Buyers that take interest in a property for sale by auction already know that the vendor is committed to sell without having to negotiate and discuss various terms that may come about when discussing a purchase. As Auctioneers, we ensure that all terms and conditions are set in advance if the Reserve price is reached the Lot is sold. The only action required after the auction is completed is the signing of the ‘Promise of Sale’ with a standard 10% deposit and generally a 3 to 6 month closing period. We also accept pre-auction offers within the guide prices. These are presented to the vendors and it is entirely up to them whether to wait for auction day or sell the property beforehand.
