here will never be another Homestead on Elk River Ranch. And it’s all on just over 800 acres of land nine miles from downtown Steamboat Springs with the ski slopes in sight. “There’s nothing else like it this close to town, so there is a huge premium on it,” Listing broker and co-owner of Prudential Steamboat Realty Pam Vanatta said. “The current owner is confident the right person will come along and make an offer. It will definitely get attention because of the superior location. The modern ranch has grown beyond the limits of the historic property. Prospective buyers may choose to purchase the main house and 245 acres, listed for $19.825 million or the 800.74-acre totality of the property with all houses and outbuildings listed for $32.5 million. The latter promises the potential for development, perhaps in the form of a secluded community of fishing and equestrian lodges. A buyer who opted to purchase just the home on the Bull Property and its 35 acres, with the barn and riding arena, would control 1,000 feet of stream bank on both sides of this major tributary of the Yampa River, which flows through Steamboat Springs. And the spectacular vistas of Steamboat Lake State Park coupled with the rugged Mount Zirkel Wilderness Area are just a few miles further away than are the fine dining and boutiques of downtown Steamboat. There are two great airports to serve the owners, with the convenience of Steamboat springs Airport just seven miles down Elk River Road and the year-round commercial jet service at Yampa Valley Regional Airport 45 minutes away. The ranch purchaser is apt to be someone who will derive satisfaction from maintaining a working cattle ranch in the heart of ski country. “There are a couple of key things to consider,” Vanatta said. “The buyer has the opportunity to keep it in agriculture and grow hay and run cattle for income. You’re going to recoup a lot your expenses from keeping it as a working ranch.” Second, there is no conservation easement on any of the ranch holdings, Vanatta said. That gives a new owner the opportunity to benefit financially from placing an easement on the land, or keep intact the option of total privacy, or even creating future home sites. “You control your own destiny here,” she said. “There are no subdivision covenants to limit the owner.” Vanatta may be reached at 970-879-8100. Market Trends with Doug Labor one-bath, and 873-square-foot bank-owned home in fair condition in Phippsburg for $23,500. Sitting on the other end of the spectrum was a beautiful 8,823-square-foot, five-bedroom residence situated on nearly 21 acres in the south valley for $4.3 million. The property was listed for $5,450,000 and on the market for 381 days. Although condominium financing is still difficult to secure for certain projects, condo sales jumped 29 percent in 2010 to 157. To generate interest and adjust to the current market conditions, developers of several new projects reduced prices. One of those projects was Edgemont, located upslope from the Gondola terminal building, where a three-plus bedroom, three-bath, 1,882-squarefoot seventh-floor penthouse was purchased for $2,594,000 ($1,378 per square foot), and was the most expensive condo purchased in 2010. On the other side of the spectrum was a foreclosed, one bedroom and bath 584-square-foot Walton Village condo that was only on the market for 112 days and purchased for $80,000 ($137 per square foot). This type of activity resulted in a 16 percent median price drop for condominiums in
2010 to $310,000 from $369,000 in 2009. Townhomes enjoyed the largest gain in interest in 2010 from the prior year at 40 percent, going from 67 to 94. Price reductions may have contributed to the increase and also gave townhomes the award for the greatest median price reduction of 18 percent — a full $100,000 decrease to $465,000. There were a number of significant reductions of townhomes in Stagecoach. Selling at market peak in 2007 for up to $300,000, one of the three-bedroom, 1,400-squarefoot townhomes was purchased in 2010 for $78,000, while another one was purchased for $1,000 more. A slopeside four-bedroom, five-bath, 5,230-square-foot residence with an elevator, heated walkways, several stone fireplaces and commercial-grade gourmet kitchen was the highest priced townhome that was bought in 2010. Originally listed at $3,740,000, the property was reduced to $2.9 million and eventually sold for $2.4 million. The historic low interest rates that were available in 2010 may not be seen again in 2011, but are still very reasonable. However, as the economy improves, rates will most likely increase. Right now buyers have an excellent selection of properties to consider, with sellers continuing to compete with one another. Furthermore, there were only six MLS purchases in 2009 that were foreclosures. In 2010, buyers bought 77 foreclosures. As of Jan. 12, there were 52 foreclosure listings. Should this number begin to decrease, and as other market factors change, 2010 may be known as the “Year for Buyers.” SH

he Steamboat Springs area real estate market took a turn for the better in 2010, but whether this trend continues will be left to answer in future times. The 580 transactions posted by the Steamboat Springs Multiple Listing Service showed a 24 percent increase from the 467 in 2009, and the $324 million in total dollar volume was a 21 percent increase over the prior year’s total of $267 million. The uptick in activity is most likely from sellers acknowledging and adjusting to current market conditions and buyers acting with intuition that the market is poised to improve. This buyer reaction is evidenced by the year-over-year drop in the median price of all property types, which dropped from $351,250 in 2009 to $330,000 in 2010 (2009 saw the least amount of market activity dating back to 1995). The product type that realized the most significant increase in purchases is undeveloped land. Lot sales totaled a mere 49 in 2009, but notched 80 in 2010 — a healthy 63 percent increase. Median price in this category increased from $150,000 to $190,100. This interest in vacant land could bring about an increase in construction activity in the near future. The least expensive lot purchase in 2010 was located in Stagecoach. The 0.92 acre High Cross lot was originally listed for $20,000, was reduced to $7,500 in November 2009 and closed a few months later at asking price. The most expensive land purchase was a 733-acre multiple-parcel purchase for $4,750,000. A sportsman’s paradise, the property includes 160 acres with Elk River frontage and a 415-acre parcel bordered on three sides by National Forest and Big Creek flowing through the middle. On the residential side, single-family homes, which typically make up a quarter of the overall market, saw a slight increase in median price from 2009 by going from $445,000 to $450,000. Total single-family home purchases increased by 17 percent. The last time the Steamboat MLS was close to that number was in 2006 when the median price of a single-family home was $451,500. The least expensive buy was a two-bedroom,

Catamount sales pick up TOM ROSS | Steamboat Homefinder
P
erceptions of the Steamboat Springs real estate market changed forever 12 years ago, when the developers of Catamount Ranch & Club began offering golf course lots just south of city limits for more than half a million dollars. Those prices were unheard of at the time, Realtor Darlinda Baldinger agreed, but people who made original purchases in 1999 have seen their investment grow and hold value even in a down economy. “Everyone thought people were crazy back then,” Baldinger said. “In hindsight, it’s become a phenomenal community. We still have annual parties, and everyone in Pleasant Valley is invited.”
An 8.79-acre lot that sold for $517,500 in ’99 was valued for taxes at $1.4 million two years ago, and another comprising 7.85 acres that sold for $877,500 now is valued for taxes at $1.7 million. Those values captured the peak of the market at the last assessment, and it remains to be seen how 2011 tax bills due to arrive in early 2012 reflect changing comps in Catamount. The development has not been immune to foreclosures. Catamount is two distinct neighborhoods, one at the golf course and the other at Lake Catamount, several miles south at the base of Rabbit Ears Pass. Baldinger attributes a recent burst of activity at Lake Catamount to the scarcity of listings. “As recently as there were quite a few listings on the market, it changed and they sold,” she said. “There’s only one house for sale at the lake now and four cabins.”

Baldinger lives in one of the cabins, and as a member of the board of the Catamount Metro District, she’s well situated to keep tabs on that finite market. Catamount had been relatively quiet through the first 11 months of 2010, with two sales for a combined $3.83 million. Baldinger said she finished the year with more than $10 million in sales at Catamount. She brought the buyer to a bankowned home on the golf course that sold for $2.999 million in mid-September from a list price of $3.057 million. Ryan Stafford, of High Mountain Sotheby’s International Realty, listed it. “The buyers called me in response to my newspaper ad in the Steamboat Pilot for another house in Catamount,” she said. “They weren’t sure about that house, but I showed them the Martell house, and they loved it. They’ve since done some remodel-

That’s good work for some local people.” Pam Vanatta, broker co-owner at Prudential Steamboat Realty, has several homes listed for sale at the golf course, but when Catamount came alive, she and Baldinger collaborated on the Dec. 17 sale of a lake home on a smaller lot in a neighborhood where parcels originally zoned for cabins were re-platted to allow single-family homes now known as the Cottages. Vanatta was the listing broker on the home on Lakeside Trail that sold for $2.4 million. Steamboat contractor Jim Comeau originally built it for a development team that included Jon Peddie, Stephan Baden and Dave McDonald. Baldinger and associate Chloe Lawrence brought the buyer to the sale. The house had sold for $3.4 million in 2007. Then, also in December, the two Realtors engineered the exchange of a cabin and a $3.925 million home at the lake. Baldinger said she also represented both sides of a pair of lot sales at Lake Catamount. Vanatta said the sudden and cyclical
nature of the sales spurt at Catamount has become typical of this market. “That’s how this market is going to be,” she said. “There are buyers out there that are feeling they are going to miss opportunities, because when they’re gone, they’re gone. It’s still about price, and people want the best — they’re getting it, and there’s a lot of inventory, but we’re absorbing the best of them, and soon we’ll be working with properties that are harder to sell, but they are going to sell, too. “I saw this years ago at The Sanctuary. It’s a revolving door.” She has two homes listed for sale on Catamount Drive at the golf course, both of which have been on the market for an extended time. The 9,792-square-foot Acanthus House sits on 9 acres and is listed for $6.25 million. The Covered Bridge House, built in 2003, overlooks the seventh fairway and is priced at $5.9 million. At 11,500 square feet, the asking price on a persquare-foot basis is $513. Baldinger and Vanatta, who often find themselves on one side or the other of highend real estate deals, agree that Catamount
is something of a micro market where scarcity of properties for sale support the prices. “It’s so rare to find a golf course like that surrounded by only 16 lots,” Baldinger said. “The reason people pick Steamboat compared to other towns in the area is that we’re a community first. It’s almost more important now than ever.” SH
