25 Love St, Cessnock Welcome to the 3rd edition of Stone’s Property News. In this edition we can report 3 sales and 3 new listings which include 3 beautiful homes in Cessnock, one of which is already sold above the asking price achieving a wonderful result for our vendor. The 1st one on Hospital Hill is a character home with a separate studio and in-ground pool. The 2nd is a fully renovated home with quality inclusions and an en-suite off the main bedroom. The 3rd, located on Convent Hill is fully renovated and has pristine views of the Watagan Mountains and Brokenback Range. Our office has been busy listing all over the local area with new listings in Kearsley and Kitchener. Additionally, we have noticed a number of lending institutions seem to have changed their lending criteria since the Banking Royal Commission which is causing both buyers and sellers some concern. So if you are in the market to buy and have a current loan pre-approval it may be best to re-check that pre-approval with your lender or mortgage broker.

Preparing for a Winter sale. Following on from last month, I will now cover my best tips for presenting the outside of your home when selling in Winter. › First impressions count. Buyers can quickly make up their mind whether they like or dislike your home within a few seconds of pulling up out the front. To improve first impressions stand out the front of yur property and look for anything that requires attention. Any repairs or painting (if required) to the front of the home should be done, so buyers don’t start seeing maintenance projects before they get inside. › Add colour to the garden. A mowed and tidy green lawn with an enticing garden will attract buyers. Weed gardens and pressure wash paths and paved areas to ensure a well kept appearance. › Enhance the backyard. Adding a firepit and some seating in winter to the backyard can enhance an otherwise bland backyard. › Check the boundary. Check your fencing and repair any parts that need repair or replacing. A coat of paint to the fence if needed. Washing a Colorbond fence with a wash and wax carwash will brighten older Colorbond and put some shine back into the fence. Otherwise if the fence is old a few strategically placed shrubs or plants can help to soften what would otherwise be unappealing. › Limit vehicles on the property. Remove excess vehicles, boats or caravans that are in the yard if possible. Buyers don’t like seeing a front or backyard that looks like a used caryard. › Remove rubbish. If you have a load of rubbish to go to the dump, get rid of it before you put the property on the market. It is not appealing for buyers and will distract from the good work you have done to the property. If you are considering selling, please do not hesitate to call me at anytime and I am happy to meet with you to discuss what work is required to maximise your sale price.
