Advocating for a healthy Midtown business community MBA has grown significantly and I am excited to continue our mission of advocating a healthy midtown business community. Our recent growth will enable us to better serve our members and the stakeholders in the community. If you are new to MBA, welcome! We advocate for our membership, giving them a voice in maintaining and improving our area. Over our 30-year history, we’ve cultivated a good working relationship and an open dialogue with local government officials. MBA involvement has been as simple as graffiti abatement, or much more complex, such as working with the city and state to help close down problem businesses. Midtown is one of the most established parts of Omaha; around 30,000 people call it home. It only makes sense that hundreds of businesses – from sole proprietor to Fortune 500 – choose to locate here. Midtown Crossing, UNMC, The Nebraska Medical Center, Creighton and dozens of small business/nonprofit entities have invested heavily in the area. We encourage our members and stakeholders to give preference with their commerce to MBA members. In many cases, those business owners live here and the dollars spent have a higher likelihood of staying in the area. We as a board believe that healthy neighborhoods enable healthy businesses, and vice versa. For years, MBA has also supported the Integrated Learning Program, an OPS school formerly known as Yates. Please join us for one of our nine public lunches every year – where we bring in speakers to discuss topics closely related to our members – or one of our quarterly networking events. Preservation and improvement began more than 30 years ago
The original crew The following was the original group that set down the path of improving the Midtown area:
Things were looking sub-par in the neighborhood and there was concern that the Midtown area was going downhill — falling apart. In August 1980, at the encouragement of Clarkson Hospital and the University of Nebraska Medical Center, a small group of merchants got together to see if something could be done to spruce up the See Page 12

The Blackstone District — New identity! New look! In 2008, five businesses operated near the corner of 40th and Farnam: Oxide, Sullivan’s Bar, Icon Hair Salon, Katelman’s Restoration and Cheater’s Bar. Other buildings in the area were boarded up. That’s when Brad Iwen found the perfect space for his photography business. The building he purchased had been for sale for five years and needed much work. However, two features that attracted Brad to the space were the original tin ceiling and the 1900s-era tile floor. Brad also liked the area, and was convinced that the neighbors were optimistic about its future. Since that time, Brad and other committed neighbors and business owners have worked tirelessly to improve the area. They held the “Farnam Festival” in 2009 and 2010 in an attempt to raise money 10
to help with their efforts to revitalize the neighborhood. The events also helped raise awareness of the vision for 40th and Farnam. The two main obstacles to progress were that Farnam Street needed to be converted to two-way traffic, and the group lackeded a recognizable identity. The conversion of Farnam Street became a priority for the group, and today that conversion is on the agenda for the city. In November 2013, the city approved formation of “The Blackstone Improvement District.” To date, Mula Restaurant, Archetype Coffee and Script Town Brewery have opened on that section of Farnam. The former Katelman location is being redeveloped into retail bays, offices and a restaurant. A major improvement took place
on the northeast corner of 40th and Farnam when Dan Houlihan moved his business, Sullivan’s Bar, across the street to the former Cheater’s location. It was a big challenge to bring the building up to the standard Dan sought for his business. One of the main issues was water damage that had resulted in rot and decay. In addition to refinishing the entire floor, Dan reopened windows that had been covered up, exposed original brick and rebuilt the entire south end of the building. Today the new Sullivan’s Bar serves a diverse clientele, drawing those who live in the neighborhood, as well as businesspeople from UNMC and Mutual of Omaha. The efforts of those who are part of the Blackstone Improvement District are greatly appreciated.

neighborhood and save the area from Park Avenue to 52nd Street, Leavenworth Street to Cuming Street. Clarkson Hospital hired Warren Johnson to be the organizer, coordinator and all-around handyman of the MedCenter Merchants Association. He operated out of a boiler room at Clarkson. The first order of business of the newly formed Association was to urge various companies to spruce up their property. Plaques were given to acknowledge the efforts of those who did property improvements. This practice continues to this day with the Neighborhood Improvement Awards. In the early days, the group brought
sack lunches to noon-hour meetings at Arlon Miller’s office on Farnam Street, between 39th and 40th Streets. Today, the Association’s board of directors meets monthly at Security National Bank. There are also general membership meetings nine months of the year in the UNMC private dining rooms. General meetings include guest speakers, awards presentations and the introduction of new businesses and guests. Now known as Midtown Business Association, membership has grown from an original nine to more than 160. Thank you to all of our wonderful past and present members for all they have and continue to do to keep Midtown vibrant in our 34th year of existence.

Gifford Park, LLC A number of years ago, a group of midtown visionaries saw great potential in a run-down trouble spot in Gifford Park. Sullivan’s Bar In July, 2014, The Midtown Business Association presented a neighborhood improvement award to Dan Houlihan, owner of Sullivan’s Bar. Dan moved his existing business across the street to the former Cheater’s Bar location. He faced many challenges in bringing the building up to the standard he wanted for his business. He faced issues with water damage, windows that had been covered up and a floor that was in sad repair. He rebuilt the entire south end, uncovered windows and re-finished the entire floor. The new Sullivan’s Bar is a vast improvement to the northeast corner of 40th and Farnam Streets. Dan’s draws customers from the neighborhood, area businesses and appeals to a wide range of ages.

oes your building need a little work? Do you want to add some landscaping or to put up a new sign for your business? The Midtown Business Association Facade Improvement Grant Program can help make it happen. In an effort to stabilize and restore the historic character of Midtown Omaha, MBA allocates a sum of money for grants to businesses for assistance improving the physical exterior appearance of their property. Awards are up to $1,000, depending on the project. Midtown business owners or tenants must be willing to contribute to the project. The business must be located within the MBA boundaries, and the applicant must be a member of MBA for the grant to be approved. The applicant may join the association at the time application is made. Improvements must preserve the distinguishing original qualities or character of the building. All work performed and all contractors hired are the complete and exclusive responsibility of the applicant. For an application, you may download one from the MBA website. art of advocating for a healthy midtown business community includes supporting education and school programs. The Midtown Business Association is proud to support the Integrated Learning Program (ILP). Located at the Druid Hill School Campus at 3030 Spaulding St., the diverse student population includes students in kindergarten through 12th grade. The ILP provides a specialized program for students with behavioral disorders who are referred to the program from classrooms throughout the school district. While the school is slightly north of the MBA boundary, we have continued our support since the school’s relocation from 32nd and Davenport Streets in 2008. Two school events, the Spring fling and the Fall Festival, are sponsored by the MBA. This support involves providing food, grills, and manpower to cook for a couple hundred including students and families. The MBA also donates a book to the school monthly. Each

Annually, the Alice Buffett Outstanding Teach Award recognizes Outstanding Omaha Public School Teachers (K –12) with a minimum of two years of teaching experience. This year, Angela Page of the Integrated Learning Program was one of the recipients. Angela Page has been with OPS for 20 years. A native of England, she has a B.S. from Peru State College and an M.S. from the University of Nebraska Omaha. A parent wrote: “Ms. Page deserves this recognition because of the abilities that she has demonstrated through her teaching to children that have behavior problems and disabilities. Destination Midtown (DM) is one of the largest and most proactive planning studies in the history of Omaha. It was guided by a first-of-its-kind partnership of neighborhoods, large and small businesses, institutions and the City of Omaha. The goal of the process was to establish a framework to Midtown return to prominence and make it a “destination of choice” within the metropolitan area. The planning process was officially announced to the public on April 1, 2003. However, the groundwork for DM was laid during the course of the preceding year and a half. Over that time, significant dialogue occurred between the City and participating neighborhoods, businesses and institutions. As is typical with the cyclical nature of neighborhoods across the country, Midtown was beginning to show its age. Entities within the Study Area* wished to chart a proactive path to See Page 38

the future. Within the Study Area, some of the larger businesses and institutions had begun making significant capital investments. At the same time, issues within the adjoining districts were impeding neighborhood revitalization and impacting adjacent business and institutional uses. To ensure that future public and private sector investments did not occur within a vacuum, the City, neighborhoods and businesses began discussing how to proactively address their common concerns. During the master planning process, the Greater Omaha Chamber joined the effort. Upon completion of the plan in 2004, DM was housed at the Chamber to better leverage resources and facilitate implementation of the plan. Over the last 10 years, DM worked closely with business and neighborhood leaders, namely the Midtown Business Association (MBA) and the Midtown Neighborhood Alliance (MNA) to facilitate and support the execution of hundreds of economic development, neighborhood revitalization and transportation, and corridor improvement projects resulting in millions of dollars of investment in Midtown. The partnership also created
and implemented a branding and image strategy that elevated the area’s stature and further cemented the sense of community that continues to thrive in Midtown today. As the area continues its evolution, the partners that have been at the table from the beginning, along with new investors and change-makers that have come on board are working to revitalize Midtown business by business, neighborhood by neighborhood. Seeing a need for more tools that will catalyze redevelopment, the Chamber has spent the last 18 months focusing its work on facilitating the creation of a land bank and a community development intermediary. As we look to the next 10 years, Midtown’s future is bright. The DM mission of creating a premier urban environment where people want to live, work and play is no longer a goal – it is an accomplishment.
