T

he Strawberry Park neighborhood just north of downtown Steamboat Springs provides a beautiful setting in the fall. Steamboat Residential Properties Poised for Takeoff

W

ith the third quarter for the 2013 Steamboat Springs Multiple Listing Service in the books, and four solid years of increasing activity, it is pretty safe to say the Steamboat Springs area real estate market is on the mend. Through the first three quarters of 2013, the three general market indicators from the Steamboat Springs MLS show transactions increased 16 percent from 2012, dollar volume increased 20 percent and listings saw a 9 percent decrease. From the 2009 market bottom, transactions have increased an amazing 127 percent, dollar volume 76 percent and listings have decreased 22 percent.

An increase in demand and decrease in supply generally results in price increases. So, for this quarter’s newsletter, I thought I’d take a look and see exactly what residential (single-family residences (SFR), condominiums (condo) and townhomes (TH)) real estate values have done and if buyers missed their opportunity within the Steamboat Springs town limits. The study includes data compiled from the first three quarters of each year dating back to 2006, which was a year before the record setting benchmark of 2007. All statistical and graphical references in this report represent the first three quarters (January through October) of each year.

by an improving economy and price discounts deep enough to bring buyers back into the market. Buyers who have taken the most advantage of these conditions were those seeking singlefamily residences. One of the most surprising finds from this study is that over the past seven years, 2013 posted the second highest number of SFR purchases in the town of Steamboat Springs (second only to 2007)! 106 homes were bought in 2013, representing a 23 percent increase from the prior year, whereas the number of condominium and townhome purchases have remained relatively flat. Condo purchases have dropped 52 percent from the 2007 peak. This could be from stricter lending requirements and a more stubborn price point from condo sellers (or a more attractive price point for buyers of single-family residences).

Prices There has certainly been a substantial price swing in the SFR market, and most likely the No. 1 reason buyers reacted so favorably to the SFR market. In 2013 the median price was $550,000, the second lowest since 2006 and a 35 percent decrease from the $849,000 median price of 2007. Condo prices have only dropped 24 percent from 2007, which may be why residential buyers found single-family homes more attractive.

The most important thing to recognize with this information is that dollar-per-square-foot values had already hit bottom a minimum of a year ago and are now beginning to increase.

Conclusion

Median value (per square foot) Many real estate experts determine a property’s value on a dollar-per-square-foot basis. This represents basic property value with a common denominator (a square foot of improved property). It is deemed a better way to study property values than simply price. Further, when calculating this number, it is assumed that the smaller the space of the residential unit, the higher the dollar-per-square-foot number is going to be, as you still are factoring in more expensive aspects of a home in the smaller space, such as kitchens and baths. What is most interesting in the Steamboat Springs market is that that was not the case in 2006 – all three residential property types were selling between $260 to $290 per square foot (+/- 5

Buyers may still have a little bit of time to buy at/near the bottom … but not much. With continued inventory reduction, selection has certainly become more limited. Sales are continuing to increase, which will only continue to reduce inventory, especially in the near-term with no new construction coming out of the ground for multifamily (condominium and townhome) products. Decreased supply and increased demand will only cause property values to continue to increase. A solid two years of price stabilization has occurred, and there are substantially fewer foreclosures on the market at the end of QIII in 2013 (1) than a year ago (9). So, if you are a last-minute value shopper, with many signs pointing to an improving market, you may want to make your move now while there still is time. Galaxy Sees Increase in Jet Traffic MiCHAeL SCHrAntZ | Steamboat Homefinder

G

alaxy Aviation clients frequenlty disembark from a sleek jet at Yampa Valley Regional Airport in Hayden and immediately scan the field for a large Anatolian shepherd. Tsar is a favorite of the clients whom Galaxy Aviation serves as the fixed-base operator at YVRA, and Don Kaplan, the regional manager in charge of the Hayden operation, said clients often greet Tsar before they greet him. Kaplan — dressed in cowboy boots, a leather blazer and a Western belt buckle — brings Tsar out on a leash to the plane’s door to welcome passengers to the Yampa Valley. Kaplan said he knows pretty much everyone who’s flying private planes into YVRA. Customer service is the top priority for Galaxy Aviation, he said, and the clients who use its services get the best treatment possible. The car rental company preferred by a client flying in Friday morning didn’t have the right type of SUV, so Kaplan made sure there was a choice of cars outside the plane when it landed. The ease of driving up to the plane, hopping in and knowing your luggage is headed to the right place makes commercial service at YVRA an ideal way to fly if you can afford it. And it looks like more are able to afford to fly private jets into the Hayden airport. “We have had an uptick in jet traffic,” Kaplan said. “It’s a different kind of jet traffic today.” The jets are getting bigger. “The economy of people of means is getting much better,” Kaplan said. And that translates into more business for Galaxy. More planes in and out of the airport means more hangar fees and Jet A fuel sold. The price of flying into Hayden is a little higher than some other private operations, Kaplan said, and although a few people will complain, the airport is more remote, it costs more to supply fuel and the business has to make it through slow shoulder seasons. In addition to the Routt County residents who fly using Galaxy, Kaplan said, maybe 10 or 15 percent of people who come through are shopping for real estate in the area. The Dassault Falcon 2000EX that sat on the runway Friday was part of the NetJets fleet, which makes up a large part of Galaxy’s business. NetJets offers fractional ownership, leases and a program based on flight hours for those who want access to a jet. Even for wealthy individuals, NetJets can make flights on an aircraft like the Falcon 2000EX, which could cost more than $25 million new, more affordable. Kaplan said the increase in jet traffic is across the board at its other locations, which are in Florida, as well. Walking the field in front of Galaxy’s building, Kaplan names aircraft models with facts about their origin and build with some anecdotes about performance thrown in: the Swiss turboprop that can take off quickly, the curving Italian jet with a canard wing on

Steamboat Springs Airport sees aircraft transition While Galaxy Aviation’s clientele and jet traffic has been on the rise, the effect of the most recent recession has been different for Steamboat Springs Airport. Airport Manager Mel Baker said that there’s been an increase in Jet A fuel sales but that it’s likely explained by some tenants transitioning away from piston engines and avgas to single-engine turbines. “The industry as a whole has been hit pretty hard,” Baker said about personal aviation. “You have to have a really good reason to go from a smaller aircraft to a larger aircraft.” But what’s available as far as new aircraft, he said, has been smaller, turbine-powered planes. “If anything, it’s been a decrease because of the economy,” Baker said about overall jet traffic. the front and the French trijet with the telltale wing structure that gives away its manufacturer. When Kaplan was a trial lawyer in the Northeast and flying solo, he said, he didn’t know as much about aviation. He got into consulting through a contact, and once a health problem lead him to reconsider the stress of litigation, he turned to aviation. He has been in Hayden since Galaxy became the fixed-based operator in 2008 and wanted to be more hands-on with day-today activities. “Aviation is a relationship business,” Kaplan said. “You have to spend time.” SH Winter 2013 • steamboat homefinder | 69
