hen Cody the husky dog’s family left Steamboat for a Denver wedding one recent summer evening, the Pinnacle Resort Management staff gave the pooch a walk, fed him and tucked him in for the night in his home at The Porches of Steamboat. It’s the kind of personal service owners (and their pets) at The Porches of Steamboat have come to expect. But there’s no sign they take those extra touches for granted. “I know I already have six invitations for Thanksgiving dinner this year,” Development Associate Jon Kowalsky said. “I rode mountain bikes to Thunderhead Peak with one of our families early this week, and I’m going golfing with another owner tomorrow.” The Porches of Steamboat is a development of luxury duplexes, some units as large as five bedrooms, and all beautifully decorated and furnished, just removed from the hustle and bustle of Steamboat’s ski area base. With

mature landscaping, and the completion earlier this year of 4 new townhomes in the All Seasons addition, it looks complete. In reality, about half of the approved duplexes have been built — there’s ample opportunity for new neighbors. There were a pair of $2 million whole ownership sales this summer, one to buyers form the Midwest and another to a couple form northern Wyoming. There are also one-eighth share ownerships (six weeks of planned vacations annually) in The Porches of Steamboat private residence club. About 15 remain. The genuine friendships that have developed among owners at The Porches and staff are nothing short of remarkable. Some might guess there’s something in Steamboat’s water, but Kowalsky is convinced it’s the ambience of the community barn at the Porches that deserves the credit. “This is such an amazing property with 20 acres creating a neighborhood this close to the base of the Steamboat Ski Area,” Kowalsky said. “It’s a neighborhood www.SteamboatHOMEFINDER.com

Here, their kids can play in the neighborhood.” The barn, with its casual leather chairs, conversation nooks and activity centers, succeeds in making family members of multiple generations feel comfortable. If grandparents want to begin their day quietly with a cup of coffee and the Wall Street Journal, they can escape to the barn in the early morning. On the other side of the same coin, Kowalsky said, the youngest generation can mingle over games while the parents entertain their neighbors at a formal dinner. And then there’s that high level of service. “We’ll shuttle the youngsters downtown to the Alpine Slide or up to the Kids Adventure Zone at the mountain and pick them up when they’re ready to come home,” Kowalsky said. www.SteamboatHOMEFINDER.com

Developers Bruce Shugart and Richard Dean can’t hide the pride they take in the duplex homes. Shugart points out the floor-to-ceiling windows that are one of the architectural trademarks of the development. Dean and Shugart planned The Porches from the beginning to be accommodating to multi-generational families with large entertainment rooms on the lower level, masters hidden behind the main-level fireplace. One of The Porches’ signature features can be found on the upper level in the ultimate bunk room where a gaggle of cousins can bond, gossip and giggle and be sequestered in a place of their own separated by its own hallway. Pinnacle’s Emilie Crider says adaptability was key when the bunkrooms were planned. In addition to a pair of bunk beds, the room includes a small game table, along with either a king, or queen-sized bed. “If you’re hosting a bunch of women for a girls week, it works as an adult bedroom,” Crider said. Market Trends with Doug Labor at Trappeur’s Crossing Resort. The least expensive condo purchase was a two-bedroom, onebath Wagon Wheel unit in Stagecoach. At 864 square feet, it sold at $174 per square foot, or for $150,000. The new Bear Lodge at Trappeur’s Crossing Resort posted the most expensive sale, and at $1,118,250, the three-bedroom and bath, 1,836-square-foot residence came in at $609 per square foot. There were 35 single-family home purchases at a median price of $420,000 in the second quarter. Most interesting is that in all of 2008 there were six Stagecoach homes purchased, but in just the three months of the second quarter a total of eight were sold. Five of these were located in the newer Red Hawk Village development, and while some were purchased under a short sale or pre-foreclosure status, the purchase price of slightly under $300,000 may show the current market demand for homes in that area. The least expensive home purchased in Routt County was a one-bedroom and bath, 960square-foot Hayden bungalow for $107,000 that was listed for only 60 days. The most expensive was a beautiful 3,242-square-foot, ranch -style custom home with a new barn and pond on 38

acres for $2.6 million, and at $802 per square foot. The home was on the market for 349 days. Positioned between single-family homes and condos, the townhome market posted 10 sales at a median $515,000 price. The least expensive purchase was a two-bedroom and bath, 1,152-square-foot West End Village townhome for $255,000. The most expensive purchase was the model home at Stonewood, which is a fully furnished, four-bedroom, three-and-a-half bath unit at $528 per square foot, for $1.995 million. Estimating that the first two quarters of the year represent roughly half of the total annual purchases, the 163 closings thus far equates to roughly 326 for the year, leaving a seven-year supply of inventory. Of course these times are not typical. In the past five years, the MLS has averaged 1,380 annual purchases. However, as economic times improve, it could be assumed that certain sellers will change their minds about selling their dream properties, reducing inventory, or raising their asking price. But for now, sellers are continually monitoring their prices to make their properties attractive to buyers while buyers have the best selection of properties to consider in years and at increasingly more affordable prices. he second quarter of 2009 for the Steamboat Springs real estate market remained stymied by the national economy as the number of transactions was the lowest post for any second quarter dating as far back as 1995. The Steamboat Springs Multiple Listing Service tendered 104 purchases in April, May and June (Q2). This is a bright spot in the market as it was nearly double the 59 posted for the first quarter of 2009. The average increase from the first quarter of the year to the second averages 53 percent; in 2009 it increased by 76 percent. Over the past five years, second quarters have averaged 359, making the 2009 transactions fully 71 percent off of that average. Another bright spot is that the median price of all real estate types in the second quarter of 2009 was $318,000, which is slightly higher than the $313,800 five-year median average. The product type that continues to struggle most with the current economy is unimproved land. A total of 15 purchases occurred in the second quarter. The prior second quarter fiveyear average is 95. At $490,000, the second quarter 2009 median price was much higher than the $302,000 five-year median average, so what did sell were some of the more expensive listings. In fact, the most expensive land parcel that was purchased this past quarter was the 8,686-acre Mountain Meadow Ranch in Jackson County for $18,703,875. Also selling for a high dollar amount (but not occurring through the MLS) was a 471- acre parcel in Strawberry Park that was listed for $16 million, purchased in 2007 for $13.4 million and sold June 30 for $11 million. On the other end of the price spectrum were three Stagecoach lots averaging an acre in size and were purchased for $10,000 each. On the residential side, condos posted 25 sales in the second quarter at a median price of $318,000. The second quarter of 2008 posted 45 sales at a median price of $398,500. The average dollar per square foot in the second quarter of 2009 was $384, dropping from $475 in the second quarter of 2008. Surprisingly, the second quarter of 2008 only posted two condo sales that exceeded $1 million, but in 2009 there were six. Developers move heaven, earth

1970s duplex gives way to 8,000 square feet of mountain contemporary space

he Boulder developers of a set of duplex townhomes in the mixed aspen and conifer forest at 2330 Val d’ Isere Circle moved heaven and earth to realize their latest project.

“We hauled 12,000 yards of dirt out of here and poured 370 yards of concrete,” Jonathan Nassar said. “Really, the site dictated the architecture.” Nassar, whose New Design Logic recently built the Arista live-work lofts near the Broomfield Events Center, teamed with Jay Czarkowski, of Construction Design Group, on the project. It includes 4,000 square feet on each half. The three levels of the homes are terraced into a lot bordering a seasonal creek. The stream still was running with musical snowmelt during the first week of July. Czarkowski’s company just broke ground on the amenity building for Barn Village at Steamboat. The two men collaborate on duplexes in Steamboat and have built several on the winding mountain roads south of the ski area. Before they could begin construction on their latest project, they had to raze a much smaller duplex dating to the 1970s and tame the steep driveway. They paid $726,000 for the property and considered it to be a very attractive price even though they intended to scrape the older home. The northern unit is priced at $1.75 million, and the south side is priced at $1.65 million. The developers have split the listings between two real estate brokerages. Susan Ross and Robert Yazbeck, of Coldwell Banker Silver Oak, have listed the north side, closest to the creek. Chris Wittemyer, of Prudential Steamboat Realty, has the listing on the south side of the duplex. The two homes share many similarities, but it doesn’t take long to realize they also were carefully planned to be distinctly different. “They were designed to accommodate two to three families,” Nassar said, “with the kids on the third floor, separate from the adults.” Each side has master and junior master suites.

The master on the north side functions much like a self-contained, highend hotel suite with a wet bar that suggests the owners wouldn’t have to leave their rooms in the morning to enjoy coffee, rolls and juice. The dark hardwood flooring and steel stair rails strike a balance between the traditional ski area look and contemporary design. Czarkowski said they used as many local subcontractors in the project as they could, including Morris and Sons electrical contracting. Kitchen Performance did the cabinetry, which features kitchen cabinets whose glass doors open vertically and slowly close themselves without the usual bang. The north side has a hibachi-style cooking island for cooks who like to interact with their guests. The kitchens have dual ovens and dishwashers. Both homes have fireplaces on three levels and an unusual number of decks and covered porches to take advantage of the wooded setting. Czarkowski and his investors have adapted their business plan and will move forward with at least one duplex building at Barn Village, he said. “I got everybody together and said, ‘This is the world we live in now guys.’ We’re approaching it now as a nightly rental, expecting to reduce our holding cost,” Czarkowski said. “It won’t be complete until the fall of 2010, and if the market still stinks in 2011, we’re all in trouble anyway.” SH www.SteamboatHOMEFINDER.com

ho knew there was a Western movie set tucked away inside a private riding arena in Steamboat’s south valley? When Candy and Maury Bunn built storage units into the north end of their arena on Routt County Road 14C, Candy persuaded her husband to create scaled-down Western facades on the cabinets. She employed her artistic skills to complete the scene.

A faux Western town may not be high on the list of people looking for horse property, but it certainly sets the Bunns’ 35acre parcel apart from the others. The Bunns’ property, which does not have a standalone house, but a two-bedroom apartment built on to one end of the arena, is listed for sale at $1.17 million. Broker owner Cam Boyd, of Prudential Steamboat Realty, said there are many more properties in Routt County that are built specifically with horses in mind than most town folk are aware of. The key to selling them, he said, is locating equestrian enthusiasts. “You could go right over there and purchase a similar piece of undeveloped ground in the $800s,” he said, “but for a little bit more, you can get a lot of improvements. You need to see value in the riding arena.” In addition to his listing on the Bunn place, he and partner Pam Vanatta have co-listed Mignon Stetman’s horse property just outside the city limits off Elk River Road (Routt County Road 129). It has a five-bedroom, five-bathroom home — the kind that 48 | STEAMBOAT HOMEFINDER • FALL 2009

outdoors people are comfortable in. Receiving equal billing is the classic hip-roofed Western barn with stalls for seven horses. Barn Pros built it, and everything about the layout maximizes efficiency. The stalls have their own separate run-outs to the pasture. It’s easy to feed hay by cutting bales stored on the second floor and dropping them directly into the stalls. There is a washing stall and a secure tack room with paneled ceiling. A pond on the property supplies ample water for irrigating the pastures and hay crop. Like the Bunn property, the Stetman property is seeking buyers who dream of keeping horses in the Yampa Valley. If anything, the niche of ideal buyers for the Stetman property is even more refined — equestrian people who placed a high value on being two minutes from their private plane would be best of all. Steamboat Springs Airport is just down the road. could raise 4-H animals here.” Finished with pine floors, solid pine doors and a country kitchen, it has a casual appeal. “This is a place where you don’t have to feel like to you have to take your boots off,” Boyd said. The downstairs family room has a picnic-table-style poker table. Many families that have horses place a premium on a secondary unit or apartment. The idea is to be able to rent to a person who is good with horses and can take care of the animals while the owners are away, Boyd said. There’s even the potential to trade horse-boarding privileges for rent. Maury Bunn said that’s exactly what he had in mind when he built an apartment into his riding arena after purchasing his place in the South Valley 10 years ago. “We designed it as a legal secondary unit, allowing a buyer to someday build the home they want.” The Bunns use the apartment as their summer residence and enjoy the secluded setting. hood, there are very few houses in sight from the Bunns’ picnic area beside the pond. The apartment has cool concrete floors, a sleek, modern kitchen and 10-foot ceilings. An air exchange system refreshes the air. “The cool thing is, you come right from the house into the arena,” Boyd said. There is plenty of room to train horses indoors and out of the winter weather and a row of five paddocks at the south end with storage for 40 tons of hay above. Bunn has used a clever elevator and trolley system to make it easy to feed. “I’ve set everything up so Candy can easily manage the chores on her own,” Bunn said. “She can feed outdoors in winter with an ATV pulling a sled.” Three frost-proof drinking hydrants make it easy for the horses to get a drink on demand. An in-ground drainage system keeps the corral from getting mucky in the spring.
