Advocating for a healthy Midtown business community MBA has grown significantly and I am excited to continue our mission of advocating a healthy midtown business community. Our recent growth will enable us to better serve our members and the stakeholders in the community. If you are new to MBA, welcome! We advocate for our membership, giving them a voice in maintaining and improving our area. Over our 30-year history, we’ve cultivated a good working relationship and an open dialogue with local government officials. MBA involvement has been as simple as graffiti abatement, or much more complex, such as working with the city and state to help close down problem businesses. Midtown is one of the most established parts of Omaha; around 30,000 people call it home. It only makes sense that hundreds of businesses – from sole proprietor to Fortune 500 – choose to locate here. Midtown Crossing, UNMC, The Nebraska Medical Center, Creighton and dozens of small business/nonprofit entities have invested heavily in the area. We encourage our members and stakeholders to give preference with their commerce to MBA members. In many cases, those business owners live here and the dollars spent have a higher likelihood of staying in the area. We as a board believe that healthy neighborhoods enable healthy businesses, and vice versa. For years, MBA has also supported the Integrated Learning Program, an OPS school formerly known as Yates. Please join us for one of our nine public lunches every year – where we bring in speakers to discuss topics closely related to our members – or one of our quarterly networking events. Established in 1980 by a group of eight Midtown business people, MBA has grown to more than 150 members with a mix of small and large corporations and businesses, with both for-profit and not-for-profit organizations. Preservation and improvement began more than 30 years ago Things were looking sub-par in the neighborhood and there was concern that the Midtown area was going downhill — falling apart. In August 1980, at the encouragement of Clarkson Hospital and the University of Nebraska Medical Center, a small group of merchants got together to see if something could be done to spruce up the neighborhood and save

the area from Park Avenue to 52nd Street, Leavenworth Street to Cuming Street. Clarkson Hospital hired Warren Johnson to be the organizer, coordinator and all-around handyman of the MedCenter Merchants Association. He operated out of a boiler room at Clarkson. The first order of business of the newly formed Association was to urge various companies to spruce up their property. Plaques were given to acknowledge the efforts of those who did property improvements. This practice continues to this day with the Neighborhood Improvement Awards. In the early days, the group brought sack lunches to noon-hour meetings at Arlon Miller’s office on Farnam Street, between 39th and 40th Streets.

Today, the Association’s board of directors meets monthly at Security National Bank. There are also general membership meetings nine months of the year in the UNMC private dining rooms. General meetings include guest speakers, awards presentations and the introduction of new businesses and guests. Now known as Midtown Business Association, membership has grown from an original nine to more than 140. At the November 24, 2010, general membership meeting, Mayor Jim Suttle read a proclamation declaring it Midtown Business Association Day in Omaha. See Page 14

The MBA supports the Midtown community in several ways. Involved with the beautification of the area as well as support of the Integrated Learning Program, the organization has many stories to share. GRINN & BARRETT TATTOO When Jen Beirola purchased the former post office at 3021 Leavenworth St., the property had been abandoned for more than five years. It had become a dumping ground and hangout for people trying to remain hidden from the street. The roof needed replacement, many windows were in bad shape and the basement looked like something out of a scary movie. Jen tore down the suspended ceiling to reveal a 14-foot-high original tin ceiling that was in remarkably good condition. She refinished the wood floors and kept the original glass block windows. The most interesting change to the location was to add a large vintage style neon sign rescued from a local salvage yard. The sign had previously been used at the Circle J Hotel in Villisca, Iowa. The handpainting was restored with the help of an old school sign painter from Las Vegas.

formerly a beauty salon, now houses Legend Comics and Coffee Shop. The entire building was purchased by Gold Coast Real Estate in 2009. Legend Comics and Legend Coffee opened in 2011, and J Coco opened in March 2012. Since the building is on the National Registry of Historic Places it was of utmost importance to respect the integrity of the space which added extra challenges to the renovation project. Working with the Nebraska State Historical Society, the Architectural Offices, Kyle Robino and general contractor Calabretto Building Group, Gold Coast Real Estate updated the building by installing new plumbing and electrical, and

completing a great deal of drywall and concrete work. Restoration efforts included removing the dropped ceilings, and re-tuck-pointing the brick exterior. A partial roof replacement was also needed. The entire interior was tastefully redecorated to reflect the beauty of the building and complement the types of businesses now housed in the space. Tom Simmons from Gold Coast Real Estate is dedicated to continuing to enhance the Leavenworth Neighborhood area and believes that the restoration of the historic Wohlner’s Grocery Building is a major step in the right direction.

CHILD SAVING INSTITUTE Child Saving Institute is located at 4545 Dodge St. For 120 years, it has provided a safe haven and healing for thousands of innocent young victims of family crisis, neglect and abuse. ADMIRAL THEATER BUILDING www.midtownbusinessassociation.org

T

he site of the Admiral Theater was considered to be fairly far-flung when it opened in 1942 at 144 S. 40th St. A few blocks to the east, some of the city’s most wealthy residents had built grand houses around the turn of the century within the highly fashionable Gold Coast area. By the 1940s the area around the theater was a solid Omaha neighborhood with a healthy mix of people living in comfortable apartments, middle-class homes and mansions. In 1957, the Admiral held the Nebraska-Iowa premiere of “Around the World in 80 Days” as a benefit for Children’s Hospital. “Fiddler on the Roof” played there for 11 months, and most of the James Bond movies played there, too. Later, the Admiral became widely known for

attracting 30-something Omahans. “Rocky Horror Picture Show” played at midnight on Fridays and Saturdays in the late 1970s and into the early ’80s. Fans of the movie came dressed like characters in the film and behaved in a sublimely ridiculous manner, throwing toast, shooting water guns and screaming the movie’s lines.

In the late 1970s and early 80s, the Admiral Theater played “Rocky Horror Picture Show” on the weekends. Fans of the cultclassic dressed like characters of the film and acted out scenes. The theater become an eyesore after it closed in 1983. In 1996 funds were raised (with help from the MBA) to tear down the oncepopular theater.

The theater closed in 1983, and remained vacant. The building continued to deteriorate and became unsafe — an eyesore. A 1993 plan to develop the corner into apartments eventually fell through, and fundraising began to tear down the theater. In 1996 the MedCenter Merchants Association (now Midtown Business Association) raised funds from members to donate to the city and help pay the cost of tearing down the building. Local businesses wanted the site to be returned to a good use but felt the building needed to be demolished to prevent further vandalism and deterioration. Due to the generosity of its membership, in January 1997 the long-awaited demolition began. Mayor Hall Daub was the first to use the wrecking ball. .

The Admiral Theater in 1990, vacant for several years, had become an unsafe eyesore in Midtown. A 1993 plan to turn the block into apartments fell apart, and the theater was torn down in January 1997.

Located on the Druid Hill School Campus at 3030 Spaulding St., the diverse student population includes students in kindergarten through 12th grade. our support since the school’s relocation from 32nd and Davenport in 2008. Two school events, the Spring Fling and Fall Festival, are sponsored by the MBA. “Our primary support for the school is providing food, grills, and manpower to cook for a couple hundred kids and their families,” said Craig Carlson, MBA president. The MBA also donates a children’s book to the school monthly. Each book is signed by the speaker at the general meeting, helping grow the schools library. “We couldn’t do this without them,” said Sandy Bender, director of the ILP. “We certainly couldn’t do as much with our families without their support.” The MBA also makes sure to have a member present at the school’s graduation ceremony each year. The MBA has also been invited to judge the school’s poetry competitions. This year the MBA helped promote the school by sponsoring a billboard that featured a student’s artwork.

The Midtown Business Association is an AdoptA-School Partner with the Integrated Learning Program. This year, the school participated in the Omaha Public Schools Youth Art Month, where the art of one of the students was posted on a billboard for all to see (facing page). The Midtown Business Association helped sponsor the board, which is located at 31st and Leavenworth Streets on top of the Alamar Uniform building.

CASH MOBS The MBA networking team has recently incorporated “Cash Mobs” into its calendar of other networking events. These Cash Mobs allow a business to offer a reduction in cost for an item. In return, MBA members attend the event, creating a business and networking opportunity for all attendees. The first Cash Mob was scheduled for Cantina Laredo in October. When a person mentioned the MBA during the allotted time the restaurant offered free avocado dip and queso to the attendee. Check the MBA website for upcoming Cash Mob locations.

FACADE IMPROVEMENT GRANT PROGRAM www.midtownbusinessassociation.org

oes your building need a little work? Do you want to add some landscaping or to put up a new sign for your business? Soon, the Midtown Business Association will be announcing a Facade Improvement Grant Program that will help make it happen. In an effort to stabilize and restore the historic character of Midtown Omaha, MBA will allocate a sum of money for grants to businesses for assistance improving the physical exterior appearance of their property. Awards will be up to $1,000, depending on the project. Midtown business owners or tenants must be willing to contribute to the project. The business must be located within the MBA boundaries, and the applicant must be a member of MBA for the grant to be approved. The applicant may join the association at the time application is made. Improvements must preserve the distinguishing original qualities or character of the building. All work performed and all contractors hired are the complete and exclusive responsibility of the applicant.
