indoor equestrian arena for year-round use to go along with the more than 100 horses that are part of the breeding program. “He loved to raise these top-quality horses,” Belton said about Throgmartin. But instead of sending them to show rings, she said, he shared the experience of riding top-caliber horses with the ranch’s guests.

Along with horseback riding (on trails and not), the ranch property and forest service permits allow guests to enjoy hiking, fishing, mountain biking (snow biking in the winter) and crosscountry skiing. And no expense was spared during Throgmartin’s improvements to the accommodations, putting it in a special class of guest ranch: Vista Verde has a four-diamond rating from AAA. Only one other guest ranch in Colorado enjoys that distinction. “They did not have that rating when Jerry and Peggy bought it,” Belton said. “The staff and upgrades have really contributed to that recognition.” “The staff is very committed,” she said. “Not only do they bring in very talented help from all over nation for summers, they also have a very strong core who have been here for a decade or more who live here and are part of the community.” “They’re ready to embrace the new owners,” Belton said. “That staff is going to make that transition very smooth and very enjoyable. “It’s going to be a great adventure for the new owners, as well.” The purchase price is based on the appraisal value, Belton said, and the ranch does show positive operational cash flow. “Our intention is not to be on the market an extended period of time,” she said. Belton has been at the ranch on and off for the past eight years, she said, and along with her husband, Matt, she supplies cattle for some of the programs at Vista Verde. The welcoming atmosphere of the ranch is a trickle down effect from Throgmartin, Belton said. “He was kind to all people and animals,” she said. “So there’s a special feeling up there.” SH Fall 2014 • steamboat homefinder | 97
