Editor’s Notes DEVELOPMENT FORGES AHEAD IN VICTORIA FALLS

T

he Covid-19 pandemic devastated the tourism and travel industries across the world and as an international destination Victoria Falls was not spared. Pre-pandemic, towards the end of 2019 and in the early months of 2020, most hotels and lodges in the Falls were enjoying up to 90% occupancy and business was booming. Suddenly, and without much prior warning, the number of visitors to the Falls – both local and international – dropped to almost zero as the formerly bustling destination became a ghost town virtually overnight. Bookings were cancelled and airlines stopped flying in. Some smaller establishments were forced to close and a large number of people were left unemployed. Victoria Falls is a small town of around a hundred thousand permanent residents, most of whom work in the hospitality or related industries. There is very little manufacturing, mining or farming business in the area and most people relied on the influx of foreign tourism – and foreign currency – for survival. This extended from the big hotels and lodges down to the smaller entrepreneurs who worked as taxi drivers, guides, curio sellers and others. Part of our mandate as Structure and Design is to help Vic Falls get back on its feet and to showcase the remarkable developments taking place there. Many investors and developers have great faith in the recovery of the town and are busy preparing for a much brighter future. Some major developments were planned, and in progress, long before he pandemic hit, and they have persevered through the difficult times, ready for the recovery of the hospitality industry. After all, Zimbabweans are resilient and resourceful and we’ve survived and thrived through many challenges in the past. As restrictions have been eased from level 4 to level 2 travellers, both local and international, are slowly returning. Some establishments are now recording occupancy rates of up to 40%. It’s a far cry from the ‘good old days’ but it’s an upward trend with a positive outlook for the future. Presently there is no mandatory quarantine period for travellers if they have a negative PCR COVID-19 Clearance Certificate obtained within 48 hours of boarding an international flight and local travel is encouraged and fairly easy. By the way, many establishments are offering huge discounts for locals on their daily rates so now is a great time to visit. Accommodation ranges from the simple, self-catering options from as little as $20 per day to luxury 5-star choices which can cost several hundreds of dollars. Despite the chaos caused by the pandemic local investors have shown great faith in the idea that Victoria Falls is an excellent investment opportunity. Some of the bigger players in the field include Old Mutual who have invested hugely in the new Palm River Hotel and Cardinal Corporation who are powering ahead with their Victoria Falls Estate project. Major property developments can take years of planning, financing and construction. Some projects were already in progress when the pandemic started – and although they were delayed or slowed down by the pandemic they’ve been forging ahead under difficult or ‘interesting’ conditions.

Other big investments in the town include Zimre Properties Sawanga Mall which opened just before the lockdown hit. Construction began at the end of 2017 and was completed in June 2019. The construction process provided significant employment opportunities for the local workforce. Despite the ravages of the pandemic the Mall has continued to provide jobs for office workers, restaurant staff, shop attendants and all the various downstream jobs. The project has also helped to re-invigorate the urban structure of the town and provide residents and visitors different shopping options away from the town centre. The main anchor tenant is Pick n Pay supermarket and liquor store and there’s a Puma Service Station with a Chicken Hut outlet in the forecourt. Retail giants OK Zimbabwe have also invested in renovations to their in town store as well as their newish OKmart along Silitoe Avenue which opened recently in 2020. The Mart offers significant savings for bulk buyers as well as great prices for local shoppers. Their business covers three major categories, comprising groceries, basic clothing and textiles and houseware products, although the Marts have a slightly broader range. Other investors in the local accommodation scene are the magnificent Mbano Manor Hotel designed by local architectural firm, Architexture Spatial Design (also responsible for the design of Palm River Hotel), and the extensions to Shongwe Lookout Guest Lodge designed by INARC Designs. Although Mbano Manor Hotel and Shongwe Lookout Guest Lodge are very different in their design and execution they have a similar ethos in common. They are both deeply committed to preserving the natural environment which they found on the site of their developments. Careful and thoughtful attention has been paid to preserving the existing trees and ecosystem and enhancing visitors’ experience of the natural environment in all its glory. They’ve not only preserved the integrity of the site as far as possible they’ve also employed energy efficient running systems. Another intriguing venue which we found in the Falls is Tami Walker’s Gallery situated near the middle of the town but on a site which has been thoughtfully used to ‘tread lightly’ and preserve and enhance the environment for visitors to enjoy. Just down the road from Tami Walker’s Gallery BancABC has shown their commitment to providing great financial services to residents and visitors alike. They recently relocated to the iconic circular building just next door to Illala Lodge. They’ve invested in some major renovations and refurbishments so they obviously have faith in the recovery of the banking sector – proof that they intend to stay in the Falls for many years to come. Hopefully we can bring you lot’s more information about interesting, striking and eco-friendly developments in the near future!

t only 7kms from the world wonder, Victoria Falls, The Palm River Hotel is conveniently located for guests to experience luxury in a private setting and also enjoy easy access to the various activities on offer in the Victoria Falls area. Renowned local architect, Bruce Rowlands working in collaboration with Form Studio’s interior architect Kerry Van Leenhoff and in consultation with the client drew inspiration from

Australia’s Queenslander design style. Adopting the Queenslander’s high set, distinct and unique design to the upper Zambezi river landscape. The design and placement of the buildings were done in a such a way that the huge and beautiful trees on the bank of the Zambezi got preserved as the buildings are actually nestled among the trees and lower than the tree lines thus maintaining the site as natural as possible.

INTERIOR DESIGN Elegantly appointed with comfort and space in mind, the interior design of the rooms is focused on bringing the outside in, with the stylish use of natural tones, locally sourced materials and artwork reflective of the area. The tastefully modern style of the Queenslander is reflected on the inside as well as the outside, and introduces a new dimension of luxury, providing guests with every modern convenience to make their stay as comfortable as possible while maintaining the old-world charm that is the essence of Victoria Falls. Another outstanding feature at The Palm is the lap pool close to the waterfront, the lap pool goes against the traditional big deep pools and is becoming increasingly popular as it is not only narrow and shallow but also comes with health and fitness benefits. From the pool is a walkway that goes all the way to the river where there is a jetty dinning deck. The walkways on the site made use of the abundant natural aggregate stone from the Victoria Falls Rainforest Park which is replicated throughout the scenic routes of the site. SUSTAINABILITY The Palm River Hotel is committed to fulfilling sustainable practises from early construction right through to everyday operations. The hotel strives to decrease its environmental footprint and increase ongoing sustainability where possible. Environmental Preservation Environmental impact assessments have been carried out through every stage of the project to ensure as small an environmental footprint as possible. Contracting teams found ways of minimising the destruction of the land and adapting where necessary to accommodate the changing water levels while, at the same time, preserving the many indigenous trees and natural wildlife habitats with which the property is blessed. Energy Conservation The hotel is powered on a unique hybrid system combining solar power with hydroelectricity supplied by the powerful flow of the Zambezi River. Hot water supplies are powered by solar heated water tanks that heat-exchange with the air conditioning plants for maximum efficiency. There is an allowance for the future addition of a solar farm on the site to cater for the hotel’s power needs ensuring that the Palm River Hotel is truly a green entity. Water Conservation With consideration for its surroundings, the hotel has installed a sustainable borehole system equipped with its own water purification system. Recycling and Waste Reduction

River - Ra-Ikane River Cruises The luxury Ra-Ikane River Cruise on their historic and intimate cruise boats, will offer breakfast, birdwatching, lunch and sunset cruises on the Zambezi River, a service exclusive to the Palm River Hotel and Ilala Lodge Hotel. The well-appointed Ra-Ikane fleet was built to ensure that each guest is able to experience the wild beauty of the Zambezi River in comfort and style. The monohull design of the river boars enables them to navigate further up the Zambezi River, through shallow river channels and closer to the wildlife on the river banks. The cruises follow a circular route

around the Zambezi River islands to provide guests with a panoramic view of the upper and lower Zambezi River and the wildlife and birdlife it offers. Each Ra-Ikane boat has its own crew, made up of a friendly and knowledgeable captain, guide and waiter to ensure a tranquil and memorable experience onboard.

Where possible, the hotel endeavours to reuse the amount of single-use plastic, plastic bottles and aluminium cans throughout. Water purification systems will supply safe and clean drinking water in glass bottles to allow for reusable and refillable water supplies. The hotel’s recycling efforts include a glass crushing machine to allow for re-use, while plastics, aluminium and paper will be sorted into correct waste and passed on to the Victoria Falls Recycling Project for processing and re-use.

Sourcing local and seasonal products to add to the menu will mark a shift to more sustainable food supply. All biodegradable waste matter will be carefully sorted and placed into an onsite composting system, which will organically breakdown and be re-used as organic fertiliser for self-grown food products.

bano Manor Hotel in Victoria Falls had just opened its doors in early 2020, when they were forced to pause due to the Covid lockdown. The 19-suite boutique hotel had started receiving guests just a few weeks before the lockdown started in March only to witness the formerly thriving resort destination turned into a virtually deserted ghost town. In August 2020, Mbano Manor Hotel was officially opened by President Mnangagwa as an important part of the country wide programme to launch the National Tourism Recovery and Growth Strategy, held on the 6th of August at the Victoria Falls. Although the restraints of the lockdown have been partially relaxed tourism and the related industries are still recovering slowly but surely and, hopefully, there’s a much brighter future ahead. Mbano Manor Hotel is outstanding in a number of ways. Mati, or to give her her full name, Dr Matifadza Martha Nyazema, is one of the first black women in Zimbabwe to spearhead the development of a 5-star, boutique, environmentally aware – and extremely elegant – hotel. Mati is a seasoned hotel and tourism professional with over 30 years of experience in the business. She’s travelled extensively staying in some of the best hotels in the world and her wealth of experience is evident in every detail. It’s this richness of knowledge and understanding of the industry that she passes on to her visitors.

Mbano

The hotel has been designed to be eco-friendly and sustainable with an ethos of co-existing and appreciating the natural environment rather than trying to tame or dominate it. After all, most visitors to the Falls are there to experience the unique beauty and tranquillity of this special part of the world. Mbano Manor Hotel is set on 4 acres of pristine indigenous teak forest which has been thoughtfully and lovingly preserved. Award winning architect Bruce Rowlands, from local company Architexture Spatial Design, started his design process by marking out the exact location of every tree and then fitting his layout around the existing vegetation – in some cases incorporating old trees into the new structures. Trees grow through the entrance courtyard, the dining area courtyard and even through part of the verandah roof. Only two trees were removed during the whole construction process. It was quite a remarkable bit of architectural planning to accommodate the main reception, lounge, dining room and kitchens – in addition to 18 private suites and the exclusive Villa suite without compromising the unspoilt nature of the site. 1360 Victoria Falls Township Lands

Landscape designers Graham Williams and Associates have enhanced the natural setting augmenting what was already there with indigenous grasses and shrubs. It’s testimony to their good design that the new planting seems to have always been there – a kind of invisible intervention. The landscaping also incorporates ‘green walls’ at the entrance and in the dining area courtyard which echo the lush tropical vegetation of the Rainforest. They also provide a welcome, cool ambiance for visitors returning from a hot day of sightseeing and adventure. Rowlands has designed a water trough at the entrance which

passes through the ‘green wall’ to the lounge courtyard beyond. A small rill trickles down one side of the outdoor reception area and just in front of the main verandah a small spring bubbles over a pebbled pond. Pathways to the suites are concrete walkways cast on site which also reference the pathways through the Rainforest.


EDITION 1

The main reception immediately sets up some of the themes of the architecture and interior design. Exposed roof trusses below white tongue and groove ceilings and high glassed in gables give a light and airy feel. Rowlands has carefully aligned the main structure so there’s an unbroken view from the reception through the lounge and adjoining courtyard (and past the old trees) to the dining and bar area at the end. Long, uninterrupted views help incorporate the built structure into the setting. Rowlands has used a fairly restrained palette of materials throughout which are simple and honest. The floors are ochre coloured cast cement with inset ceramic tiles and most of the brickwork is either exposed or lightly bag washed. Where the walls have a plaster surface they’ve been treated with coloured oxides in the final skim coat and sealed with a transparent varnish. Wooden sash windows give an elegant, slightly old world impression and frame the views beyond. Large sliding glass doors make the reception feel open and welcoming.

Ryan Illgner, from interior design specialists Blacksmith Africa, has added slightly quirky but sophisticated details. Three oversized chandeliers light up the space and the welcoming desk is set in front of huge Thomas Baines prints in heavy gilt frames. Baines was one of the first European explorers to see and document the Falls back in the mid-19th century so it’s a nice reference to the history of the Falls. Old leather suitcases and selected décor items complete the look. The design themes are developed further in the lounge where Illgner has selected natural textures for the furnishings like leather, velvet and cotton fabrics, interspersed with light wood, brass, marble and woven objects. At the back the lounge leads out to an interior courtyard – with a water feature and lush planting – and at the front it opens onto the generous verandah which runs the full length of the main building. The verandah has comfortable lounging furniture and also functions as an al fresco dining area overlooking the garden.

The suites each have their own private entrance and verandahs on two sides. There are chairs and tables on the verandahs so guests can relax outdoors as well huge beanbag style mattresses for an afternoon nap. Big sliding doors behind plantation shutters open up to the lounge and bedroom space. Illgner has chosen timber floors for the bedrooms to add warmth to the otherwise slightly austere interiors and added leather armchairs, rugs and a marble topped table to complement the space.

He’s also added a large cabinet in pale wood which accommodates a coffee station (complete with a Nespresso machine and kettle and a small sink), a low energy bar fridge and a bookcase. A small writing desk on the opposite side of the room is convenient – if you can persuade yourself to do some work in such a laid back environment. The huge double bed is swathed in voluminous and romantic mosquito netting which is both elegant and functional – especially if you choose to sleep with the windows open. There’s an overhead ceiling fan to keep you cool and there’s air-conditioning as well for those sultry summer nights. Illgner has repeated the theme of oversized light fittings with huge lantern pendants either side of the bed. Big sliding timber barn doors open up to the bathroom, dressing room and secluded private courtyard. The doors to the courtyard also have plantation shutters so you can leave the doors open, close the shutters and still feel private while a cool breeze flows through. The bathroom has the same ochre cement floors, inset with the same ceramic tiles as the reception and dining area so the theme is linked throughout.

The bathroom walls have been treated with a light grey, mottled, oxide finish that’s both soft and sophisticated. There’s a free-standing tub with old ball and claw feet for guests to soak in after a tiring day. Twin basins flank the dressing room with backlit mirrors in gilt frames. There’s a generous glassed in shower cubicle and the loo has a frosted glass screen for privacy. The taps, fittings and accessories all have a matching antique brass finish. Big fluffy white towels make guests feel a little pampered. There’s also complimentary white robes, bathroom slipslops, and a selection of shampoos, conditioners and soaps from leading local cosmetic brand African Apothecary. Of course, the hot water is supplied by solar water heaters in keeping with the environmentally friendly philosophy.

The hotel is situated on the Old Kazungula Road just outside the town and a few kilometres from the entrance to the Rainforest. Initially some people were sceptical about the location as it’s not right next to the river or the forest but the success of the hotel has validated Mati’s vision. The location is quiet and tranquil, a little bit off the beaten track, but convenient for access to the town centre and all the usual activities. Shongwe Lookout Guest Lodge, as it is today, has a bit of history behind it. It originally opened in ’98 as a small and intimate three roomed lodge which was operational until 2006 when the lodge was closed and the property was rented out as a private residence. After some extensive renovations, starting towards the end of 2018, the property re-opened as Shongwe Lookout Guest Lodge in April 2020 and now the proprietors are engaged in a huge extension project on the next door property.

Zimbabwean-born Jamie Henson had been living in New Zealand with his family for around 17 years when he was lured back to Zimbabwe by the unprecedented tourism boom that the town enjoyed in the last 10 years. Pre-Covid Victoria Falls was a bustling and thriving international destination. Just before the lockdown shut down business Jamie reports they had occupancy rates of over 90%, but obviously that all changed at the beginning of last year. The restrictions have now eased and the tourism and hospitality industry is slowly recovering. Shongwe Lookout is currently experiencing around 40% occupancy with numbers expected to continue climbing in the lead up to the festive season – and beyond. In fact, Jamie and his investment partners are so confident of the recovery of the industry that they have embarked on a massive extension project which will almost double the accommodation options. The existing guest lodge currently has 23 rooms available and the new extension will add another 17 rooms and an executive ‘cottage’ suite. When Jamie first took over the lodge the old existing house was almost completely demolished. The layout was impractical with the original rooms all leading off a rather dark passageway. Working together with Amanda West from local architecture and interior design company INARC Design the original structure has been reconfigured and converted to 7 light and spacious suites all with private bathrooms. An additional 16 rooms were built in the garden around the pool. There are three options for different room sizes – the Executive suites are the largest, followed by the Deluxe suites and the Studio suites are the most modest. All the rooms have a shower, twin basins and a separate loo and most of the rooms have a tub too. The basins are an unusual design that looks like chunks of black granite scooped out to create the bowl. The showers each have a unique mosaic tile finish supplied by Lee Sanderson from Burnt Earth Designs. All the rooms have generous French doors opening

to the verandahs and the garden. A few rooms have wheelchair access and interleading rooms are available for families or bigger groups. The heart of the guest lodge is the unique open plan central space containing the dining room, lounge and

fully stocked bar all sheltered under a tent-like roof. The tent – supplied by Cape Town bespoke luxury tent specialists Tentickle – is quite a feat of engineering. The tent has a few upright poles in the middle to support the double-skinned awning with shade cloth on the top for extra insulation and canvas underneath.

African touches – woven basket screens, terracotta pots, wooden log tables and mosaic details. Jane Taylor from the Collaborative Arts Project supplied most of the woven basket ware and other decorative items from the co-op which is

designed to help empower local women artists and craftspeople. It feels relaxed and easy-going but quite chic and sophisticated at the same time. The combined lounge, dining room and bar area is called the Kuhlangana Area meaning

“We wanted to avoid cutting down too many trees and wanted the structure to mould in and around and under the existing trees, we also used the tent to soften the look and feel of the space.” The idea behind the tent structure was to add a feeling of lightness and relaxed informality that a solid roof would not have provided. The central space overlooks the kidney shaped pool with an infinity edge where guests can enjoy a cool dip or relax on the loungers. The pool also has mosaic tile insets following the theme of the tiles used on the bar and in the rooms. Jamie is quite a keen gardener and has landscaped the lush tropical planting himself so that the gardens are part of the overall décor – the gardens can be seen from all the rooms and surround the central space so that the interiors and exteriors blend seamlessly. There’s also a boma or fire pit area concealed in the garden where guests can enjoy a braai (by arrangement) or simply get together for a drink and a chat, swopping stories about the day’s adventurers.

INARC Design has kept the décor of the rooms simple and uncluttered – the floors are mostly polished cement or terracotta quarry tiles, the walls are finished in warm, earthy colours with blue/grey hand stencilled patterns in a contemporary African style. Indigenous teak has been used for doors and custom made furniture. The beds are enveloped in swathes of charcoal/taupe coloured mosquito netting

suspended from the ceiling, so it adds a touch of luxury and indulgence almost like an old four poster canopy – with a fan inside the netting. The rooms also all have air-con for added comfort. Laser cut screens partition the rooms so the bathrooms are semi-private but still integrated. The design and layout of the existing rooms has been so successful that Jamie and INARC Designs have opted to repeat the formula in the new rooms.

The identifying feature of the guest lodge is, of course, the lookout tower. “Shongwe” means tower in Shona and gives the lodge its name and exclusive character. Part of the tower was existing in the original structure but it was only two storeys high. Jamie and INARC Design have added an extra two floors above the existing tower so guests can now enjoy magnificent views over the landscape to the river and, when the water level is high, the spray from the Falls can be clearly seen. The top two floors – both with viewing decks, were constructed by Agristructures – steel infrastructure specialists. The exterior staircase has been designed to go over the existing house roof so the surrounding trees were not disturbed

The first two floors of the tower house the gallery of very talented local painter Nicole Sanderson where canvases and other objects printed with Nicole’s designs can be purchased. The third floor of the tower has Moroccan styled seating where guests can sit – or lie – back and enjoy the view. But the final destination is obviously the top viewing deck which is open from around dawn to early evening. There’s even an ingenious dumb waiter pulley system and an intercom so guests can order and refresh their drinks without anyone having to run up and down four flights of stairs!

The original renovations were done by KW Construction who are also building the new extension which is almost a mirror image of the existing lodge. The pool is likely to be a little bigger, there’ll be a spa and some of the rooms will have verandahs at the back, rather than in front, for extra privacy and to accommodate some of the older trees on the site. The new section will have its own entrance and will be more of an adult oriented exclusive lodge with added touches to the rooms and amenities, but with the same tented central area for dining and relaxing. There’ll be an executive ‘cottage’ suite with its own lounge and kitchenette as well as three luxurious honeymoon suites. The honeymoon suites have a private garden and an outdoor shower and bath. KW Construction started working on the new site in February this year but progress has been slowed down by the restrictions of the pandemic. 8 of the new rooms are expected to be ready for occupation in time for the festive season this year with the rest to follow soon after. Shongwe Lookout has a full solar system backup for both hot water and for lighting and other electrical requirements. Water is supplied by the Victoria Falls Council although the lodge also has a borehole and water storage tanks. They also have a direct water supply line from the river for the garden. Shongwe’s prices are very competitive, the food is great and the tented area and the lookout tower make it a unique destination. It’s close to the town centre and the Rainforest so it’s very convenient and Jamie’s hands on management ensures you’ll have a great stay.

Tami completed her Bachelor’s Degree in Applied Design at the Academy of Graphic Design and Photography in Stellenbosch. She initially worked for various companies in Victoria Falls documenting their activities and the amazing landscapes, environment and wildlife that make the Falls so unique. Tami has always had a deep, abiding love and appreciation for Africa, and Zimbabwe in particular; the magnificence of our scenery, the flora and fauna and our amazing people. She describes her Dad as a ‘real bush guy’ and she has obviously inherited his passion for the wild, untamed beauty around us.

I

t was her well-known and iconic photograph of African elephants entitled “Rush Hour” (taken in 2014) that allowed her to set out on a path to establish The Tami Walker Fine Art Gallery and her international reputation. Tami had been looking around Victoria Falls town for available wall space to display and market her work when she serendipitously stumbled on the current site of the gallery – a vacant plot belonging to NRZ. It is located on the main road to the bridge, Livingstone Way, on the corner of Adam Stander Drive. It is also conveniently close to a number of hotels, lodges and tourist activity hotspots so it is

Work building rests on a steel structure on the gallery started in 2018 and they opened their sunk into a few small concrete footings. The land slopes slightly doors to the public in April 2019. from front to back, and from side to side, but rather than levelling the ground, Tami incorporated this incline into the design so that the gap below floor level is slightly higher where the land drops away. The gap below the floor at the back of The Gallery has become a sheltered spot which a family of local warthogs enjoy. The structure was orientated on the plot so that four huge, old, established trees were not disturbed. In fact, part of the floor and the roof of the back verandah has been cut away so that the trees can grow through it. an ideal location for locals and visitors alike.

The structure is basically a “U” shape with the gallery taking up two wings of the space and the third section being a coffee shop, gift shop and takeaway café. A wide verandah runs along the three inside arms, sheltering the interiors from the hottest part of the day but also creating a relaxing place to sit while having a coffee or snack. Both locals and visitors can socialise here while experiencing the hum of the busy town. Muffins, cupcakes, paninis and light meals are made off site and delivered fresh every day. There is a great selection of coffees, teas and fresh juices available. Tami’s mother is a talented landscaper who established the lush and colourful garden. It is a welcome, cool, green space on a sweltering Vic Falls day; the perfect place to rest and recuperate after a walk to or from the rain forest and falls. Tami has plans to install a mist-sprinkler system on the verandah to cool the space down even more.

The structure is basically a steel skeleton with the frame clad in barn style CCA timber on the outside and plasterboard on the inside for displaying the art work. Black steel framed windows are cut into the sides for light and ventilation and there are large steel and glass folding doors at the front entrance, onto the verandah and leading to the coffee shop, so the whole structure can be opened up to the fresh air. The roof of the main structure and the verandah is simple Chromadek sheeting with chains serving as downpipes from the verandah gutters. Inside the main part of the gallery there is a plain white ceiling for insulation and also to accommodate tracks of spotlights to illuminate the art works. Lighting is, after all, an essential consideration in any gallery. The floor is laminated timber set onto the base of floor joists and boards. A few carefully curated pieces of furniture complete the interior décor and provide surfaces for smaller items to be displayed. There is a Balinese carved bench, a West African table and some family heirloom sofas and chairs. Most of the walls are a light sage green but Tami has also used deep blue and charcoal colours in sections to highlight her monochrome photos. The gallery has recently invested in a state-of-theart, new in-house printer so prints can be ordered in any size and on canvas or a number of different grade paper backings. The gallery will mount prints onto simple stretcher frames, although some clients prefer to roll up their purchases for easier transport. Visitors to the Falls can order their prints and have them delivered to their hotel or lodge and, in addition, the gallery offers a shipping service for customers living abroad.

No visit to Victoria Falls would be complete without checking out the gallery, either for art works or smaller gifts printed with Tami’s iconic images. From the outside it looks like a small rustic cabin in the woods but inside is a world of sophisticated delights. Tami says that she doesn’t just wish to document the natural world around us, she wants to capture and translate a special moment so that others can see and appreciate images through her eyes.

he small town of Victoria Falls has, until now, not had access to any major shopping hub and has relied on a series of smaller retail outlets scattered across the town.

This has all changed now with the completion of the Sawanga Mall which created over 5,000 sq. m of lettable space. It’s located on the corner of Livingstone Way and Pioneer Road near the centre of town so it’s within easy walking distance of a number of lodges and hotels. Hotels close by include The Kingdom, Illala Lodge, Cresta Sprayview, the Rainbow and the Victoria Falls Hotel. It’s also conveniently situated close to a number of smaller self-catering lodges.

The main anchor tenant is Pick n Pay supermarket and liquor store. Pick n Pay have created a high end outlet for many products that were previously difficult to find in Victoria Falls. Up until now if you wanted to stay in a self-catering lodge or a campsite you’d have to bring just about everything you need with you. It was also quite difficult to find fresh fruit and vegetables. The Pick n Pay outlet has been so successful that many hotels and luxury lodges in Victoria Falls now source fresh supplies locally without having to bring in produce from Bulawayo or Harare. The supermarket is bright, fresh, clean and modern with the full range of products that you’ll find at any Pick n Pay across the country. Pick n Pay also has a nationwide pricing structure so whether it’s Harare, Bulawayo or Victoria Falls the prices are the same.

Other tenants include Nandos, for takeaways or sit down meals, Aurex Jewellery, Trinity Pharmacy, Elixir for fine wines and liquor, and Clothsations for fabrics, curtaining and cushions, bedding and soft furnishings. Nicoz Diamond has a branch at the Mall as do service providers NetOne and ZOL. Ethiopian Airways has an office at the Mall for affordable local, regional and international flights. For home furnishings and appliances TV Sales and Home has a big showroom diagonally opposite Pick n Pay. There are also banks, restaurants, takeaways, other retailers and service providers as well as a Puma Service Station. The service station has a convenient Chicken Hut outlet in the forecourt.

FBC relocated to Sawanga Mall from the Galleria complex in town when the Mall first opened. The FBC Sawanga branch is modern, bright and spacious. There are three tellers, so there’s no need to wait in line for service. They also have an information desk, a private section for Personal Banking, a dedicated Customer Relationship Officer, a Sales Consultant desk and a Customer Service desk – as well as the Branch Manager’s office, of course. While they offer the usual internet banking services it’s their focus on personal service that sets FBC apart.

The Mall was designed by local architectural firm HBN Simela Architects who are based in Bulawayo. (Previous projects include the Parklands Shopping Centre in Bulawayo.) The main contractor and project manager was Masimba Holdings among whose many projects is the Eastgate SME Market in Harare. So both the architect and the main contractor have plenty of previous experience in this kind of large retail outlet project. Because Victoria Falls is a fairly remote small town the bulk of the construction materials had to be brought in by road from Bulawayo, nearly 400 km away. Importing materials from South Africa or Botswana was even more difficult but Masimba’s careful planning and logistics overcame all these challenges. Construction began at the end of 2017 and was completed in June 2019 – apart from a few snags – so the overall construction time was around 18 months, which is relatively quick for a project of this size in a difficult location. The construction process provided significant employment opportunities for the local workforce. Despite the ravages of the pandemic the Mall has continued to provide jobs for office workers, restaurant staff, shop attendants and all the various downstream jobs. The project has also helped to re-invigorate the urban structure of the town and provide residents and visitors different shopping options away from the town centre. Sawanga Mall is roughly designed around three sides of the open parking space creating a centre courtyard. Although the parking space is generous it might need to be extended in the future as the Mall has attracted even more business than expected. Sawanga Mall has already become a major destination for locals, tourists, hotels and lodges and even visitors crossing over from Zambia.

Sawanga Mall is a steel and reinforced concrete structure with brick infill and a structural steel lattice work roof with Chromadek cladding. The main entrance has a short flight of stairs leading up to a huge stone clad portico that has a distinctively Zimbabwean flavour. Three huge glass pyramid shaped skylights complete the architectural design and create a unique and distinctive exterior. The landscaping around the Mall was undertaken by Rob Francis who is well in known in Victoria Falls having completed landscaping projects for a number of hotels and lodges in the area. Indigenous trees were planted all around the Mall, partly to offset the trees that were removed during construction. The trees have grown well and now provide shade and shelter in the car park. The large flower beds are thriving with crotons, cordylines and other tropical plants providing a riot of colour throughout the year. The large planters also help to soften and enhance the stone

clad exterior of the structure. Water features which suggest the Falls are an integral part of the exterior landscape design. The design of the building includes several ‘green’ eco-friendly features. All the water heating is supplied by solar geysers and all the lighting is LED. Future phases in the development include provision for a solar plant to be installed on the roof as well as water harvesting and re-cycling. Zimre Properties has recently reviewed their property investment strategy. Up until now most of their investment has been in office buildings within the central business districts of Harare, Bulawayo and other towns. As the economy has contracted Zimre has diversified into more residential and commercial ventures. Their policy is to identify ‘growth nodes’ where the potential for development seems greatest and likely to offer the best returns. Victoria Falls is growing rapidly

with several major construction and development project already underway or planned for the near future so it’s obviously an excellent investment destination. Their recent disinvestment in the Zimre Centre in Harare made funds available to invest in Victoria Falls. Other recent ventures into the residential market include the new extension to Zimre Park near Ruwa. They are offering fully serviced 600 sq. m stands with water, sewer reticulation and tarred roads. They have a similar development at Merwede near Snake Park, offering serviced high density stands of 200 sq. m. In Bulawayo they have recently converted Nicoz House, previously offices, into PBSA – Purpose Built Student Accommodation – specifically intended for tertiary students. Zimre Properties continues to be flexible and adaptable to meet the challenges of the current economic situation.

BancABC – The # ATeam - is part of the international consortium Atlas Mara. The JANITORS bank’s Victoria Falls branch recently relocated from the Galleria Complex to the iconic circular building at 254 Livingstone Way next to Illala Lodge. The design of the building is unusual, to say the least, and stands out dramatically from the more conventional, and slightly dull, rectangular buildings on either side. BancABC

The building was probably originally built in the 70’s or 80’s and has not been altered much or extended over the years. BancABC have pretty much maintained the external integrity of the building, only adding their own ATM machine to the left of the entrance. The building is comprised of two concentric levels with the top level being mostly glass, creating a kind of huge roof lantern or skylight and allowing natural light to flood into the interior from 360 degrees. From the outside paved area three semi-circular steps lead up to the main entrance. The steps are in remarkably good condition and still have their original terrazzo finish in a pristine state. Because there had not been much maintenance done to the structure over the years one of the first things that needed to be to done was to ensure the roof was re-waterproofed and completely sealed. At night exterior floodlights mounted on the first floor terrace roof light up the glass lantern so it’s clearly visible from a distance.

Sylvia Masoha from Oakland Furniture describes the interior refurbishment as “challenging”. The circular walls obviously make installing any straight edged desks or counters difficult. In addition the previous layout

existing counter which opened up much more space for customers. Then a curved interior drywall partition was installed to create a passageway at the back to screen off all the doors. Between the doors and the skylight slatted wood panelling ran around the room which made the space look a bit dated and dreary. Working together with BancABC’s ad agency, Think Tank, and signage company Total Glow Media, Oakland Furniture designed a kind of long branded banner to run around the interior

and hide the timber cladding. The team also created the colourful yellow branding behind the three tellers’ desks and the vibrant shocking pink banner to the right of the enquiries counter. While most banks are fairly staid and conventional BancABC has deliberately chosen a more youthful and exciting colour scheme which Oakland Furniture has effectively incorporated in their overall look. Elsewhere walls have been kept to a more sober but trendy mid-grey colour.

Although the manager’s office to the left of the entrance was existing Oakland Furniture installed a more modern frosted glass door in keeping with the updated image. To the right of the entrance Oakland had to make some structural adjustments to accommodate the existing ATM and provide dedicated access. They also broke through the existing brick wall to install frosted glass windows and a door to create the Relationship Officer’s space. In front of the RO’s office, in the main body of the banking hall, Oakland Furniture have created a small glassed in meeting room. Although it’s small the glass panels help to make it feel more spacious, airy and light and on one side the windows look out to the exterior allowing natural light to flow in. Oakland Furniture have replaced the old dated terrazzo floor inside – installing light grey ceramic tiles in the main public space and grey carpet tiles in the offices. The ceramic tiles are low maintenance and create a more contemporary feel. As a slight nod to the history of the building Oakland Furniture has chosen to keep the frosted glass pendant lights which hang from the double volume void above the foyer and work well with the overall design. The tellers’ desks and the enquiries counter were custom made by Oakland Furniture, as were the simple, tall, slim desks where customers can stand to fill in forms. Oakland Furniture also supplied all the sleek modern desks and chairs throughout.

OK Mart

New OK Mart opens in Victoria Falls

K Zimbabwe has been in existence since 1942, albeit under different corporate names. The first branch of OK was opened in First Street, Harare (then Salisbury) in 1942 and the second branch opened in Bulawayo ten years later in 1952. By the end of 1960 a further five branches had been opened across the country. They rebranded to OK Zimbabwe Limited in 2001. Their successful trading history makes them the longest operating retail brand in the country, providing a wide range of affordable, quality household products and services. OK Zimbabwe operates under three distinct brand names – OK Stores, Bon Marche Stores and their newest brand – OK Mart. There are now over 50 OK Stores, 8 Bon Marche Stores and 7 OK Marts spread across the country. Their business covers three major categories, comprising groceries, basic clothing and textiles and houseware products, although the Marts have a slightly broader range. The groceries category includes dry groceries, a butchery, a delicatessen counter, takeaways, a bakery, a beverages and liquor section, provisions and their fresh fruit and vegetable sections.

OK Mart

Their newest venture in the Falls, the OK Mart, located along Silitoe Avenue, was opened in October 2020. The building where the OK Mart is located belongs to NSSA and was originally built in the mid-90s. It was formally a TM Supermarket so it was conveniently constructed in a manner suitable for the needs of the Mart. It’s a vast, open warehouse-type space with a polished concrete floor and a high roof with the steel trusses and the air-con venting exposed in an industrial style. The high roof is insulated with Alububble to keep it cool and the height also allows for tall shelving units to accommodate the enormous amount of stock within the store. When OK took over the building some renovations were done to improve and update the layout and the look of the interior. The refurbishments were designed and managed by OK’s inhouse specialist Engineer Karidza with Mr Peresu from Colossal Construction as the main contractors and project managers.

The OK group currently has two branches in Victoria Falls. One OK Store is located in the Laxmi Building along Clarke Road in the central shopping district of the Falls. The building, which was designed as a supermarket retail outlet, was previously a Spar Supermarket until OK took over the premises in 2012. The building is two storeys with the ground floor being a huge, single, open space for the supermarket, with admin and offices on the first floor. OK rebranded the premises and added three new entrances to make it more welcoming for shoppers. The interior was refurbished to meet OK’s standards – in particular the Bakery, Deli and Takeaway sections. New lighting and bulkheads were installed to make the shop more attractive, and modern till points were installed. The result is a clean, bright, and fully stocked supermarket convenient for locals and visitors. Pre-pandemic the supermarket catered for residents in the Falls as well as supplying goods for the local lodges, hotels and restaurants, and for all the workers in the hospitality industry. During lockdown business was severely curtailed and they were operating under severely reduced trading hours, but thankfully things are slowly returning to normal.

New branding and signage was installed for customers’ convenience to help them navigate through the big space. Because of the huge size of the warehouse the shelves can be placed far enough apart to allow access for small in-store forklifts to load and unload the high stacked shelves. The warehouse similarly is appropriate as the OK Mart is specially intended to cater for bulk orders which is what sets it apart from the OK Store in town. The OK Mart especially caters for the hospitality industry although they also carry a large amount of stock for contractors and DIY enthusiasts in the construction business. Their ‘Build It’ section supplies building materials like paints and brushes, chemicals, wire, nails and fasteners, door and window frames, cement and fillers, electrical fittings, and a load of other necessities. They also supply a selection of both hand and electrical tools, pumps and even protective work wear and automotive products. Their ‘Farm It’ section caters for the agricultural industry and stocks, among other things, seeds, fertilisers, pesticides and a range of stock feeds.

OK Mart

The OK Mart also carries other stock that’s not usually available at the OK Store. They have appliances like fridges and stoves, office furniture, gym and sporting equipment, outdoor and camping gear, and a vast range of kids’ toys and even bicycles. They also have a dedicated stationery department and a ‘Hi-Tech’ section for computers, laptops, cellphones and all the related gadgets and gizmos. Of course, the OK Mart has most of the same sections as the OK Store, like dry groceries, a butchery, a frozen section, dairy products, a deli, bakery and takeaway section as well as fresh fruit and vegetables, beverages, liquor and cigarettes. They also have a good selection of bedding and linen, a selection of luggage, clothing, and a pharmacy section with over the counter medicines and toiletries. There are now 7 OK Mart Mega Stores across Zimbabwe in Harare, Bulawayo, Gweru, Kwekwe, Masvingo, Mutare and Victoria Falls. It’s truly a one-stop shop for customers offering a great range of top quality goods at the most competitive prices. And it’s not just for bulk buyers and retailers – walk in customers can purchase a single item at the same great prices. Oh, and there’s plenty of safe and secure parking in front.

TOURISM & CAAZ Updates

According to the Zimbabwe Tourism Authority (ZTA) a number of airlines have recently resumed flights – or will soon be flying in - including Emirates from Dubai, Qatar from Dohar, Ethiopian Airlines from Addis, Kenya Airways from Nairobi, Air Tanzania from Dar es Salaam, Rwanda from Kigali, Cape Town and Harare, and others including AirZim, FastJet, and BA Comair.

CAAZ

The Victoria Falls International Airport was officially commissioned in 2016 with updates, extensions and refurbishment designed by local architectural practice Studio Arts. The runway was extended to 4 km to allow for wide-bodied jets to fly directly into Victoria Falls and the previous international terminal was converted to the new domestic terminal. At peak times the airport can process around 1,7 passengers annually. Currently passenger numbers are nowhere near the airport’s capacity although CAAZ reports that figures are going up. ACZ came into being after Government unbundled the Civil Aviation of Zimbabwe (CAAZ) into two entities last year to avoid conflict of interest. After the unbundling, CAAZ maintains its name and identity, but its mandate will be limited to regulatory functions, while ACZ’s key mandate will be to acquire, establish and manage airports in the country. The separation of responsibilities is in accordance with international operating practices. Under its previous structure, CAAZ was both the player and referee in that it had regulatory oversight, but also operated airports, now it will regulate the operations of the aviation industry, including those of the newly-established ACZ. ACZ will also be responsible for roads and infrastructure connected to airports while in its new brief, CAAZ will regulate aircraft operation and provide air traffic control – both ACZ and CAAZ are under the Ministry of Transport and Infrastructure Development.

Victoria Falls has endless astonishing natural views and the design of the city is certainly following suit creating memorable experiences and magnificent fields of vision.
