FOREWORD Nine Elms is to undergo a spectacular and radical transformation from inner city twilight zone to shining example of world class urban redevelopment, creating a new landmark riverside district for Central London. I’m proud that our development at Embassy Gardens is to be the centrepiece of the new Nine Elms. In the course of the last twenty years, Ballymore has been involved in some of the most iconic and successful urban regeneration projects in London. In many ways, this is the most exciting and prestigious project we’ve undertaken to date. It’s an opportunity to create a unique living and working environment with a lasting impact in Central London and gives us an immense source of pride, as well as a great sense of responsibility. To find an outstanding development opportunity at the very heart of London in the twenty first century, a short walk from Westminster Abbey, is close to miraculous. This is undoubtedly the most exciting new chapter in the story of riverside London and quite possibly the last time the Capital will see the creation of such a completely new district, where none existed before.

CHAPTER ONE

The extraordinary regeneration of the South Bank

For a hundred years, the South Bank was the Capital’s central industrial district, dominated by river trade and more recently by Bankside and Battersea power stations. Although County Hall and the Royal Festival Hall were rare interventions into this industrial landscape, the closures of the power stations at Bankside in 1981 and Battersea in 1983 were the catalytic events which changed the landscape.

The district of Nine Elms, stretching from Vauxhall to Battersea, is the final chapter of an extraordinary regeneration story for the South Bank, London’s ‘Third City’.

This is undoubtedly the most exciting new chapter in the story of London and quite possibly the last time the Capital will see the creation of such a completely new district, built where none existed before.

It only takes a glance at a map to appreciate the location of Nine Elms within Central London. It’s as close to Big Ben as Hyde Park Corner, Oxford Circus and Holborn.

Once completed, Nine Elms will challenge the status quo enjoyed for so long by many other Central London districts such as Kensington, Chelsea and Bayswater for example. In its planning and architecture, the project benefits from the visionary thinking of one of the foremost practitioners in the industry, Sir Terry Farrell. Sir Terry was given the task of master-planning the regeneration of Nine Elms in 2009. In fact, the word ‘regeneration’ doesn’t adequately describe the masterplan. It’s a comprehensive transformation. What makes the Nine Elms opportunity so compelling is that it’s virtually a blank canvas, a rare find in the centre of a world city.

Drake & Morgan Drake & Morgan is a privately owned bar and restaurant group with a reputation for innovative and original interior design, with five contemporary food and drink venues across London famous for their skinny cocktails, global wines and menus of accessible, beautifully presented food, served in a friendly and professional style.

Inception Group Run by young entrepreneurs Charlie Gilkes and Duncan Stirling, Inception Group owns and operates a small group of highly individual, if not quirky venues including Barts, a speakeasy bar, Maggie’s, a 1980s nightclub, and Bunga Bunga, a bar, pizzeria and karaoke venue. They’re promising a whole new concept unique to Embassy Gardens.

The Design

The decision to move the American Embassy to Nine Elms was made in 2008. US Ambassador Robert Tuttle said “This has been a long and careful process. In the end, we realized that the goal of a modern, secure and environmentally sustainable Embassy could best be met by constructing a new facility.” Architectural competition winner Kieran Timberlake’s iconic design for the new Embassy building and its surroundings gives imaginative form to the core values of the American diplomatic mission – transparency, openness, and equality – and does so in a way that is both secure and welcoming.

Nine Elms could not ask for a greater seal of approval or expression of confidence than the United States Government’s decision to move here. The presence of the US Embassy is certain to attract other diplomatic missions to re-locate here, as well as fostering a new commercial district for corporations seeking an address that emphatically expresses their substance and status. In that respect alone, Embassy Gardens SW8 already has all the right credentials to become as sought-after an address as Knightsbridge, Belgravia or Mayfair.

The most striking feature of the proposed apartment buildings in Embassy Gardens is their variety of style, size and character: it’s even suggested in their building names – Ambassador, Capital and Chancery. The designs are strongly influenced by the commercial buildings of the 1930s in Manhattan’s Meatpacking District. The architecture of Embassy Gardens has a highly distinctive look, unlike anywhere else in London.

Although masonry, primarily brick, is the principle building material, it has been given a new treatment that suggests traditional built-to-last qualities of permanence and solidity, together with a lightness of touch that might be expected in an exciting new, twenty first century urban development.

While the buildings and open spaces of Embassy Gardens have an exciting, lively rhythm about them, the apartment interiors have a more restrained feel of certainty and timelessness. The aesthetic is inspired by classic 1950s American design which manifests itself through the creative use of space, materials and detailing. Generous spaces and floor to ceiling windows together with materials such as marble and walnut parquet flooring quietly impart quality

and class, reinforcing the sense of solidity and enduring good taste. Magnificent views of the Thames, London landmarks and beyond feature across the development. Balconies, themselves a great feature of the typical Manhattan apartment, provide private outdoor spaces, many of which are wintergardens or a suntrap for balconies facing south.

The Linear Park borrows much from the New York’s High Line, providing gathering places for play and leisure, whether active or passive, away from the traffic-laden streets. The inspiration for the Linear Park comes from New York’s magical High Line, a mile long park built on an elevated section of the former New York Central Railroad, running down the lower west side of Manhattan; it has now been reclaimed and planted as an aerial greenway which has in turn had a phenomenally positive regenerative impact upon the entire district. This is a park with a purpose, lifting pedestrian traffic from the streets below, providing an unexpectedly peaceful place right on top of a bustling city, an extraordinary and imaginative use of public space that has been much admired worldwide.

As the Linear Park passes through Embassy Gardens, it becomes the central focus, with further gardens, walks and public spaces radiating from it. Communal courtyards within the building blocks provide additional private amenity space for the use of residents and their guests, with more private gardens along the courtyard edges.

Our development at 21 Wapping Lane is an entirely modern intervention in one of London’s oldest village settlements, designed to offer primarily residential accommodation, but also retail, leisure and recreation facilities. From the outset, our plans for Snowhill were ambitious. We were planning both the largest commercial leasing and the tallest residential tower in Britain, outside of London. Phase 1 was fully occupied in just four years, enhancing Birmingham’s position as Britain’s second city.

Woods Bagot: Interior Design Woods Bagot is a global design studio specialising in the design and planning of facilities across three key sectors: Education, Science and Health, Lifestyle, and Workplace. Camlins: Landscape Design Founded in 1980, Camlins possess a portfolio of award winning Landscape Architecture, Urban Design and Masterplanning projects throughout the UK and Ireland. The manner in which people inhabit the land and the marks upon it which result are the raw materials of landscape architecture. Camlins interpret this behaviour and use it to achieve fluency in the language of landscape. Having deciphered the code or sequence of signals bequeathed by nature and the land’s former inhabitants, contemporary marks may then be made with conviction. Camlins were appointed by CABE in 2003 to act as nominated advisors to local authorities in whose stewardship our landscape and public realm reside.
