DUBAI CREEK HARBOUR
A NEW WORLD-CLASS DEVELOPMENT
A
NEW venture from Emaar Properties(EP), Dubai Creek “Harbour will be both a financially viable and ecologically responsible city built with future generations in mind. Offering the best infrastructure, it is a place where people will live, work and play, a community where families can reach their aspirations for generations to come.” EP said. While today’s Dubai is known for its superlatives — the tallest building, the largest mall, the highest standards of luxury—the metropolis of tomorrow will go beyond these to become a model for future global cities. Rivers and oceans have had a major influence on many cities around the world, with waterfront developments commanding a premium on value. Dubai Creek Harbour, will expand the city’s heart, enabling sustainable growth and reconnecting it to its roots. Dubai Creek Harbour project sits abreast of Ras Al Khor Wildlife Sanctuary, which has sheltered around 450 animal species within its 620 hectares for a quarter-century. As Dubai Creek Harbour develops, this sanctuary will remain sacrosanct, with a new visitor centre bringing a message of sustainable biodiversity to new generations. Dubai Creek Harbour will be both a financially viable and ecologically responsible city, built with future generations in mind, using every innovation to minimise its environmental impact. This world-class development will offer spectacular views of the creek and Dubai skyline. Planned on an open site, Dubai Creek Harbour will combine the city with the natural contours of the creek. With no legacy ties to infrastructure, this new Dubai will leapfrog many of the world’s other global cities. The masterplan is an order of magnitude larger than Downtown Dubai and will support its commercial and cultural development. The area encompasses commercial districts linked by leisure developments that expand into further residential neighbourhoods and parks that will ensure Dubai competes with the world.

Emaar Properties is developing a new iconic structure called The Tower as part of its 6km² Dubai Creek Harbour master plan in Dubai. The $1bn skyscraper is expected to become the world’s tallest building at 928m, overtaking the current world’s tallest building Burj Khalifa. However there are other reports suggesting it could be taller than the Jeddah Tower, slated to finish construction in the same year after it, at 1km high. The Tower will serve as the central piece of the Dubai Creek Harbour master plan, which includes the development of nine different commercial districts comprising high-end residences, event spaces, galleries, hotels and other amenities.

AUTODESK INNOVATIONS IN VIRTUAL REALITY
T
he visual world of architecture, engineering and design is a fertile ground for virtual reality. From speeding the design process to enabling collaboration to ensuring worksite safety, AEC firms are finding that VR helps them implement leading-edge practices. At architectural giant Gensler, GPU-powered VR is helping to bridge the disconnect between building plans and final results. The traditional approach of showing clients 2D drawings of project designs just isn’t working anymore. “Sometimes when clients see the final plans, it’s not what they expected. Virtual reality eliminates that. Once you put the headset on and you’re in another environment, you just kind of get it.” Says a successful architect of many projects.
Try Before You Buy Comes to Architecture Gensler delivers early-stage designs to clients as singlepoint, 360-degree renderings viewable with tools such as Google Cardboard or GearVR. Gensler’s team then ups the ante to room-scale VR tools like Oculus Rift and HTC Vive, so the designer and client can walk around the planned space together and maneuver objects. DeWoody said the firm saves a lot of money by showing clients hundreds of designs with VR. Its designers are then pointed toward just a few to focus on.

Building Information Modeling (BIM) has transformed the way architects design buildings. Information-rich 3D models allow architects to explore their designs in unprecedented ways, and get a much more accurate view of the final product, even in the earliest stages of design. Since the advent of BIM, architects have been able to produce high quality renderings and walkthroughs as a by-product of their design models, and rendering capabilities have improved over time to allow designers to more easily achieve near-photorealistic visualizations. Cloud-based rendering capabilities have made visualizations even more accessible to architects, speeding processing time from hours to minutes and alleviating the need for costly hardware.
Still, while static renderings and walkthroughs are effective for showing designs to architects and stakeholders, they are limited in their ability to communicate an experiential view of the final design product. But technology innovation has changed the game for architects. Now, they have an opportunity to reset expectations with clients and project stakeholders by providing them an opportunity to step inside their design to visualize and experience it in a different way. Many tools offer a simple workflow from a 3D modeling tool, like Revit, that serves as a hub of information to house everything from schematic massing to construction detail. Immersive visualization tools like Revit Live plug directly into Revit, providing fast, immersive access to the project design to anyone, at any time, and on any device. Revit Live also enables architects to transfer and access the BIM data in their visualization. For example—users can click on a light fixture to access the metadata to analyze factors like cost and material type to facilitate design review discussions with stakeholders. So, in this instance, a designer and client can now discuss the range of material choices to optimize cost, without sacrificing the design aesthetic.

The client engaged the services of local designer Kerry van Leenhoff and Turner and Townsend – an international firm specialising in project management – to oversee the extensive renovations. The entire project from structural renovations right down to the finishing decor details took just over a year and a half. A relatively quick schedule considering the completely run down state of the lodges, the remote location and the almost entirely bespoke nature of the decor.
“The Client’s brief was to redevelop a disused 55,000 hectare hunting camp on the banks of the Zambesi River, 40 km upstream from Victoria Falls, into an exclusive luxury resort and private game park. The brief was to re-utilise existing structures and materials wherever possible.The original lodge consisted of 18 lodges, a reception building, two guest dining areas and back of house kitchen and stores. The original lodges were demolished and rebuilt with decks and plunge pools. The guest dining lodges with satellite kitchens were partly demolished and rebuilt. Structures including a family villa with pool and dedicated kitchen; reception, shop, pool, gym, library and spa complex; a boma and a stand-alone vaulted wine cellar were newly built. Kerry van Leenhoff is an interior and spatial designer and has had extensive experience in Zimbabwe working with various local designers including well known local architect Bruce Rowlands on high end residential projects and lodges in Zimbabwe and further afield, before starting Form Studio- Zimbabwe in 2014. So she had a wealth of experience to bring to the project. Van Leenhoff was born and grew up in Zimbabwe and has an intimate knowledge of local culture, artists and craftsmen. She says that she is “enthralled by her country’s incredible people, the striking landscapes and varied cultures.” She designed every element of the lodges from the architectural and interior elements of the buildings, to the furnishings and operational equipment; using local materials and craftsmanship wherever possible, in order to create a holistic design that is both unique and authentically Zimbabwean.

Philosophy behind the architecture and design: In order for something to sit well in the country it needs to speak the language of the land. One of the best ways to do this is to borrow the narrative from local cultures and customs that have formed over hundreds of years and adapted to their surroundings. After researching this a great deal of time was then spent looking at local building techniques, materials and craftsmanship in order to stimulate local economies and skills. The design seeks to provide a refuge for guests while still allowing them to interact with the elements. Nature is mirrored by large timber columns that rise up like the immense trees that the buildings sit beneath; and the buildings are moulded from a combination of stone, wood and grass. Open air living catches the cooling breeze off the river and allows the sun to constantly change the shapes and forms of the building elements throughout the day.

But at the heart of this lodge is water in the form the Zambezi River; and the local culture and traditions that have been informed by daily life along its banks. Whether it’s the makoros (wooden canoes) that are used to ferry people across the water that hang as giant wind chimes in the entrance; the fish traps they lay to catch fish beneath a coppery sunset echoed in the bars and table; the enveloping of the building with large reed mats they use to corner them in their annual fish drives; or the large woven screens that use skills they have mastered to make baskets used to carry their catches. To put it simply a country’s greatest asset is its people and their immeasurable talent.

IGEL JOSCELYNE (Pvt) Ltd is a proudly Zimbabwean joinery and cabinetry business forging fine furniture, hand made by local and skilled craftsmen.
Nigel Joscelyne employs a total of thirty five, both skilled and unskilled workers with in-house training and has recently added an exceptional carver to its team at the workshop and showroom premises Road.
Their journey began as a one-man operation in Nigel’s garage, but quickly outgrew the limited facilities and has since matured into a specialised furniture manufacturing company working from a fully equipped workshop and operating out of premises at 116 Citroen Road, Msasa.

Over the years, Nigel Joscelyne has acquired an excellent reputation with many loyal Zimbabwean customers, lodges, diplomats and embassies which has led to an established position in the market despite strong opposition from Asian imports and South African competition.
Nigel finds inspiration from all areas and has lately been working with Holly Hudson and Justine Holmes of Hudson & Holmes, and Caroline and Kate of Pomegranate. “These young creative women are a boost to the furniture industry and promote a love of all things Zimbabwean.� The talented artist, Helen Teede has a studio within the Msasa Worksop in Msasa and brings light and colour to the creative environment.
The brand has managed to lead in the local market by producing furniture meticulously handmade and finished using superb materials and old traditional joinery methods, a rare process in this day and age of high technology and mass production. “We have a traditional and timeless range of furniture which is forever popular such as the classic Morris Chair and Table design. Additionally we welcome bespoke and contemporary ideas from our clients and work with them to create these individual pieces. All our furniture is made with exceptional quality wood, including Teak, Oak, Mukwa, Cypress and Jacaranda.�

The lodge consists of three camps- River Lodge East and River Lodge West which each have nine private suites for romantic getaways and family adventures. THE PLUMBING SHOP
Although the footprint of the existing suites remained largely unchanged, they required massive renovations and totally new dÊcor to bring the accommodation up to & Beyond’s discerning standards which are renowned worldwide. One of the vital things needed was to blend the buildings in with their surroundings, so the high thatched roofs were removed and replaced with low slung Chromadek roofs in order to minimise the height. To further camouflage the structures a skin of matepi latte (thin treated gum poles) was fixed over a steel skeleton. These successfully merge the structures into the surrounding woodlands and will continue to weather and age over the years. Some of the existing exterior stone cladding was maintained while extra stone walls from locally quarried stone were added to accommodate outside showers beneath the stars. Kiggen Construction helped put the whole project together quickly and efficiently and to a very high standard.

MAIN FEATURE
The bathrooms were completely refitted with each lodge having a luxurious round tub with a view out across the river and hard crafted stone basins and chandeliers. Each lodge also has its own deck area with a private plunge pool overlooking magnificent views of the river and cosy loungers to laze around and enjoy evening sundowners. Floors were re-surfaced with ‘quartz carpet’, an extremely hardwearing and striking natural pebble finish, complimented with cowhide rugs. Beds and unique headboards with were carefully handcrafted by Adam Seager and dressed with fine linen, pillows, comforters and cushions. Sofas, chairs, artworks and lamps were predominantly collected from a wide variety
of local craftsmen as diverse as the Newlands craft market and Zimbabwean artist Helen Teede, who is represented by First Floor Gallery. Other suppliers included the Honde Valley Community Project STEP, Lupane Women’s Centre and Zambezi Roots, so the whole selection of finishing details helped support local artisans. Within the main public areas the designer aimed to provide a refuge for guests while still allowing them to interact with the elements. Nature is mirrored by large timber columns that rise up like the immense trees that the buildings sit beneath; with the rest of the building then
moulded from a combination of local stone, wood and grass. At the heart of the design is the Zambezi River and the local culture and traditions that have been informed by daily life along its banks over centuries. Makoros (wooden canoes) that are used to ferry people across the water are strung up like giant wind chimes in the entrance; the traps that the local fishermen lay to catch fish are used in the tables and light fittings; fiery sunsets are echoed in the bar’s cladding of copper scales; and large woven screens draw on the skills the Tonga have mastered making baskets to carry their catches home.

All three camps also have access to a central area which includes a spa, gym, 20m lap pool, shop and wine cellar housing the owner’s private collection. Although the surrounding bush appears to be completely natural it has been carefully landscaped by Sarah Whaley to appear totally undisturbed and natural – yet another example of the finest attention to detail. HE OWNERS of a very beautiful property in Rolfe Valley inherited a slightly shabby out building in front of their home.
Re-Invention: From Thatch To Slate by Michael Nott
Their exquisite house, set in beautiful gardens, had old weathered slate roofs, bay windows, and all the charm of a rather stately country manor house. But stuck in front of it was a thatched structure that had originally been one big playroom, and was later converted – rather poorly - to a kind of granny flat. It’s the first thing visitors see when approaching the house and it didn’t make a fittingly good impression. The owners sought help from well known home renovators Howes and Homes to help them re-invent the building. The building had started out as a vast children’s playroom, basically a storage space for toys and games, and then had later been converted (not by the current owners) to a separate dwelling. The wall facing the approach from the driveway was originally blank, with a set of French doors on the opposite side facing the main house. Its oval shape and thatched roof suggested a very African bungalow, which was not in harmony with the English style slate roofed and rather elegant main house. It seemed like an ill-considered and later add-on that didn’t sit well with the main dwelling. At some stage the vast open interior had been divided up and converted to a bedroom, bathroom, sitting room and a simple kitchenette. The owners were keen to make the structure a more integral part of the home.

Howes and Homes completely removed the old thatched roof and added extensive roof structural timbers to support the new slate roof tiles. Old slate tiles were found from a number of different builders who had removed slate tiles on other projects, only to replace them with Chromadek or other roofing options. Slate roofs are very heavy and require extensive trusses to support them; they are difficult and time consuming to install as each tile needs to be individually nailed on and fixed; and they are notorious for leaking. However, Howes and Homes were undaunted by the prospect of facing a difficult and unusual renovation project which required specialised skills. At some stage the old French doors were moved from the back of the structure to the front and new aluminium sliding doors were installed at the back, opening the interior up to the pool and landscaped garden, which formed a kind of linking outdoor courtyard with the main house.

The interior layout of the building remained mostly unchanged, although hugely renovated and re-fitted. The bedroom is separated from the main space by a dry wall wooden partition, which has built in cupboards on the bedroom side. The open plan lounge and kitchen area was re-configured to make the kitchen larger and the door to the bathroom was moved around from behind a partition in the kitchen to provide more suitable access from the lounge. This meant that the kitchen was more contained without being broken up by a rather inconvenient and unsightly doorway.

The kitchen was completely re-fitted with new melamine faced cabinets with elegant new handles and granite counter tops creating a single integrated and elegant work space. Granite tops were supplied by Les Williams from Home Improvements while the kitchen units were fitted by one of Howes and Homes most trusted contractors Nhamu Murwira. At first glance the granite tops appear to be a single seamless piece, and it’s only on taking a closer look that the joins can be seen. The old door which was reused for the bathroom entrance– a kind of plain, slatted, cottagey door was preserved and now looks chic and elegant in a French Provencal style.

Larger wall tiles were hand cut into smaller pieces to make a splashback panel that resembles the hippest ‘metro tiles’. Moving the door also made space for a new modern fridge which together with other up-dated appliances brings the kitchen right up to date.

The bathroom was extensively refurbished. Originally the toilet and bathroom had been spate spaces but they were now combined into one single, elegant, and more practical space. In the new configuration a new shower was installed as well as a new wall mounted vanity unit, totally updating the space. The wall tiles were cut up into smaller squares to create a kind of mosaic effect for the shower floor. Of course the bathroom needed a chandelier to add a final touch of luxury.

In the main section the owner has furnished the space with a selection of old family heirlooms including a matching pair of antique chairs, an ornately carved mirror and a deco style sideboard. The overall ambiance is a feel of country elegance with a dash of African style. Views to the back over the landscaped pool area and to the front over the lush garden make this a special and unique space with echoes of an African heritage in an old European style.

There is no disputing that the better the preparation - the better the finish. But before slapping on a couple of coats, the choice of paint for the job at hand requires careful consideration; using the most suitable paint for the most appropriate setting will yield the best results. Decoding the various paint formulas and finishes can be stressful and costly if you select incorrectly, so select a fit-for-purpose paint. Prominent Paints new Select range was launched in June and caters for the budget conscious DIY paint enthusiast without compromising quality. Prominent Paint Select has a choice of Matt, Sheen and Textured options and this basic paint guide will help you to navigate the tricky task of choosing the right paint for the right job at hand. While it is true, colour can quickly transform a space – the choice of paint is equally important – perhaps even more so – so choose carefully!
Flat or matt paint has little-to-no shine – its coarse pigments deflect light rather than absorb it, making faults in the underlying surface less obvious. Often thought to be a more elegant finish, be aware that a matt option is prone to scuff and mark. Don’t opt for matt for hightraffic areas or kids’ rooms – the paint will not withstand the level of cleaning and scrubbing required. ANNA TRADING is a plastics manufacturing company that provides services to a variety of industries. Our 19 years within the industry has given us the expertise and knowhow needed in order to produce a quality product in a timely manner. We are capable of manufacturing plastics for a variety of industries from the food industry to mining. There are several uses for polyethylene black sheeting within the construction and the agriculture industry. The industries form the basis of the Zimbabwean economy and any growth that may be seen in the future. There are many ways polyethylene is being used in construction. Five main ways would include its use in curing, as a vapour barrier, in form lining, and in tilt-up construction. Polyethylene films are being used in curing cement because of the preference for methods which provide for the retention of moisture rather than for its replacement. As a vapour barrier, polyethylene films block the water vapour coming up from the ground underneath a building. In form lining, forms are lined with strong paper and tape coated with polyethylene. The technique is said to make concrete smooth enough to paint without any special preparation. Polyethylene film is also well adapted to the problem of curing tilt-up wall panels.

USE IN AGRICULTURE • Greenhouses and walk in tunnel covers - generally defined as a large structure in which it is possible to stand and work. Films used for this application are usually between 80um – 250um • Fish pond lining –this can be utilised for both small scale and large scale ponds, particularly fish farming. Fish farming is a growing industry within Zimbabwe due to the low level of expenses required in its operations. They are extremely UV stable and able to withstand a wide range of temperatures.
• Rain water collection – aides in the collection of rain water from a large surface by horizontally suspending the plastic sheeting with one corner lower than the other. • Any produce that would require a sustained amount of warmth as polyethylene can be used as an insulator.

Why Aluminium And Glass Structures Glazing is the technical term for fixing sheet glass into an aluminium frame, whether it is a window, door or skylight. If correctly installed, glass can be extremely durable and strong. From its transparency, glass offers many other desirable qualities, including protection, safety, security, solar and sound control, UV-protection, decoration and insulation.

LUMINIUM is used practically in all elements: skylights, building bridges, shutters, ladders and railings. The element is present in rods, doors, stampings, wiring, bars, tubing, sheets, pipes, casting, gutters, cladding and scraps. Aluminum is applied in a wide array of industrial applications. Staircases are sometimes made of aluminium too. Buildings made with aluminium are virtually maintenance free due to the strength of aluminium’s corrosive resistance. A layer of insulated aluminum cladding is as efficient as stones or bricks. Aluminum can be painted and joined with other materials. This can be used to change the looks of edifices. Carpenters and builders prefer aluminium because it is versatile. It can be cut, bonded, welded, tapered and curved in various shapes. Insulated aluminium cladding is also very thermally efficient, keeping homes warm in winter, and cool in summer. One layer of insulated aluminum cladding is as effective as four inches of brick or ten of stone. The key features that lend aluminium to these uses are corrosion resistance, low density, ductility, electrical conductivity and strength in alloys.

Heavy Duty Laminate Glass is a multiple laminate that offers excellent resistance to smash-and-grab-type situations, and it is worth having for security reasons. Solar control: Due to its transparency and high conductivity, glass is the weakest element in any building when it comes to direct solar energy transmission and conducted heat gain and loss. This can be combatted with a range of glass products that incorporate things like heat-absorbing tints, tinted PVB interlayers, Low-E and solar control coatings, screen-printed designs and double-glazing. Sound control: Glass has a relatively low resistance to noise, often allowing the transmission of unwanted sound into a building. To minimise this problem special glazing can be used, including monolithic glass, laminate glass, and sealed insulated glass units. UV-protection: Laminate glass, with PVB interlayers, provides optimum protection against potentially damaging sunlight. “Today, there is a fast growing appreciation for the latest concepts in ‘Green Building’ principles. It therefore follows that more and more people are looking at energy efficient glazing. There is a wide range of glass that ensures optimum indoorcomfort levels in terms of solar control, thermal insulation, good daylight factors, reduction of glare, and the preservation of outdoor views.

A DELICIOUS TASTE OF BRAZIL by Michael Nott

RAZIL is famous for many different reasons – the relaxed friendly people, a multi-cultural society, and a laid back way of life where people enjoy socialising at street side coffee shops, and excellent restaurants. Like Zimbabweans the Brazilians are also crazy about football and local music and, well... just having a good time and enjoying life with family and friends. Brazil is also known as one of the best producers of excellent quality coffee beans and grass fed natural beef, another two things they have in common with us Zimbos. So it seems that Harare is more than ready for a Brazilian styled coffee shop combined with a fine dining restaurant and the best place for it to be would be in the Avenues area around the CBD where locals are hungry (pun intended) for a new eating, drinking and relaxing experience! Arplan Investments – a local Zimbabwean/ Israeli enterprise – realised the gap in the market for this unique kind of establishment. It’s a multi functional and ultra-convenient venue – a coffee shop in the front for a swift shot of your favourite flavour of caffeine, a delicious breakfast, a quick pizza or a sandwich or a light lunch – while the back section caters for more discerning customers who would

like to enjoy a cocktail before their meal and a more leisurely top class dining experience. In true Brazilian style, well suited to Zimbabwean tastes, both the more trendy and hip front section and the more sophisticated back section offer both indoor and outdoor seating, and both are very family friendly. The chosen site seemed to be perfect for what the owners envisaged for their unique style of urban chic restaurant combined with a busy coffee shop. It is corner property on Fifth and Herbert Chitepo Avenues, close to the busy Fife Avenue
Shopping Centre, convenient for inner city dwellers, day time office workers and execs, and easily accessible for people coming in from the suburbs. There was an existing old colonial style house, built around 1921 according to the records, which had been extensively repurposed and redesigned during nearly a century of use. Initially a private residence it had been converted for use as offices and studios, and had sadly become somewhat neglected and run down. One of the main attractions was a fairly large space at the back of the house which had

The outside units are available in two sizes – 3 x 6 metres and 3 x 8 metres. If you’re down-sizing these are great for storing personal possessions like furniture and other household goods. Storagemart even have a delivery truck so they can collect goods from clients’ homes, offering convenience and safe transport. The units are completely waterproof and safe from rodent damage. A new slab had to be cast when the suspended floors were lifted. The old corrugated iron roof of the original house was in need of extensive repairs but is still clearly visible, largely unchanged, as part of the structure invoking the colonial history of the site. A lot of the materials from the demolition process were lovingly preserved and recycled in the new build. The old pressed metal ceilings were recycled to become wall cladding, like a kind of embossed wallpaper, used in the restaurant. The Oregon pine floor boards were re-used as edging and cladding strips for the counters and the old wooden doors were re-used in the linking area between the coffee shop and the restaurant. In the central section the wooden cottage pane window frames looking onto the street were preserved, maintaining the old world historic charm and character.

Interestingly the blend of the old and the new industrial finishes works well, with the two very different architectural styles blending into a new kind of fusion. Some of the old outbuildings were renovated to become storage rooms and ablutions for the staff, while the walls facing into the back courtyard were refinished to complement the interior design. The broken down Durawall, which was not particularly attractive, was taken down and replaced

with open steel palisade fencing, allowing diners to see out to the street and the passers-by and making the whole area feel more connected to the bustling streetlife. Even the outside street curbs and parking spaces were cleaned up and refreshed, showing the most dedicated attention to detail. The project was a very sensitive example of urban regeneration – a trend which we will hopefully see more of in the future.

Right from the start the owners worked closely with Kirsten Marx from KRM Space Design to oversee every aspect of the project from the structural work right down to the interior design finishes. Where new walls were needed they were built (by Monolith Construction) of exposed brick to add to the loft aesthetic and also to clearly differentiate the old and new structures. The steel structure in the front section allowed for the new roof to be high enough to incorporate aluminium bi-fold doors with high clerestory windows above helping to let in natural light.

Under the Chromadek roofs Alububble insulation was used to cut down on noise and help keep the temperature within a moderate range, also allowing the ‘ceiling’, made up of spaced wooden strips, to closely follow the roof line with no wasted space. Because there’s no ceiling void all the architectural tectonics – like the airconditioning and electrical ducting is exposed. The floor treatment helps to define separate areas, terracotta tiles for the outside areas, and a combination of porcelain tiles for high traffic areas, ceramic for lower traffic and Cemcrete for part of the seating area at the
back. Walls are a combination of exposed brick, some plastered areas with a painted blackboard finish which can be redrawn from time to time and with some walls clad with the old pressed metal ceiling boards. In the back courtyard part of the wall has been clad in beautiful steel plates which have been acid washed for an instant rust effect and then sealed with a clear varnish. The rusted steel works well with the brick and anodised aluminium door and window frames. Although it’s brand new all the ‘distressed’ elements add to the industrial look while blending with the historic parts of the building.

FOOD DESIGN Most of the chairs, bar stools and tables were custom made to Marx’s fun and funky designs that are strikingly good looking, unique, and practical and comfortable. The lighting is an intriguing combination of ‘industrial chic’ bespoke pieces, some imported pieces, and some great exposed Edison type bulbs, although in the new energy efficient LED versions, sourced locally from Lighting World.

But the highlight of the interior design and decor – surprisingly – is the restrooms. It shows Marx’s witty sense of fun and design delight that so much attention to detail has been lavishly used in these usually somewhat neglected spaces. The recycled doors from the old house are re-used here, to create a kind of lobby area linking the front and back sections. Walls are dressed in vintage Portuguese black and white tiles (very typical of many Brazilian establishments) and the hand basins are glowing Copperwares bowls mounted on top of the counters, with brass plated taps. Circular mirrors are mounted in vintage steel frames – a lucky find from the auctions.

ERTICAL FOREST is a model for a sustainable residential building, a project for metropolitan reforestation contributing to the regeneration of the environment and urban biodiversity without the implication of expanding the city upon the territory. It is a model of vertical densification of nature within the city that operates in relation to policies for reforestation and naturalization of large urban and metropolitan borders. The first example of the Vertical Forest consisting of two residential towers of 110 and 76 m height, was realized in the centre of Milan, on the edge of the Isola neighborhood, hosting 900 trees (each measuring 3, 6 or 9 meters) and over 20,000 plants from a wide range of shrubs and floral plants distributed according to the sun exposure of the facade. On flat land, each Vertical Forest equals, in amount of trees, an area of 20,000 square meters of forest. In terms of urban densification it is the equivalent of an area of a single family dwelling of nearly 75,000 sq.m. The vegetal system of the Vertical Forest contributes to the construction of a microclimate, produces humidity, absorbs CO2 and dust particles and produces oxygen.
Biological habitats. Vertical Forest increases biodiversity. It helps to set up an urban ecosystem where a different kind of vegetation creates a vertical environment which can also be colonized by birds and insects, and therefore becomes both a magnet for and a symbol of the spontaneous re-colonization of the city by vegetation and by animal life. The creation of a number of Vertical Forests in the city can set up a network of environmental corridors which will give life to the main parks in the city, bringing together the green space of avenues and gardens and interweaving various spaces of spontaneous vegetation growth.
Mitigations. Vertical Forest helps to build a micro-climate and to filter dust particles which are present in the urban environment. The diversity of the plants helps to create humidity and absorbs CO2 and dust, produces oxygen, protects people and houses from harmful sun rays and from acoustic pollution. Anti-sprawl. Vertical Forest is an anti-sprawl measure which aims to control and reduce urban expansion. If we think of them in terms of urban densification, each tower of the Vertical Forest is equivalent to an area of urban sprawl of family houses and buildings of up to 50,000 square metres.

LANDSCAPE ARCHITECTURE
Trees are a key element in understanding architectural projects and garden systems. In this case the choice of the types of trees was made to fit their positioning on the facades and by height, and it took two years to finalize it, alongside a group of botanists. The plants used in this project will be grown specifically for this purpose and will be precultivated. Over this period these plants can
slowly get used to the conditions they will find on the building. Ecology billboards. Vertical Forest is a landmark in the city which is able to depict new kinds of variable landscapes changing their look over seasons, depending on the types of plants involved. The Vertical Forests will offer a changing view of the metropolitan city below.
Management. The management of the tree pots is under building regulation, as well as the upkeep of the greenery and the number of plants for each pot. Irrigation. In order to understand the need for water, the plan for these buildings took into account the distribution of plants across the various floors and their positioning.
QUICK FACTS > The project was designed as part of the rehabilitation of the historic district of Milan between Via De Castillia and Confalonieri. It consists of two residential towers of which the largest is 26 floors and 110 meters high (called Torre E) and the smaller tower is 18 floors and 76 meters high (called Torre D). It contains 400 condominium units priced from 3,000–12,000 Euro per square metre. It is called Bosco Verticale because each tower houses trees between three and six meters which help mitigate smog and produce oxygen. It is also used to moderate temperatures in the building in the winter and summer. The plants also attenuate noise. The design was tested in a wind tunnel to ensure the trees would not topple from gusts of wind. Botanists and horticulturalists were consulted by the engineering team to ensure that the structure could bear the load imposed by the plants. The steel-reinforced concrete balconies are designed to be 28 cm thick, with 1.30 metre parapets. CONSTRUCTION: The construction of the towers began in late 2009 and early 2010, involving 6,000 onsite construction workers. Between mid-2010 and early 2011 construction progressed very slowly and the towers rose by only five floors while the core rose to the seventh floor. Construction progressed throughout 2011, and by the beginning of 2012 the structures were completed, and construction of the facades and installation of the plants began on 13 June 2012. The building was inaugurated in October 2014. 84

The VR Experience HIFA 2017

HE VR experience is not a simple one that can be explained in simple means. You are immersed and entirely introduced into another reality, seeing and hearing a whole new world. It might be a movie, sports, a game or
maybe a 3D model of the house you want to build. You effectively no longer have to be somewhere to feel like you are there. We had a recent VR experience, powered by a local company and staged by HIFA. It was breath-taking and relevant.
It was there we were introduced to the possibilities of Autodesk and its foray into VR, what it means to truly experience a design. But what was now important to us was the types of as well as the availability of the devices we used.
HTC VIVE is a high end virtual reality headset developed by HTC and Valve Corporation, released on 5 April 2016. The headset is designed to utilize "room scale" technology to turn a room into 3D space via sensors, with the virtual world allowing the user to navigate naturally, with the ability to walk around and use motion tracked handheld controllers to vividly manipulate objects, interact with precision, communicate and experience immersive environments. We used it with the Google App 'Tilt Brush' to paint 3D graphic artworks that you could walk through and interact with. Getting into our technical research, the Vive has a refresh rate of 90 Hz. The device uses two screens, one per eye, each having a display resolution of 1080x1200.[20] The device uses more than 70 sensors including a MEMS (Microelectromechanical systems) gyroscope, accelerometer and laser position sensors, and is said to operate in a 15-by-15-foot (4.6 by 4.6 m) tracking space if used with both "Lighthouse" base stations that track the user's movement with sub-millimeter precision. The front-facing camera allows the software to identify any moving or static objects in a room; this functionality can be used as part of a "Chaperone" safety system, which will automatically display a feed from the camera to the user to safely guide users from obstacles. We saw this when we tried Autodesk apps with it.

MICROSOFT HOLOLENS Microsoft HoloLens, known under development as Project Baraboo, is a pair of mixed reality smartglasses developed and manufactured by Microsoft. HoloLens gained popularity for being one of the first computers running the Windows Mixed Reality platform under the Windows 10 operating system. The HoloLens can trace its lineage to Kinect, an add-on for Microsoft's Xbox gaming console that was introduced in 2010. When using it, you do not get completely immersed but you augment your reality. Able to see digital objects that do not exist in the physical world. The HoloLens features an inertial measurement unit (IMU) (which includes an accelerometer, gyroscope, and a magnetometer) four "environment understanding" sensors (two on each side), an energy-efficient depth camera with a 120°×120° angle of view, a 2.4-megapixel photographic video camera, a four-microphone array, and an ambient light sensor. THE SAMSUNG GEAR VR is a mobile virtual reality headset developed by Samsung Electronics, in collaboration with Oculus, and manufactured by Samsung. The headset was released on November 27, 2015. When in use, a compatible Samsung Galaxy device (Galaxy Note 5, Galaxy S6/S6 Edge/S6 Edge+, Galaxy S7/S7 Edge, or Galaxy S8/S8+) acts as the headset's display and processor, while the Gear VR unit itself acts as the controller, which contains the field of view, as well as a custom inertial measurement unit, or IMU, for rotational tracking, which connects to the smartphone via micro-USB. The Gear VR headset also includes a touchpad and back button on the side, as well as a proximity sensor to detect when the headset is on. The device can be calibrated using the wheel at the top of the headset. A trackpad is located on the right of the device and back button is located just above it. Volume can be adjusted through the volume rockers also found on the right hand side Some of the major goals Samsung set for this project regarding hardware were: that their headset could support MTP (Motion to Photon) latency less than 20 ms; the optimization of hardware and kernel; and also to create Galaxy Note 4’s QHD display that enables high-resolution rendering in the headset. The lenses field of view is 96° for the first three models and 101° for the R323. We used it to view various kinds of video content which was rich in detail, in fact, which felt extremely realistic. We also used it for Google Earth as well as a simulation for interior design. Samsung also has the means to record 360 videos. This is the best way to capture video for VR after all.

GOOGLE CARDBOARD This is the stuff to use when you want to xperience virtual reality in a simple, fun, and affordable way. Retailing at an impressive $9 Get it, fold it and look inside to enter the world of Cardboard. It’s a VR experience starting with a simple viewer anyone can build or buy. Once you have it, you can explore a variety of apps that unfold all around you. And with plenty of viewer types available, you're sure to find one that fits you just right. The platform is intended as a low-cost system to encourage interest and development in VR applications.Users can either build their
own viewer from simple, low-cost components using specifications published by Google, or purchase a pre-manufactured one. To use the platform, users run Cardboard-compatible applications on their phone, place the phone into the back of the viewer, and view content through the lenses. Through March 2017, over 10 million Cardboard viewers had shipped and over 160 million Cardboard app downloads had been made. Following the success of the Cardboard platform, Google announced an enhanced VR platform, Daydream, at Google I/O 2016. We have not tried this one yet.
Out of the ones we tried, we can confirm the Samsung Gear is locally available and you will find prices starting from $70 to $180 as well as the 360 camera. Mobile phones that are VR ready are plenty in the market, with our own experience being a Samsung Galaxy S7. 89

Such was the impression we got from HIFA (Harare International Festival of the Arts) 2017. Ranging from theatre and dance shows and delicious food stalls, the craft section captured our hearts the most. And of the many stalls we visited, we have selected the ones that were most appealing to us and we thought our readers would enjoy. We hope the re-ignite your creative side and give you new ideas on what you can add to your deco. 90

Top of our list was the mini cooper bonnet chair by Samansco. What we found captivating about this piece of art work was how scrap was turned into glam. If ever you wondered what to do with the broken down car in your back yard, Samansco is the go to guy. This captivating chair would do well in your garden, facing the pool and watching the sunset while your sipping on some rose’. It also wouldn’t feel out of place at the office. You know those hot summer days when the heat makes it difficult to concentrate on meeting with your clients? When you’re constantly distracted by the view of that cool shade produced by the garden tree in the premise? Well that’s where you can place this very same chair. Not only does it create a unique vibe in your office garden but it also serves as a comfortable meeting space outside the office.
Wood. Yes, second on our list was the cherry lampshade and matching side tables by majig. Cherry is known to be very strong hard wearing wood, it’s built to last (imagine that). And wait for it, generally found in antique furniture. To spice up the lampshade, a neat tribal print cover crowned the head of this majestic antique piece, an African feel. This set would look great placed either in the bedroom or even in your study room. Or for that wow effect, why not show it off in your office. Its antiqueness would be purely highlighted during those nights when you work late in your office.
Capture those moments when you go out. Right inside the art gallery is a little cafe. A Sanctuary like its name describes. A vibrant colourful wall is the first thing that captures your eye. Despite the friendly staff and the synchronised colourful wooden chairs, it’s a modern day Utopia. A perfect spot for pictures; for all you selfie lovers. After a night out there, preview your images with the wall background and you will wonder which paradise you had been in. 91

PROJECT MANAGEMENT ZIMBABWE
WHY PROJECT MANAGEMENT TRAINING AND CERTIFICATION IS NECESSARY

awanda Kurasa (real name) is on cloud 19 having recently certified as a project management professional (PMP). Like many other thousands of professionals worldwide Isaac has been practicing both locally and abroad for the past 10 years as an Engineer, he has worked in parastatals, private companies and listed companies such as Liquid Telecommunications as a Project Manager, delivering projects worth millions of dollars. In terms of best practice in the field of project management, despite possessing a Bachelor’s degree in Engineering and an MBA qualification, Tawanda was not recognized as a project manager before certification. This is the predicament of thousands of professionals out there not only in Zimbabwe but all over the world. As the immediate past President of PMZ Mr Henry Mkhwananzi (PMP) puts it, “It is high risk for sponsors in the public and private sector, to entrust large scale projects worth millions of dollars into the leadership hands of uncertified project managers”. PMZ research has shown that the local public sector is fraught with ‘accidental’ project managers as many people are called to undertake project management responsibilities with little or no preparation. These ‘accidental’ project managers are selected for their managerial/technical expertise but lack competency to deliver projects. In Zimbabwe and, as in most Sub-Saharan African countries the level of project management training and certification is nascent, albeit ominously low, given that these countries undertake massive infrastructural development projects. Hence projects fail due to incompetency in project management and the lack of appropriate project governance thereof, giving rise to opportunistic corruption. Governments of a number of developed and emerging economies have gone to the extent of mandating enabling policies geared towards the acceleration of project management talent development in the public and private sectors in order to spur economic growth support. A case in point is the UK Government, which innovated by setting up a central Major Projects Authority (MPA) in 2011, by way of a Prime Ministerial Mandate. The reasons for setting up the MPA were cited thus, “There is currently no cross-governmental understanding of the size and cost of Government’s Major Projects portfolio, nor of the cost and viability of the projects within it. This 92

failure will hinder our ability to prioritize and manage these huge costly projects,” (Prime Minister’s Mandate on Major Projects – Gov.uk, 2011). Similar developments have been attested in countries, such as Canada, USA, most EU bloc countries, Pakistan, Bangladesh, etc. where governments have pronounced the setting up of capacity development policies to enhance project management capabilities and attendant governance. Governments are prompting project management implementation to spearhead infrastructure development and innovation for sustained global competitiveness. Project Management Zimbabwe (PMZ) is the Zimbabwe’s largest association of project managers, among its various mandates, the institute provides guidelines for certification of project managers. There are about 750 000 PMPs worldwide to date, and 50% of this number are in the USA and EU region, while Zimbabwe has less than 100 known PMPs to date. While the PMP certification is the world’s most popular project management credential, there are other equally good qualifications such as the PGDPM (Post Graduate Diploma in Project Management), CAPM (Certified Associate in Project Management), CPM/DPM (Certificate & Diploma in Project Management) including the PRINCE2. In support of the country’s national development plan the ZIMASSET Program, PMZ advocates for accelerated talent development in the area of Project Management and Project Governance, inter alia, as a prerequisite for economic growth support and mitigation of project failure and the consequent corruption. Continued use of non-certified and untrained, ‘accidental’ project managers will have a detrimental effect of monolithic project failure and corruption in the public and private sector, and International Development project endeavours. It is recommended that Zimbabwe parastatals and public organisations implementing key national development programmes and projects such as ZESA, ZINARA, CAAZ, Zimdef, ZINWA to name but a few must set up Project Management Offices (PMOs) resourced by qualified and certified project managers. The Office of the President (OPC) is the ideal authority to set up, monitor and evaluate PMBOK based Government portfolio and program management governance structures.
