AUGUST 2015

Know the name?? Not surprising. The Perrott family have been providing painting services to the Western Australian community since 1917. Our current Managing Director, Tom Perrott, has owned and operated Perrott Painting since 1994. Since then, we have developed a wonderful team of people and have built long‐standing relationships with valued clients across many industries. We pride ourselves on providing best value to our clients and continue to evolve and improve our services to ensure our clients are receiving the best service in Perth.

How do we provide “Best Value”?

Don’t Just Take Our Word For It!!!

We believe “Best Value” is a job that meets all expectations on the following fronts:‐ preparation, longevity, a quality visible finish, uses the most suitable premium grade products, and is completed in an appropriate time frame.

We are well recognised as the market leader in the repainting of strata properties in the extended metropolitan area. We have completed in excess of 4000 strata projects over the years, and are the company many Strata Managers recommend due to our high quality of work and efficiency. See what some of our strata customers have to say…….

We invest in company owned access equipment to help us meet your expectations. The latest addition to our fleet, a Spider Lift, was purchased in February this year and has made an appearance on several of our difficult access jobs. Not needing to hire equipment such as this means savings for our clients!

20/07/2015 "Suzie and I would like to take this opportunity to pass on our personal thanks to you for a job very well done. We'd also especially want to let you know how impressed with the conduct and professionalism of the whole team who undertook the project. Special mention should go to Kyle and Raymond, who were here most days and were always polite and well mannered, keeping us informed at all stages of the works. They were a fine example of your workforce, of which you can be very proud. We would have no hesitation in recommending your company to friends or family in the future, based on the results achieved and the delivery process from start to finish. Please pass on our thanks to the team". Steve and Suzie Williams (strata residents), South Perth 23/12/2014 "Delightful to have such a polite, professional team do a great job. Keeping people informed and trying to cause minimum disruption. Would highly recommend". Katrin W. (strata resident), Fremantle 28/05/2014 "As Chairman of the Body Corporate for Lakeside Corporate at 24 Parkland Road, Osborne Park, I was involved in the selection of the painter for the major repaint of our building. I would like to express my sincere thanks to the Perrott Painting team for the friendly and professional approach to this process. We are extremely happy with the final result in refreshing the exterior of our building and would highly recommend them for any painting project". And it’s about time. For years our members have demonstrated a commitment to professionalism and growth in our industry. Now we will recognise and celebrate those contributions. We believe we should showcase to the public the fantastic work that our members are doing in WA. We also believe our members deserve the prestige that comes with formal recognition. If you agree, get behind it! There will be 3 categories of Awards for Strata Manager of the Year, Young Strata Manager or the Year and Strata Management Business of the Year. In the meantime, think about who you know amongst our membership who deserves your nomination. We thank our generous sponsor Park Legal Solutions for partnering with us to make these awards happen and the tireless support of SCA (WA) Sponsorship Committee and the Best Practice Committee. I also encourage members to have a peek at our website. There you’ll find some policies recently prepared by the Legal Affairs and Public Policy Committee and adopted by Council as the official policy position of SCA (WA) Inc. on matters such as Secret Commissions, Short Stay Accommodation and Pets in Strata. We’ve adopted these policies: To inform the public and our members of the official position of the Association on matters of public interest (and sometimes controversy) in strata. As part of our goal to inform the public and promote high standards in strata living in WA; For public relations purposes, and to assist in dealing with media enquiries; To help drive traffic from the public to our website and increase the profile of the Association and its members. We welcome any feedback from members on the content of the policies and any ideas you have for other areas that should be taken up as policy topics. Cyber Security

How Cyber Thieves Embezzle Your Bank Account And defeat your bank’s Fob security device The Problem Imagine: You’ve logging into your bank account to do a funds transfer. You enter the temporary 9-digit code from the Fob security device your bank issued … But, your bank account is empty! You’ve become a victim of cyber theft. It could take months for your bank to investigate and even a short delay may trigger technical insolvency. If the weakness was your PC or smartphone then you might not be reimbursed at all. Cyber-attacks like these are completely automated. Our government has issued warnings with examples of local businesses who have been defrauded. In every example “2 Factor Authentication” using the Fob or SMS text message was defeated.

How it Happens The set-up happens days or weeks in advance and begins with an innocent email or click bait on Facebook. The hack is embedded in an image on a landing page. Your browser appears to crash so you relaunch. Everything thereafter is recorded by the hacker’s including your bank login and everything else about you. Automated systems monitor daily spikes in your bank balance. Each time you login the hacker’s system does too and shadows you. The Man-in-the-Browser allows them to insert additional fields into your browser when you login to the bank which ask for your Fob pass code. It appears to be from your bank so you offer it up. Seconds later all your money transfers to a Mule account (somebody who fell for the $10m Nigerian Princess scam) which is cleared minutes later to banks along the Sino-Russian border. It can never be clawed back.  

Man-in-the-Browser is a new threat which anti-virus software cannot detect. It’s not a virus. 2 Factor Authentication is NOT bullet proof and is being easily defeated.

The Solution BankVault cyber security provides complete immunity through a simple technical principal – “You can’t hack something that doesn’t exist”.  Your computer is turned OFF.  A pristine new pathway is built to your bank  Transactions are invisible and out-of-reach to hackers This new security model inoculates against: Viruses, Malware, Spyware, Man-in-the-Middle, Man-in-theBrowser, WebGL shaders, Key-loggers. It even thwarts some social engineering.

The Company BankVault’s technology was developed by Perth based GoPC Pty Ltd (GoPC.net) a technology innovation company spun out of Central Data Systems in 2005. It has offices in San Francisco and Perth and gaining strong support in markets spanning consumers, SME, corporates, government and banks - globally. Spring Clean Your Strata The weather is finally warming up and we are starting to see those glorious spring days that Western Australia is so well known for, you are likely to be spending much more time outdoors with gardening, entertaining and just relaxing. Regular maintenance is important in protecting your asset. It will reduce hazards, minimize claims and save you money. Early attention to repairs will help avoid larger expenses in the future. To ensure that you can truly relax and enjoy your outdoor time, here are some tips we suggest to get your Strata spring ready.

Clean out your gutters

Now is a perfect time to clean out your gutters, all that leaf litter will make great pre-summer leaf mulch and your gutters will be clean for those spring and summer showers we will still get.

Check and Fix your Driveway

Cleaning your driveway and checking for cracks, loose brickwork and potholes is really important. Heavy winter rains may have opened up some holes and these should be fixed straight away to ensure that no-one trips over any cracks or holes. Damage left untreated may cause greater problems in the future. Plus, when you are outside more in spring you don't want to constantly look at a crack or hole, so get to and get these fixed up.

Mulch and Prune

Spring is a great time to mulch your gardens ready to protect them from the harsh summer sun and ensure you can keep your water use down as well. Mulched gardens need less water because the water doesn't evaporate as quickly as untreated gardens. Ensure that mulch does not obstruct weep holes from the house otherwise you may have damp issues. Using the leaves from your garden clean up is a great way to keep your organic matter in your garden. It is also a great time to check any surrounding trees and ensure they are in good condition and away from buildings and power lines, prune back where required. Ensure garden beds against the walls of your property are not raised above the foundation and that there is adequate drainage.

Check Your Roof

Out of sight out of mind can sometimes be said of your roof. But your roof is one of the most important areas to check following the winter weather. Replace cracked roof tiles, check air conditioner units and ensure your solar panels are free from any obstructions so you are all ready for the summer sun.

Swimming Pool

Getting ready for summer always makes us think of our pools, but cleaning the filter box and turning on our heating isn't all we need to check. If your filter was turned off or down to reduced hours during winter, now is the time to make sure that your filter is back onto summer times and check the pH levels and balance your pool before anyone decides to jump in.

General Check Up

While you are in the cleaning mood, why not also clean any filters in air conditioners, pool pumps or range hoods. Clean filters reduce stress on the motor and diminish associated fire or burnout risk.

Check any electric cords for damage and replace if required Cut or frayed cords can pose a serious risk of injury or electrical fire.

Emergency Fire Safety

Replace batteries in smoke detectors and test hardwired devices. Adding additional smoke detectors to all sleeping areas/bedrooms will provide assistance warning occupants in the event of fire starting within a bedroom and minimise the risk of fatal smoke inhalation.

Are your Strata properties in good health? Just like having a healthy diet and exercise in your personal life is important, ensuring well maintained and “healthy” strata properties is essential for the continued wellbeing of the property owners and tenants in your Strata complexes. Insurance claims can be complicated by questions of what was weather damage and what was existing damage to the building, so owners and Strata Managers should ensure all repairs are up to date, and any maintenance required is reported to the body corporate. Houspect have found on a few occasions when inspecting Strata properties that there have been certain issues where repairs were not made to leaking roofs and the result has been an extensive amount of damage and the roof repair bill being footed by owners conducting regular building and property maintenance reports for your Strata portfolios, will give you an accurate indication of the current state of the property as well as ensuring your current maintenance schedule is effective. Special purpose reports can also be requested that include building advice as well as cost estimates. Although building materials used in buildings today are more durable than in the past, all buildings deteriorate over time. A regular building inspection and building condition survey by Houspect Building Inspections is highly recommended to identify issues before they become structural in nature or life threatening. Particular emphasis needs to be given to balconies and patios in all building inspections as there have been some instances of balcony collapses resulting in loss of life or serious injury. On Strata properties, the need for a Strata Building Inspection is critical as the governing legislation requires all Strata Companies to “keep in good and serviceable repair, properly maintain and, where necessary, renew and replace.” (Section 35 of the Strata Titles 1985). Houspect are experts with the knowledge, technical qualifications and experience to conduct professional building inspection services. We operate throughout Western

Australia and other States and conduct Strata building inspections in Broome through to building inspections in Albany and of course the Perth Metropolitan area. A recent survey of a unit complex identified major structural problems with structural support posts to the stairs, landings and balconies. The steel supporting posts were rusted completed through in many areas meaning that the concrete stairs were self-supporting and unstable. The repair build could be in excess of $100,000. Had a building inspection been conducted regularly over the previous years, then the rusting to the steel support posts would have been identified and remedial actions proposed to treat the rust before it became a structural fault. The saving of many thousands of dollars would have resulted. By having a building inspection today, Houspect will identify the often missed and neglected small issues that need to be treated to ensure they do not deteriorate into structural faults, as well as the major faults that are readily identifiable. The most common faults Houspect come across are internal water leaks, cracking to internal or external structures, water penetration from outside, guttering faults, defective roof coverings, defective balcony balustrades. Another common fault is rusting. Generally any rust is a deterioration of the structural building element and requires immediate and regular treatment to stop the spread and further deterioration. Rust showing in concrete structures could be the rusting of the structural steel reinforcing. Referred to as “concrete cancer this rusting is a serious structural defect and requires immediate action. Without early intervention, small repairs jobs costing hundreds of dollars quickly turn into major repairs costing many tens of thousands of dollars. By ensuring regular maintenance checks and by engaging a Houspect qualified building expert to conduct regular building inspections you will ensure your portfolio of properties are kept in tip top condition. The largest specialist broker for Strata and related insurance in Australia

Who we are‌ Body Corporate Brokers Pty. Limited is a registered and licensed General Insurance Broker specialising in advice and policy placements designed to meet and exceed the requirements of Bodies Corporate. Body Corporate Brokers is wholly owned by Steadfast Group Limited, Australasia’s largest general insurance intermediary, with operations spanning 747 offices across Australia, New Zealand and Singapore. Established in 1996 on the Gold Coast in Queensland, Body Corporate Brokers now has offices in Sydney, Melbourne and Perth with over 40 staff and has built a national portfolio of business comprising some 15,000+ strata policies with combined asset values of several billion dollars. Body Corporate Brokers are the largest niche specialist broker for Strata and related insurance in Australia. Utilising our extensive experience in Strata insurance and applicable legislation together with our buying power, Body Corporate Brokers aim to provide Owners and their Strata Managers with the best specialist cover and claims service available in the Strata insurance market at a competitive premium.

Benefits of Partnering with a Specialist Strata Insurance Broker More Choice and Complexity Than Ever Before The Insurance Market is changing rapidly for the Strata Industry with many new Insurers recently entering the market. The competition for market share is putting downward pressure on premiums. With more policy wordings on offer with new and different benefits and exclusions, there is more complexity and risk involved in selecting the most appropriate cover.

With predictions of still more Insurers looking to enter the market, how will Managers and Owners make informed decisions on issues like the scope of cover in the different policy wordings, the Insurers’ size and time in the market, their reputation for claims service and settlements ? Specialist Brokers track these changes always seeking to obtain maximum benefits for Owners and Managers while seeking to minimise the risks. When considering the above issues it has never been more important to obtain independent advice from a Specialist Strata Insurance Broker.

The Role of the Specialist Strata Insurance Broker  Always act in the best interests of the Insured under strict Fiduciary obligations  Licensed to access and advise on a wide range of Insurance Companies and Underwriting Agencies’ products  Undertake Continuous Professional Development to keep up to date with changes with Providers, Products and Legislation relevant to the Strata Industry  Ensure the Strata Insurance meets the requirements of the Strata Titles Act 1985  Assist with comparisons on Insurers policy wordings, reputation and ease of making claims  Provide ongoing education to demystify Strata Insurance issues like Flood Cover, Office Bearers Cover and the Underinsurance Clause etc.  Act as an advocate for the Owners and help with the claims process to ensure the full policy benefits are paid by the Insurer or Underwriting Agency  When required provide advice and recommendations on the suitability of a product for a property including highlighting possible inadequacies in the current insurance program and recommending possible solutions  Able to assist with spreading the cost of the insurance over a number of months by offering Premium Funding  Must carry appropriate Professional Indemnity Insurance for Owners protection As experienced specialists in the strata market since 1996 we fully understand that the risks and consequences for Owners who make decisions regarding their insurance purchase on price alone can be significant. They may face the prospect of jointly and severally funding any shortfall from an insurance claim settlement. The financial impact to individual Owners future livelihood can be disastrous if the Insurance program is not correctly structured. Body Corporate Brokers are your local Specialist Strata Insurance Broker and have partnered with Strata Managers since 1996, please ring Nicholas Swallow on 9274 8004 or 0434 687 557 for further information

MAINTAIN THE APPEARANCE OF YOUR BUILDING WITHOUT EMPTYING THE SINKING FUND. Repainting a strata complex doesn’t always mean a large sum of money upfront. Our long-term painting maintenance programmes enable you to get the work done when you need it coupled with flexible payment options. For instance, our popular Classic Programme allows you to get the bulk of work carried out upfront, while payment is evenly distributed over the entire life of the programme. Typically, a repaint of the property is carried out in the first year, while maintenance work, including washing and section painting, is carried out annually for each subsequent year of the programme.

As a business and employer it is your responsibility to ensure that any risk of injury from electrical equipment, electrical work or installation is eliminated. For all users of your business to remain safe and ensure that your business is compliant with Work Health and Safety Legislation here are a few safety tips: 

 

It is never OK to overload power points or power boards by connecting double adaptors in a piggy-back fashion or by connecting one power board to another, this can create a fire hazard Testing and tagging of appliances should be carried out at regular intervals. The defined time of ‘Regular’ can vary between industries but a good rule of thumb for offices is fixed equipment, such as your computer, should be inspected, tested and tagged every 12 months When pulling a plug out of a power point, turn it off at the switch and always pull it out by the plug and not the cord. Over time pulling leads can expose wires which will increase your risk of electrocution OSH regulations (Reg 3.6) requires that all RCD’s are kept in a safe working condition and are tested regularly. Regularly is not clearly defined in the OSH regulations however the Australian Standard for Testing of Electrical Equipment (AS/NZS 3760:2003) prescribes that fixed RCD’s be tested every 6 months
