Well Australia has certainly changed since the last newsletter with Covid-19 having made its presence felt in our country. Contrary to popular 1st opinions by the media, our real estate market has been amazing resilient to its effects to date. I have discussed this in further detail on page 2 and well worth a read if you considering entering, exiting, upsizing or downsizing in this market. This edition as you can see we have 2 lifestyle properties (with 1 already under offer) and 2 vacant blocks with serene outlooks available. I have another off-market property also under offer with details of that sale being disclosed in the next edition. The quick sale of 20 John St, Ellalong really showed that buyers are well and truly still looking and that under $350,000 is our strongest buyer bracket. The property was on the market only 11 days and we had 13 enquiries, 10 inspections and 5 offers. The recent sale of 10 Short St, Ellalong has further showed our market has certainly held up with no price drops occurring as reported by some sections of the media, in fact the opposite is occurring with stronger than expected results with a number of properties selling at full asking price.

Is now the right time to sell? During the covid-19 pandemic I have been asked “Is it a good time to sell” or people are making the assumption and saying “I know it is not a good time to sell”. I have been telling people for a while now that it actually a great time to sell. Yes, unfortunately a number of people have lost jobs, while others are having trouble securing finance with the banks tightening their lending criteria and there are less people looking, however the graph below just released from RP Data-Core Logic shows the number of properties nationwide coming to market has reduced significantly. You will see from the graph that each year the number of properties coming to market has reduced and we have certainly seen this nationwide trend locally. Covid-19 has certainly had people concerned about listing their properties, but those that have, have been achieving some amazing sale prices. If thinking of upsizing, downsizing or relocating and don’t think now is a good time to sell, consider the points below:
› Supply and demand along with great marketing always dictates the end sale price. (As seen with oil prices at present, demand is low so prices drop) › If there is competition between buyers (like competitive sports people) this will draw out the best result › We are seeing a larger volume of buyers moving to the local area from out of area › Cashed up investors are looking to property in lieu of shares as a safe form of investment › Newer properties to the market have achieved the best result › Sell now before the expected large increase in listings coming to market post Covid-19 › A large increase in listing volume later may put some downward pressure on prices as buyers have more choice
