HIVE 25 —Working with Technology and the Natural Environment to Create a Modern Workspace

In 2015, an ambitious vision took root on a quiet plot with a few buildings, a lush garden, a koi pond, and a swimming pool. The proprietor, inspired by his family’s honey business, saw the potential to transform this tranquil space into a vibrant business hub—a place where professionals could work, connect and grow in an environment infused with natural beauty and community spirit.

Thus, The Hive 25 was born, evolving from a simple workspace concept into a sanctuary for productivity, creativity and collaboration.

From the beginning, the vision was not just to create another office space but to build a com munity. He collaborated with designer Angus Wake ling and Diana de Swart and architects Architectural & Planning Studio, aiming to develop a workspace that balanced a professional setting with a welcoming ambiance.

They drew inspiration from hot-desking and flexible workspaces in Europe, wanting The Hive 25 to feel alive and constantly overflowing with energy just like a beehive. With a nod to the family’s honey production background, the property’s aesthetic subtly references bees and nature. Rich golden hues, deep greens and honeycomb-inspired motifs run through the design, creating a warm, earthy palette.

Hexagonal tiles featuring bee sym bols are scattered throughout the property reinforcing the hive theme and giving each room a distinct, cohesive character.

Text by Farai Chaka

Bringing Nature to the Workplace

One of Hive 25’s most striking features is its embrace of nature and biodiversity. The workspace is laid out in such a way that external views are concealed, allowing for privacy while still maintaining a connection to the outside world through the strategic placement of greenery.

The original garden was preserved and upgraded to create a lush, shaded environment where greenery is part of daily life. Large trees provide natural shade, while a koi pond and other water features bring a sense of calm and tranquillity. To further encourage biodiversity, Hive 25 avoids pesticides and insecticides, allowing the garden’s ecosystem to thrive naturally.

Also, the use of monumental steel pergolas, cubist-inspired structures, and lush, carefully manicured gardens creates a balance between modernity and natural beauty.

In the Wild West wing, a recent expansion of the property, the design took on a prairie-inspired theme with grasses, aloes and cactuses.

The landscaping blends tropical elements with semi-arid plants, offering a contrast that captures the essence of a Wild West landscape. At the centre of this area is a circular water feature, a quiet focal point that adds to the Hive’s blend of serenity and energy.

Over the years, The Hive 25 has grown in both size and function. The initial renovation converted the main house into 12 office spaces, complete with kitchens and meeting rooms allowing for easy internal collaboration.

As demand for office space increased, additional wings were added, including the East Wing, West Wing, and the newly dubbed “Wild West.” This ongoing expansion reflects the Hive’s evolution from a simple workspace to a thriving, dynamic hub that adapts to the needs of its community.

Each office block has its own unique character and amenities, designed to foster a sense of autonomy within a larger network. The communal areas, including a 240-seat amphitheatre and breakout spaces, facilitate collaboration and networking, while the independent meeting rooms and kitchens provide convenience and privacy.

Modern Amenities and a Sense of Balance

A gym and lap pool encourage a balanced lifestyle, promoting health and wellness as part of the daily routine. The onsite cafe and coffee shop serve as social centres, where tenants can unwind, grab a bite or chat over a coffee. Designed with cosy finishes and earthy tones, these areas are spaces for connection, extending the Hive’s community ethos beyond the office walls.

For those who enjoy a bit of mental exercise, a chess area in the garden offers a refreshing break.

On Sustainability and Environmentally Conscious Design

Sustainability is a core value at Hive 25. The property is powered by a solar array, which not only covers its energy needs but can also feed excess power back into the grid. A static VAR generator was added to allow for stable power, providing a reliable workspace even during disruptions.

In terms of water management, infiltration wells help recharge groundwater, making the Hive’s operations more sustainable. Recycling and reuse are also prioritised, minimising the environmental footprint and supporting a healthier, greener workspace.

A Workspace Filled with Character

The Hive 25’s interior design brings together practicality and personality. Much of the furniture is custom-made, including modular pieces adaptable to various configurations within the workspace. Steel and Oregon pine tables, crafted by Andrew Revolta of Revolta’s Roots, add a rustic, organic touch, while a stunning Oregon pine boardroom table designed by Adam Seager exudes natural warmth and sophistication.

The cafe’s hexagonal steel and mosaic tables, created by Ingrid Tucker, are a special highlight. Each table reflects the Hive’s signature bee theme, featuring hexagonal shapes and honey-coloured tones that fully bring out the communal vibe of the cafe.

Through Hive 25 you can see what a workspace can be when it embraces community, nature and creativity. This fully functional business hub built around a serene garden, offers a unique balance between work and relaxation. It is a family-oriented, full-service facility that has grown organically over eight years, continuously adapting to the needs of its tenants and the modern working space.

With around 80% occupancy at any given time, Hive 25 remains a lively, connected community where networking happens naturally. Professionals from various fields cross paths and form alliances, forging collaboration that benefits everyone involved.

This is a perfect environment for businesses seeking more than just a traditional office. A perfect set up for a young professional looking for a vibrant work environment or a businessperson who values connection and sustainability, The Hive 25 offers a refreshing alternative to conventional office spaces.

PRESTIGIOUS MALL RISES IN MAZOWE TOWN

The once-sleepy mining town of Mazowe is poised for a significant transformation with the development of a state-of-the-art shopping mall, known as Mazowe Walk Shopping Mall.

This ambitious project is a joint venture between Mazowe Rural District Council and prominent Zimbabwean entities, First Mutual Life and Zimre Holdings. Construction company Gateway Construction is spearheading this project.

Mall location and origins:

Strategically located adjacent to the well-established Mazowe Hotel, part of the Chibhanguza Hotel Group, the new mall is expected to tap into the hotel’s clientele, primarily drawn from Harare, Concession, Mvurwi and surrounding mining areas.

Michael Mangobe, a key figure in the Getway Construction project, has described the initiative as “a monumental endeavor and Mazowe’s most ambitious undertaking.” This ambitious project is poised to revolutionize the region, harnessing its agricultural potential and mineral wealth.

SCAN ME FOR VIDEO

Mangobe expressed his enthusiasm for the project, stating, “It’s a dream come true for a region brimming with agricultural potential and mineral wealth.” The project is not only transforming the business landscape but also revitalizing the infrastructure of Mazowe and its surrounding areas.

The mall’s prime spot along the main Harare-Mazowe Road in the heart of the Mazowe region is expected to attract both locals and visitors alike. The mall’s extensive facilities and amenities are designed to provide a premier destination for shopping, entertainment, and leisure.

The Mazowe Walk Shopping Mall will be a comprehensive development, offering a variety of amenities. In addition to a bustling shopping centre, the complex will include a modern clinic, duplex housing, a well-equipped state-of-the-art service station with a convenience store as well as a bus stop.

The bus stop will offer a convenient waiting area for passengers while a designated commuter drop-off zone will be located nearby for easy access. A new, circular commercial centre is under construction at the heart of the mall. Accessible via a recently constructed secondary road, the centre will feature a serene park with a water feature, a children’s climbing net, and lush greenery.

The southern side of the commercial center will accommodate larger retail units, such as a supermarket, a farming wholesaler and a hardware retail shop, each with individual service yards for loading and unloading. The northern side will house smaller shops, banks, a pharmacy, a doctor’s office, a food court, and a restaurant/bar. The varying sizes of the shops will allow for a mix of larger establishments and smaller local producers. Behind the commercial center, accessible via an independent entrance and parking, will be a set of offices for local businesses and a clinic/hospital for the community.

The architectural style of the buildings will be contemporary while emphasizing a peaceful and sheltered ambiance. Ample covered areas will provide comfortable, shaded, and well-ventilated spaces for visitors to enjoy.

All services within the mall will be provided to the highest standards, encompassing air conditioning in select areas, natural ventilation, comprehensive electrical installations, telecommunications, fire-fighting systems, water services, waste disposal systems, and essential kitchen and bar equipment.

Framework and materials:

The structural elements of the mall will primarily consist of steel elements for the gallery, including the superstructure and roof, while load-bearing brickwork will be used for the lower-level shopping areas.

The development will prioritize the preservation of existing vegetation and enhance the site with new plantings of indigenous trees.

Careful attention will be paid to hard landscaping, particularly in areas surrounding the water pond, courtyard, and pedestrian areas.

To improve energy efficiency and reduce running costs, the project will emphasize adequate orientation, sun protection, natural ventilation, material selection, and other energy-saving elements.

High-quality locally available materials, such as face bricks and granite stones, will be used throughout the construction.

The project will also focus on utilizing local building techniques and materials to minimize future maintenance needs. Access to the mall will be provided via a secondary road parallel to the main highway, ensuring easy access to the various facilities without compromising safety or affecting traffic flow on the main thoroughfare.

This secondary road will also connect to the fuel station, bus stop, main commercial center and offices. A dedicated service entrance at the back of the mall will allow access to the larger retail shops for loading and unloading, as well as truck access for contractors and distributors.

This entrance will also lead to the clinic. Parallel to this entrance will be the entrance to the duplex houses located at the back of the complex, offering a separate and secluded access away from the busy commercial center.

Tenants and project completion date:

Michael Mangobe revealed that the mall is being constructed at a cost of approximately US$12.5 million. Site Manager Vincent Pfumo highlighted that two anchor tenants, a major supermarket and a fast-food chain operator, had initially expressed interest in occupying space within the mall.

The initial tenant interest from well-known and established businesses, although not disclosed due to pending agreements, demonstrates

the strong potential of the new development.“Construction commenced in October 2023, and we anticipate completing the first phase of the project in mid-December,” said the site manager.

“We are currently working diligently and overtime to ensure timely completion. In November, our focus will primarily shift to the finishing touches.” They envision that phase two of the project will likely include a farmer’s

shop, a hardware store, and other additional amenities. Phase three will feature duplex apartments, lodges, and other residential options.

Ultimately, the Mazowe Walk Shopping Mall will be a mixeduse development encompassing a shopping mall, clinic, fast food outlets, drive-thru services, and various other attractions.

Gateway Construction say that the entire project, including the current phase of construction, is expected to take approximately four years to complete, potentially reaching completion by 2028, depending on the availability of funding.

Environment and sustainability:

One of the challenges faced during the project was the need to address waterlogged areas, which required special foundation techniques involving reinforcement and concreting.

The concrete beams used in the construction reach heights of approximately 3 to 5 meters. To stabilize the ground, stabilized gravel and diffused cement were used, along with imported gravel from a nearby location.

A surface water drain will be implemented to manage flooding in the area, while a subsurface storm water drain is also under construction. The developer has prioritized environmental management throughout the project, aiming to minimize disruption to the existing environment.

They have adhered to standard procedures, such as engaging with the Environmental Management Agency (EMA) for activities involving fuel tanks and potential leaks. “We received instructions from EMA to ensure compliance with their guidelines,” said Vincent Pfumo.

“The architect also specified that we minimize disturbance to vegetation. If you observe the site, the green schematics represent trees that were present on the site.” The developer has successfully preserved most of the existing trees, removing only one, and has taken measures to minimize environmental degradation.

The excavated materials from the construction will be used to reclaim gravel pits, further contributing to environmental sustainability.

The company has undertaken various projects, such as repairing boreholes, constructing access roads and bridges, providing roofing materials, and donating cement for school infrastructure.

This impressive reputation and portfolio have led to the company being selected as the main contractor for the Mazowe Mall project.

The project is poised to have a profound impact on the local economy, creating new opportunities and improving the quality of life for residents.

As construction progresses, Mazowe is poised to experience a period of significant growth and development.

BROWN ENGINEERING'S STEEL FRAMEWORK:

A CRITICAL COMPONENT OF GREENFIELDS MALL

The iconic Harare Showgrounds is set to undergo a dramatic transformation. Terrace Africa is developing the Greenfields Mall, a state-of-the-art shopping destination scheduled to open its doors before the end of the year. This ambitious project promises to redefine the city's retail landscape.

With a 10,000m² of Gross Lettable Area (GLA), several leading construction companies have been roped in to spearhead the project and among them is steel infrastructural experts Brown Engineering Group.

Shepherd Tshalibe, a site manager with Brown Engineering Group spoke glowingly about one of Harare’s most exciting projects.

"Greenfields Mall is an incredibly exciting project for us at Brown Engineering Group," says the site manager. "It's a transformative initiative for Harare, not only as a retail destination but also as a hub for community gatherings and agricultural showcases. The scale of the project, coupled with the intricate steelwork involved, presents a unique challenge that we're thrilled to undertake."

He said that the estimated weight of the steel structure being installed for the mall is about 205 tonnes, making this project a massive undertaking.

Talking about the type of steel being used in the construction, and why this specific type was chosen, he said: “We are installing lattice trusses inside the mall. Using square tubes as columns for the canopies and rectangular sections for the canopy trusses. For the anchor shop entrance, we used I-beams for the columns and trusses”.

Lattice trusses are triangular structures that provide exceptional strength and rigidity to the shop's roof, efficiently distributing loads and maximizing space, square tube columns are sturdy columns that offer excellent load-bearing capacity and aesthetic appeal, supporting the weight of the canopy and ensuring structural integrity.

On the other hand, rectangular section trusses provide optimal strength-to-weight ratio for the canopy, ensuring it can withstand various loads and weather conditions and I-Beams are versatile beams highly efficient in supporting heavy loads, making them ideal for both columns and trusses in the shop's structure.

They contribute to the overall strength and stability of the building.

The dimensions of the largest single steel component being installed on the project is UB305X165.

The scope of the project has necessitated the use of specialized equipment such as rigid cranes with a 20-ton capacity to lift and install the steel components.

The steel installation phase of the project started in March this year and should be completed by the end of November. More steel will be installed early next year, according to the site manager.

The steel structure contributes to the overall design and aesthetics of the mall. Steel is contributing much on the front façade, and to make all the canopies in the front facade. As for most of the steel, it will be covered by ceiling inside the mall.

SCAN ME FOR VIDEO

Steel construction has its added advantages over other materials like concrete or wood due to its qualities of durability, affordability and low maintenance costs.

Despite the project progressing on time, there have been a few challenges encountered during the steel installation process, however these have all been attended to and addressed professionally.

“Setting out is the biggest challenge on most steel projects, sometimes HD bolts can be cast at wrong positions. But for this job, we managed to avoid the challenge by having surveyors check all these HD bolts and cast-in plates prior to concrete pouring,” said Tshalibe.

These steel structures are in addition being used for anchoring fire lines which run through the ceilings.

The steel structure contributes to the overall structural integrity of the mall as steel offers over 550MPa, which holds loads like compression, tension, seismic, wind loading and so forth.. The steel structure contributes to the seismic resilience of the mall to a larger extent.

Tshalibe in addition highlighted the innovative techniques and technology currently being used in the steel installation process, referring to Cranes and Chemical anchoring.

The development of the Greenfields Mall comes on the back of real estate experts observing that the retail industry is undergoing a significant transformation, with a notable shift in preference towards suburban shopping centres. This trend is particularly evident among larger retail groups and premium brands. Conversely, non-retail businesses, such as corporate offices and tech firms, are gravitating towards office parks.

Several factors are driving this shift. Suburban shopping centres often offer ample parking, convenient access, and a more relaxed shopping environment. This appeals to consumers, especially families, who prefer to avoid the hustle and bustle of city centres. Beyond this reality, suburban locations can be more cost-effective for retailers, reducing overhead expenses and improving profitability.

Similarly, office parks provide a modern, professional setting for businesses. They offer amenities such as high-speed internet, onsite dining, and fitness facilities, which attract and retain top talent. Moreover, office parks often have dedicated green spaces and recreational areas, promoting employee well-being and productivity.

Several high-end brands and major retailers have already committed to opening stores at Greenfields Mall, including KFC, Café Nush, Liquor Supplies, TV Sales, First Capital Bank, Spar, RocoMamas, Spur, and The Smokehouse. This influx of renowned brands underscores the mall's potential to become a premier shopping destination in Harare.

Paving of the spaces around the mall has been carefully undertaken by B.D. Stodart Machinery while RadX Construction is the main contractor.

As the project nears completion, Brown Engineering Group is proud to contribute to this transformative development. The steel structure, a show of engineering excellence, will be a key component of Greenfields Mall, shaping the city's retail landscape for years to come.
