Midtown’s Growing and Vibrant Business Community Midtown is one of the most important parts of the city in terms growth and development. In addition to the more than 30,000 people who call this area home, hundreds of businesses have chosen to locate in the heart of the city — from sole proprietors to Fortune 500 companies. During MBAs more than 30-year history, we have advocated for a healthy midtown business community, with healthy surrounding neighborhoods to support local business. Our membership has continued to grow as new businesses spring up in various locations — Midtown Crossing, Blackstone District and along Saddle Creek Road. Today, more than 180 businesses are members of MBA. We offer these businesses a voice with local government and the opportunity to connect with other business owners in the area. Our monthly public luncheons feature speakers who address topics of interest to midtown business. We also host quarterly networking events at member locations providing a further opportunity for people to share information and insights. We encourage our members to do business with other member merchants, keeping dollars within midtown and helping to ensure the success of these businesses. We have several programs that recognize and reward our members. In addition to our long-standing support of the Integrated Learning Program School, we present a quarterly Beautification Award to a midtown business that has significantly improved their internal and/or external space. Our newest program is the Facade Improvement Award. We offer matchings grants to businesses needing to improve the appearance of their exterior grounds and/or buildings. MBA is committed to continuing to be a viable advocate for the growth and improvement of midtown. The original crew
Preservation and improvement began more than 30 years ago
The following was the original group who set down the path of improving the Midtown area:
Things were looking sub-par in the neighborhood and there was concern that the Midtown area was going downhill — falling apart. In August 1980, at the encouragement of Clarkson Hospital and the University of Nebraska Medical Center, a small group of merchants got together to see if something could be done to spruce up the

Two-way traffic on Farnam extends to 42nd Street One of the most rapidly changing areas in Midtown is the Blackstone neighborhood, particularly along Farnam from 36th Street to 42nd Street. For years, the intersection of 40th and Farnam was a small shopping area, which included a grocery, a bakery, a drug store and a theater. As the malls started opening farther west, stores closed, and there were vacant and run-down buildings along the street. Residents were also leaving the area and moving farther west. Initially, Farnam Street was changed to one-way traffic as a way to move commuters quickly west from downtown. The result: People were just passing through on their way from 10
work. Within the last few years that has all changed again. The entire area is being revitalized. New businesses have sprung up, and apartments are being built to bring more residents into the area. Property values are increasing, and people truly want to live in this part of town again. Farnam Street had been converted to two-way traffic in 2009 from Turner Boulevard to 36th Street when Midtown Crossing was being developed. As the Blackstone District came to life, Farnam Street from 36th Street to 42nd Street was converted to two-way traffic in November of 2014. “Now that the area is coming
back, there was a need to slow the traffic on Farnam, and two-way traffic makes that possible,” said Rhonda Stuberg, president of the Blackstone Neighborhood Association and Board member of the Blackstone Improvement District. Stuberg also noted the problem with parking as a result of the revitalization of the district. However a bus line now goes through the area and a light rail idea is still a possibility. There is some parking in UNMC and Kiewit lots, and other solutions to the parking problem are being explored. “It had to happen,” Stuberg said of the area improvements, “and it has been a good thing for both businesses and residents in the area.”

neighborhood and save the area from Park Avenue to 52nd Street, Leavenworth Street to Cuming Street. Clarkson Hospital hired Warren Johnson to be the organizer, coordinator and all-around handyman of the MedCenter Merchants Association. He operated out of a boiler room at Clarkson. The first order of business of the newly formed Association was to urge various companies to spruce up their property. Plaques were given to acknowledge the efforts of those who did property improvements. This practice continues to this day with the Neighborhood Improvement Awards. In the early days, the group brought sack lunches to noon-hour meetings at
Arlon Miller’s office on Farnam Street, between 39th and 40th Streets. Today, the Association’s Board of Directors meets monthly. There are also general membership meetings nine months of the year in the UNMC private dining rooms. General meetings include guest speakers, awards presentations and the introduction of new businesses and guests. Now known as Midtown Business Association, membership has grown from an original nine to more than 160. Thank you to all of our wonderful past and present members for all they have and continue to do to keep Midtown vibrant in our 34th year of existence.

Midtown district just keeps getting better
J
im Farho bought his childhood Field Club home from his parents in 1988. In 2002 he moved his growing family to a 100-year-old mansion in the Blackstone neighborhood and has been fixing it up ever since. Farho not only lives in the area but worked in Midtown as well. He spent almost 27 years at Mutual of Omaha, where he learned the importance of managing in an ethical manner. He used these skills in his many community leadership roles. Business Improvement District, former president of the Midtown Neighborhood Alliance, board member of Destination Midtown and the Field Club of Omaha, and president of the Youth Emergency Service. “I lived in the area, and I knew how great it was,” he said. “I wanted to tell other people about it.” Farho could have moved anywhere, but he and his wife chose the Blackstone neighborhood. In fact, many of the families he grew up with are still in the area. He said it’s not uncommon for neighbors to walk by and stop to talk when he’s enjoying an evening on the porch. It’s this sense of community that is
drawing change to the area. “The redevelopment of Midtown represented a unique partnership — a resurgence to make it a destination of choice,” said David G. Brown, president and CEO of the Greater Omaha Chamber. “That invested momentum has created a rippling effect, bringing a fresh burst of energy to the heart of Omaha.” Blackstone The Blackstone area is a mixture of new and old, historical and modern. Its residents are just as diverse. When Omaha City Council member Chris Jerram was elected to office, a small number of businesses were engaging in grassroots efforts
to revitalize the area. Jerram lives in the Blackstone neighborhood. His first order of business was to close a problematic bar and get Farnam Street redesigned from a one-way corridor to a two-way thoroughfare, one lane eastbound and two lanes westbound. This was a five-year effort to get funding from the city, institutional support and commitment from private property investors. A number of people worked together to spur economic growth through a business improvement project. The improvement in the Blackstone neighborhood has created more than 100 jobs, and more are coming, Jerram said. See Page 16

“I’m just one piece of the puzzle working together to make this happen,” he said. The area has been growing in popularity because of the proximity of two major employer hubs — the University of Nebraska Medical Center and Mutual of Omaha. Jerram anticipates those businesses will employ 4,000 more residents in the next five years. The demand for residential space by professionals, students, doctors and insurance executives makes that area highly sought after. “Young professionals in the medical field are expressing interest in living in that area,” Jerram said. “We are seeing an up surge in that area. They want to live close to where they work and go to school.” Jerram said he is seeing a combination of young families, empty nesters and professionals flocking to Blackstone. He also attributes the draw to a mixture of architectural buildings including historic mansions and new construction. “There are a number of things that are driving interests to Blackstone,” Jerram said. “The old historic structures are blended with new buildings. It’s a vibrant blend.” Another favorite that is making resurgence is the Farnam Festival slated for this fall. Businesses in the
Blackstone neighborhood are bringing it back to strengthen the community and showcase all the great things happening in the Blackstone community. Security National Bank Security National Bank has been a Farnam staple since the early 1960s. In 1966 the family-owned bank moved to 35th and Farnam, where it stood until 2014. The decision was made to tear down the existing building and rebuild the facility, which will span east to west along Farnam Street. “We will continue to expand our geographical footprint in this area,” said Jim Landen, CEO and bank
chairman. “We will keep reinvesting in the bank and continue to provide services in that area.” The new building will increase the banking staff slightly and add a community room for patrons. The community room will be public space that can be used for community meetings, group gathering or bank events. It will also allow the bank to grow in the future. The new facility is scheduled to open in December 2015, with the open-house celebration in early 2016. The redevelopment will include a covered parking deck, underground warehouse, community room, retail and business banking services, offices and the entrances See Page 18

have been relocated. Staying in Midtown was the right thing for the business, Landen said. “We wanted to be in this area,” he said. “This was once one of the business hubs in Omaha. We want to bring businesses back and stabilize the neighborhood.” University of Nebraska Medical Center The University of Nebraska Medical Center seems to be forever changing as well. UNMC has a number of construction projects underway,
including the $323 million Fred and Pamela Buffett Cancer Center, which is the largest project in UNMC history. The cancer center project is part of an overall $370 million project that includes the Lauritzen Outpatient Center and Fritch Surgery Center. When all is said and done, this will provide 4,657 new jobs to the metro area. The Fred and Pamela Buffett Cancer Center will allow UNMC to increase the faculty and staff by providing the infrastructure necessary to recruit physician/scientists. care makes others want to live here; new hires contribute not only to the medical center, but also to local neighborhoods, schools, faith communities, etc.; and as they buy homes, goods and services, they also add to the economic impact. “We envision the Midtown area as an increasingly vibrant place where our employees, students, faculty and their families, as well as, other young professionals, empty nesters and others choose to live, work, learn and play,” said Dr. Jeffrey Gold, chancellor at UNMC. “We want it to continue to be a destination point for the region and the nation. This will benefit other business-

Longtime business owner proud of area’s growth P.A. Almgren began promoting midtown Omaha decades before hip restaurants and stores began popping up in that part of the city. Almgren, a retired businessman, and his family and a fellow business owner say he has shown dedication to the community and his customers. He became involved in midtown when he was president of Pruitt Outdoor Power, a business at 45th and Leavenworth Streets that marked its 100th anniversary in 2012.
Almgren said it’s satisfying to see midtown thrive. “It makes me feel good,’’ he said. Jim Champion, former president of the Midtown Business Association, said Almgren helped lay the groundwork for midtown’s big growth in recent years. “He’s got a huge heart with a driving personality, and that’s what we needed in midtown,’’ said Champion, owner of Charlie Graham Body and Service. Almgren was a founding member of the midtown association when it was established in 1980 and became one of its leaders.
He was a hands-on leader who would write profiles of other business owners for the association’s newsletter. He helped students through the association’s adopt-aschool program, which provided money to midtown schools for wish-list items. He also helped young people through the sport of bowling. He loved bowling and was involved at the local and national levels promoting junior bowling through leagues and tournaments. His family said he showed that same hard work as a businessman. who graduated from the old Omaha Tech High, began running a gas station at 48th and Dodge Streets in 1959. He later ran a station at 46th and Leavenworth Streets. Larry Almgren, one of his sons, said his father leased the gas stations but always wanted to own his own business. He got his chance when he bought Pruitt in 1972. When he bought the company, it sold and serviced generators and other industrial motors. He could see the potential even though he didn’t know anything about that type of business, his son said. He used his experience operating gas stations to keep Pruitt running until his sons could get familiar with
the company’s existing business. Larry Almgren said that in the early years of owning the company, his dad drove through Nebraska and western Iowa, drumming up business. His dad stopped at small-town auto parts stores to let them know he could supply any small engine parts they didn’t have in stock. Pruitt still works on generators, but over the years has shifted its focus to retail sales of outdoor power equipment. The company also repairs small engines such as mowers and snowblowers. Almgren and his wife, Helen, who died in 2006, had eight children, and some were involved in the business over the years.
Three of his sons — Larry, Rich and Tim — run the business. Their dad hasn’t been involved day to day since the late 1990s, but he still asks how the company is doing, Larry Almgren said. The older Almgren said his sons are doing a great job running the business, and he’s glad the company is still in the family. Nancy Moran, a daughter, said her father set a great example of not just hard work but also serving the community. “He always tried to teach his children to make our own way in the world,” she said, “and to help others along the way.” — Michael O’Connor/Omaha World-Herald staff writer

Wal-Mart Neighborhood Market For years, the old Target location sat abandoned. The longer it sat empty, the worse it looked. Wal-Mart purchased the property about two years ago, tore down the old building and put up a very attractive building that fits much better with the neighborhood. They also did landscaping along the edges of the parking lot, which helps make the whole area look more appealing. The store manager, John Carlin, was awarded a plaque recognizing the improvement to the area.

Nottingham Apartments When Sean Mullen purchased the Nottingham Apartments at 33rd and Burt Streets in 2012, the building had been sitting vacant for about two years. It had been boarded up and condemned. The Tudor-style property was listed on the National Register of Historic Places in April of 2013, and Sean was awarded tax credits in 2014. Every attempt was made to restore existing historic elements. All original floors and interior apartment doors were rehabbed. All apartment entry doors were rebuilt to be historically accurate, and historic wood trim throughout the building was restored. All original terrazzo flooring in the
staircases was restored. In addition to all the historic restoration, Sean put in new, modern kitchens and bathrooms in all the apartments as well as updating the electrical, plumbing and HVAC throughout the building. Externally, all the brick work was re-tucked, and the original roof restored and repaired. The historic porch lights at primary building entrances were restored, and new gable lighting was added to showcase the historic Tudorstyle architecture. The landscaping was updated, and a new fully illuminated parking lot was added for secure offstreet parking for all tenants. Sean was presented with the Midtown Business Neighborhood Improvement Award at the February luncheon.

Premier Bank Even though Premier Bank was closing two locations in midtown, they wanted to stay in the area. It was important to have a new location on Dodge Street that was close to the hospital and handy for residents of nearby neighborhoods. A site was selected at 43rd and Dodge. When the land was purchased, the site housed two apartment complexes that were in bad repair and needed to be torn down. In designing the new building, the bank wanted to make sure the structure fit in well with other neighborhood buildings, and would not seem out of place in this midtown location. Brick was selected as the primary building material. In addition to a very attractive building, extensive landscaping was done to complete the look of the property. The front consists of ground cover and flowers, and in back there are trees, flowers and a grassy area. Both the building and the landscaping surrounding it are a major improvement to the area, and therefore MBA was pleased to present Premier Bank with the Beautification Award in July.

oes your building need a little work? Do you want to add some landscaping or put up a new sign for your business? The Midtown Business Association Facade Improvement Grant Program can help make it happen. In an effort to stabilize and restore the historic character of Midtown Omaha, MBA allocates a sum of money for grants to businesses for assistance improving the physical exterior appearance of their property. Awards are up to $1,000, depending on the project. Midtown business owners or tenants must be willing to contribute to the project. The business must be located within the MBA boundaries, and the applicant must be a member of MBA for the grant to be approved. The applicant may join the association at the time application is made. Improvements must preserve the distinguishing original qualities or character of the building. All work performed and all contractors hired are the complete and exclusive responsibility of the applicant. For an application, you may download one from the MBA website. INTEGRATED LEARNING PROGRAM www.midtownbusinessassociation.org

art of advocating for a healthy midtown business community includes supporting education and school programs. The Midtown Business Association is proud to support the Integrated Learning Program (ILP). Located at the Druid Hill School Campus at 3030 Spaulding St., the diverse student population includes students in kindergarten through 12th grade. The ILP provides a specialized program for students with behavioral disorders who are referred to the program from classrooms throughout the school district. While the school is slightly north of the MBA boundary, we have continued our support since the school’s relocation from 32nd and Davenport Streets in 2008. Two school events, the Spring fling and the Fall Festival, are sponsored by the MBA. This support involves providing food, grills, and manpower to cook for a couple hundred including students and families. The MBA also donates a book to the school monthly. Each book is signed by the speaker at the general meeting, helping grow the school’s library. Sandy Bender, director of ILP, said that “we could not do it without MBA. We certainly couldn’t do as much with our families without their support.” The MBA also makes sure to have a member present at the school’s graduation ceremony each year. The MBA has also been invited to judge the school’s poetry competitions. Again this year, the MBA helped 36
promote the school by sponsoring a billboard that featured a student’s artwork. The school participates in the Omaha Public Schools Youth Art Month, where the art of one of the students is chosen for the billboard. The Midtown Business Association helped sponsor the board, which was located at 31st and Leavenworth Streets on top of the Alamar Uniform building. The winner this year was Brain Johnson.

Alice Buffett Awards The awards, presented each year since 1988, go to 15 nominees from the Omaha Public Schools with at least two years of teaching experience. The award is named for an aunt of billionaire investor Warren Buffett who taught high school home economics in OPS for more than 35 years. The Susan Thomas Buffett Foundation sponsors the awards. Each winner receives a medallion, $10,000 and $500 in McDonald’s gift certificates. Awardees were treated to a dinner.
One of this year’s winners is a teacher at our Adopta-School, Integrated Learning Program. Irene Urzendowski Years with OPS: 18 (16 with Integrated Learning) Bachelor of science and master of science from the University of Nebraska at Omaha. A colleague wrote: “She is the perfect role model. She knows how to motivate students to strive for excellence. ... She is a dynamic and powerful communicator who possesses the gift of being able to make complex subjects understandable.” Another wrote: “Because of Ms. U., hundreds of students have made a successful transition back into a general education school. I called Jim Champion of Charlie Graham to request membership information, and he came firing up the hill to my office with an application the same day! From pretty much that moment I knew I was part of a special organization. Yes, “Business” is our middle name but MBA has been much more than that for me. Community is a big part of MBA. Many of our members know each other socially and see each other around the area. The regular three-course membership lunches are a great deal at $10, and they feature educational and entertaining speakers. There are also other networking opportunities that I take advantage of such as MBA Networking and MBA Cash Mob. Holland Basham Architects Holland Basham Architects has been a proud and active member of the Midtown Business Association and an advocate of the midtown area for many years. As architects, we think it is vital to have a strong and healthy community, and architecture is a major catalyst for that movement. The midtown area is where we live, work and play. From attending Jazz on the Green, enjoying bocce ball and volleyball tournaments, to volunteering for the Ronald McDonald House and having front patio cook-outs with our business neighbors, HBA is a strong advocate for the maintenance and restoration of midtown Omaha. HBA was the Executive Architect for the Midtown Crossing project including many retail and condominium projects within the Midtown Crossing development. We are also proud to have our name on many historical renovations in the Midtown area, including our very
own building. This renovated synagogue built in 1938 was repurposed into the HBA offices in 1996. With respect for the community, HBA preserved many historical and religious aspects of the building, thus saving it from potential demolition. Projects like these demonstrate our support for the preservation of midtown Omaha. Other midtown and historic projects in HBA’s portfolio include The Nottingham Apartments, Carberry Apartments, Austin Apartments, the Flat Iron building, the Offutt Historic Quarters, and NCO Row historic quarters. HBA is proud to be located in the Midtown area. Mutual of Omaha Mutual of Omaha joined the Midtown Business Association shortly after MBA’s creation in 1980. We joined because of our desire to support business development in the Midtown Omaha area where our company is headquartered and we believe the MBA’s support of the local business community is essential to growth of the area. Our company continued our long term commitment to the Midtown Omaha area with the creation of Midtown Crossing in 2008. Many of the tenants in Midtown Crossing enjoy the benefits of MBA membership including the MBA Advantage Program, networking opportunities and increased foot traffic generated by MBA events. There are three primary reasons why Mutual of Omaha appreciates its membership with the MBA. The first is the work the MBA does to improve the environment within its midtown boundaries.
