T

he trickle of Little Fish Creek just off the great room’s covered deck is the only sound residents can hear from inside this spacious log home on Meadowbrook Circle. The home’s location near the middle of Meadowbrook Circle along North Steamboat Boulevard is a spot that offers equal parts peace and convenience, Metzler said. “It’s a very desirable, quiet neighborhood with very little traffic, and it’s just a short drive to either skiing or downtown,” he said. From the front lawn, guests are greeted first by a largerthan-life bronze moose sculpture, crafted by Canadian artist Karl Lansing. The front side of a bronze-sculpted bear, also crafted by Lansing, is built into the custom wooden front door, with the bear’s sculpted backside affixed to the inside of the door, a unique touch for this mountain home. Just off the house’s kitchen is a heated three-car garage with oversized bays each with separate doors, as well as built in workbenches and drawers. An indoor pool and spa, resurfaced in 2008, is another feature worth noting on the home’s first level. The pool room, accessed from the great room and master bedroom, is bordered by a full wet bar and refrigerator as well as an adjacent space for exercise equipment. “This versatile space could be re-purposed for whatever ideas a buyer may have,” Metzler said. R

eal estate sales in Routt County were up in March, when an emerging trend saw the scarcity of desirable single-family homes in some price ranges and neighborhoods may have led prospective buyers to purchase a building lot in anticipation of building a new home. “March was a good month for us, with $41.8 in gross sales (up 4.8 percent from last year) and 109 transactions (up 17 percent from last year),” Melissa Gibson, of Land Title Guarantee Company, wrote in her monthly report. “While this was not enough to put us ahead year-to-date, it is a big step in the right direction.” Gibson may have been alluding to a turnaround from Feb. 15, typically one of the slowest months of the real estate year. February saw gross dollar volume plunge 58 percent, and unit volume was down 50 percent to 49 percent sold. So, it was encouraging to see unit volume rebound by rising 17 percent to 109 sales. High-end sales helped to boost March dollar volume, in particular, three sales of luxury condominiums at One Steamboat Place on the edge of the ski slopes.

They ranged from $1.625 to $1.85 million, and all three sold for more than $700 per square foot. But the real eye opener was a six-bedroom, 2,204-square-foot singlefamily home built in 1987 on Burgess Creek Road that sold for $2.3 million, or $1,043 per square foot. Ulrich Salzgeber, a realtor working out of the downtown office of Steamboat Sotheby’s International Realty on Ninth Street, said a relative scarcity of singlefamily homes on the market is spurring a modest rebound in sales of building lots. “Inventory in single-family homes right now is our biggest challenge,” Salzgeber said. “A by-product of that is we’re starting to see some land sales. I think we’ve almost hit that crossroads where the price per square foot for single family homes makes it more attractive to look at land and build.” Gibson reported 14 sales of vacant land totaling $7.3 million, with some of those, presumably, larger rural tracts. Among the 10 homes listed for sale in Old Town Steamboat proper (north of Lincoln Avenue), the least expensive is a small home on a choice .36-acre

Priced at $610,000, the studio with one bath comprises 820 square feet, 300 feet of those unfinished. Salzgeber described a more traditional single-family home on Merritt Street which is listed at $797,000. The price for the two-plus bedroom, two-bath 1,701 square-foot home built in 1947 and remodeled in 2003, works out to $468 per square foot. “We are an anomaly when it comes to ski areas,” Salzgeber said. “Downtown Steamboat is still as, if not more, attractive than homes around the base of the ski area.” Gibson reported that there were 25 sales of single-family homes in March totaling $12.44 million. Another 38 multi-family units sold for an aggregate $16.6 million. Of the 63 homes sold, just four were new units and three of those were luxury condos at the ski area all built prior to 2010. The fourth was a home built in Hayden’s Lake Village Subdivision in 2014. Details of square-footage and numbers of bedrooms were not available for the home that sold for $249,500. Hot (and cold) areas in Steamboat’s Single Family Home Market

T

he Steamboat Springs area single family residential (SFR) market has certainly experienced its ups and downs over the past several years. In a general sense, the market has been on a slow and steady climb since 2008. However dramatic geographic changes in demand have occurred, resulting in values remarkably different in just a few short years. There are five primary geographic markets surrounding Steamboat Springs. The data collected in this study is from the Steamboat Springs Multiple Listing Service. In order to represent the most up-to-date information, the annual data taken is from May 1 to April 30 for each year. In other words, the data posted as 2014 was actually taken from May 1, 2014 to April 30, 2015. Average property values are determined by dollar-persquare foot ($/sf), considered by real estate practitioners as the least common denominator to compare properties.

Steamboat Springs Approximately 50% of all SFR purchases in Routt County occur within the City of Steamboat Springs. Averaging $400/sf in both 2007 and 2008, then hitting bottom in 2012 at $230/sf, property values have recovered to nearly $300/sf. 2014 activity hit 140 sales, which is two better than the prior record of 138 in 2006.

This area does not post as many sales as others, but what is purchased is typically high end, and as such shows more graphically erratic transaction activity, however, property values have remained steady at $300/sf. been slowest to recover. A number of subdivisions came onto the market in the mid-2000’s that once boosted this market. Bargain hunters should consider this area, where SFRs were once selling at over $200/sf, but are now in the $120/sf range. When transaction activity picks up a little more, prices will soon follow. Stagecoach / Oak Creek Once a hotbed of activity, the communities of Stagecoach and Oak Creek were hit hard with the 2008 market crash. Foreclosures created a major impact, where of the 29 homes sold in 2010, all but six were bank owned. However, these communities in Southern Routt County have showed their resilience and have posted nearly as many sales in 2014 (40) as they did in the boom year of 2007 (44). Of those 40, only seven were distressed sales. SFR’s in this area have been purchased at an average of $131/sf which is roughly half that of properties within the city limits of Steamboat Springs just 20 miles away.

North Routt Activity in North Routt and the villages of Clark, Steamboat Lake, Hahns Peak Village and Columbine took the greatest hit of the other five locations in this study, and a mere nine SFR’s were purchased in 2009. Prices soon reacted, falling 50%, from $297/sf to $155/sf in two years. However, the North Routt market is recovering and is now matching 2007 levels in transaction activity, and prices are beginning to follow suit. Hayden / West Routt Commanding nearly one-third of the Routt County SFR market in 2006 and 2007, Hayden and parts west of Steamboat have taken quite a hit and have

Market Forecast Where could the market head in the future? Taking a look at the current inventory and dividing by prior year home sales may shed some light, at least on a short term basis. This calculation yields the number of months of SFR inventory in a given price range, and provides a measure of supply and demand. SFR’s priced under $750,000 in Steamboat Springs (where less than a four month supply exists) could experience some upward pricing pressure due to limited supply. Market wide, there is plenty of inventory in most price ranges over $1.25m, while the lower price ranges are where the majority of demand and lowest inventories exist. There are certainly more hot than cold areas in today’s market, and should the trend continue, even the Hayden / West Steamboat area should see a bump in prices. Especially in Steamboat Springs, supply in the more affordable ranges is dwindling and there are no major development plans at least in the immediate future, for this to change. When homes were fetching $400/sf, 40% of Routt County SFR purchases occurred within Steamboat Springs. When the market started correcting in 2008 and SFR’s were at a more affordable $250-$300/sf, buyers returned to Steamboat, capturing a 50% market share. However, hints of an outward migration of buyers seeking affordable housing in outlying communities has commenced as single family residences of Steamboat Springs have again become more expensive.

he first multi-unit rental housing under construction since the economic downturn is nearing completion, and an initial group of new tenants for the 42-unit Skiview Place are expected to move in July 1. The complex, at the corner of Skyview Lane and Whistler Road, has taken shape over the last several months, and contractors for Brinkman Construction are nearly finished with the first of two buildings in the complex. About 60 percent of the 33 onebedroom and nine two-bedroom units between the complex’s two buildings have been pre-leased, according to Paul Brinkam, CEO and co-founder of Brinkman Partners, the project developer and the buildings’ owner and property manager. “The buildings both have spectacular views of the mountain and the valley and of Emerald,” Brinkman said. Tenants for the complex’s nearly complete north building, which is comprised

exclusively of one-bedroom units, will move in July 1, followed by tenants in the complex’s south building, who will move in Aug. 1. One-bedrooms are renting for $1,000 to $1,200, depending on their placement in the building and views, while two bedrooms are renting for $1,400 to $1,500, Brinkman said. While both one- and two-bedrooms have been pre-leased, Brinkman said the company chose to build more onebedroom units. “The demand is in one-bedrooms,” Brinkman said. The complex allow pets in every unit, but the size and number of animals will be restricted. A dog run will be constructed on the north side of the property to accommodate owners. “People love having their pet, but they may not even have a location to take them to the bathroom,” Brinkman said. “It will be small, but it will accommodate

the apartments.” Contractors are busy completing interior trim and exterior siding on the complex’s north building, and a onebedroom model unit has been completed to show prospective renters. The final touches on the complex will include site work like parking lots, sidewalks and on-site utilities, Brinkman said. Brinkman said the fact that Skiview Place is being developed, constructed and managed by the same company is unique and has allowed for better communication and a more seamless approach to development. “We’re the developer, we’re the contractor and we’re doing all the leasing,” Brinkman said. “Our construction team sits 10 feet away from the property manager, who sits 10 feet away from the developer.
