T

he first glimpse of the Yampa Valley that travelers coming down Rabbit Ears Pass enjoy has had a powerful hold on frequent visitors and residents for generations now. Larry Ameen said they had been looking at property with Fletcher for almost a year, when they looked at Strawberry Park for the first time. One look was all it took. “Cindy and I looked at each other and said, ‘This is it.’” He recalled. They canceled the rest of their showing appointments for the day. Fletcher said the couple took great care in choosing a building site and in the way it was oriented on the property. “They wanted to build a home in harmony with the terrain, one that would not be seen from miles away. As it turns out, most people traveling Routt County Road 36 to Whiteman School or the Strawberry Park Hot Springs are oblivious of the presence of Red Bell Ranch. The only easy vantage point from which the home can be clearly observed is from the road up Buffalo Pass. Hand-picked local crafts people Ameen acted as his own general contractor during construction of the house in 2006 and 2007, working closely with framing contractor Bob Albertini. Ben Spiegel of Spiegel and Son worked on a variety of interior finishes including soft-

ening the barn timbers. Chris Haight of Kitchen Perfection produced the extensive cabinetry and Joe Bonn of J. Bonn Wood Products worked on integrating the historic timbers into the construction of the house (some of the timbers encase structural steel supports). The covered porch accommodates dining, seating and even an outdoor bed not far from its own wood-burning fireplace. Just around the corner is a sunken fire pit followed by an outdoor cooking area with access to the bright kitchen where white marble countertops reflect the outdoor light into the room.. Cindy Ameen said the teak cutting block that covers the entire kitchen island affords ample room for her and her husband to cook together. The kitchen and nook are warmed by their own gas fireplace. The timbered living room is ideally situated to watch alpenglow unfold over the distant ski slops of Mount Werner. But the Ameens best remember a night when they sat transfixed on the couch and watched the interaction among about 20 elk that had bedded down under a full moon just off the flagstone porch. They routinely see moose with calves on the property and an occasional bear. This dramatic property has no peer in the Yampa Valley. Falling into place matt stensland | Steamboat Homefinder A group of Steamboat Springs Realtors are using words like “remarkable” and “extraordinary” to describe a recent string of sales and purchases here. It’s especially noteworthy given today’s real estate market and lending climate. With one deal dependent on the other, four homes involving five homeowners were bought and sold in a three-day period at the end of September. Colorado Group Realty broker/owner Ronald Wendler was involved in the string of purchases along with Jon Wade, also a broker/owner at Colorado Group Realty. “Today, it’s really difficult to get one thing to happen,” Wade said. “It’s pretty extraordinary.” The housing dominoes began to fall in Cheyenne, Wyo., when Chris and Jes-

sica Speer and their two young daughters decided to upgrade from their vacation condo in Steamboat to a permanent home. The Speer family got lucky and received an offer on their home the first week it was on the market. This allowed them to work with Wade and make an offer on their future Steamboat home at 1021 Crawford Ave., which was listed for $650,000. This freed up the Keyeks, who worked with Realtors Amy Brown and Chris Paoli to purchase a home listed for $587,500 at 37570 Winchester Trail in the Silver Spur subdivision. They closed on the home Sept. 30 for the asking price. The Keyeks’ purchase then allowed the Winchester Trail home’s previous owners, Kevin and Kimberly Chandler,

to move forward with the purchase of a home listed for $795,000 at 1215 Ridge View Drive in the Fish Creek area. “They didn’t know if we had a 100 percent deal until 24 hours until they were moving,” said Wendler, the Chandler’s Realtor. The deals didn’t end there. On the same day the Chandlers sold their home, they closed on the Fish Creek home for $655,000. The Chandlers purchased the Ridge View Drive home from John Weibel, who in October 2010 purchased a 262-acre property for $1.575 million at 25490 Routt County Road 52E in the Elk River Valley. The Weibel’s Fish Creek home was the last domino. “These sellers and buyers all worked together to make it happen,” Stroock said. “It wasn’t luck. Everyone was priced well and made it happen.”

ith the new lending regulations, condominium financing has been very difficult for buyers to obtain. This is not from their financial ability to qualify for a mortgage, but because properties do not meet

these properties the average $/sf price was $259. Even with that noted, the median price of condos dropped 29% from their 2007 mark, but single family homes dropped even more (34%), while townhomes realized the least decline at 14%. Cash, home equity loans, owner

lender qualifications due to on-site check-in desks, short term rental programs and delinquent HOA assessments, to name a few. Many experts thought the condominium market would be severely impacted in both market share and property values. Contrary to that logic, 2011 condo sales still made up 48% of the overall residential market; exactly the exact same piece of the pie it took in 2004. Condos fetched $229/sf in 2004, and $372/sf in 2007, and only dropped slightly to $366/sf in 2011. It is important to note that there were several closings in the new, slopeside Edgemont and One Steamboat Place projects, and downtown Howelsen Place and Olympian projects in 2011, which averaged $770/sf. Comparable properties were not available in 2007. Without

carry and a higher down payment than what was typical in the past are all options condo buyers have pursued to make up for the current financing void. The most notable shift in market share in 2011 was in town homes. Enjoying an average 28.5% market share in 2004 and 2007, it dropped to 19% in 2011. This could have been from the better value that buyers found with the substantial drop in single family home prices, where buyers could purchase a single family home at the same $/sf as a town home ($258). Looking back in time, the Steamboat Springs MLS posted a total of 62

purchases in the first quarter of 2009. That was the lowest total for any quarter, dating back to 1995 (which is as far back as my records go). Purchases for the first three quarters of 2009 totaled 304. The same timeframe for 2010 saw 331 purchases; a 9% increase, and the 496 purchases first three quarters of 2011, represent a 50% increase. Provided all outside economic factors remain the same, with this continued increase in activity, possible leveling off of foreclosures and inventory (Q3 2010 had 2009 listings and Q3 2011 had 2026), it is only reasonable to think that in a short time prices may begin leveling off and perhaps enjoy an uptick. New start for Trailhead Lodge TOM ROSS | Steamboat Homefinder The new owners of Trailhead Lodge intend to prepare to market the 58 unsold condominiums there for about half the price they were selling for in 2009. But Shane Baldwin, the principal of SilverLeaf Financial of Salt Lake City, said he doesn’t regard them as distressed property. “I know distressed,” Baldwin said in an interview. “There’s nothing in that market that feels like distressed property to me. I own property in North Vegas and Phoenix that’s distressed. Trailhead has a good niche in Steamboat. "We don’t have to compete with One Steamboat Place or Edgemont.” SilverLeaf purchased the $57 million in outstanding debt on the unsold condos from Bank of America for a steeply discounted price, Baldwin said. A company called Mission Capital served as the loan broker on the deal. www.steamboathomefinder.com

The construction of Trailhead Lodge cost about $71 million, and the building totals 184,000 square feet. SilverLeaf took ownership of Trailhead Lodge from Resort Ventures West through foreclosure, but he didn’t characterize it as a typical foreclosure. “It’s totally a restructuring,” Baldwin said. “We have to go through foreclosure to clean up the title. That has to happen. We’ll use Kerry Shea (of Resort Ventures West) as our sales agent, and Brent Pearson (chief financial officer and principal in Resort Ventures West) and his partners own the land right next door, so we’ll game plan with them.” he said. Baldwin, who visited Steamboat, before the sale was finalized said he isn’t certain what the luxuriously furnished condos at Trailhead Lodge will sell for, but he’s optimistic that the stock market will go up in 2012 thanks to

election-year politics, and he’s hopeful that prospective second-home buyers will be attracted to a bargain on a new property in Steamboat. “We’d like to get to the midto high 400s (per square foot),” Baldwin said. “There’s not a ton of comps in that market, but it’s hard to know what it’s going to sell at. Can we get to the $500-persquare-foot range? I think there will be buyers at that price. In the worst case, if we can’t reach $450 or $500, we’ll turn them all over to Wyndham Resorts and let them rent them nightly.” Records on file at the Routt County Courthouse reflect that in summer 2009, oneand two-bedroom condominiums at Trailhead, which had been under contract for a couple of years when they closed, were selling for $600 to $1,000 per square foot, depending on where they were located in the fiveWINTER 2011-12• steamboat homefinder | 79


story building. A 656-square-foot, onebedroom condo sold for $575,000 — or $622 per square foot — and a larger one-bedroom sold for $838 per square foot. A 1,139-square-foot, two-bedroom, two-bath condo sold for $1.14 million, or $1,000 per square foot, and a slightly smaller unit sold for $834 per square foot. Trailhead Lodge, in Wildhorse Meadows, is on the opposite side of Mount Werner Circle from the base of Steamboat Ski Area and is linked to Gondola Square by a public peoplemover gondola that was built by the original developers. SilverLeaf’s website reports that it has purchased $500 million (face value) in debt with a focus on commercial property in the past 36 months.

One of its recent acquisitions was the stalled Pine Canyon golf course community in Flagstaff, Ariz., with a mix of building lots, condos, townhomes and single-family residences plus a luxurious clubhouse valued at $30 million. “We sold $25 million (in real estate) in August,” Baldwin said, “and $15 million of that was during a marketing event on Labor Day weekend when we brought Huey Lewis and the News in to perform.” He may not spend that much on a marketing event in Steamboat, but he characterized himself as a risk taker and promised a creative approach at Trailhead Lodge. “It’s that kind of asset that needs that kind of splash,” he said. SilverLeaf’s business model entails negotiating a

discounted price on the debt to assume control of the property and enable it to have enough margin to re-introduce the condos at a price that is more appropriate for current market conditions while leaving enough room for SilverLeaf and its investors to realize a return. Baldwin said he didn’t think Bank of America understood the asset and what original developer Resort Ventures West was trying to accomplish with a financial restructuring of the debt. “I really, really like the energy of Brent Pearson.
