I
t took three years for the owners of Steamboat Springs’ Graystone Manor to hand-select each intricate detail of the 10,000-square-foot 21st century custom home. Filled with old world elegance without lacking any modern conveniences, the home is an original creation inside city limits. “It’s truly a custom home,” said Pam Vanatta, associate broker and co-owner for Steamboat Sotheby’s International Realty. “The home is a piece of art.” Within the gated community of Stonebridge Park, the home sits on just over an acre of dense forest bordering Fish Creek, with private access to the water down a stone pathway from a back patio perfect for entertaining. “It offers privacy, and being on Fish Creek makes it even more special,” said Vanatta. Inside, the front entryway’s 40-foot ceilings are a clue to the extravagance of the construction throughout — walls are 12 feet high, baseboards extend a foot off the ground and oversized pieces of furniture decorate each room.

“The old world European style is truly one of a kind for Steamboat,” said Vanatta. “But the interior could take on any kind of theme.” Owners Don and Trish Grueser began construction a decade ago on what Vanatta calls “truly a labor of love.” Various elements of decor were brought from Europe, collected as antiques and made custom for the home, each piece bringing a history Trish Grueser can recite at will. “It is a home of their dreams,” said Vanatta. Local Steamboat artisan Jim Selbe contributed handcrafted ironwork, while four carpentry teams including Steamboat Woodworks tackled different custom projects inside. Ron Clou of Ullr Design milled all the moldings in the house and designed and built the two-story library. “I don’t know of anything quite like it,” said Grueser of the home. “It’s an old European-style house with all of today’s modern conveniences.” Technology throughout includes a television hidden behind a mirror, a central stereo system and a finished basement

media room, with a drop down projector screen and the potential for a full theater experience. The five-bedroom, six-bath renaissance structure was built to entertain — with enough dining space to seat 50 guests. It also boasts a carriage house — complete with its own entrance and kitchen. Each bedroom features ample closet space, and some closet drawers are discreet refrigerated compartments. Nearly every shower in the home is without doors, leaving humidity to heat the room to a comfortable temperature while you shower, Grueser said. Vanatta said some of the home’s most remarkable features are a large fireplace in the great room, the gourmet kitchen and a climate-controlled 300-bottle wine grotto featuring the same stonework that adorns the outside of the home and carries in though the front entryway. Despite the artful interior, the home’s best feature may be its location — private and seemingly remote in a lush forest, yet only minutes from town and the Steamboat Ski Area. “It’s landscaped to perfection,” said Vanatta. “In the springtime, it’s spectacular.” Vanatta can be reached at 970-291-8100. The importance of owning slopeside
M
ost condominium shoppers buy for two reasons: personal use / enjoyment, and investment potential. It is relatively easy for a family to determine whether a slopeside or non-slopeside location to the slopes is going to best fit their needs for fun, but to answer their question as to which location is the best for investment, they need to turn to their agent for guidance. So, which location is a better investment? To find that answer, the most active condominium properties surrounding the mountain area were selected, with transactions dating as far back as 2006, which was one year before the top of the market in activity and two before its price peak. Slopeside properties used include Bear Claw, Ski Inn, Ski Time Square, Storm Meadows and Torian Plum Creekside. Comparable non-slopeside properties include The Lodge, Quail Run, The Ranch, The Rockies and Timber Run. These properties not only compare well in age, but they were also consistently the most active in the market. Projects constructed after 2006 could not provide enough historic significance for this study. Data used for 2014 goes through the third quarter (2014*). Although deciding on a slopeside or off-slope location it is a relatively easy decision for many buyers, one trade-off some have to consider that comes with location is size. The average size of the five condo projects selected in the ski base was 909 square feet (sf), while the six located just few blocks away averaged 1,076 sf. Furthermore, the average purchase price of a slopeside condo from 2006 to 2014 was $345,000, versus $280,000 for the surrounding locales. Consequently, the market has determined, for the convenience of skiing in and/or out of a condo, as well as the other location factors, that buyers on average are willing to pay 23% more and have 18% less space living slopeside. From an investment perspective, real estate analysts use a dollar per square foot calculation to define a ‘least common denominator’ for value and appreciation purposes. The Average Values on an annual $/SF basis for Slopeside and Non-Slopeside condominiums are shown in Graph 1.
Trends for both property types are relatively consistent, but it appears Slopeside Properties have greater market volatility (graph move30 | steamboat homefinder • Winter 2014-2015
ment). It also appears Slopeside Properties may be first recognizing a market recovery. This data is helpful, but the next step is to see which location is going to have the greater percentage return on investment. Graph 2 sets the 2006 $/SF price as the “100%” benchmark. In 2007 the NonSlopeside properties appreciated at 142% of the 2006 price, whereas the Slopeside properties appreciated 134%. In 2008 the Slopeside properties made up that difference, where both appreciated at 152% to their 2006 base price. In 2014 $/SF values for Non-Slopeside properties were 91% ($228) of what they were in 2006 ($249) and Slopeside ($362 in ‘06) were 92% ($334). They both tracked somewhat closely thereafter, and by superimposing Linear Trendlines (dashed), there is literally no recognizable difference to the percentage change in values between the two.
Real estate experts constantly preach location is the key to creating value, and this research indicates it is no different in Steamboat Springs. However, one very interesting discovery is that with the market conditions that have existed over the past eight years, location has not impacted the appreciation/depreciation of Steamboat Springs condominiums on the slopes versus those which are not. Over 400 transactions and nearly 500,000 square feet of real estate was used for this study. With both locations returning relatively similar percentage returns on investment by the particular market cycle in which their asset is traded, condo buyers can simply rely on personal use and enjoyment as the reliable way to decide which location is best for them. usiness leaders in Steamboat Springs on Friday got a fresh look at how Steamboat Springs is recovering from the Great Recession in a number of areas. After digesting a flurry of spreadsheets and line graphs,
attendees of the 20th Steamboat Economic Summit ultimately saw that Steamboat’s economy continues to grow, but the growth isn’t as strong as in some other nearby mountain resort communities. Dave Belin, a senior director at RRC Associates, stacked Steamboat’s economy up against those in several other mountain resort communities in Colorado in terms of airport flights, sales tax and real estate growth. According to data compiled by Belin, Routt County’s gross annual total from real estate sales has recovered 15 percent since 2009. Sales totals have recovered 56 percent in nearby Eagle County, 39 percent in Pitkin County, 30 percent in Summit County and 38 percent in San Miguel County. Routt also lags far behind some of these other counties in the number of real estate transactions in the same time period. On the sales tax front, Steamboat has seen steady growth in recent months, but it again is being outpaced by other resort communities. Collections through July of this year represented an 8 percent gain com-
pared to the same time last year. This compares to a 13 percent gain in Telluride, a 12 percent gain in Aspen and a 14 percent gain in Frisco. Places like Vail and Winter Park have experienced sales tax gains similar to Steamboat’s. The data didn’t worry some local business leaders who were in the audience. ”I don’t think it’s so bad our numbers aren’t going up as quickly because we’re more stable, and we’re more of a year-round economy anyway,” Mainstreet Steamboat Springs Manager Tracy Barnett said. “I think it shows we are not as volatile. We went down slower, and we come back slower.” The city’s finance department also reports that Steamboat tends to lag behind other communities in feeling the effects of a recession and recovering from it. Belin’s presentation was one of several given Friday at Colorado Mountain College during the Economic Summit. The summit attracted about 150 attendees and ended with a talk by futurist Thomas Frey. P
ilots based at Steamboat Springs Airport soon will have some new neighbors. Local contractors are busy constructing five new executive hangars at the airport that will accommodate some larger aircraft like the Pilatus PC-12, a single-engine turboprop that costs more than $4 million. One hangar is going up about every two weeks, and the project should be completed in time to allow aircraft to move in by Thanksgiving. “It’s really encouraging for the city because this size of hangar usually brings in turbine and jet-type aircraft,” Airport Manager Chris Cole said. Larger aircraft mean more potential fuel sales at the airport and thus more revenue, Cole added. The city also will collect some revenue each year from a ground lease on the hangars. Based on the size of the new development, that lease could generate $16,528 next year and increase in subsequent years. The revenue will be earmarked for airport maintenance and operations. At the time of purchase, owners enter into a 40-year lease agreement with the city. The hangars from Denver-based Aviation Development Group have been more than four years in the making. “It’s really exciting. I walk the site almost every single day,” said Randall Hannaway, the broker who has worked to sell the hangars. “It has been a long time in coming.” The hangars range in size from 3,600 square feet to 5,280 square feet, and vary in cost from about $500,000 to about $675,000. Hannaway said that the hangars will benefit the pilots and the airport. For one, the new hangars have a range of amenities that the current inventory of hangars at Steamboat Springs Airport don’t have, including better heating, lighting and insulation systems. Pilots also can open the slow-moving, heavy hangar doors using a remote control while they are taxiing at the airport.
“These are going to be very, very nice hangars, and I’m hopeful they will be a great asset for a long, long time,” Hannaway said. Hannaway still is working to sell two of the hangars. Before construction started, all of them had been reserved with deposits, but Hannaway said two aircraft owners backed out because they got larger aircraft and needed a longer runway like the one at Yampa Valley Regional Airport in Hayden. Hannaway said some larger jets need about 500 more feet of runway than Steamboat’s airport has to take off and land more safely. The shorter runway here also means larger aircraft must carry less fuel when taking off, sometimes limiting their range. A planned extension of Steamboat’s runway was delayed for four years because of a squeeze on state and federal funding, city officials said last year. Hannaway, himself a pilot, said he expects the runway extension will get back on track and be done within the next five years. “It won’t allow the real big jets to come in, but it will allow a round of nicer small jets to come in and have a great margin of safety,” Hannaway said. The hangar development originally was planned to include more hangars of a smaller size than the current development. But Hannaway said for every call he got about a small hangar, he got several more from owners of larger aircraft seeking the larger hangars. He said it was a good trend. Meanwhile, the current inventory of hangars at Steamboat’s airport is full, and Cole said he gets calls on a regular basis from pilots on a waiting list. The last hangar project at the airport was completed in 2004 when 16 box hangars were built by the Aviation Development Group. Cole said the cost to develop more hangars on other land around the airport currently outweighs the expected revenue that the new development would generate. “Hopefully, as the town grows and the airport does well, you can explore different options,” Cole said.
