Buyer activity is still strong across the board with properties under $350,000 receiving the most attention. This edition we report 1 full price sale at Paxton and 1 off market sale at Millfield. The sale of 43 Main Road, Paxton was a fantastic outcome for the vendors with strong buyer competition and competing offers resulting in a full price sale of $475,000. The other sale at 21 Second Street, Millfield sold quickly off market through our database for a price above the vendor’s expectations. With world events causing some concerns with investors in the stock market, we have not had any similar concerns within our local area real estate market as yet. However the next few weeks may see a change in our market. On the investor front there are a number on changes for both landlords and tenants, effective from the 23rd March 2020. 2020 Tenancy changes What are the changes? The changes improve tenants’ renting experience while ensuring landlords can effectively manage their properties. The changes aim to reduce disputes over repairs and maintenance, increase protection and certainty for tenants, and clarify the rights and obligations of tenants and landlords. Some of the changes include: › Minimum standards to clarify 'fit for habitation’ › New smoke alarm obligations for landlords › Changes of a 'minor nature' › Damage and removing modifications › New mandatory set break fees for fixed term agreements › Strengthened information disclosure requirements › New material facts › New information to be disclosed to prospective strata tenants › Remedies for tenants for breaches to information disclosure requirements › Water efficiency measures › New rectification order process › New standard form of agreement › New condition report
