Getting familiar with

PROPERTY AUCTIONS

While many investors keep a

keen eye for properties going under the hammer, most buyers don’t intentionally purchase through an auction. After screening several property listing websites, it just so happens that their dream home is for sale by auction. Immediately, questions arise. What does that mean, to buy a home through an auction? Do you have to pay cash? How does auction bidding work? Could you lose your deposit? Is there a problem with the property? The truth is that even though there are some key points to keep in mind, there is nothing to fear of purchasing via this method. For a start, the auctioneer will not place a property on auction unless they truly believe that the guide price is realistic, fair and that there is a market for that kind of property. Moreover, some preliminary searches have already been done to make sure that there is legal title over that property. Even better, the owner is committed to sell if his reserve price is met, meaning there is no chance of a change of mind or heart on the owners behalf. Naturally, the first place to start is by inspecting the property. From time to time open houses are held at a specific day and time, however one can always book viewing appointments at one’s convenience.

Should you also need to go back a second or third time, maybe to get a friend or architect’s advice, they will accommodate these viewings. As of this auction, Malta Property Auctioneers have affiliated with several renowned local agencies which can all show you any of the properties in an auction portfolio, however it makes sense to call the listing agent of the lot, as he/she would be the most familiar with that particular property. Once you are interested in a property there are two options available to you. You might want to try your luck with an offer prior to auction day. Some vendors allow this option leading to a swift conclusion on a sale. This might give you the opportunity to negotiate certain terms that may not be possible on auction day. If you wish to try a pre-auction offer, for fear of being outbid, to save time or for any other reason, speak to the agent who showed you the property. If you plan to bid for a property on auction day, make sure your finances are in order and check the conditions for the sale property with the property negotiator. These conditions will include the time frame for concluding the deal, what movables are staying in the property, any ground rents burdening the property, condominium regulations, etc.) Very often it will not be

permitted to include a “condition on financing” clause for a purchase but this does not mean that it needs to be paid in “cash”. The reason for this is obvious, if financing is not granted, the chance to sell to the second highest bidder has been lost, leaving the seller empty handed. Whilst most local banks won’t be in a position to provide a sanction letter without a promise of sale agreement, a general idea of the amount that can be borrowed could easily be established by meeting with a banks’ lending manager. On auction day, a 10% deposit of the lower guide price of the particular lot you intend to bid on, must be left with the notary present on the day. In turn you will be provided with a bidding number. The auctioneer will auction off the lots in the order they are listed on the catalogue. Bidding can start anywhere between the guide prices. When your lot comes up and you wish to bid, make sure to raise your hand so the auctioneer can see your number. Don’t get overexcited and outdo your budget! If you are not the winning bidder, the deposit will be immediately refunded. If you do win the bid, you must sign the relative paperwork (promise of sale) with the notary present on the day and you have succeeded in securing that property.

The new structure provides shared responsibilities for Co-Heads of Management, Stefan, Sarah and Steve who are steering the company in a fresh direction with its most recent launch of the Auction Partnership Programme. Get to know them a little more here. Stefan Consiglio

Stefan could easily be mistaken for a piece of the furniture, having worked with the company since its inception. Stefan has been working in real estate locally for over 16 years and helped to set up the very first property auction in Malta. His cool and collected approach to his work means he’s a household favorite for local property. It’s safe to say, his phone is bursting with client contacts, who (make no mistake) are still in touch for anything property related. But although he’s driven and focused on his work, he’s still the one to 20

set the mood for the office with the sound of rock classics emitting from his speakers. We asked him about the road to auction 41 and which were the highs (or lows) of the 40 auctions he oversaw. Quickly he smiles and lets us know that there were indeed some good and some weird moments! He recalls when two people came to bid on a property that was sold prior to auction the previous day. “Naturally it was within our legal remit to sell the property before the auction day since an attractive offer came in. Funnily enough though, one of the clients ended up bidding on and winning a different property, one he had never even physically seen.” “We’ve auctioned all sorts of properties, from part-ownerships of agricultural land to luxury homes and even large sites worth several million. It’s always exciting and motivating to see which properties generate the most interest and demand” Stefan explains that the biggest satisfaction is selling properties which had been on the open market for a very long time (sometimes even more than two years), within a very short time frame of 1 or 2 months.

Multitasking has to be one of Sarah’s biggest strong points. When she’s not conducting training seminars, strategizing business plans, managing her properties or looking after her clients, she’s spending time with her husband and two children. Sarah’s outspoken and passionate approach to her work means she’s driving home the attention to detail. Often the one to playfully poke fun, she knows when professionalism takes centre stage and when to let her hair down with the team. Sarah’s career spans a number years in varying industries from hospitality to leisure & entertainment to being at the top of the helm of two successful international and local NGO’s.
