Was the project aim to solve the delicate situation of some vacant places within the very historical district of Marina in Cagliari. We studied an appropriate program according to the main characteristics of such a place. The place is always vibrant from the night life and according to the demand of residences we thought it was suitable to develop small, flexible living units for young couples.

Framework


The interior lighting is a common problem for those old blocks, we solved it with the design of small backyards on shifted levels and large windows, to what concerns the monotony of the street’s facade elevation we thought to brake it developing an external skin of brisoleil which grants a dynamic modulation of the light.

The main challenge was to embed hounsing units with offices and commercial spaces within a very old historical context which identity nowadays lacks. After the site’s inspection we made the analysis of the typologies and hence we found lacks among the architectonic consistency. Thus we took into account the herritages and the main axes in order to carry out the project idea through sketches and ideograms hereby shown.

Units Sample The idea was to create two fabrics, one at the plan’s head at the northern part and the other opposite to it. Both the structures hold housing and offices in a shuffle way. Subsidized flat with dwelling so that would not create a ghetto. Parking are located underground.

Within the composition project of the last year we were commisioned to rearrange a plan area which at the same time was in an advanced decay status and in a very central and strategic position. The place didn’t allow city and coastline to deal at any way, None the less even an obsolete military fortress was obstructing the visual communication. The project consists of a general masterplan and a detailed fabric as a case of study.

Framework


The masterplan is mainly shaped from the visual axis and the opportunity to connect the main axes with the coastline. To what concerns the fabric,as a result of having to take into account a reality too fragmented we thought to create a platform, a plateau which firstly mix up all the existing constructions and then allows space to insert the new elements. Thus we cutted the platform in order to have a central open space to control the whole program. Dwellings, offices, studios and workshop are in this way mixed together.

The aim of the thesis course was focused on the Border Conditions of the small and medium settlements, with the context of the big scale as starting point the thesis is developed through all the scales until the unit one. For my thesis I choose the village of Baunei which is characterized of a strong identity related to its step slope condition and the poverty related to always more weak tertiary industry. I will try to make a recap of the whole project among few pages of portfolio.

Context


The project idea directly belongs to the strong and beautiful relation that the village has with its context, it was really important for me to translate into design what I was capable to shoot with a camera. The step slope for this village means a unique type of accessibility and urban morphology as it means the possibility to benefit of such a panorama and nature-related feelings from every street or corner of Baunei. Thus I tried to reshape the historical morphology and it was my concern and finally my formal decision to relate the design both to the amazing sight, and to the impressive cliff which is Baunei’s background.

The height gap doesn’t need further explanation, the village has been built in between a rocky plateau which now is a natural reserve with many important fauna’s and flora’s species and to a valley which stands beneath. The coast which is part of the natural reserve is one of the most beautiful of Italy and it’s famous for its wilderness and untouched nature. The communication is given by one regional road which is parallel to the terrain contour as the Baunei’s morphology: the parrallels are flatten vehicular roads and their orthogonal are step flight of steps. The average tilt angle is about 38°.

The historical analysis revealed that Baunei expanded its urban area in a internally way which is due to the ground complexity, the result is an increasing in compactness more than in extension. The morphological analysis revealed 3 main different texture according to the architectonic type, the street morphology and the materials, as expected this morphology follows exactly the parallelism which is Baunei’s feature. The most interesting thing is the Internal Courtyard : this phenomena born due to Baunei’s compactness and to the built alteration among the same struture. Where historically were a mere public space or a road has been surrounded by new buildings which created an interstice, a space of tare which is in the middle between a public and a private space. A feature of this type of settlements which belongs to the community and where people are concerned to take care about it. Therefore my concern was to take into account this reality and gave it to my design.

The initials sketches came together with the initial feelings I had about the features I have been described so far. Nature, compactness, marvelous sights, courtyards, unique accessibility and last but not least the irregularity of the urban typologies, especially the recent developments of the 70' and 80's which aberrations destroyed the beautiful frame of Baunei within the landscape are all the ingredients for what then has been translated into design. The urban surrounding it’s a mixture of senseless typologies, it was my concern to develop a cohesive masterplan which was much more related to the cliff’s outline than to the recent residential development, that is where the roof shape comes from.

The architectonic typologies are based on the demand of further residence for young couple, the demand of studios from artisans, also many residential units are flexible in the way they can offer another independent bedroom for guests, this is either part of the identity and culture of Baunei and also it gives a chance to the profitable activity of Bed&Breakfast, which activity is very strong due to touristic reasons.
