2021 summary. Quarter 1. As many would be aware, the property market is hot for sellers. With multiple media outlets reporting the strongest property market in over 30 years, we have seen some exceptional growth in a very short period of time. A great example of this was the sale of a house at 1 Ronald Avenue, Dundas. This home was sold at the start of March by Stone Real Estate for $1,470,000. What this represents is almost a 20% growth in prices compared with similar homes that sold in October 2020 which were around $1,150,000 - $1,200,000. Another result that Stone Real Estate had was the sale of a home at 60 Tintern Avenue, Telopea. This property was passed in at auction in November 2020 for $1,340,000. With the mark heating up, the property was set for auction again in January 2021, but was sold prior to the second auction for $1,500,000 in late January. With the big banks now starting to increase their interest rates on fixed loans, we could start to see some of the urgency from buyers fade away. We are also seeing eager buyers start to withdraw and put their plans on hold as they are continually missing out at auctions and are getting increasingly frustrated. Although with a limited number of properties for sale across many markets, we could continue to see prices rise as the demand still heavily outweighs supply.
