I
t’s hard to imagine that the 63 oneof-a-kind lots at Alpine Mountain Ranch & Club offer 360-degree panoramic views, relative seclusion and unmatched wildlife viewing opportunities, yet each is no more than a five-minute drive to the grocery store. Originally developed in 2008, the 1,216-acre property just south of Steamboat Springs along U.S. Highway 40 still has more than 50 five-acre parcels available — each with an outin-the-country feel, access to extraordinary amenities and located within a safe, gated community. Most notable is the location of the ranch — just five miles from downtown Steamboat Springs and even closer to Steamboat Ski Area, which feels just steps away from some of the subdivision’s higher lots, according to Cheryl Krumrie, sales coordinator for the development. “You’ve got the ski mountain in your backyard, without actually being on the ski mountain,” Krumrie said while giving a driving tour of the development on a sunny Steamboat day in early January. The infrastructure for the development was completed just before the effects of the economic downturn would hit the area, and since that time, nine of the home sites have been purchased, including two with completed luxury homes. New buyers have a broad range of home-site choices available. Company Chairman and CEO Bill Butler is co-developer of Alpine Mountain Ranch, along with Andy Daly, former CEO of Vail Resorts. The remaining purchased lots remain vacant and without development plans, with many owners holding onto the parcels as investments, Krumrie said. When taking a drive around the 1,200-plus acre property, it’s notable that 900 of the acres are guarded as a wildlife preserve, meaning untouched steamboathomefinder.com
views and few neighbors are a permanent expectation for the development. The wildlife is apparent, said Krumrie, who recalled a slow drive up the development’s main road earlier this winter when she and some prospective buyers rolled up on a pair of moose. Members of the area’s 250-head, mature elk herd are also regulars throughout the property, along with bald eagles, bears, coyotes, deer and other animals. Several site building envelopes are perched on hills within five-acre home sites. The designated half-acre building envelope for each site was specifically selected to make sure neighbors within the development will never end up blocking one another’s views years down the road, Krumrie said. Prospective buyers can visualize how things might look from the balcony of a future home, thanks to staircase viewing perches and poles to mark the building area on each site. “The fall is spectacular up here, with all the colors,” Krumrie said. “And in the spring and summer, it’s so green.” Each owner pays into the club’s homeowner’s association, which in addition to basic services like road maintenance, also allows owners access to a guest house for themselves or visitors to use, as well as private lake fishing, bike rides, hiking and snowshoe trails. Along one of the easily accessible paths but hidden in the forest is the Hermitage, a private no-electricity backcountry retreat on site. Also available is a barn for horse-boarding and an Owners Lodge for everything from large meetings and gatherings to weddings and parties — all for exclusive use by owners. Real estate transactions hit levels not seen since 2007; vacant land sales up Teresa risTow | Steamboat Homefinder
R
eal estate transactions during the third quarter of 2015 surpassed levels not seen since the third quarter of 2007, much to the surprise of some real estate brokers. According to a third-quarter market report from longtime Steamboat Springs broker Doug Labor, the 326 transactions that took place in the third quarter (July through September) of 2015 were greater than 318 that took place in the third quarter of 2007, a year with more transactions overall in Routt County than any time in the past 20 years. A look at total first-through-third quarter transaction numbers shows a steady increase in transactions from year to year since 2010. “I think it’s pretty comforting to know,” said Labor, manager of Steamboat Sotheby’s International Realty’s downtown office. “You look at that graph, and it’s just slowly but steadily coming up to where we were back then.” Considering all transactions by quarter over the past 20 years, fluctuations steamboathomefinder.com
between quarters have also become less sporadic, another sign of a healthier market. “It’s a steadier market on a quarterly basis, so maybe that’s showing us that there are more people buying throughout the year,” Labor said. Labor said that, although transactions have gone up and prices of various property types have increased, dollar volume for the year has actually decreased. This decrease is likely because single-family home transactions have decreased — due in part to rising costs and limited inventory — while vacant land transactions, which typically generate less dollar volume, have been more common. “The single-family home product has certainly not been as active, and land sales are picking up,” Labor said. In the first three quarters of 2015, there were 107 land transactions, up from 86 during the same period in 2014. There were 101 single-family home transactions in the first three quarters of the year, compared to 115 during the same period in 2014.
Broker/owner Ron Wendler, of Colorado Group Realty, said he’s noticed a clear uptick in the number of buyers seeking vacant land, including families wanting to build homes, builders seeking land for speculative homes or buyers seeking to develop commercial land. “There’s a lot of people trying to pick up inexpensive lots under $200,000,” said Wendler. Wendler agreed part of the interest in vacant land comes from buyers who aren’t finding their ideal homes on the market. “The single-family home market on the low end is very tight with inventory. There’s not a lot to choose from,” Wendler said. Labor said it appears some buyers seeking single-family homes have turned to Stagecoach, an area that saw a 100 percent increase in transaction activity over the first three quarters of 2014. “With list prices increasing in Steamboat, single-family home buyers may be going outside of town to find affordable homes,” Labor said. local real estate broker was featured on HGTV’s “Log Cabin Living” later in January, as he helped a Denver-area couple search for a second home in the mountains. Airing Jan. 16, the episode featured broker Bruce Carta, of The Boyd Team at Steamboat Sotheby’s International Realty, working with prospective homeowners Karl and Kelley Marie in their search for a log cabin. “Having the Steamboat Springs real estate market represented on a show like “Log Cabin Living” creates an amazing opportunity to showcase Steamboat Springs as a great place to live, work and play,” Carta said. “Working with the crew from HGTV, and seeing how these types of television shows are made was exciting. My clients, Karl and Kelley
Marie, were great.” Carta said he showed the couple several homes, three of which were featured on the show. Each was a log cabin in Stagecoach, an area the couple decided they liked most. “They liked that area, and felt that it was very Colorado,” Carta said. Carta said the show traveled lightly, sending out a small camera crew, audio crew and director for the five-day shoot. “The show was a lot of fun to do, and the crew was very helpful,” Carta said. “Though the show is not scripted, the shots have to be just right. There were many times that we would have to do a retake because I stumbled on my words.” In addition to shots of the prospective homes in Stagecoach, one of which

Low inventory doesn’t slow busy summer for Routt County real estate Teresa Ristow | Steamboat Homefinder
T
he majority of the Sand Point Ranch, 35 miles south of Steamboat Springs on the border of Routt and Rio Blanco counties, sold in January for $10.45 million. About 2,200 of the ranch’s 3,000-plus acres were included as part of the sale, according to Ranch Marketing Associates broker Christy Belton, who represented the seller in the transaction. Belton described the undeveloped property off Routt County Road 25 as vacant, high quality ranching land with many of the features sought after by prospective buyers. “It’s been a traditional ranch property with cattle grazing and sheep grazing,” Belton said. “I would classify it as a top-quality ranch property, and it really

checked off most of the boxes you might have — some live water, long national forest boundary, year round access, fairly close to Steamboat, but also not that far from Vail.” Oak Creek flows through the property. The ranch had been on the market since May 2013, and the full 3,000 acres of the property was listed for $12.95 million. Belton, along with Hall and Hall broker Cody Lujan, who represented the buyers, said the sale is a promising sign for the ranch property market. “We’ve had several sales recently of large acreage transactions — it’s nice to have some activity in these large properties,” Belton said. “It’s nice to see some sales. Since 2008, it’s been pretty incon-
sistent, and now, just within the last six months or so, we’re starting to see some activity on these larger ranch properties.” Lujan said the sale reflects a demand seen locally and across the greater region. “A sale of this size acreage is certainly demonstrative of the current demand for quality agricultural properties, both in Routt County and the state of Colorado,” Lujan said. Lujan noted good water rights, irrigated meadows and hunting and fishing opportunities remain in high demand by buyers, who he said are proving to be savvier in researching land values, thus remaining price sensitive as they consider a purchase. The highs, lows and surprises in Steamboat’s 2015 real estate market
I
f there was a ship’s captain needing to explain the course Steamboat’s real estate market has taken over the past several years, the term “Steady as she goes” certainly fits. Since hitting bottom in 2009 for annual transactions with 467 sales posted by the Steamboat Springs Multiple Listing Service, the market has steadily and systematically steered its way out of turbulent waters to see 2015 become its fifth best year ever with 1074 transactions (blue line, Chart 1), and fifth best year for dollar volume (green line), at $530 million.
Market Trends with Doug Labor
price increased 9% to $296,450, with the most significant price increases coming in the most affordable sizes, with studio median prices increasing 29% to $160,000 and one bedroom units increasing 21% to $165,000. For the record books, the least expensive condo that sold in 2015 was a 2BR/1BA, 864 SF Wagon Wheel condo in Stagecoach that sold for $65,000 at $75/SF, and the most expensive was a 3,267 SF, 4BR/4.5BA slopeside condo at One Steamboat Place for $2.3m, or $704/SF.
Townhomes
The only major property category that declined in activity is townhomes, most likely due to limited supply. Specifically in Steamboat, purchase activity fell 5% to 144, but median price still increased 6% to $515,000. Stagecoach townhome sales remained level at 13, but enjoyed a substantial 33% median price jump to $159,000. With 3BR, 2BA and 1,416 SF, a Stagecoach Townhome, sold as a short sale, was the least expensive sale at $86,000. Purchased at $2,075,000, a Porches Townhome, boasting 5BR/5+BA’s and 5,081SF, was the highest priced townhome sale.
Land Quite expectantly, calmer waters have brought a drop in listings (pink line) to 1,573; the lowest level the market has seen since 2007, and a factor that could play a major role in its future direction. Some of the more significant events that occurred in 2015 include:
Foreclosures
After reaching a high of 306 in 2011, the Routt County Treasurer’s Office recorded a mere 35 foreclosures in 2015; a 45% drop from 2014 and the lowest recorded since the turn of the century.
Single Family Residences
Purchases of single family residences (SFR) in Steamboat dropped by four to 143 in 2015 from the prior year, but median price increased 10% to $670,000. SFR purchases more than doubled in Stagecoach, going from 17 to 38 with the median price increasing 23% to $365,000. The south Routt County communities of Oak Creek, Yampa, Phippsburg and Toponas enjoyed a 21% increase in purchases to 29, with a significant 38% boost in median price to $157,000. In western Routt County, Hayden area homes had a 22% increase in sales from 27 to 33 and an 18% median price increase to $225,000. North Routt remained flat year-over-year with 36 purchases, and median price was also unchanged, at $483,750. However, this area saw significant improvement from 2013 to 2014, with a 56% increase in sales and 54% increase in median price. The least expensive SFR sale of 2015 was a 2 bedroom (BR)/ 1 bath (BA), 1,060 square foot (SF) Hayden home that sold for $37,000. The most expensive was a 7BR/5+BA, 17,156 SF log home on 19 acres on the Elk River in North Routt and sold for $7,000,000.
Condominiums
Condo activity continues to outpace all other residential property types by increasing 11% to 292 transactions. Median

The biggest winner in 2015 for all property types was in vacant land sales, which increased 23% in one year to 157 purchases. This could be due to the lack of inventory in certain residential housing segments, as well as speculative builders/investors returning to the market. Vacant lot activity in Steamboat Springs actually dropped 10% to 53, but median price increased 14% to $369,000. North Routt County saw a nice 75% increase in sales to 21, which may be one reason why SFRs in this area declined last year. Stagecoach lot purchases increased 43% to 30. This geographic shift in land activity is why parcels less than $100,000 saw a 64% increase over last year when the median price of a Stagecoach lot was $17,400 and North Routt was $100,000. The least expensive land purchase was a 1.35 acre parcel with no utilities in Stagecoach’s Sky Hitch Subdivision for $2,000, while just south of Steamboat, a 149 acre parcel with both the Yampa River and Grouse Creek flowing through the property sold for $3,000,000.
Conclusion
Real estate markets, like ships at sea, rise and fall. The tide rapidly receded in 2009, but since then has been slowly and steadily rising. Currently, the balance between supply and demand is delicately balanced. However, should the market continue on its current path, inventory will be depleted, causing an unbalanced state in the opposite direction and causing prices to increase. Hints of this are already occurring in certain market segments, as noted above. More inventory needs to be added, but it is hard to tell if and when. A future reduction in inventory, plus the inevitable increase in interest rates, will make owning a Steamboat Springs property less affordable as time passes. Douglas N.
